A lower interest rate is only one way to reduce what your home costs each month. Even when refinancing is unavailable or would not produce a better rate, you may be able to remove qualifying private mortgage insurance (PMI), correct an escrow or billing error, lower an insurance premium, or obtain help before a payment is missed. Extra principal can reduce future interest, but it normally does not lower the required payment by itself.
This U.S.-focused guide starts with the items you can verify on your statement, then moves through loan-specific options and hardship assistance. Your rights depend on the loan type, servicing agreement, property and payment history, so treat each step as a question for your mortgage servicer rather than a guaranteed result.

First, separate the parts of your mortgage payment
The amount withdrawn from your bank account is not necessarily the cost of borrowing alone. A typical fixed-rate loan has a level principal-and-interest payment, but the total bill can change when escrow, mortgage insurance, an adjustable rate, a temporary rate buydown or fees change.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
| Statement item | What it pays | Why it can change |
|---|---|---|
| Principal | Repays the amount borrowed | Usually follows the amortization schedule; extra payments may reduce the balance faster |
| Interest | Cost of borrowing | Fixed-rate interest is generally stable in the scheduled payment; an adjustable-rate loan can reset |
| Mortgage insurance | Protects the lender against certain default losses | May end when eligibility rules are met, or may follow different rules for FHA, VA and other loans |
| Escrow | Collects money for property taxes and homeowners insurance | Tax assessments, premiums, shortages and surpluses change the required deposit |
| Fees or shortage repayment | Servicing charges or repayment of an escrow deficit | May be temporary or tied to a specific event |
Read the latest itemized statement beside the previous one. Identify which line changed before deciding that the interest rate is the problem. If a line is unclear, ask the servicer to explain the calculation and the date it took effect.

Step 1: Audit the bill before trying to cut it
- Save the latest statement and the prior statement. Mark principal, interest, mortgage insurance, escrow, fees and any shortage or advance.
- Confirm the loan type. Ask whether it is conventional, FHA, VA or another product. Insurance-cancellation rules are not interchangeable.
- Confirm the rate structure. A fixed rate should not change on its own. For an adjustable-rate loan, check the index, margin, adjustment date, caps and notice supplied by the servicer.
- Check for a temporary buydown ending. A payment can rise when a builder- or seller-funded temporary reduction expires, even though the underlying note rate did not change.
- Request an explanation in writing. Ask the servicer to identify every changed line, the old and new amounts, and whether the change is permanent or temporary.
Keep copies of statements, escrow analyses, tax bills, insurance declarations and every call reference number. A clean record helps if an error must be disputed or an assistance application is later reviewed.
Step 2: Check whether private mortgage insurance can end
For many covered conventional loans, the Homeowners Protection Act lets a borrower request cancellation of borrower-paid PMI at the scheduled point when the loan balance reaches 80% of the property’s original value. The Consumer Financial Protection Bureau describes a general automatic-termination point at 78% of original value when the borrower is current. These are scheduled thresholds, not a promise that every loan qualifies immediately.
What to verify
- Find the PMI disclosure or amortization schedule showing the scheduled 80% cancellation date and 78% termination date.
- Compare the current principal balance with the original value used for the loan. Do not substitute a new appraisal value unless the servicer’s rules allow it.
- Confirm that payments are current and that the loan has a satisfactory payment history.
- Ask whether a junior lien, such as a home-equity loan, prevents cancellation.
- Ask whether the servicer requires evidence that the property’s value has not declined, and who pays for any valuation.
A cancellation request generally must be made in writing. Send it using the address or process specified by the servicer and retain proof of delivery. Request a written decision and the date PMI will stop if approved.

