Clear out junk files and repair common Windows errorsFree Scan →Scan for outdated or missing drivers - takes under a minuteDriver Scan →Repair Windows errors before they cause bigger problemsFix Now →A DSCR loan denial is usually a specific underwriting failure, not a permanent verdict on you as a borrower. Ask the lender for the exact qualifying rent, housing-payment calculation, resulting debt-service coverage ratio (DSCR), credit and housing-history conditions, maximum loan-to-value (LTV), reserve requirement, property restriction, and documentation problem. Then correct that particular weakness—or submit the identical scenario to a lender whose written program accepts it. A second application is not a guarantee of approval.
The most effective recovery is evidence-driven: verify how rent was calculated, model the payment and leverage at the proposed loan amount, document sufficient liquid reserves, correct credit-report errors, and confirm that the property, rental use, ownership structure, and transaction type fit the program. Published rules differ materially by lender, loan size, credit tier, and rental strategy.

Start with the exact reason the lender said no
“DSCR loan denied” is not a diagnosis. A lender may have declined the file because the property’s qualifying rent did not cover the payment, because the lender could not use the rent evidence you supplied, or because a separate rule failed. Request a written or clearly itemized explanation before changing the deal.

- The qualifying monthly rent the underwriter used, and the document supporting it.
- The monthly housing payment used in the ratio, including principal, interest, taxes, insurance, association or HOA dues, and any interest-only treatment.
- The resulting DSCR and the program’s minimum DSCR for your transaction.
- The credit-score floor, housing-history requirement, and any waiting period after a foreclosure, bankruptcy, short sale, or late payment.
- The maximum LTV and loan amount allowed for your credit tier and purchase, rate-and-term refinance, or cash-out refinance.
- The number of reserve months required, the assets that qualify, and the amount the lender says is missing.
- Any restriction involving property type, unit count, location, occupancy, short-term rental use, borrower experience, ownership entity, or transaction purpose.
- Any incomplete, inconsistent, or unacceptable lease, appraisal, rental-history, insurance, tax, or organizational document.
Without those figures, you can spend more money on a larger down payment or a new appraisal while leaving the actual failure untouched.
Separate an ineligible file from a fixable condition
Some denials are documentation conditions that can be cured; others reflect a hard program boundary. For example, a lender might be willing to reconsider after receiving an executed lease or an accepted market-rent schedule. A property type excluded by that lender’s matrix will require a different program, not another copy of the same document.
| Possible failed criterion | What to verify | Typical corrective path |
|---|---|---|
| DSCR or payment | Qualifying rent, PITIA/ITIA, rate, amortization, taxes, insurance and association dues | Correct the rent evidence, reduce the loan, increase equity, or change a permitted structure after modeling the full economics |
| Rent evidence | Whether the lender accepts the lease, appraisal rent schedule, market-rent report, or rental-history records supplied | Provide the exact document type and tenancy details required by the matrix |
| LTV or loan size | Maximum LTV for credit tier, loan amount and transaction type | Request a smaller loan or bring more equity if the resulting reserves remain adequate |
| Reserves | Required months and eligible liquid assets after closing | Document additional qualifying funds, reduce the loan, or use a program with a different reserve rule |
| Credit or housing history | Score used, late-payment history, derogatory-event dates and overlays | Correct report errors, satisfy a wait period, improve the score, or seek a lower-LTV tier |
| Property or rental strategy | Type, units, location, occupancy, short-term use and insurance eligibility | Change the rental plan only if allowed, or compare a program that expressly permits the property |
| Experience or transaction structure | Landlord history, entity ownership, purchase versus refinance and cash-out purpose | Supply experience records, adjust ownership or purpose where permissible, or use another matrix |
Recalculate the DSCR using the lender’s method
Do not assume the rent number in your own spreadsheet is the number used for underwriting. The lender’s definition controls eligibility.
Understand the basic formula
For a long-term rental example published by Total Quality Lending, monthly gross qualifying rent is divided by PITIA: principal, interest, property taxes, homeowners insurance, and association or HOA dues. For an interest-only loan, that page says the payment calculation uses ITIA rather than principal, interest, taxes, insurance and dues in the standard amortizing sense. These are that lender’s published rules, not a universal formula.

