Start by calculating an estimate that includes the proposed full housing payment, then ask your loan officer how the exact loan program treats each debt before using cash to pay anything off. DTI limits vary by lender, loan program and underwriting method, so a ratio that works in one case may not work in another.
What debt-to-income ratio means for a mortgage
DTI is your monthly qualifying debt payments divided by your gross monthly income (income before taxes and other deductions), multiplied by 100. It is not based on take-home pay. For mortgage underwriting, the debt side can include the housing payment for the home you want to buy as well as other obligations that meet the program’s definition of recurring debt.

The Consumer Financial Protection Bureau (CFPB) gives this illustration: $2,000 in monthly debt divided by $6,000 in gross monthly income equals a 33% DTI. Fannie Mae’s consumer guide illustrates the same calculation with $900 in monthly debt and $2,333 in gross monthly income, which produces a 39% DTI. Both are arithmetic examples, not approval promises or universal targets.

| Estimated DTI | 33% |
Your own estimate is only a starting point. The lender must decide which income is stable and documentable and which liabilities and housing costs belong in the qualifying calculation.
Why your budget ratio may be lower than the lender’s ratio
Many household budgets compare existing debt payments with income. A mortgage application adds the proposed housing payment, so that comparison can understate the ratio the lender will assess. The qualifying housing figure may include principal and interest plus the other housing costs required by the loan analysis, such as taxes, insurance, association dues or other applicable charges.
Fannie Mae’s Selling Guide identifies housing payments, revolving accounts, installment debts, leases, real-estate debts, home-equity lines of credit, alimony or child support, maintenance and other recurring obligations among liabilities that may matter. The guide’s detailed rules determine how a particular account is counted. Do not assume that a debt omitted from your personal budget will be omitted by underwriting.

The denominator is generally gross income, but it is not simply every dollar you expect to receive. Under the CFPB’s ability-to-repay guidance, most lenders must make a reasonable, good-faith determination that you can repay the mortgage and generally consider and document income, assets, employment, credit history and monthly expenses. A raise that has not yet been documented, irregular bonus income, side work or expected future income may not be usable until the lender confirms the required history and documentation.
Separate your household budget from the qualifying worksheet
Keep two views of your finances. Your household budget should show all spending needed to live, including utilities, food, insurance and savings goals. Your qualifying worksheet should show the monthly debts and housing costs the lender says belong in DTI. The two lists overlap, but they are not interchangeable. A payment that feels manageable in your budget can still be counted by underwriting, and an expense that matters to your household may not be part of the DTI formula.
For each income source, note the gross monthly amount, how long you have received it, and the records available to support it. For each debt, record the required payment rather than only the balance. This prevents a common mistake: focusing on a large balance that does not produce the biggest monthly reduction, while overlooking a smaller account with a higher required payment.
There is no universal maximum DTI
“Different loan products and lenders will have different DTI limits,” the CFPB says. Federal ability-to-repay rules do not prescribe one percentage for every covered mortgage. A creditor can set an appropriate threshold and may consider residual income and other factors.
One current example shows why the underwriting path matters. Fannie Mae’s Selling Guide, published April 22, 2026, states the following limits for the paths described in that guide:

| Fannie Mae underwriting path | DTI figure in the guide | Scope |
|---|---|---|
| Manual underwriting | 36% maximum total DTI | Can be exceeded up to 45% when specified credit-score and reserve requirements are met. |
| Desktop Underwriter (DU) casefile | 50% maximum | Applies to the DU-underwritten casefiles described by the guide. |
These are Fannie Mae requirements for the stated paths, not a guarantee that a borrower qualifies and not a rule for every government, conventional or portfolio loan. Ask which program and underwriting method will be used, what other eligibility requirements apply, and how the lender calculates your total DTI. A lender can also consider credit, assets, reserves, employment and other factors, so hitting a percentage on your spreadsheet does not by itself establish eligibility.
A six-step plan to lower DTI before you apply
1. Build a complete debt list
Collect recent statements for credit cards, auto loans, student loans, personal loans, leases, support obligations, real-estate debt and any other recurring payment. Record the required monthly payment, current balance, interest rate, remaining term and the account owner. Include debts that another person pays if your legal responsibility remains; let the lender determine the treatment.
Obtain your credit reports and compare every account and payment with your list. Fannie Mae recommends reviewing the report as an overview of debts and associated payments. Dispute inaccurate information with the relevant credit-reporting company or creditor and keep copies of the dispute and correction. An unresolved error can affect both the debt amount and the lender’s view of your credit history.
Also look for accounts you may have forgotten: an old card with a balance, a lease, a home-equity line, a support order or a debt connected with property you already own. Ask how a co-signed account or an obligation paid by someone else will be evaluated rather than leaving it off the application.
2. Ask the lender to estimate the full housing payment
Before choosing a payoff strategy, give the loan officer your purchase price, down payment, estimated interest rate, property taxes, homeowners insurance and any association or other required housing costs. Ask for a preliminary qualifying payment and a DTI calculation using the intended loan program. Label the result an estimate until underwriting verifies the figures.
Request a written list of the debts and income items used in that estimate. This exposes differences between your spreadsheet and the lender’s calculation while there is still time to correct records or change the purchase plan. If the purchase price, rate, down payment or property changes, request a refreshed estimate because the proposed housing payment can change the ratio.
3. Find monthly payment reductions without damaging your purchase cash
Review your budget for payment reductions that are practical and sustainable. Paying down a balance can lower the payment that appears in DTI, but the cash required may reduce funds for the down payment, closing costs, required reserves or emergencies. Compare the expected monthly reduction with the dollars you would spend and the time needed for the lender to document the change.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesThere is no universal payoff order in the cited guidance. A balance with a high interest rate is not automatically the best DTI move if another account’s required payment would fall more for the same cash. Ask the lender to model the exact account and payment before you transfer money. You can ask for two calculations: one with no payoff and one after the proposed payoff, using the same income and housing assumptions.

