How to Improve Your Debt-to-Income Ratio Before Applying for a Home Loan

The fastest way to improve your mortgage debt-to-income ratio (DTI) is to reduce a required monthly debt payment, increase documented qualifying income, or both—without using so much cash that you weaken your down payment or reserves. First calculate the lender’s version of DTI, then stop adding debt, correct credit-report problems, model payoff choices with a lender, document any income change, and request a new underwriting run after the changes are reported.

DTI is calculated as total qualifying monthly debt obligations ÷ gross monthly income × 100. For example, $2,000 in monthly debt divided by $6,000 in gross monthly income produces a 33% DTI. The calculation normally includes the proposed housing payment and other debts required by the specific loan program.

What debt-to-income ratio means for a mortgage

The Consumer Financial Protection Bureau defines DTI as all your monthly debt payments divided by your gross monthly income. Gross income is income before taxes and other payroll deductions. A lender converts your debts and income into monthly figures, adds the proposed housing obligation, and applies the rules for the loan program and underwriting system.

Your own estimate can differ from the lender’s because the lender must decide which income is qualifying, which liabilities must be counted, and what housing costs belong in the payment. Federal ability-to-repay rules require creditors to consider income, assets, debt obligations, alimony, child support, and DTI or residual income; those rules do not create one universal DTI cutoff.

What to put in a lender-style calculation

  • Gross monthly income that the lender can verify under its underwriting rules.
  • The proposed principal-and-interest payment.
  • Property taxes, homeowners insurance, and other mortgage-related obligations included by the program.
  • Required payments on credit cards, lines of credit, auto loans, personal loans, student loans, and other installment debt.
  • Alimony, child support, and other obligations that the program requires.

Use the payment the lender will document, not a guessed minimum or a balance divided by an arbitrary number of months. A debt with no payment shown can be assigned a program-specific payment for underwriting purposes.

Why your consumer DTI may not match the lender’s number

Two people with the same income and balances can receive different DTI results because loan programs use different liability, income, and documentation rules. The lender may need current statements, payoff letters, tax or employment records, and evidence that a payment has actually changed. A new account or a changed obligation can trigger a recalculation even after an earlier preapproval.

Underwriting also distinguishes between a balance and the payment associated with it. Paying down a revolving balance may not change DTI until the creditor reports a lower required payment or the lender accepts acceptable documentation. Conversely, a lender may assign a payment when the application or credit report does not show one.

Current DTI benchmarks and what they do—and do not—mean

The following figures are Fannie Mae benchmarks cited in its 2025 and 2026 guidance. They are underwriting limits for particular scenarios, not approval promises or universal mortgage standards.

Underwriting situation DTI figure or payment rule Qualification
Manually underwritten loan 36% maximum total DTI Fannie Mae 2025 guide benchmark
Manually underwritten loan with specified credit-score and reserve requirements 45% maximum total DTI Available only when the stated requirements are met
Loan casefile underwritten through Desktop Underwriter 50% maximum allowable DTI Fannie Mae 2025 guide benchmark for DU casefiles
Revolving debt with no monthly payment on the application Greater of 5% of the revolving balance or $10 Fannie Mae DU treatment cited for 2026

FHA, VA, USDA, jumbo loans, and individual lender overlays can use different calculations and limits. Ask the lender to run the actual program you intend to use. A DTI below one benchmark does not guarantee approval because credit history, assets, collateral, income stability, and other underwriting requirements still apply.

A practical sequence for lowering DTI before you apply

1. Build the lender version of your worksheet

Start with a current gross monthly income figure and list every required monthly obligation. Use the payment shown on the latest statement or credit report, then verify ambiguous items with the creditor. Add a realistic estimate of the future housing payment, property taxes, insurance, and other charges the program will include.

Keep a second column for the source and date of each number. That makes it easier to replace estimates with documents and to explain a change to the lender. Calculate the percentage only after all qualifying debts and the proposed housing payment are included.

2. Stop creating new liabilities while you prepare

New borrowing can raise DTI, lower available credit, and create a documentation problem. The CFPB advises prospective buyers: “Don’t take out a car loan, make large purchases on your credit cards, or apply for new credit cards in the months before you plan to buy a house.” Delay nonessential financing and large card purchases until the mortgage has closed, unless a lender tells you a transaction is necessary.

