You can reduce a mortgage bill without selling your home, but the right route depends on whether you can qualify for a new loan, need a permanent change to the existing loan, or are dealing with a temporary hardship. The main possibilities are refinancing, a loan modification, forbearance followed by an agreed repayment solution, and—if your servicer permits it—a recast after a substantial principal payment.
Start with the company you pay each month, called the mortgage servicer. Ask which options are available for your specific loan, what the new payment would include, and how the change would affect your total debt and payoff date. A lower monthly amount is not automatically a lower-cost mortgage, and no option is guaranteed for every borrower.

What can lower your payment while you stay in the home?
There are four broad paths. Refinancing replaces your current mortgage with a new loan. A modification changes the terms of the existing loan. Forbearance can temporarily reduce or suspend payments during a hardship, but the missed amounts still have to be resolved. A recast may reduce the scheduled payment after a large principal reduction if your lender allows it.
| Option | What changes | When it may fit | Main issue to check |
|---|---|---|---|
| Refinance | Your existing mortgage is paid off and replaced by a new loan. | You can qualify for new terms that produce an affordable payment. | Upfront costs, new term, interest rate, and total amount paid. |
| Loan modification | The current loan’s terms are changed by agreement with the servicer. | Your payment is unaffordable or a hardship makes the existing terms unsustainable. | Whether the new payment is truly affordable and how much you will owe over time. |
| Forbearance | Payments are temporarily reduced or paused. | You need short-term relief while recovering from a financial disruption. | How and when missed payments will be handled afterward. |
| Repayment plan | Some overdue amounts are added to regular payments for a period. | You can resume paying but need time to catch up. | The temporarily higher payment must fit your budget. |
| Recast | The payment schedule is recalculated after principal is paid down. | Your servicer confirms that your loan permits a recast and you have funds for a principal reduction. | Eligibility, fees, minimum payment, and other conditions are loan-specific. |
These choices are not interchangeable. Refinancing creates a new loan; a modification keeps the existing loan but changes its terms. Forbearance is relief from making payments on schedule, not cancellation of what you owe.

Refinancing: replace the loan, then compare the whole deal
A refinance may lower the scheduled payment when the new loan has terms that support a smaller amount due each month. The Consumer Financial Protection Bureau (CFPB) includes refinancing among loss-mitigation options, but eligibility and available pricing depend on the borrower, property, loan type, market and lender. There is no universal current rate or savings figure that applies to everyone.
What to request from each lender
- The interest rate and whether it is fixed or adjustable.
- The new repayment term and the number of years remaining compared with your current loan.
- Every upfront cost, including lender charges and other transaction expenses.
- The projected principal-and-interest payment and, where applicable, the estimated taxes, insurance and escrow amount.
- The total amount you would pay over the period you expect to keep the home.
- Any conditions, such as documentation, underwriting or a trial payment requirement.
A lower payment can result simply from stretching repayment over more years. That may improve cash flow while increasing the total interest or extending the date when the mortgage is paid off. Compare the offers using the time you realistically expect to remain in the home rather than focusing only on the first month’s bill.
A practical refinance comparison
Put your current loan and each proposed loan side by side. Record the payment that actually leaves your account, not just the advertised principal-and-interest figure. Then add upfront costs and estimate the total amount paid during your expected holding period. If the new loan has a longer term, note how much longer you would remain in debt. Do not assume that a lower rate or payment by itself proves that refinancing saves money.