An illustrative calculation from Mortgage News Channel is $3,000 of qualifying monthly rent divided by a $2,500 monthly housing expense, producing a 1.20 DSCR. The example demonstrates the arithmetic; it is not a promised lender calculation or a market statistic.
Ask how your rent was established
Obtain a copy of the rent evidence actually used or rejected. Depending on the program and transaction, the underwriter may require an executed lease, an appraisal rent schedule, a lender-accepted market-rent report, or documented rental history. Confirm whether the analysis uses current contractual rent, market rent, a permitted vacancy adjustment, or an average of historical receipts. If a lease has concessions, utilities paid by the owner, multiple units, or a recent change in rent, ask how each item is treated.
Check every payment component
Rebuild the payment from the lender’s assumptions. Verify the interest rate, amortization term, interest-only period if any, property-tax figure, insurance premium, flood or hazard coverage, and association dues. A seemingly small HOA charge or a tax reassessment can move a borderline ratio below the required threshold. Conversely, an interest-only payment may improve the underwriting ratio while increasing the balance and long-term cost; it is not automatically a sound financial fix.

Match the correction to the failed criterion
If the ratio or payment was too weak
- Replace the lender’s rent figure with the amount supported by an accepted lease, appraisal rent schedule, or rental-history record.
- Recalculate PITIA or ITIA using the lender’s current rate, term, taxes, insurance and association dues.
- Model a smaller loan, a larger down payment, or a permitted amortization choice.
- Compare the revised ratio with the program’s stated minimum and check that the change does not create a reserve shortfall.
Do not present a DSCR as the property’s net profit. The educational guidance from Mortgage News Channel notes that repairs, vacancy, management, utilities, and other operating costs may not be included in the lender’s ratio. Include those costs separately in your investment cash-flow model.
If leverage or loan size failed
Ask for the maximum LTV that applies to your credit tier, loan amount and transaction. A smaller loan can lower the payment and improve DSCR, but bringing more cash to closing can reduce the liquid assets available for reserves, repairs and vacancies. Test both effects before committing funds. Published matrices may also impose different limits on a purchase, rate-and-term refinance and cash-out refinance.
If reserves failed
Ask for the required number of months and the lender’s definition of an eligible asset. Confirm whether reserves must cover PITIA, whether funds must remain after closing, and whether retirement accounts, gift funds, business assets or proceeds from another transaction are discounted or excluded. For perspective, Primis Mortgage’s current program page reviewed in 2026 lists three months of reserves for subject loans at or below $1 million and six months above $1 million. The Total Quality Lending 2026 matrix lists two months as standard, six months above $1.5 million and 12 months above $2.5 million. These examples demonstrate lender variation, not a universal rule.

Pull all three credit reports and identify score discrepancies, undisputed late payments, incorrect balances, or accounts that should have aged off. Ask the lender which score it used and whether the issue was a score floor, recent housing late payment, debt settlement, foreclosure, bankruptcy or another credit-event overlay. A score improvement may move the file into a better LTV tier, but only the lender can confirm that the revised tier is available for your property and loan amount.

If the property or rental use failed
Clarify the exact restriction: single-family versus multifamily, unit count, condominium or planned-community approval, rural or nonstandard location, mixed use, vacant possession, short-term rental operation, or insurance availability. Confirm whether the lender requires the borrower to occupy or not occupy the property and whether the intended lease term is eligible. If the property itself is outside the matrix, changing the rent number will not solve the denial.
If experience, ownership or transaction structure failed
Ask how the lender defines landlord or investor experience and which records prove it, such as prior settlement statements, schedules of real estate owned, leases or tax returns. Verify whether the borrowing entity, guarantor arrangement, vesting, purchase contract, refinance purpose or cash-out use is permitted. A lender may accept an experienced investor but reject a first-time borrower for the same property, or impose different terms on a cash-out refinance.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. When another lender may approve the same scenario
“Will another lender approve me?” The honest answer is that it depends on the second lender’s written matrix and its independent underwriting. Criteria are not interchangeable, and an initial screen is not an approval or a guarantee that the lender will use your projected rent.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesSend an identical scenario for a fair comparison
- Provide the property address, property type, unit count, state, intended rental use and occupancy status.
- Send the purchase price or current value, requested loan amount, transaction type and estimated taxes, insurance and association dues.
- Include the lease, appraisal rent schedule, market-rent report or rental-history records available.
- State your approximate credit range, housing history, prior landlord experience, ownership entity and available liquid funds.
- Ask each lender to return the qualifying rent, DSCR, maximum LTV, reserve requirement, rate, fees, closing costs and prepayment provisions in writing.
Compare the criteria that actually decide approval
| Comparison point | Questions to ask |
|---|---|
| Rent evidence | Which leases, appraisal schedules, market-rent reports and historical statements are accepted? Are concessions or owner-paid utilities deducted? |
| DSCR threshold | What is the minimum for this property and transaction? Is there a documented pathway below 1.00? |
| Credit and housing history | What score, recent-payment and derogatory-event rules apply, and are there overlays? |
| LTV and loan amount | What maximum applies by credit tier, purchase versus refinance, cash-out and loan size? |
| Reserves and assets | How many months are required, what payment is covered, and which assets count after closing? |
| Property and rental use | Are the unit count, location, condominium or HOA, short-term rental use and insurance acceptable? |
| Experience and structure | Is prior landlord experience required? Are entities, guarantors and the intended ownership arrangement eligible? |
| Economics | What rate, points, lender fees, third-party costs and prepayment provisions apply? |
Verify the current matrix directly with the lender. Published pages can change, and approval remains subject to underwriting. Primis Mortgage states, “As always, all loans are subject to credit approval and product guidelines.”