Do not apply conventional thresholds to every loan
FHA mortgage insurance, VA insurance, lender-paid mortgage insurance and other arrangements follow different rules. The 80% and 78% figures above concern qualifying conventional PMI under the federal protections described by the CFPB. Ask the servicer to identify the insurance type and the rule that governs it before assuming it can be removed.
Step 3: Investigate an escrow increase or insurance problem
Escrow does not reduce taxes or insurance. It is simply a method of collecting those bills in advance. When a tax assessment or insurance premium rises, the servicer may increase the monthly escrow deposit. An escrow shortage can also add a temporary repayment amount.
Match the analysis to real bills
- Obtain the servicer’s latest escrow analysis, including projected disbursements, required cushion and any shortage repayment.
- Compare each projected tax payment with the actual county or municipal tax bill.
- Compare the projected insurance premium with the declarations page and renewal invoice.
- Check the payment dates. A timing error can make a projected balance look too low or too high.
- Ask the servicer to correct discrepancies and issue a revised analysis if the figures are wrong.
Shop insurance without weakening coverage
If the premium increased, request quotes for equivalent homeowners coverage. Match dwelling and personal-property limits, liability limits, replacement-cost terms, wind or hail coverage, and the deductible required by the mortgage contract. A lower premium that fails the lender’s requirements can create a new problem.

After replacing a policy, send the declarations page and effective date to the servicer through its required channel. Confirm that the old policy is cancelled only after the new policy is active and that the servicer has updated its records.

If the servicer bought force-placed insurance after believing your coverage lapsed, obtain compliant coverage promptly and send proof. Force-placed policies are usually more expensive and generally protect the lender rather than your own interests. Ask the servicer to cancel the force-placed policy and review charges once it has verified your coverage. Keep the confirmation.
Think carefully before requesting an escrow waiver
An escrow waiver is not a discount. You would still owe the full property-tax and insurance bills, but you would pay them directly, often in large installments. It may also be unavailable because of the loan type, down payment, payment history or investor rules. Compare the administrative burden and cash-flow risk with the convenience of monthly escrow before applying.

Step 4: Use extra principal for long-term savings, not an instant payment cut
An extra amount applied to principal reduces the balance on which future interest accrues and can shorten the repayment period. The regular contractual payment typically stays the same, however. A $10,000 principal payment is therefore primarily an interest-and-term strategy, not an automatic monthly-payment reduction.
Before sending extra money
- Check the note and servicing instructions for prepayment penalties or limits.
- Tell the servicer exactly how much is an additional principal payment; do not assume an overpayment will be applied as you intend.
- Verify the transaction after it posts and confirm the new principal balance.
- Keep an emergency reserve and pay higher-interest debt before making an optional mortgage payment when that is financially safer.
Ask whether a recast is available
A recast, if a servicer permits it, recalculates future scheduled payments after a substantial principal reduction while leaving the existing interest rate in place. Availability, minimum principal amounts, fees and documentation requirements vary; the reviewed CFPB material does not establish universal terms. Ask:
- Does this loan and investor permit a recast?
- What principal payment, fee and paperwork are required?
- When would the lower payment begin?
- Would the maturity date or interest rate change?
- How will the servicer apply the lump sum if the recast is denied?
Do not drain retirement funds or emergency savings to pursue a lower payment. Obtain the terms in writing before sending a lump sum intended to trigger a recast.