Do not assume that a new account is harmless because its first statement has not arrived. A credit inquiry, newly reported balance, or loan approval can lead to a fresh underwriting review.

3. Audit credit reports, statements, and payment amounts

Obtain your credit reports and compare every account with your own records. Look for an account that is not yours, a balance that was paid but still appears open, an incorrect limit, a duplicate debt, or a payment amount that is higher than the current obligation. Dispute genuine errors with the reporting company and creditor, and keep evidence of the dispute and resolution.

Make every payment on time while preparing. High revolving utilization can hurt your credit profile even when the account is current, so avoid charging balances back up after paying them down. Limit applications for new credit, because multiple applications can affect both your score and the lender’s review.

4. Target debts that actually reduce a required payment

Before using savings, ask the lender to model the exact DTI effect of each payoff or paydown. A smaller balance does not automatically produce a smaller qualifying payment. The change matters when the creditor reports a lower required payment or when the lender accepts documentation that the obligation has been paid or modified.

Fannie Mae permits some paid-off debts to be excluded at or before closing under documented conditions. The lender must confirm whether your debt and timing qualify; do not assume that sending money to a creditor alone removes the payment from the calculation.

5. Compare debt payoff with preserving cash

Cash used to retire debt cannot also serve as a down payment, closing funds, emergency reserve, or required post-closing assets. Federal ability-to-repay analysis considers assets and debts together, so the right choice depends on the complete loan scenario rather than DTI alone.

Choice Potential DTI effect Cash and documentation issue
Pay down a revolving balance May lower DTI when the reported required payment falls; the balance reduction by itself may not change the payment used by underwriting Uses cash and can improve utilization; obtain an updated statement or other evidence of the new payment
Pay off an installment debt Can remove its monthly payment if the program permits exclusion and the lender documents payoff Requires payoff evidence and may reduce reserves or down-payment funds
Keep the cash for down payment or reserves Leaves the existing monthly obligation in DTI Preserves assets that may be needed for closing or the lender’s reserve requirement
Negotiate a lower payment with a creditor Can reduce the monthly obligation once the new agreement is documented and reported Obtain written terms and confirm how the lender will verify the modification

Have the lender compare both scenarios using the exact loan program: debt paid off with lower reserves versus debt retained with more cash available. Choose the scenario that satisfies the program’s DTI and asset requirements together.

6. Negotiate unaffordable payments instead of relying on a new loan

Contact creditors early and ask whether they can lower the payment, waive fees, change the interest rate, or move the due date. A lower contractual payment can help DTI if the lender accepts the agreement and the account is reported or documented accordingly.

The CFPB warns that consolidation does not cure overspending: “If you have accrued a lot of debt because you’re spending more than you’re earning, a debt consolidation loan probably won’t help you get out of debt unless you reduce your spending or increase your income.” A consolidation loan can replace several payments with one, but it can also create a new inquiry, new balance, fees, or a payment that does not improve the mortgage calculation. Ask the mortgage lender to model the proposed loan before taking it.

If payments are unaffordable, consider nonprofit credit counseling and understand the effect of any debt-management arrangement on credit reporting and mortgage eligibility before enrolling.

7. Increase documented qualifying income carefully

Federal rules allow creditors to consider current or reasonably expected income from employment and other sources, but the lender must verify qualifying income under its underwriting rules. Provide the records the lender requests and use only income that is stable, supportable, and eligible for the program.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Do not count a hoped-for raise, occasional cash work, an unverified side business, or another speculative source simply to lower the ratio. Ask the lender which documents establish the income and when the change will be usable in underwriting.

8. Request a fresh underwriting run after the change is visible

When a payoff, lower payment, income change, or credit-report correction is complete, send the lender updated statements, payoff letters, and income documents promptly. Ask the lender to rerun the DTI under the selected program rather than relying on your spreadsheet.

Lenders may recalculate when a new liability appears, a payment changes, or documentation expires. A new run tells you whether the change was accepted, whether another debt was counted, and whether the revised cash position still meets reserve and closing requirements.

