The most direct public-market way to invest in data centers without selecting a single company is to buy shares of an exchange-traded fund (ETF) whose index includes data-center real-estate investment trusts (REITs) and digital-infrastructure companies. An ETF gives you one tradable security representing a basket, but the basket can still be concentrated in one theme and can carry equity, real-estate, energy, interest-rate, technology and valuation risks.
Two current examples illustrate the choice: the DTCR mandate covers data-center REITs and digital infrastructure, while IDGT also includes communications towers and related equipment. Their reported expense ratios were 0.50% and 0.37%, respectively, in summary prospectuses dated April and July 2026. Those are dated filing figures, not permanent prices or guarantees about future holdings.

What “without buying individual stocks” means
Buying an individual stock means your result depends heavily on one issuer’s properties, customers, financing, management decisions and valuation. A pooled fund changes that exposure: you purchase one ETF share, and the fund owns a portfolio of securities selected under an index or active mandate.
That diversification is relative, not absolute. A data-center ETF may hold several issuers, yet all of them can be affected by the same factors, such as electricity availability, financing costs, data-center construction cycles, cloud demand and cybersecurity incidents. You avoid choosing one company, but you do not avoid market risk or the risks of the underlying industry.

Exchange-traded funds trade during market hours on a stock exchange. The Global X Data Center & Digital Infrastructure ETF summary prospectus states: “Shares may only be purchased and sold on the exchange through a broker-dealer.” In practice, that means you need a brokerage account, a ticker symbol, cash to invest and an order that your broker sends to the exchange.
The main pooled-fund routes
Data-center and digital-infrastructure ETF
A narrowly focused fund is designed to keep the portfolio close to its stated theme. DTCR’s index covers data-center REITs and digital infrastructure. This can be a closer match for someone seeking data-center exposure, but “closer” does not mean pure: the index methodology, eligibility rules, rebalancing schedule and security weights determine what you actually own.
Broader digital-infrastructure ETF
A broader fund can combine data centers with communications towers and related equipment. IDGT’s index includes U.S.-listed companies involved in data centers, telecom towers and related equipment. That wider scope may reduce dependence on one property type, but it also means part of the portfolio may not be tied directly to data-center real estate.
How the two examples differ
| Fund example | Mandate described in the prospectus | Reported total annual operating expenses | What to verify before buying |
|---|---|---|---|
DTCR |
Data-center REITs and digital infrastructure | 0.50% in the Global X summary prospectus dated April 1, 2026 | Current holdings and weights, index rules, turnover, trading spread, geography and principal risks |
IDGT |
U.S.-listed companies involved in data centers, telecommunications towers and related communications equipment | 0.37% in the iShares summary prospectus dated July 31, 2026 | How much is in data centers versus towers and equipment, current holdings, index methodology, turnover, spread and concentration |
An expense ratio is deducted from fund assets rather than billed as a separate invoice. The figures above come from specific 2026 filings and can change. A lower ratio is not automatically better if the mandate is a poor fit, the portfolio is less liquid or the exposure is broader than you want.
How to choose a fund that matches your definition of data-center exposure
1. Start with the index description
Read the fund’s summary prospectus and full prospectus. Identify whether the index requires a company to own data-center real estate, operate digital infrastructure, provide equipment or satisfy a revenue threshold. Two funds can use similar words in their names while holding materially different businesses.
Check whether the index is limited to U.S.-listed securities or can include companies listed elsewhere, and whether it uses market-capitalization weighting, equal weighting, capped weights or another formula. These details affect concentration and how much influence the largest holdings have.

2. Review the latest holdings file
Look at the fund sponsor’s current holdings page and the date of the file. Record the number of positions, the largest five weights, the percentage in REITs, the percentage in towers or equipment and any cash or derivatives. Holdings change when the index rebalances, when the fund trades or when prices move, so a snapshot is not a permanent promise.