Step 5: If the payment is unaffordable, contact the servicer immediately
If you cannot pay or are worried about missing a payment, call the mortgage servicer right away using the contact information on your statement. Explain whether the hardship is temporary or ongoing, what caused it, and what amount you can realistically pay. Early contact gives the servicer more time to evaluate options and tells you which documents are required.
Questions to ask on the call
- What loss-mitigation programs are available for this loan and hardship?
- What are the application deadline and required income, expense and hardship documents?
- Would a repayment plan, modification or forbearance change the payment, rate, term or total amount owed?
- How will missed amounts be repaid, and when would payments return to normal?
- Will interest, escrow advances, fees or mortgage insurance continue during any temporary relief?
- What should I pay now, and where should documents be sent?
The CFPB identifies possibilities including loan modification, repayment plans and forbearance, but no option is guaranteed. Read the written agreement carefully, especially whether deferred amounts become due at the end of the relief period or are added to the balance.
Use a HUD-approved housing counselor
A HUD-approved housing counselor can help you understand the servicer’s forms, organize income and expense information, and compare available paths. Assistance eligibility and terms depend on your circumstances and loan. Avoid anyone who demands an upfront fee, tells you to stop paying without a written servicer instruction, or guarantees a mortgage change.
When refinancing becomes possible, compare the whole transaction
The situation in this article assumes that a better rate is unavailable. If a refinance offer later appears, do not judge it by the advertised payment alone. Compare the new rate, term, total interest, mortgage insurance, closing costs and the effect on your equity timeline.
| Calculation | How to use it | Important qualification |
|---|---|---|
| Monthly savings | Current required payment minus the new required payment | Include changes in mortgage insurance and escrow; escrow differences are not interest savings |
| Simple break-even | Total refinance costs divided by monthly savings | Only a rough estimate; it omits term, total-interest and future-payment differences |
| Total interest | Compare the remaining interest on the current loan with projected interest on the new loan | A longer new term can lower the bill while increasing lifetime interest |
| Cash required | Include lender charges, prepaid interest, insurance premiums and initial escrow deposits | Amounts vary by transaction and may not all be true lender fees |
CFPB materials describe about two years as a rough break-even rule of thumb, not a universal recommendation. A refinance can be unsuitable if you expect to move before recovering costs, restart a long term, or trade a fixed rate for payment uncertainty.
Compare options by the result you actually need
| Option | Immediate required-payment effect | Long-term cost effect | Cash, eligibility and reversibility |
|---|---|---|---|
| PMI cancellation | May lower the bill after approval | Removes qualifying insurance charges | Usually no new loan; conventional rules and conditions apply; generally reversible only by reinstating coverage if required |
| Escrow or billing correction | Can correct an overcharge or temporary shortage amount | Does not reduce the underlying tax or insurance obligation | Requires documentation; correction is tied to the verified error |
| Insurance replacement | May lower escrow after the new premium is accepted | Reduces premium only if equivalent required coverage is maintained | No refinance; lender approval and proof of active coverage are required |
| Extra principal | Normally no immediate reduction | Can reduce future interest and shorten the loan | Uses cash; verify prepayment terms and application; ordinarily not reversible |
| Recast | May lower the scheduled payment if the servicer approves | Rate generally remains unchanged; term and savings depend on the written terms | Availability, minimums and fees not stated universally; ask the servicer before paying a lump sum |
| Hardship assistance | Could change or suspend payments under an approved plan | Depends on modification, repayment or forbearance terms | Requires servicer review; relief may add deferred amounts or extend repayment |
| Refinance | May lower payment only if the complete offer supports it | Must be judged by total interest and all costs | New underwriting and closing costs; compare the full transaction |
A practical 30-day action plan
- Day 1–3: Download two recent statements, the note or closing disclosure, PMI disclosure, latest escrow analysis, tax bill and insurance declarations page.
- Day 4–7: Build a one-page audit showing the payment components and every changed amount. Call the servicer about unexplained changes.
- Week 2: If conventional PMI appears eligible, submit the written cancellation request and ask for the required evidence. If insurance rose, obtain equivalent quotes.
- Week 3: Send updated insurance proof, dispute escrow discrepancies in writing and confirm receipt. Decide whether an extra principal payment would leave adequate emergency cash.
- Week 4: If affordability remains the problem, complete the servicer’s loss-mitigation application and contact a HUD-approved counselor. If a refinance offer exists, calculate costs, break-even and total interest before accepting.
Bottom line
When the rate cannot improve, start by finding what actually increased the bill. PMI cancellation, an escrow correction or a less expensive equivalent insurance policy can reduce the monthly burden without replacing the loan. Extra principal is valuable for future interest savings but usually leaves the required payment unchanged unless a servicer-approved recast is available. If the payment is unaffordable, stop optimizing and contact the servicer and a HUD-approved counselor promptly; the right solution depends on your loan and hardship facts.
