The payment a lender uses for that debt can, however, raise your debt-to-income (DTI) ratio and reduce the loan amount you qualify for. Lenders also review credit history, income, employment, assets, housing costs and every other recurring obligation.
Your strongest strategy is to document the exact student-loan payment, identify the mortgage program being underwritten and ask the lender to calculate your file under that program’s rules. The figures below explain Fannie Mae and FHA treatment; other programs and lender overlays can differ.

What student-loan debt changes in a mortgage application
Underwriting is an assessment of whether your verified income and assets can support the proposed housing payment and your existing obligations. A balance by itself is not an approval or denial decision. Freddie Mac’s consumer guidance says credit and repayment capacity matter and notes that “having student loan debt doesn’t put you as far from homeownership as you may think.”

The key variable is usually the monthly payment assigned to the student loan. That payment is added to other recurring debts and compared with gross monthly income. A lower documented payment can leave more room in the ratio; a payment calculated from the balance can use considerably more of that room.

- Assets: Cash for the down payment, closing costs and reserves can be important, especially when a program requires additional reserves.
- Employment and capacity: The lender evaluates whether income is likely to continue and whether the total obligations are manageable.
- Liabilities: Credit cards, auto loans, personal loans, child support and other recurring debts are considered alongside the student loan.
How DTI is calculated
DTI compares monthly debt obligations with gross (before-tax) monthly income. The housing portion generally includes the proposed principal and interest payment, property taxes, homeowners insurance, mortgage insurance and applicable association dues. The total-debt ratio adds qualifying recurring debts, including the student-loan payment used by the program.
Illustrative calculation: Suppose gross monthly income is $8,000. The proposed housing payment is $2,100, the student-loan payment used by underwriting is $450, and other qualifying debts total $650. Total monthly obligations are $3,200, so total DTI is 40% ($3,200 ÷ $8,000). If the documented student-loan payment were $150 instead, total obligations would be $2,900 and DTI would be 36.25%. These numbers are examples, not an estimate of any borrower’s approval.
Ask the lender which debts are included, which income is eligible and whether the housing payment includes taxes, insurance, mortgage insurance and association dues. Small differences in those inputs can change the ratio and the maximum affordable payment.

| Situation shown in the file | Fannie Mae guidance | FHA guidance in the cited Handbook 4000.1 text |
|---|---|---|
| Positive payment on the credit report | The lender may use the reported payment when it is accurate and supported. | Use the positive payment reported by the credit report when it is available. |
| Credit report payment is inaccurate | The lender may use the latest student-loan statement or other permitted documentation to establish the correct payment. | Use a positive actual payment when it is documented and available. |
| Income-driven repayment plan with a documented $0 required payment | A documented actual $0 payment may be used as $0. | The cited FHA passage directs the lender to use 0.5% of the outstanding balance when the credit report reports a $0 payment. |
| Deferred or forborne debt with no usable payment | The lender may use 1% of the balance or a fully amortizing payment, according to the applicable documentation and calculation rules. | The cited passage specifically establishes the 0.5% calculation when the credit report shows $0; ask the lender how the current handbook treats your deferment or forbearance status. |
Fannie Mae’s student-loan provisions are in Selling Guide B3-6-05, dated August 5, 2026. The FHA wording above comes from HUD Handbook 4000.1 Update 17, revised November 26, 2025. HUD’s handbook index lists an August 12, 2026 update, so have the lender confirm that the student-loan section in the latest handbook still contains the same formula before relying on it.
Fannie Mae DTI ceilings are guidelines, not guarantees
Fannie Mae’s DTI guidance distinguishes between manual underwriting and Desktop Underwriter (DU) casefiles. These are underwriting limits within Fannie Mae’s eligibility framework, not promises that a borrower at or below a percentage will be approved.
| Underwriting path | Stated Fannie Mae guidance | What can still affect the decision |
|---|---|---|
| Manual underwriting | Generally 36% maximum total DTI. | Credit, reserves, loan characteristics, income documentation and other eligibility requirements. |
| Manual underwriting with specified strengths | May increase to 45% when the required credit-score and reserve criteria are met. | All specified conditions must be satisfied; the lender’s full underwriting review still applies. |
| DU casefile | 50% maximum total DTI under the stated guidance. | DU findings, loan type, credit, assets, income and other eligibility conditions; exceptions can apply. |
A lender can also apply an overlay that is more restrictive than an agency’s published guidance. Ask whether your file is being run through DU, manually underwritten or evaluated under another investor’s rules.
Prepare your file before requesting preapproval
- Pull all three credit reports and review them. Look for duplicate student-loan tradelines, accounts that are not yours, outdated balances, incorrect payment statuses and unexplained collections or other debts. Dispute errors with the applicable bureau and creditor well before the mortgage application. Freddie Mac explains that credit history can influence both eligibility and the rate offered; no particular score increase or timeline is guaranteed.
- Obtain a current student-loan statement. Save the statement showing the servicer, outstanding principal, required payment, repayment plan and effective date. If the loan is deferred or in forbearance, retain the notice showing the status and end date.
- Document an income-driven payment, including $0. A billing statement alone may not show why the payment is zero. Obtain the servicer or plan documentation that identifies the repayment plan and the actual required payment. Give it to the lender so the lender can determine whether the program permits that documented amount.
- List every recurring debt. Include credit cards, auto loans, personal loans, leases, alimony or child support obligations and any co-signed debt for which you remain legally responsible. Do not rely on memory; compare your list with the credit reports and account statements.
- Build a complete housing budget. Add principal, interest, property taxes, insurance, mortgage insurance, association dues, maintenance and utilities to student-loan and other debt payments. A DTI calculation may omit some household expenses, but your personal budget should not.
- Protect cash reserves. Paying off a small debt can lower monthly obligations, but using the money may reduce your down payment, closing-cost funds or required reserves. Ask the lender to show the DTI effect and the post-payoff asset balance before moving cash.
- Verify income and employment records. Assemble recent pay documentation, tax forms when requested, employment history and records for variable, self-employed or multiple income sources. Tell the lender about an upcoming job change before submitting an application.
- Disclose changes promptly. A new card, loan, lease or student-loan status change can require the lender to recalculate DTI. Fannie Mae’s liability guidance requires assessment of debts that affect repayment and verification of significant open obligations.
Ways to improve the application without misrepresenting anything
Correct the payment the lender is using
The most direct improvement is often accuracy. If the credit report shows an old payment, a temporary amount or $0 while your current statement shows a required payment, provide the statement and plan documentation. Conversely, if your qualifying payment is genuinely $0 under an eligible income-driven plan, provide proof rather than asking the lender to infer it.

