How to lower your mortgage payment when rates stay high

Start with the line item that is driving your bill. A mortgage payment can combine principal and interest, mortgage insurance, escrow for property taxes and homeowners insurance, and sometimes other charges. The right remedy depends on which component changed, your loan type and terms, your equity and payment history, and whether you are struggling to pay. Read the latest statement before pursuing a refinance, requesting cancellation of mortgage insurance, challenging an escrow calculation, or asking for a loan modification. A lower monthly figure is not automatically a lower-cost loan, so compare the full obligation and the time you expect to keep it.

First, find out why the payment is high

Your mortgage statement should separate the amount applied to principal and interest, mortgage insurance, escrow deposits, and fees. Compare the latest statement with an earlier one and identify the dollar amount that changed. If the total changed but the principal-and-interest line did not, the cause is probably outside the basic loan payment.

Principal and interest generally remain level on a fixed-rate loan when you make the scheduled payments. Escrow can change as tax bills or insurance premiums change, and mortgage insurance may end or be cancellable under rules that depend on the loan. The Consumer Financial Protection Bureau (CFPB) explains the components of a total payment in its mortgage-payment guide and explains why payments change in its payment-change guidance.

  • Principal and interest increased: check whether the loan is adjustable-rate, whether a rate-reset notice applies, or whether a fee or payment change was added. A fixed-rate loan’s scheduled principal-and-interest amount normally does not rise simply because market rates moved.
  • Mortgage insurance is listed: determine whether it is conventional private mortgage insurance (PMI), FHA insurance, or VA-related coverage; the cancellation rules are not interchangeable.
  • Escrow increased: compare the servicer’s escrow analysis with the actual property-tax bill and homeowners-insurance renewal. Look for both a higher projected annual bill and a shortage being collected over time.
  • The payment is unaffordable even though the figures are correct: contact the servicer promptly about loss-mitigation options rather than waiting for a missed payment.

Also check the payment history on the statement. A late charge, returned-payment fee, or other servicing item can make one month look different from the recurring amount. Keep the statements so you can show exactly when the change began.

How can I lower my mortgage payment if interest rates are high?

There is no single high-rate workaround. Four approaches address different causes:

  1. Correct an escrow error or manage a legitimate tax or insurance increase.
  2. Request cancellation of eligible conventional PMI after sufficient principal paydown.
  3. Refinance only when the new rate, fees, term, and expected time in the home justify replacing the existing loan.
  4. Ask the servicer to evaluate you for a modification if you cannot manage the current terms.

These options are not substitutes for one another. PMI cancellation removes an eligible insurance charge; an escrow review checks amounts collected or paid; a refinance replaces the loan; and a modification changes the existing loan through the servicer’s loss-mitigation process.

Begin with the least disruptive remedy that addresses the actual cause. An escrow correction may require documentation but does not change your interest rate or loan term. PMI cancellation does not require replacing the mortgage when you meet the applicable requirements. Refinancing and modification can alter the schedule, balance, or total amount owed, so they deserve a complete comparison rather than a focus on the advertised monthly payment.

Check escrow before trying to change the loan

Escrow is the account your servicer uses to pay property taxes and homeowners insurance. When either bill rises, the servicer may increase the escrow portion of the monthly payment. A shortage from an earlier undercollection can also be added to the new monthly deposit. The underlying taxes and insurance remain your obligations even if you do not use escrow. The CFPB describes escrow accounts here.

Use the escrow analysis and actual bills

  1. Find the escrow analysis included with your statement or sent separately. Note the projected balance, required cushion, annual disbursements, and any shortage or surplus.
  2. Compare the projected tax disbursement with the latest bill from your local taxing authority. Check the property address, assessment, installment dates, exemptions, and whether a reassessment changed the amount.
  3. Compare the projected insurance premium with your renewal declaration page, including coverage limits and deductibles. Confirm that the policy listed is yours and that a renewal or policy change explains the new premium.
  4. Check whether the servicer paid each bill on time and whether a shortage or surplus was carried into the new calculation. A payment made late, to the wrong account, or for the wrong amount should be documented.
  5. Reconcile the analysis to the monthly increase. Divide an annual change or shortage by the number of months over which the servicer says it will collect it; the result should broadly explain the escrow change.