Do not treat a lower balance as proof that the monthly payment will disappear. Some accounts continue to show a required payment until the creditor issues a payoff statement or the lender receives other acceptable evidence. Confirm the amount needed to pay the account in full, whether a partial payment changes the required payment, and when the change will appear in the lender’s records.
4. Avoid adding new monthly obligations
Postpone large purchases and new borrowing while you prepare. Fannie Mae’s consumer material specifically cautions that large purchases, especially those that add debt, can affect approval status. A new auto loan, financed furniture, personal loan, co-signed account or increased card balance can change the calculation after an initial review.
Do not open or close accounts, transfer balances, or change your repayment arrangements solely to improve a spreadsheet percentage without discussing the effect on credit history, cash reserves and underwriting. Keep making every required payment on time. A missed payment can create a separate credit problem even if the balance reduction would otherwise help DTI.
Quick wins for a faster PC:
Scan for outdated or missing drivers - takes under a minuteDriver Scan →Repair Windows errors before they cause bigger problemsFix Now →5. Give repayment changes time to be documented
Ask how the lender will verify a payoff or paydown: a current statement, payoff letter, bank record, or updated credit report may be required. A payment made immediately before closing can create a documentation problem if the account still appears open or the funds’ source is unclear.
Fannie Mae says, “Payoff or paydown of debt solely to qualify must be carefully evaluated and considered in the overall loan analysis.” That means the lender may examine your history of credit use and the effect on your remaining assets, not just the new DTI number. Tell the loan officer before moving money so you know what records to retain and whether the proposed action is useful under the selected program.
6. Disclose changes through closing
Continue to report new debts, changes in required payments and reductions in income. Fannie Mae requires its lenders to recalculate DTI when additional liabilities are discovered or income is reduced during the process. An estimate that worked at preapproval can change before closing if the facts change.
Keep a simple change log with the date, account, new payment or balance, and document showing the change. Send updates through the lender’s requested channel rather than assuming a credit report will show them immediately. Recheck the proposed housing payment if the property, interest rate, insurance, taxes or association charges change.
How specific debt types may be treated
Installment loans near payoff
Under Fannie Mae’s guide, an installment loan paid off or reduced to 10 or fewer remaining monthly payments generally does not have to be included as long-term debt. The rule is specific to that guide and still requires documentation. Other programs may use different remaining-payment rules.

Count the remaining payments carefully. A statement showing a low balance is not the same as proof that ten or fewer payments remain. Ask whether the lender wants an amortization schedule, a current statement or a payoff quote, and whether paying the account down to the threshold changes the required payment or simply leaves the same payment in place.
Revolving accounts paid off at or before closing
Fannie Mae states that when a revolving balance is paid off at or before closing, the payment on the current balance need not be included in DTI, and closing the account is not required merely to exclude that payment. Confirm the lender’s documentation and timing requirements and preserve enough cash for the transaction.
This rule does not mean every card should be emptied or closed. Paying a balance can consume reserves, and closing an account can have other credit and cash-flow effects. Ask the lender to compare the DTI result with the assets you would have left after the payment.
Home-equity lines, leases and support obligations
These obligations can be relevant liabilities even when they do not look like ordinary consumer loans. Provide the agreement and current payment information so the lender can apply the program’s rule rather than relying on an estimate. A home-equity line, lease, alimony, child support or maintenance obligation may have documentation terms that differ from a credit-card statement.
Debts connected with real estate
If you already own property or have another real-estate debt, include the payment and related records in your initial list. The lender may need to understand the obligation, the property and who is responsible for payment. Do not assume that a future sale, refinance or someone else’s contribution will remove the debt from the qualifying calculation without written confirmation.
Compare a payoff decision on five practical axes
Before sending money to a creditor, ask the loan officer to evaluate the proposed action using:
- Monthly impact: How much would the required qualifying payment fall, and will the change be permanent?
- Cash required: What exact amount must be paid, including any payoff quote or fees?
- Documentation timing: When will the lender recognize the change, and what proof is needed?
- Purchase liquidity: How will the payment affect down payment, closing funds, reserves and emergency cash?
- Program treatment: Will this loan’s underwriting rules count the account differently after the action?
Use the answers to compare actions rather than chasing the smallest possible percentage. A lower DTI that leaves you unable to close or handle an emergency is not a sound mortgage-preparation plan. If two actions lower the ratio by a similar amount, the one requiring less cash or simpler documentation may be more practical, but let the lender confirm that conclusion for your program.

