How to Include a Paid-Off Home in Your Retirement Plan

A paid-off home can make retirement more resilient, but it is not the same as having cash available. You still owe property taxes, homeowners insurance, utilities, maintenance and repairs, and turning equity into spending money requires either selling the property, moving, or taking on debt. Build your plan around three choices: stay without borrowing, sell and move to a less expensive home, or access equity with a home-equity product or reverse mortgage. Compare each choice against your cash flow, future care needs, housing costs, borrowing risk and the amount of equity you want to preserve.

What a paid-off home contributes to retirement

Eliminating a mortgage payment usually lowers the monthly income your household needs. That can help a portfolio last longer and may make a modest guaranteed income adequate for essential spending. The benefit is a lower housing-debt burden, not a cost-free home.

As an Amazon Associate I earn from qualifying purchases.

Budget the costs that remain

  • Property taxes, including reassessments or local increases.
  • Homeowners insurance, deductibles and any required supplemental coverage.
  • Utilities, internet and routine services.
  • Maintenance such as HVAC servicing, landscaping, pest control and appliance replacement.
  • Irregular repairs and capital projects, including a roof, plumbing, electrical work or accessibility modifications.

CFPB guidance for reverse-mortgage borrowers makes the same point: owners remain responsible for property charges and keeping the home in good repair. Those obligations exist even when no mortgage remains. Create a separate repair reserve rather than treating “paid off” as “no housing budget.”

Estimate the home’s role in your balance sheet

List the home’s realistic sale value, selling costs and any replacement housing cost. Equity is the value left after a sale and its costs; it is not a monthly income stream until you choose a transaction or loan. Keep the home in your net-worth statement, but keep it out of your spendable-income calculation unless a specific strategy will unlock it.

Also separate gross equity from usable equity. A market-value estimate does not account for agent commissions, transfer taxes, preparation work, moving expenses, a new security deposit or the price of the next home. If you borrow, usable proceeds are reduced by fees and the balance can grow over time. Tracking both figures prevents a paper net worth from creating a false sense of monthly security.

Start with a retirement cash-flow test

Before deciding what to do with equity, model ordinary spending and the events that could change it. Use after-tax income from Social Security, pensions, annuities, withdrawals and work, then subtract essential expenses, discretionary spending and the full cost of the home.

Stress-test the plan

  • Add a large repair and several years of higher property taxes and insurance.
  • Model inflation in utilities, food, insurance and services.
  • Test a market downturn early in retirement, when selling investments may be most damaging.
  • Include transportation changes, home modifications, in-home help, assisted living or other long-term-care costs if they are plausible.
  • Reserve cash for deductibles, emergency travel and family support without assuming the house can be sold immediately.

CFPB retirement guidance advises revisiting the plan before tapping home equity and asking how future unexpected expenses will be funded. A strategy that solves this year’s shortfall but removes your later reserve can increase risk.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Run the test under at least three housing assumptions: remaining in the current home, moving to a less expensive property, and accessing equity while staying. Record which costs disappear, which continue and which become new obligations. If the plan works only when the house is sold at an optimistic price or on a precise date, treat that as a warning rather than as dependable income.

Compare the main ways to use the home

Strategy Monthly cash-flow effect Debt and repayment Effect on flexibility and heirs Key checks
Stay without borrowing Keeps housing debt at zero; taxes, insurance, utilities and upkeep continue. No new home-secured repayment. Preserves occupancy and the full equity value, subject to future home costs. Reliable income for ongoing charges; repair and care reserves.
Sell and downsize May lower taxes, insurance, utilities and maintenance; sale may release cash. No new loan unless the replacement home is financed. Requires a move and may change location, space and support network. Net sale proceeds, transaction costs, replacement price, moving costs and local services.
Home-equity loan or line of credit Provides cash while you remain; adds required payments. Payments and interest are due; missed payments can lead to foreclosure. Retains the home but reduces net equity and may limit later borrowing. Rate structure, term, payment under higher rates and whether retirement income can support it.
Reverse mortgage, including HECM Can provide proceeds without a required monthly mortgage payment in the usual structure. Interest, fees and advances increase the balance; repayment is triggered by specified events. Title stays with the borrower, but less equity remains and a sale may be needed to repay. Age, principal-residence, property-charge, maintenance and other program requirements.
Wait or reduce expenses Delays using equity and lowers the amount needed from savings. No new home-secured debt. Preserves future choices, though the underlying need may persist. Whether the cash need is temporary, and what spending can safely change.