If a figure or payment appears wrong, contact the servicer promptly, ask for a written explanation, and keep the statement, analysis, bills, correspondence, and call notes. The CFPB’s guidance on escrow problems explains what to do when the account is miscalculated or bills are mishandled. Ask what correction will be made, when it will take effect, and whether a future shortage calculation will change.

Can shopping for insurance lower the payment?

If the escrow analysis shows that the homeowners-insurance premium is the driver, you can ask insurers for comparable quotes and check whether coverage, deductibles, and limits are the same. A lower premium may reduce a future escrow deposit, but it does not erase the current tax or insurance obligation. Give the servicer the new declarations and effective dates, and confirm that the old policy is not canceled until replacement coverage is active. Do not reduce necessary coverage merely to obtain a smaller payment.

Why removing escrow is not a savings plan

Some loans or servicers may permit escrow to be waived, but paying taxes and insurance directly changes timing and administration, not the cost of those bills. A missed tax payment can produce penalties, a tax lien, or more serious collection action. Treat an escrow waiver as a cash-flow choice only after confirming the loan terms and your ability to reserve the full amounts when due. You would need to set aside the annual bills yourself and pay them by their deadlines, even in months when the mortgage statement looks lower.

Can I remove PMI to lower my monthly payment?

For a conventional mortgage covered by the federal Homeowners Protection Act, you can generally request PMI cancellation when the balance is scheduled to reach 80% of the home’s original value. You may also request it earlier if extra principal payments have reduced the balance to that level. “Original value” generally means the lower of the contract price or the purchase-time appraisal; after a refinance, it generally refers to the appraisal obtained for that refinance. The CFPB’s current explanation is at When can I remove private mortgage insurance (PMI) from my loan? (last reviewed August 28, 2026).

The test is based on the loan’s original value, not simply what you believe the property is worth today. A rise in market value alone does not automatically establish eligibility under this request process. Ask the servicer to calculate the balance and date it uses, and ask whether it will require a valuation to confirm the property’s value.

Requirements to verify with the servicer

  • The mortgage must be a covered conventional loan; FHA and VA insurance follows different rules.
  • You must make the request in writing.
  • Your payment history must satisfy the applicable requirements, and the loan must be current.
  • You generally must certify that no junior lien, such as a second mortgage or home-equity line, exists.
  • The servicer may require evidence of the property’s value, such as an appraisal or other valuation.

Ask the servicer for the cancellation date, current balance needed, documents, valuation standard, and mailing or online-submission instructions. Request a written response and keep proof that your request was delivered. If the servicer says the loan is not covered or the insurance is not conventional PMI, ask for the specific rule that applies and the steps available under that program.

Extra principal payments can move the balance toward the 80% threshold, but make sure the payment is applied to principal and that you understand any other contractual requirements. Do not send a large extra payment solely on an assumption that the monthly charge will disappear; verify the eligibility calculation with the servicer first. Do not apply the conventional 80% test automatically to an FHA or VA loan; ask that loan’s servicer which insurance rules govern.

Should I refinance if the new payment is lower?

Refinancing replaces the existing mortgage with a new one. A lower monthly payment can result from a lower interest rate, a longer repayment term, or both. It does not by itself prove that the new loan costs less overall. The CFPB’s mortgage key-terms resource explains the issues to compare: mortgage key terms.

Compare written Loan Estimates

Request a written Loan Estimate for each offer and place it beside your current statement and closing documents. Compare:

Item What to examine
Interest rate Whether it is fixed or adjustable and how it compares with your current rate. Confirm whether the quoted rate is locked and for how long.
Up-front costs Origination charges, discount points, appraisal, title, recording, prepaid items, and other closing costs. Separate charges you pay in cash from costs added to the new balance.
New term Whether the repayment period restarts or is extended, and how many payments remain. A lower payment over more years can increase total interest.
Monthly payment Principal and interest plus estimated mortgage insurance and escrow; distinguish lender-controlled amounts from taxes and insurance. Compare like with like rather than an estimated new escrow amount with an actual current amount.
Total repayment The total of scheduled payments and the effect of adding costs to the balance. Check whether the estimate assumes a rate or payment that can later adjust.
Time in the home How long you expect to keep the loan, because costs must be recovered before the refinance becomes economically worthwhile.