How common debt types are treated

Credit cards and other revolving accounts

Credit-card DTI is based on the monthly payment used by underwriting, not simply the amount you remember paying. If a revolving account has no monthly payment on the application, Fannie Mae’s 2026 DU rule uses the greater of 5% of the balance or $10. Other programs may use different methods.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Paying a card to zero can improve utilization and may eliminate its payment once the account reports or the lender verifies the payoff. Ask when the creditor will report and what proof the lender will accept. Avoid reusing the available credit before the mortgage review is complete.

Installment loans nearing maturity

Do not assume that any debt with fewer than 10 months remaining can be ignored. FHA and conventional rules differ. HUD’s handbook generally requires applicable liabilities to be included and describes a limited exception for certain closed-end debts due within 10 months. The lender must determine whether the exact account meets the program’s conditions and whether its payment is material under that rule.

Student loans

Student-loan treatment depends on current program guidance, the payment used, and the documentation available. Provide the latest statement and any approved repayment information, then ask the lender which monthly amount will enter the DTI calculation. Do not substitute an anticipated payment for the documented amount.

Authorized-user accounts

Authorized-user debt can be treated differently depending on the program and documentation. Tell the lender about the account, identify who is responsible for payment, and ask what evidence is needed before assuming the payment can be excluded.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Choosing among improvement strategies

Evaluate every option on six questions: Does it reduce the required monthly payment? What interest and fees will it create? How much cash will remain for the down payment and reserves? When will the change appear on credit reports and lender documents? Does the loan program permit the debt to be excluded? What effect will it have on utilization, credit score, and verification work?

Strategy When it can help Trade-offs to examine
Pay down revolving debt When the reported payment falls or the lender accepts updated documentation Cash is consumed; utilization can improve, but the DTI change may lag the payment
Pay off a debt completely When the program allows the payment to be removed and payoff is documented May reduce reserves and down-payment funds; confirm exclusion before paying
Negotiate with creditors When a lower contractual payment is documented and accepted Terms, reporting, fees, and timing must be verified
Consolidate debt Only when the new verified payment and total plan improve the mortgage scenario New credit, fees, interest, and overspending risk can offset the benefit
Increase qualifying income When the income is current or reasonably expected and fully verifiable Unstable or undocumented income cannot be counted; documentation requirements apply

Documents and timing to prepare

Assemble documents before asking for a final DTI review. Useful items include recent debt statements showing balances and payments, payoff letters, written payment-modification agreements, evidence of corrected credit-report information, and records supporting qualifying income. Keep the account number, effective date, and creditor contact information with each document so the underwriter can match it to the credit report.

There is no official universal number of DTI points or a guaranteed timeline that every borrower can gain. Reporting cycles differ by creditor, and lender review can require additional evidence. Ask when each change will be reflected, then request the rerun after that date rather than applying with an unverified assumption.

Common mistakes that undermine an otherwise better DTI

  • Using net take-home pay instead of gross monthly income.
  • Leaving out the proposed housing payment, taxes, insurance, alimony, child support, or another required obligation.
  • Assuming a lower credit-card balance automatically means a lower qualifying payment.
  • Draining reserves or down-payment funds without comparing the complete loan scenario.
  • Taking a car loan, making large card purchases, or applying for new credit during mortgage preparation.
  • Counting speculative, temporary, or undocumented income.
  • Assuming the “paid within 10 months” idea applies to every FHA or conventional liability.
  • Failing to send payoff letters or updated statements after a debt changes.
  • Using a consolidation loan without reducing the spending that caused the debt.
  • Treating a benchmark such as 36%, 45%, or 50% as a guaranteed approval threshold.

When to ask for professional help

A licensed mortgage lender can calculate the ratio under the exact loan program, compare payoff and reserve scenarios, and tell you which documents will be accepted. If debt payments are already difficult to manage, a HUD-approved housing counselor or nonprofit credit counselor can help you evaluate a budget and creditor options before you commit cash or take out another loan.

The most reliable sequence is simple: calculate the lender version of DTI, stop new borrowing, correct report and payment errors, model the debts that would actually reduce a required payment, protect the cash the loan requires, document eligible income, and obtain a new underwriting run after every material change is visible.