These choices are not interchangeable. Evaluate the amount and timing of cash, your ability and desire to remain in the home, all-in housing costs, borrowing cost, repayment trigger, likely care needs and the equity you want available for later. A decision that is attractive for a short-term bill may be poor if it makes a future move or care arrangement unaffordable.

Staying in the home without borrowing

This is often the simplest choice when guaranteed income covers the complete housing budget and the home remains suitable for mobility, maintenance and social support. Keep a dedicated reserve for repairs and consider a schedule for major replacements instead of waiting for an emergency.

When staying is less attractive

A large, isolated or maintenance-intensive house can consume money and physical energy. If stairs, distance from medical care or the cost of upkeep are becoming problems, the fact that the mortgage is gone should not outweigh safety and service needs. Compare the cost of adapting the home with the cost of moving before a health event forces a rushed decision.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Review whether another person can realistically manage the property if one spouse becomes ill. A plan may need funds for lawn care, snow removal, housekeeping, transportation or accessibility work even if the home itself is fully paid for. Discuss who would make decisions and how bills would be paid if a homeowner becomes unable to manage them.

Selling and downsizing

CFPB identifies moving to a more affordable home as a possible way to reduce overall expenses. The relevant figure is not the listing price; it is the amount left after commissions, taxes and other selling costs, moving and storage, repairs needed to sell, and the purchase or rent of the next home.

Build a replacement-housing worksheet

  1. Obtain a conservative estimate of the current home’s sale price.
  2. Subtract selling expenses and any tax consequences that apply to your situation.
  3. Price the replacement home or rent in the neighborhoods that provide the services and support you need.
  4. Add moving, furnishing, accessibility and likely first-year repair costs.
  5. Compare the resulting monthly housing budget and investable cash with the stay-put option.

Downsizing can reduce recurring costs, but it can also remove a familiar community, yard space or room for family caregivers. Treat location, transportation and care access as financial variables, not just lifestyle preferences.

Timing matters. Moving while you can choose the neighborhood, manage the transaction and establish new medical and social connections is different from moving after a fall or a caregiving crisis. Talk with family members about whether the proposed home can accommodate visits or paid help, but make the affordability test based on your own income and reserves rather than on an informal promise of support.

Using a home-equity loan or line of credit

A home-equity loan generally provides a lump sum with scheduled payments; a line of credit allows draws up to a limit and may have a variable rate. Both keep you in the home but put it at risk if required payments are missed. Review the payment at the highest plausible rate, the repayment term, fees, and whether income would still cover essentials after the payment begins.

Questions to answer before borrowing

  • Is the rate fixed, variable or subject to a conversion?
  • When does repayment start, and is there a balloon payment?
  • What happens to the payment if rates rise or the line is frozen?
  • Can the household continue payments after a market loss, spouse’s death or new care expense?
  • Will the debt reduce eligibility for other assistance or interfere with a future move?
  • What total amount will be owed after fees and several years of interest, not just at the first statement?

Use a loan only for a defined purpose and amount. Drawing the maximum because it is available can turn a flexible asset into a fixed obligation. A line of credit can also be reduced or unavailable when a lender changes terms or your finances change, so do not count the undrawn limit as the same thing as cash in a bank account.