Pick the symptom - the matching free tool is one click away.
Do not infer that a fund owns only companies operating physical data centers. Digital-infrastructure holdings can include landlords, network operators, tower companies, equipment providers or other businesses defined by the mandate.
3. Measure concentration rather than counting tickers
Ten holdings do not necessarily mean ten independent sources of risk. If the largest two or three positions dominate the portfolio, a problem at one major issuer can move the ETF materially. Also check whether several holdings share the same customers, markets, lenders or power constraints.
4. Compare the full cost of ownership
Compare the stated expense ratio with the bid-ask spread, commission policy at your broker, ordinary market-impact costs and any premiums or discounts to net asset value. A fund with a low expense ratio can still be expensive to trade if the spread is wide or volume is thin. Review historical average volume and the size of the creation-and-redemption market, but remember that past liquidity does not guarantee future liquidity.
5. Check turnover and tax documents
Index reconstitutions and portfolio turnover can create taxable distributions in a taxable account. Read the fund’s distribution history and tax reporting information rather than assuming that every return will be treated as a qualified dividend or long-term capital gain. Tax treatment depends on the distribution, your account type and your jurisdiction.

- Define the exposure you want. Decide whether you want a narrow data-center-and-digital-infrastructure mandate or a broader basket that also includes towers and communications equipment.
- Read the current filings. Open the latest summary prospectus, full prospectus, holdings file and fact sheet. Confirm the expense ratio, principal risks, index methodology, distribution policy and any changes from the 2026 figures cited above.
- Check trading conditions. Enter the ticker in your brokerage platform during market hours. Review the displayed bid, ask, last trade, average volume and indicative spread. Avoid assuming that the last trade is the price at which your order will fill.
- Choose an order type deliberately. A limit order lets you specify the highest price you will pay or the lowest price you will accept. A market order prioritizes execution but can fill at an unexpectedly different price, particularly in a thinly traded fund or at the market open.
- Confirm the order details. Verify the ticker, number of shares, limit price, duration and account. The fund’s prospectus language means purchases and sales occur through a broker-dealer on the exchange; you are not buying shares directly from the fund sponsor.
- Review the fill and settlement. Check the execution price, quantity and any partial fill. Keep the trade confirmation and watch for the settlement date and tax documents shown by your broker.
- Monitor the mandate, not just the price. Recheck holdings, weights, index changes, expenses and risk disclosures at least when the fund publishes a new prospectus or announces a material change. Monitoring is necessary because an ETF’s actual exposure can drift as prices and index constituents change.
Why buying a listed data-center REIT directly is still buying an individual stock
A publicly traded REIT can be a direct way to own a company that owns or operates income-producing real estate, but purchasing its shares is still a single-stock investment. Your result depends on that issuer’s properties, leases, customers, debt, development pipeline, management and valuation.

The SEC’s Office of Investor Education and Advocacy describes publicly traded REITs as securities registered with the SEC, regularly reported and listed on an exchange. They trade like other listed shares, so their prices can fall even when the underlying properties have not been revalued recently.
Equinix is one example of the structure, not a recommendation or a proxy for the entire industry. In its 2025 Form 10-K, the company identifies itself as a network-neutral, multi-tenant data-center provider and says it operates as a REIT for federal tax purposes. Buying its shares would give you direct exposure to that one company rather than a pooled basket.
A listed REIT may appeal to an investor who intentionally wants issuer-specific exposure, but it does not satisfy the goal of avoiding individual stocks. An ETF can hold listed REITs, infrastructure operators and other securities together, spreading company-specific exposure while retaining the sector’s common risks.

Real-estate leverage and interest rates
Data-center operators often finance buildings, power systems and expansions with debt. Higher interest rates can raise refinancing costs, reduce the value investors place on future rental income and make new projects harder to fund. Leverage can magnify gains when property income grows and losses when financing or occupancy weakens.
Competition and overbuilding
Strong demand signals can attract multiple developers and landlords. If supply grows faster than customer demand in a particular market, rents, occupancy, pricing power and returns on new construction can suffer. An ETF does not prevent every holding from facing the same local oversupply.
Demand changes, including AI efficiency
Data-center demand is not guaranteed to rise at a fixed rate. The DTCR prospectus identifies slower artificial-intelligence adoption and efficiency gains as factors that could reduce demand growth. Customers may also redesign workloads, consolidate facilities or shift between owned and outsourced capacity.