What published 2026 figures show about program variation
The following figures belong to specific published programs and should not be treated as market-wide DSCR standards.
| Published source and date | Figures | How to use the information |
|---|---|---|
| Primis Mortgage program page, reviewed 2026 | Up to $3,000,000 loan amount; up to 80% financing for purchase and 75% for cash-out refinance; minimum FICO 575; three months’ reserves at or below $1,000,000 and six months above $1,000,000. | Use as one lender-specific benchmark, then confirm property, experience and other eligibility conditions. |
| Total Quality Lending 2026 matrix | Minimum FICO 640 for the standard DSCR at or above 1.00 tier; below-1.00 eligibility begins at a 660 FICO floor with reduced maximum LTV; two months’ standard reserves, six months above $1.5 million and 12 months above $2.5 million. | Shows why a below-1.00 file or larger loan may require a different leverage and reserve plan. |
| Total Quality Lending short-term-rental method, 2026 | Gross rent averaged over 12 months with a minimum 20% expense factor; higher documented actual expenses replace the 20% factor. | Confirm that your rental records and expense treatment meet the program’s documentation rules. |
| Mortgage News Channel educational example, reviewed 2026 | $3,000 qualifying monthly rent divided by $2,500 monthly housing expense equals 1.20. | Use only as a math illustration, not as a minimum or approval prediction. |
Can you get approved with a DSCR below 1.0?
Sometimes, but not universally. A DSCR below 1.00 means the qualifying rent is less than the housing payment under the lender’s calculation. Total Quality Lending publishes a reduced-LTV tier below 1.00 with a 660 FICO floor and other conditions. Another lender may require at least 1.00, exclude the property type, or impose a different credit, reserve or leverage rule.
For a below-1.00 request, ask for the exact minimum ratio, maximum LTV, credit floor, reserve months, loan-size limits and eligible transaction types. Then calculate the cash needed to close and the expected property cash flow after vacancy, repairs, management, utilities, taxes, insurance, financing and capital expenses. A lower LTV can reduce the payment, but it also ties up more equity; neither outcome alone proves the investment works.
Why DSCR is not the same as investment profitability
DSCR is an underwriting metric built from the lender’s qualifying rent and defined housing payment. It may omit or simplify operating costs such as repairs, vacancy, management, utilities, turnover, licensing, furnishing, accounting and capital replacements. Build a separate property-level budget that includes those items, income-tax effects where relevant, and a reserve for unexpected work.
Also test sensitivity. Recalculate the property with a vacancy period, a higher insurance renewal, a tax increase, a repair bill, a lower market rent and a higher refinance rate. A file that barely meets a lender’s minimum may have little margin for ordinary ownership costs.
Denial-recovery checklist
- Get the decline or ineligibility reasons in writing.
- Record the lender’s qualifying rent, payment components, DSCR and minimum threshold.
- Confirm the accepted rent evidence and replace incomplete or mismatched documents.
- Recalculate PITIA or ITIA using the lender’s assumptions.
- Check the maximum LTV and loan amount for your credit tier and transaction.
- Calculate required reserves and identify which assets remain after closing.
- Review credit reports and housing history for errors and overlays.
- Confirm property type, unit count, location, occupancy, insurance and rental-use eligibility.
- Document landlord experience, ownership entity and transaction purpose.
- Model a smaller loan or larger equity contribution without exhausting reserves.
- Send the same complete scenario to any alternative lender.
- Compare written rent methodology, DSCR threshold, LTV, reserves, costs and prepayment terms before choosing a path.
A lender saying no gives you a decision point: either cure the documented underwriting weakness or find a program whose published rules fit the same facts. Keep the calculations, evidence and written terms together so that every new review is based on the same property and transaction rather than an optimistic estimate.