How a reverse mortgage and HECM fit

Eligibility and occupancy

The Home Equity Conversion Mortgage (HECM) is the most common reverse-mortgage type and is insured by FHA. CFPB’s answer last reviewed August 28, 2026, says HECM eligibility is limited to homeowners age 62 or older, with the home generally serving as the borrower’s principal residence. Other requirements apply, and the borrower must be able to keep property charges current. Rules and product terms can change, so verify them before applying.

Age alone does not make a HECM appropriate. The home must continue to meet occupancy and property requirements, and the household must plan for taxes, insurance, repairs and any other charges throughout the loan. Ask how an eligible non-borrowing spouse is treated if the borrowing spouse dies or no longer lives in the home, because repayment and protection rules depend on the circumstances and documents.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ownership versus the loan balance

You retain title, but the transaction is still a loan secured by the home. CFPB states: “No. When you take out a reverse mortgage loan, the title to your home remains with you.” Advances you receive, interest and fees are added to the balance. As the balance grows, remaining equity generally falls unless the home’s value rises by more than the debt.

Continuing responsibilities and repayment triggers

You must occupy the property as required, pay property taxes and insurance, and maintain the home. Moving out, selling, or the death of the last surviving borrower or eligible non-borrowing spouse can trigger repayment. At that point, the borrower or estate may need to sell the home or use other funds. Heirs can generally keep the property only by satisfying the loan under the applicable rules; the home is not automatically transferred free of the debt.

“No monthly mortgage payment” does not mean that no money is needed. You still need a plan for property charges and repairs, and the balance may grow even when you receive no new advance. Before choosing a payment pattern, project the balance under a no-draw period, a recurring advance and a large initial draw. Compare how much equity would remain if you later sell, move to care or leave the home to heirs.

Ways proceeds can be received

Depending on the product, proceeds may be available as a lump sum, a line of credit, periodic payments or a combination. Each pattern changes how quickly interest accumulates and how much capacity remains for a later emergency. A line of credit can preserve optionality, while a large initial draw creates a larger balance immediately. Compare the total cost and future availability, not just the first payment.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use proceeds for a defined retirement purpose and document the plan. Paying essential expenses, funding a necessary modification or creating a measured reserve can be evaluated differently from using the full balance for discretionary spending. Revisit the plan if health, residence, marital status or income changes.

Tax treatment and interaction with other income

The IRS says reverse-mortgage advances are loan proceeds rather than taxable income, so they are not taxable when received. IRS guidance also says accrued reverse-mortgage interest generally is not deductible as home mortgage interest while it accrues; deduction rules can depend on when the debt is paid and how proceeds are used. These statements do not determine the tax result of selling a home, drawing from investments or receiving benefits. Ask a tax professional about your residence, filing status, basis, sale and benefit programs.

Property-tax relief, homestead exemptions and deferrals vary by state and locality. Check your assessor or state tax agency separately; a paid-off mortgage does not itself create a tax exemption. Also ask whether a sale, loan proceeds or a change in assets could affect a means-tested benefit or assistance program. The answer depends on the program and your facts, so do not assume that non-taxable loan proceeds have no administrative effect.

Coordinate the home with your estate and care plan

Decide what the home is meant to do first: provide stable housing, fund a future move, support care or pass to heirs. Those goals can conflict. A home retained for inheritance may be difficult to maintain, while a sale or loan may make care more affordable but leave less property to transfer.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Review ownership, beneficiary designations, powers of attorney and instructions for a sale or loan with an estate-planning attorney when the situation is complex. Make sure a spouse, trustee or trusted person can locate the deed, insurance information, tax records and loan documents. An estate plan cannot eliminate a secured balance, and a will does not by itself make a home debt-free for heirs.