A modification is an agreement that changes the terms of your current mortgage. CFPB explains that a modification may reduce the payment by extending the repayment period, lowering the interest rate, or forbearing or reducing principal. Which changes are available depends on the loan owner or guarantor, the servicer’s program and your circumstances.
Questions to get answered in writing
- What will the new monthly payment be, and does that figure include escrow?
- Is the interest rate changing, and is it fixed for the rest of the loan?
- Will the maturity date move later or will the repayment period become longer?
- Is any interest or principal being deferred, capitalized or otherwise added to the balance?
- What is the total amount owed and the expected total paid under the modified terms?
- Are there trial payments, documents or deadlines before the modification becomes permanent?
The CFPB’s consumer FAQ says, “The modification can reduce your monthly payment to an amount you can afford.” That outcome is not automatic: a modification that still leaves you unable to pay can put the home at risk. The same FAQ warns, “If you receive a loan modification and you still can’t make the payments, you may lose your home.” Treat the proposed payment as a budget test, not as proof that the problem is solved.
When a modification may be more appropriate than a refinance
If your income fell, your expenses rose, or you have missed payments, a refinance may not address the problem or may not be available. A modification is designed to address the existing loan’s affordability through the servicer. Contact the servicer early; waiting can reduce the time available to document the hardship and evaluate alternatives.

Forbearance: temporary breathing room, not forgiveness
Forbearance is an agreement to temporarily reduce or suspend scheduled payments. The amount you do not pay is still owed. Before accepting it, ask when payments resume, how the missed amount will be resolved, whether interest continues to accrue, and whether the loan term or escrow account will change.

For most loans, CFPB says a servicer cannot require a lump-sum repayment as the only option when forbearance ends. The available choices still depend on the particular loan and investor or guarantor. A borrower should obtain the post-forbearance arrangement in writing instead of relying on a general explanation by phone.
Questions CFPB tells borrowers to ask
- “What options are available to help me repay my forbearance?”
- “When do I have to start making payments again?”
- “What will my monthly payment be?”
- “What is the status of my escrow account?”
- “Will it take me longer to pay off my mortgage?”
These questions identify the two changes people often overlook: the payment after relief ends and the date the mortgage will finally be paid off.
Repayment plans can solve arrears but raise the bill
Under a repayment plan, the servicer adds part of the overdue amount to your regular payment for a period. You return to making payments, but the temporary amount is higher until the past-due balance is caught up. Ask for the exact payment, the start and end dates, the total added each month, and what happens if you miss a payment under the plan.
Do not accept a plan merely because it is the first option offered. Compare the higher payment with a realistic budget that includes utilities, insurance, property taxes, food, transportation and other debt. If the amount is not sustainable, tell the servicer before signing and ask whether another resolution is available.
Escrow can change the payment even when the loan terms do not
Your mortgage bill may include an escrow amount for property taxes and homeowners insurance. A shortage can increase the monthly payment, including after a forbearance. Ask whether taxes and insurance have been paid, whether the account has a shortage or surplus, and how any shortage will be collected.

Separate the causes of a higher bill
- Principal and interest: the scheduled loan payment under the note.
- Escrow: amounts collected for taxes and insurance that can change when those bills change or when the account needs to be replenished.
- Catch-up amount: an additional temporary payment used to resolve overdue amounts under a repayment plan or escrow arrangement.
Request an itemized explanation before concluding that the interest rate or loan terms changed. A lower principal-and-interest figure can be offset by a higher escrow collection.
Recasting is possible only if your loan permits it
A recast generally refers to recalculating scheduled payments after a principal reduction. The materials available for this article do not establish consumer-wide eligibility, fees, minimum principal payments or a right to request one. A CFPB regulatory search reference to a recast concerns mortgage underwriting and does not prove that a borrower can obtain a recast on a particular loan.
If you are considering a large principal payment, ask the servicer in advance whether the loan allows a recast, the minimum amount required, any fee, the new payment, and whether the interest rate or maturity date changes. Do not send extra money expecting a lower payment unless the servicer confirms the process and records the payment as intended.