After any approved change, keep the payoff letter, creditor statement and bank record showing the source of funds. Continue monitoring balances and income while the application is reviewed. The lender may need updated documents, and newly discovered liabilities or reduced income can require a DTI recalculation.
There is no universal number of days in which a payoff becomes effective for every lender. The relevant timing depends on the account, the program, the lender’s verification process and how close you are to closing. Ask for the deadline in writing rather than assuming that a payment made today will be recognized tomorrow.
What not to do as a one-size-fits-all fix
- Do not assume that 36%, 43% or 50% is a universal ceiling.
- Do not count a raise, bonus, side income or expected income until the lender confirms it can be documented and used.
- Do not drain down-payment, closing-cost, reserve or emergency funds to pay debt before asking how the account will be treated.
- Do not close credit cards merely to remove a payment; account closure can have other credit and cash-flow effects, and Fannie Mae’s revolving-debt rule does not require closure solely for exclusion.
- Do not take a consolidation loan, transfer balances or borrow from retirement as an automatic strategy. The cited guidance does not establish those moves as generally beneficial.
- Do not stop making required payments while waiting for a payoff to post.
- Do not stop disclosing changes after preapproval.
A documentation checklist for your lender meeting
- Recent statements for every debt and recurring obligation.
- Current credit reports and notes about disputed errors.
- Payoff quotes for accounts you may reduce or eliminate.
- Pay stubs, employment information and other income records the lender requests.
- Bank or investment statements showing the source of funds and remaining reserves.
- Your proposed purchase price, down payment and a complete estimate of housing costs.
- A written list of questions about the loan program, underwriting path and DTI treatment.
- Records for leases, support obligations, home-equity lines and real-estate debts when applicable.
Give the lender updated documents when balances, payments, employment or income change. The ability-to-repay process depends on information the lender can verify, not on a household estimate that is several weeks old.

Questions to ask before paying a debt
- Which loan program and underwriting path will evaluate my application?
- What monthly housing payment will you use in total DTI?
- Which of my debts will be counted, and what payment amount will you use for each?
- If I pay this account down or off, what proof and timing do you require?
- How much cash must remain for the down payment, closing, reserves and emergencies?
- Will this action affect credit history, assets or another qualifying requirement?
- Does the account qualify for a program-specific rule because it has ten or fewer payments remaining?
- If I pay a revolving balance at or before closing, can its payment be excluded under this program?
- When should I report a new debt, changed payment or income change?
- What income documents are needed before a raise, bonus, side work or other variable income can be counted?
Bottom line
Lower DTI by starting with an accurate debt and income file, adding the lender’s estimate of the full housing payment, reducing monthly obligations only when the cash and documentation consequences make sense, and avoiding new payments. Because limits and debt-treatment rules differ, the safest move is to have the lender model the specific account under the specific program before you pay it off or change it.
Frequently Asked Questions
What is a debt-to-income ratio?
DTI is monthly qualifying debt payments divided by gross monthly income, multiplied by 100. Mortgage underwriting can include the proposed housing payment and other recurring obligations, so a personal budget ratio may not match the lender’s calculation.
How can I improve my DTI before applying?
List every debt and verify it against your credit reports, ask the lender to include the full proposed housing payment, reduce monthly obligations only after comparing cash and documentation effects, and avoid new borrowing or large purchases.
Is 36% or 43% the maximum DTI for a mortgage?
No. The CFPB says different products and lenders have different limits. Fannie Mae’s April 22, 2026 guide gives 36% for generally manually underwritten loans, up to 45% with specified conditions, and 50% for described DU casefiles. Those figures are not universal approval limits.
Should I pay off a credit card before applying?
Ask the lender first. Under Fannie Mae’s rules, a revolving payment on a balance paid off at or before closing need not be included in DTI, and closing the account is not required solely for that exclusion. The payoff still needs documentation and must leave adequate purchase cash.
Can I count a raise, bonus or side income?
Only if the lender confirms the income is stable, documentable and usable for the selected loan. Gross income is the denominator, but expected or irregular income is not automatically qualifying income.
Will the lender recalculate DTI after preapproval?
It can. Fannie Mae requires lenders to recalculate when additional liabilities are discovered or income is reduced. Continue disclosing changes through closing.
The Bottom Line
Build the lender’s version of your DTI before paying anything: use gross, documentable income, include the proposed full housing payment, compare each payoff by monthly reduction and cash cost, and preserve funds for closing and emergencies. Confirm every action with the lender for the exact loan program and underwriting path.