A simple break-even check divides the refinance costs you will actually pay by the expected monthly reduction in the comparable payment. For example, if qualifying costs are $6,000 and the comparable reduction is $200 a month, the screening point is 30 months. That result is only a screening tool: include the effect of a longer term, changing escrow, points, and any costs rolled into the new balance. If you expect to move or refinance again before that point, the lower payment may not recover the costs.

Obtain borrower-specific figures before deciding, and do not assume a “no-cost” refinance is free; its costs may appear as a higher rate or larger loan balance. Ask whether the new loan will require mortgage insurance, whether an appraisal or other valuation is needed, and how prepaid taxes and insurance affect the cash due at closing. Compare the total remaining payments on your current loan with the total scheduled payments and closing costs for the new one.

What can I do if I can’t afford my mortgage payment?

Contact the mortgage servicer as soon as you know the payment may not be manageable. A modification changes the existing loan and may reduce the payment by extending repayment, lowering the interest rate, or forbearing or reducing principal. The result can change both the near-term payment and the total amount owed. Ask the servicer which programs are available for your loan and circumstances; the CFPB defines a mortgage loan modification.

A modification is not the same as a refinance. You apply through the current servicer for a change to the existing loan, often as part of a loss-mitigation review. Eligibility, documentation, and the treatment of missed payments are borrower-specific. Ask whether arrears, fees, or advances will be added to the balance, whether escrow will be recalculated, and whether the proposed rate or term can change again.

Prepare before the call

  • Have the latest statement, income information, monthly expenses, assets, and a description of the hardship available.
  • Ask what documents are required, where to submit them, and how the servicer will acknowledge receipt.
  • Request the proposed payment, term, treatment of missed amounts, escrow handling, and estimated total amount owed in writing.
  • Ask for submission deadlines and continue making the scheduled payment if you can until the servicer gives different written instructions.
  • Keep copies of every document, confirmation number, delivery receipt, and call note. If your situation changes, tell the servicer promptly rather than allowing an application to become incomplete.

A HUD-approved housing counselor can help you understand options and organize an application. Be alert to rescue scams. The CFPB’s Home Loan Toolkit states: “Homeowners struggling to pay a mortgage should beware of scammers promising to lower mortgage payments. Only your mortgage servicer can evaluate you for a loan modification.” Do not pay an upfront fee to someone who guarantees a modification or a specific payment reduction. A company that tells you to stop communicating with your servicer or to stop making payments is a warning sign.

Which option fits the problem?

Option May fit when Verify before acting
PMI cancellation An eligible conventional borrower has reached the required equity level and has acceptable payment history. Loan type, original value, current balance, junior liens, written-request rules, and any valuation evidence.
Escrow correction or management The payment movement tracks taxes, insurance, a shortage, or a suspected servicing error. Escrow analysis, actual bills, coverage, local assessment, and whether the servicer paid accurately.
Refinance A new loan’s rate and terms justify its costs for the borrower’s expected holding period. Rate, fees, term, payment composition, total repayment, and break-even horizon.
Modification The borrower cannot manage the current payment or expects a hardship. Servicer eligibility, payment change, term extension, principal treatment, arrears, and total amount owed.

If more than one issue is present, address them separately. For example, a refinance quote with a lower principal-and-interest amount does not fix an incorrect escrow charge, and PMI cancellation will not offset a major tax increase. Ask the servicer to identify each component so you can measure the effect of each action.

A practical order of operations

  1. Itemize the bill. Mark principal and interest, mortgage insurance, escrow, and fees on the latest statement; compare each with a prior month.
  2. Investigate escrow. If escrow changed, reconcile the analysis with tax and insurance bills and ask the servicer to correct unexplained amounts. Confirm any shortage repayment schedule.
  3. Check insurance eligibility. If PMI appears, ask the servicer which cancellation rules apply and what evidence is required. Do not assume FHA or VA coverage follows conventional rules.
  4. Price a refinance carefully. Collect written Loan Estimates and compare costs, term, total repayment, and the time you expect to keep the loan—not just the advertised payment.
  5. Escalate affordability problems. If the payment is still unaffordable, contact the servicer about loss mitigation and consider HUD-approved counseling before missing a payment.
  6. Keep a record. Save statements, analyses, bills, estimates, applications, proof of delivery, and names and dates of every servicer contact.