Once you have written proposals, compare the same categories for each one. A spreadsheet or paper worksheet is enough; the important part is using the same assumptions.
| Comparison point | What to record | Why it matters |
|---|---|---|
| Monthly payment | Principal and interest plus the escrow amount and any temporary catch-up payment. | The amount that must actually be paid each month. |
| Upfront cost | Every fee or amount due before the change takes effect. | Costs can offset monthly savings. |
| Rate | Current and proposed interest rate, including whether either can change. | The rate affects future interest and payment stability. |
| Term and payoff date | Remaining term on the current loan and new expected payoff date. | A lower payment may extend the debt. |
| Total owed over time | Projected balance, deferred amounts and total payments during the period you expect to keep the home. | Shows the long-term trade-off rather than only short-term relief. |
| Duration of relief | Permanent change, trial period, temporary forbearance or time-limited repayment plan. | Reveals what the payment becomes later. |
| Availability and conditions | Loan eligibility, required documents, trial payments and deadlines. | An attractive option is useless if you cannot complete its conditions. |
For a modification or post-forbearance plan, ask the servicer to state the payment and short- and long-term amounts owed in writing. For a refinance, include the new loan’s transaction costs and the amount you expect to pay before moving or refinancing again.
Step-by-step: pursue a lower payment safely
- Identify the servicer. Use the company shown on your monthly mortgage statement. It is the party that can explain which programs apply to this loan.
- Gather the loan facts. Have your statement, current balance, interest rate, payment breakdown, escrow information and recent hardship or income documents available.
- Explain the goal and the cause. Say whether you want a permanently lower payment, temporary relief, or help catching up after missed payments. If a hardship is involved, describe when it began and whether your income has recovered.
- Ask which party controls the decision. The loan owner, insurer or guarantor may affect the available options. Ask the servicer to identify any program-specific requirements.
- Request written terms. Obtain the payment, rate, term, balance treatment, escrow effect, deadlines and total amounts owed before agreeing.
- Test affordability. Use the full payment, including escrow and any temporary catch-up amount. Leave room for ordinary living costs and changes in taxes or insurance.
- Submit complete documents by the deadline. Keep copies, proof of delivery and the name or reference number for every conversation.
- Continue the existing payment unless you have an agreed alternative. Do not stop paying because a third party promises that missed payments will qualify you for a modification.
- Review the final agreement. Confirm that the executed terms match the proposal and calendar the first new due date.
What to do if the servicer is unclear or the payment remains unaffordable
Ask for a supervisor or the department handling loss mitigation and request a written explanation of the available paths. If you cannot get a clear answer, or a proposed modification still does not fit your budget, contact a HUD-approved housing counseling agency. CFPB describes this counseling as free and points borrowers to it for help reviewing mortgage options.

A counselor can help you organize documents and understand an offer, but the servicer still decides what is available under the loan. Be cautious of anyone who demands an upfront fee, tells you to stop communicating with the servicer, or guarantees approval. No outside promise changes the written terms of your mortgage.
Common mistakes that make payment relief worse
Chasing the smallest advertised payment
A payment can fall because the term is longer, amounts are deferred, or escrow is temporarily understated. Compare the payoff date, balance and total paid before choosing.
Assuming forbearance erases missed payments
Forbearance delays payment; it does not forgive the debt. Get the post-forbearance path and future payment in writing.
Ignoring escrow
Taxes, insurance and an escrow shortage can change the bill independently of the interest rate. Ask for the escrow status and projected collection.
Stopping payments without an agreement
CFPB warns that stopping payments without an approved arrangement can damage credit. Work through the servicer and preserve evidence of every agreement.

Accepting an unaffordable modification
A modification that still cannot be paid does not protect the home. Use the full, post-change budget and tell the servicer if the proposed amount fails that test.
Choosing the route by your situation
You can afford the current payment but want a lower rate or different term
Request refinance offers and compare the complete cost, term and payoff date. Include all upfront charges and the escrow-adjusted payment.
Your income or expenses changed and the current payment is no longer sustainable
Contact the servicer promptly about a modification. Ask what documentation is required and whether a trial period applies. Do not assume a lower payment will be permanent until the agreement says so.
You need short-term relief after a temporary disruption
Ask about forbearance and the repayment choices that follow it. Establish the restart date and future payment before accepting the plan.
You have missed payments but can resume paying
Ask whether a repayment plan, deferral or another loss-mitigation option is available. Test any temporarily higher payment against your budget.
You have cash available for a large principal reduction
Ask whether the loan permits a recast and obtain its conditions in writing. Consider the effect of using those funds for the mortgage instead of keeping an emergency reserve; the servicer’s recast terms determine whether the payment will actually change.