Energy prices and grid capacity
Electricity is a major operating input. Higher power prices, transmission limits, interconnection delays, permitting constraints or an inability to secure new capacity can delay projects and compress margins. A facility can have available floor space yet lack the power needed to serve additional customers.
Environmental, water and climate exposure
Data centers can require substantial cooling and water resources. Environmental rules, drought, extreme heat, flooding, storms and other climate events can raise costs or interrupt operations. The relevant exposure differs by facility location, cooling design, utility contract and local regulation.
Outages and cybersecurity
Power failures, cooling failures, network interruptions and cyberattacks can cause downtime, remediation costs, contractual penalties and reputational damage. An ETF spreads the effect across issuers but cannot make the underlying facilities immune to operational failure.
Equity-market and valuation risk
ETF shares trade at market prices that can move below or above the value of the securities held. Investors can lose money even if a fund continues paying distributions. Narrow thematic funds can be more volatile than broad-market funds because fewer industries and issuers drive their returns.

SEC investor guidance warns that non-traded REITs can have limited or suspended redemptions, high upfront fees, difficulty assessing share value and distributions funded partly from principal or borrowings. Because shares do not trade continuously on a public exchange, an investor may be unable to sell when desired or may have to wait for a redemption program subject to limits.

Private REITs
Private offerings can impose eligibility requirements, transfer restrictions, limited valuation information and different disclosure obligations. The offering documents control fees, conflicts, redemption terms, borrowing and distribution policies. A private REIT should not be treated as a less volatile version of a listed ETF merely because it owns similar property.
Questions to ask before considering either structure
- How often is the share value calculated, and who determines it?
- When can investors redeem, and what gates, queues, suspension rights or penalties apply?
- What are the upfront, ongoing, transaction and performance-related fees?
- Are distributions covered by operating cash flow, or can they come from capital or borrowings?
- What reporting, conflict-of-interest and valuation information will you receive?
- What investor eligibility rules and minimum investment amounts apply?
Read the specific offering document and current prospectus for any product. A non-traded or private REIT may provide real-estate exposure, but its liquidity and transparency profile is materially different from an exchange-traded fund.
Portfolio and tax questions to settle before investing
How much concentration is acceptable?
Ask how a data-center ETF would interact with the rest of your portfolio. You may already own technology companies, broad REIT funds, utilities, infrastructure companies or bonds whose performance is affected by the same interest-rate, energy or growth conditions. Adding a thematic ETF can increase concentration even when the ETF itself owns multiple securities.

Which account will hold it?
In a taxable account, ETF distributions and realized gains can create current tax obligations. In a retirement or other tax-advantaged account, the timing and treatment may differ, but withdrawals and account rules still apply. Listed REIT distributions can have tax characteristics that differ from ordinary corporate dividends. Review the fund’s tax reporting and consult a qualified tax professional about your circumstances.
What is your holding period and liquidity need?
Exchange trading makes an ETF easier to sell than a non-traded or private REIT, but it does not protect you from a loss at the time you need cash. Decide whether you can tolerate daily price volatility and whether you might need to sell during a market decline.
A practical checklist before placing an order
- Read the latest prospectus rather than relying on an old expense ratio or fund description.
- Confirm whether the mandate is narrow data-center exposure or a broader digital-infrastructure basket.
- Inspect current holdings, top weights, sector mix and geographic or listing restrictions.
- Identify leverage, real-estate, energy, grid, environmental, water, climate, outage and cybersecurity risks.
- Compare expense ratio, bid-ask spread, average volume, turnover and tax-distribution history.
- Use a limit order when you need price control, and review the execution confirmation.
- Account for overlap with other investments before deciding whether the theme adds unwanted concentration.
- Keep non-traded and private REITs separate in your analysis because their liquidity, fees and valuation rules differ.
Bottom line
If your priority is to avoid selecting one data-center company, a pooled ETF is the clearest listed-market route. Choose based on the actual index mandate and current holdings, not the fund name alone. DTCR offers a data-center REIT and digital-infrastructure focus, while IDGT combines data centers with towers and related equipment; their 2026 filings reported expense ratios of 0.50% and 0.37%. A listed REIT remains an individual stock, and a non-traded or private REIT introduces different liquidity and valuation risks. None of these structures removes the industry’s exposure to rates, leverage, competition, power, climate, technology, operations or market valuation.