A practical decision process

  1. Define the need. Write the amount, timing and purpose of the cash requirement. Separate a one-time repair from a permanent income gap.
  2. Secure the stay-put budget. Add taxes, insurance, utilities, maintenance and a repair reserve to essential spending.
  3. Test the home. Assess stairs, location, maintenance burden, climate risks, transportation and access to family, health care and paid help.
  4. Price a move. Calculate net sale proceeds and the complete cost of replacement housing.
  5. Price borrowing. For each loan, document proceeds, fees, rate, payment, repayment trigger, foreclosure risk and projected balance.
  6. Protect a later reserve. Decide how unexpected care, repairs or a spouse’s changed circumstances would be financed after the transaction.
  7. Review legal and tax effects. Coordinate with a fiduciary financial planner, tax professional and an attorney when estate, benefits or marital-property issues are significant.
  8. Revisit annually. Update the home value, insurance, taxes, repair outlook, health assumptions and remaining borrowing capacity.

Common mistakes to avoid

  • Calling equity income: equity becomes spendable only through a sale, move or borrowing decision.
  • Ignoring non-mortgage housing costs: taxes, insurance and repairs can rise sharply.
  • Borrowing the maximum: a larger draw means more interest and less equity later.
  • Assuming “no monthly payment” means “free”: reverse-mortgage obligations still include property charges, maintenance and eventual repayment.
  • Planning for heirs before planning for care: preserving the house should not prevent funding safe housing or medical needs.
  • Waiting for a crisis to move: relocation is harder after illness, a fall or the death of a spouse.
  • Relying on stale rules: verify current HECM eligibility, disclosures and tax guidance before signing.
  • Confusing approval with affordability: a lender’s maximum proceeds or credit limit does not show what your retirement budget can safely carry.

Questions to take to a professional

  • What monthly housing cost can our guaranteed income support under a high-tax and high-insurance scenario?
  • How much cash should remain outside the home for care, repairs and emergencies?
  • Would selling now or later change our taxes, benefits, estate plan or eligibility for assistance?
  • Which borrowing option leaves the most flexibility if one spouse moves to care?
  • What happens to the home and debt if one borrower dies, moves permanently or enters assisted living?
  • How would the plan work if the home takes longer to sell or sells for less than estimated?
  • Which documents should a spouse or agent be able to access if I cannot manage the household?

Frequently Asked Questions

Can a reverse mortgage be used if the mortgage is already paid off?

Yes. A homeowner who meets the applicable program requirements may use a reverse mortgage to access equity even without an existing mortgage, but the new loan is secured by the home and carries continuing property-charge, maintenance and repayment obligations.

Does a reverse mortgage give the lender ownership of the house?

No. Under CFPB guidance, the borrower retains title. The lender has a secured loan, and the balance must be repaid when a triggering event occurs.

Are reverse-mortgage proceeds taxable income?

The IRS treats advances as loan proceeds, not income, when received. Accrued interest generally is not deductible as home mortgage interest while it accrues; individual sale and tax circumstances require separate advice.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

What is the safest way to use home equity in retirement?

There is no universal safest option. Compare staying, downsizing and borrowing using the complete housing budget, future-care reserve, repayment risk, cash-flow capacity and desired inheritance.

Who can qualify for a HECM reverse mortgage?

CFPB says HECMs are generally for homeowners age 62 or older whose home is their principal residence, subject to property-charge, financial and other requirements. Confirm current rules and eligibility for your specific property and household.

What costs remain after taking a reverse mortgage?

You remain responsible for property taxes, homeowners insurance, required property charges and keeping the home in good repair. The loan balance also includes advances, interest and fees.

Can heirs keep a home with a reverse mortgage?

Heirs may be able to keep the property only by satisfying the loan under the applicable rules. When a repayment trigger occurs, the estate may need to sell the home or use other funds; it does not pass free of the secured debt.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Should I downsize instead of borrowing against equity?

Compare the net sale proceeds and lower or higher replacement costs with the cost, repayment risk and flexibility of borrowing. Include location, transportation, care access, moving costs and the home you would need next.

The Bottom Line

A paid-off home is valuable retirement security, but it is not automatically spendable cash. Keep funding taxes, insurance, maintenance and repairs, then compare staying, downsizing and borrowing using conservative cash-flow assumptions, future-care needs, repayment risk and the equity you want to preserve. Recheck HECM rules and tax consequences with qualified professionals before committing.