Common mistakes that can make the situation worse

  • Chasing a lower payment without checking the term: restarting a long loan can increase total interest even when the monthly figure falls.
  • Assuming every payment increase is an interest-rate increase: escrow shortages and premium or tax changes can be the cause.
  • Using the 80% PMI rule on the wrong loan: FHA and VA insurance provisions differ.
  • Stopping tax or insurance payments after escrow changes: the bills remain due even if you pay them directly.
  • Paying a stranger for a guaranteed modification: only the servicer can evaluate your loan for its modification programs.
  • Relying on a verbal promise: request calculations, approvals, and deadlines in writing.
  • Comparing payments with different escrow assumptions: a quote based on estimated taxes and insurance may not be comparable with your current bill.
  • Ignoring a deadline: an incomplete PMI request, refinance application, or modification package can delay the review. Ask what is missing and how receipt will be confirmed.

Frequently asked questions

Why did my mortgage payment go up if my interest rate did not?

Escrow may have increased because property taxes or homeowners-insurance premiums rose, or because the servicer is collecting a shortage. Compare the statement, escrow analysis, and actual bills. A servicing error or a fee can also explain a one-time change.

Can a bigger down payment now lower my payment?

Additional principal may help an eligible conventional borrower reach the balance used for PMI cancellation, but it does not automatically remove PMI or change the scheduled principal-and-interest amount. Ask the servicer how a payment will be applied and whether all cancellation requirements are met.

Does a higher home value let me cancel PMI?

The federal request threshold described by the CFPB is generally based on 80% of the home’s original value, not simply a current market estimate. The servicer may require valuation evidence and other conditions. Ask for the loan-specific calculation.

Will refinancing always lower my payment when rates are high?

No. A refinance can lower the payment through a longer term, while closing costs and total repayment rise. Compare written Loan Estimates, the new term, all fees, total scheduled payments, and the time you expect to keep the loan.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Can I just stop paying escrow and pay the bills myself?

Not without confirming that your loan and servicer permit a change. Taxes and insurance remain due, and missed property taxes can lead to penalties, a lien, or more serious action. An escrow waiver changes administration, not the underlying cost.

What should I do before I miss a payment?

Call the servicer promptly and ask about loss-mitigation options. Gather income, expense, asset, hardship, and mortgage documents, and ask for deadlines and required forms. A HUD-approved housing counselor can help you prepare.

Are FHA and VA mortgage-insurance rules the same as conventional PMI?

No. The conventional 80% request process does not automatically apply. Identify the loan type and ask its servicer which insurance rules and cancellation procedures govern.

How do I spot a mortgage-relief scam?

Be cautious of anyone guaranteeing a modification or a specific payment, demanding an upfront fee, or telling you to stop contacting the servicer or stop making payments. The CFPB Home Loan Toolkit says only your mortgage servicer can evaluate you for a loan modification.

Frequently Asked Questions

What is the first step to lowering a high mortgage payment?

Read the latest statement and compare it with a prior one. Identify whether principal and interest, mortgage insurance, escrow, or a fee changed; the remedy depends on that component.

Can I remove PMI from my mortgage?

For an eligible conventional loan covered by the federal Homeowners Protection Act, you can generally request cancellation at 80% of the home’s original value, subject to written-request, current-payment, payment-history, junior-lien, and valuation requirements. FHA and VA rules differ.

Should I refinance for a lower monthly payment?

Compare written Loan Estimates for rate, fees, new term, total repayment, payment composition, and your expected time in the home. A lower payment can result from extending the term and may cost more overall.

What if I cannot afford the payment?

Contact the servicer promptly about modification and other loss-mitigation options, gather financial documents, and consider a HUD-approved housing counselor. Avoid anyone promising a guaranteed result for an upfront fee.