Lower other monthly obligations carefully
Because DTI uses monthly payments, reducing a high-payment credit card, auto loan or personal loan can help more than reducing a balance with a very small payment. Compare the monthly savings with the cash you would spend, the effect on reserves and any prepayment penalty. Do not close credit accounts or move balances without discussing the plan with the lender.
Strengthen credit habits
- Pay every account on time and keep balances controlled while the mortgage is pending.
- Avoid opening new credit unless necessary; a new inquiry, account or payment can change the underwriting picture.
- Do not dispute accurate accounts merely to change a score. Resolve genuine errors and keep records of the resolution.
Preserve verifiable funds
Keep down-payment, closing-cost and reserve money in accounts that can be documented. Large unexplained deposits, transfers between accounts or borrowed funds can create additional underwriting questions. Ask the lender what documentation is needed before moving money.
Make the housing payment realistic
Reducing the target purchase price lowers the proposed housing payment and may improve DTI. Compare homes using the full payment—not only principal and interest—because taxes, insurance, mortgage insurance and association dues can materially change the result.

- Income-driven repayment: Obtain current plan documentation showing the required $0 payment and its validity period. Under the cited Fannie Mae guidance, the lender may use $0 when that actual payment is documented.
- Deferment or forbearance: Obtain the status notice and the date payments resume. Under Fannie Mae guidance, a deferred or forborne loan with no usable payment may be counted at 1% of the balance or by a fully amortizing payment. Ask how the lender will document the calculation.
- Reporting error: Ask the servicer to correct the credit record and give the lender the latest statement. Do not assume the lender can ignore a discrepancy without documentation.
- FHA file: The cited FHA text uses 0.5% of the outstanding balance when the credit report reports a $0 payment. Confirm the current Handbook 4000.1 language and the lender’s implementation.
For an illustrative $40,000 balance, 1% would be $400 per month and 0.5% would be $200 per month. Those are examples of the formulas, not a prediction of the amount assigned to your loan.

- Which program and underwriting system are you evaluating: Fannie Mae, FHA, another agency, manual underwriting or a lender-specific program?
- What exact student-loan payment will you include, and which document supports it?
- If the payment is $0, is the reason income-driven repayment, deferment, forbearance or a reporting error?
- What total DTI, housing DTI and reserve requirements apply to this loan type?
- Will a newly discovered account or a change in my student-loan status trigger a recalculation?
- How would paying off or reducing another debt change DTI, cash to close and reserves?
- Which documents should I provide now so the payment is not re-underwritten later?
- Are you applying an overlay that is stricter than the agency guideline?
Request the answer in writing or in the lender’s preapproval worksheet. The purpose is to understand the assumptions, not to secure a promise that a loan will close.
Common mistakes and how to fix them
Assuming every program uses the same formula
Fannie Mae and FHA do not use identical treatment in the guidance summarized here. VA, USDA, other conventional investors and portfolio lenders may have different rules. Fix: identify the program first and ask for a calculation using that program’s current guidance.
Using a payment shown on an old credit report
Servicer transfers, recertification and repayment-plan changes can make a report outdated. Fix: provide the latest statement and plan notice and explain any discrepancy.

Failing to disclose a co-signed or private student loan
Leaving out a debt can delay underwriting or force a DTI recalculation when it is discovered. Fix: disclose every obligation and provide evidence if another person makes the payments or the debt is otherwise excluded under the program’s rules.
Draining savings to lower balances
A lower DTI is not helpful if the transaction then lacks funds for closing or required reserves. Fix: compare the lender’s before-and-after calculation and retain adequate documented assets.
Applying for new credit while shopping
A new account can add a payment, change utilization and require updated documentation. Fix: avoid new borrowing until the lender confirms that it will not jeopardize the file.
Treating an agency maximum as an approval threshold
A 45% or 50% DTI ceiling does not override credit, income, reserves, loan-to-value, property or documentation requirements. Fix: ask what specific strength or weakness is driving the lender’s decision.
When to involve a housing counselor
A lender can calculate your file for a specific product, while a HUD-certified housing counselor can help you organize debts, budget for ownership and evaluate readiness without being the source of the mortgage approval. Freddie Mac recommends speaking with a lender or housing counselor for individualized advice. Bring your credit reports, student-loan statements, income records, asset statements and a list of recurring expenses so the conversation is based on complete information.
