Random freezes, missing sound and display glitches usually trace back to one bad driver. Find and replace yours safely.Free scan · under a minuteWhen mortgage lenders tighten their criteria, the strongest applications are the ones a lender can verify quickly and affordably: realistic income, controlled outgoings, a clean and accurate credit record, a traceable deposit and a property price that leaves room for changing circumstances. No preparation guarantees an offer, because each lender applies its own policy, but you can materially improve your application by making your finances easy to understand and choosing a lender whose criteria fit them.
This UK guide explains what lenders check, how to prepare before a decision in principle, how deposit size and income type affect the assessment, what the FCA’s 2026 proposals do—and do not—change, and what to do if an application is declined.

What lenders assess when criteria become stricter
Affordability is broader than your salary. Lenders assess verified income alongside committed expenditure, regular household spending and existing debts. They also consider whether the proposed payment would remain manageable if interest rates, household costs or your circumstances changed. The government’s home-buying guidance and MoneyHelper both describe this wider affordability approach (GOV.UK; MoneyHelper).
A lender normally checks:
- Employment and income, including whether earnings are salaried, self-employed, variable, commission-based, benefit-related or from more than one source.
- Regular commitments such as loans, credit cards, child maintenance, school fees, insurance and other contractual payments.
- Household spending, including utilities, transport, food, subscriptions and childcare.
- Credit history, outstanding balances, payment conduct and recent applications.
- Deposit amount, loan-to-value (LTV), the source of the funds and the property being purchased.
- Whether your income and expenditure leave a sufficient buffer for foreseeable rate or life changes.
That means increasing a headline salary, cancelling a subscription for one month or moving money between accounts shortly before applying will not, by itself, solve an affordability gap. The application must reflect your normal finances and be supported by documents.

1. Build an affordability case before you apply
Make a complete household budget
Start with the spending that appears on your bank statements, not an idealised budget. Review several recent months and separate fixed commitments from variable costs. Include annual or irregular bills by converting them to a monthly amount. Record credit commitments using the contractual payment, and include any costs that would begin after moving, such as a longer commute or service charges.
Then test the proposed mortgage payment under less favourable conditions. Ask whether you could still meet it if rates reset higher, energy or travel costs rise, overtime disappears, one income pauses for parental leave or a dependent’s costs increase. This is your resilience check; it is not a lender’s promise about the rate you will receive.
Reduce debt only when the wider plan still works
Loan and credit-card repayments count as outgoings. Paying down expensive or heavily used debt can improve the monthly affordability picture, but the effect depends on your complete circumstances. Do not use every pound of savings to clear debt if doing so leaves no emergency fund, moving-cost reserve or money for taxes, surveys and repairs. A lender may also want to see how the repayment was funded, so keep evidence of any large transfer.

Work backwards from a payment you can sustain rather than from the maximum a calculator displays. Include the mortgage, council tax, utilities, insurance, maintenance and any leasehold or estate charges. A lower purchase price or larger deposit can reduce the LTV and monthly payment, but a high LTV product may still be available to eligible borrowers; the trade-off is that affordability and product pricing remain lender-specific.
2. Check your credit files and control searches
Correct errors before a formal application
Obtain your reports from the credit reference agencies used in the UK and check names, addresses, electoral-roll information, account balances, payment markers, financial associations and any fraud-prevention entries. Challenge inaccurate information with the agency and the relevant lender, allowing time for an amendment to appear before applying. Keep copies of correspondence and evidence supporting a correction.

There is no universal credit-score pass mark. Lenders use their own models, policies and affordability calculations, so a score shown by one agency does not determine acceptance. A history of missed payments, defaults, high utilisation or recent borrowing may matter, but the weighting differs between lenders.
Ask what type of search a decision in principle uses
A decision in principle (DIP), agreement in principle or mortgage in principle is an indication based on information available at that stage, not a final offer. Some providers use a soft search; others use a hard search. Ask the lender or adviser which will be recorded before you proceed.

GOV.UK warns that too many hard enquiries in a short period could negatively affect a credit score (GOV.UK). Avoid submitting multiple full applications simply to compare lenders. Instead, establish likely criteria first, then make a targeted application. MoneyHelper also advises against repeated applications after a refusal (MoneyHelper).
Keep application answers consistent
Use the same legal name, address history, employment dates, income figures, outstanding balances and deposit amount across forms and documents. Inconsistencies can trigger questions or a request for more evidence even when the underlying finances are sound. Do not omit spending or manipulate statements to fit a lender’s form.
3. Prepare income evidence that matches your circumstances
Use the income that can be demonstrated, not an optimistic estimate of future earnings. MoneyHelper identifies common evidence including recent payslips, a P60, current-account statements, proof of benefits where relevant, self-employment accounts or tax-return evidence, and savings statements or gifted-deposit declarations (MoneyHelper).

Employees
- Collect the recent payslips and bank statements requested by the lender.
- Keep your latest P60 and evidence for bonuses, overtime or commission if you want them considered.
- Explain probationary periods, a recent job change, unpaid leave or a notice period before submitting an application.
Self-employed applicants
- Expect requests for accounts, tax calculations, tax-year overviews or equivalent evidence covering the period the lender specifies.
- Explain changes in profit, dividends, retained earnings, company structure or the date trading began.
- Separate business and personal transactions clearly in statements.
Variable, benefit or multiple-source income
Different lenders may average variable pay, use only a proportion of it or require a longer history. Benefits and other income can be treated differently according to their type and duration. Ask an adviser or lender how each source will be assessed before relying on it in your budget. Do not count income that is conditional, informal or not evidenced.
Identity, address and source-of-funds checks
Prepare identity and address evidence early. Be ready to explain the deposit’s complete path—from savings, sale proceeds, investments, inheritance or a gift to the account from which it will be sent. GOV.UK notes that lenders and conveyancers may check identity and the source of funds (GOV.UK). A gifted deposit commonly requires a signed declaration confirming the donor’s relationship, the amount and that no repayment or ownership interest is expected; follow the receiving lender’s exact wording.
4. Use your deposit strategically
Understand what LTV changes
LTV is the mortgage divided by the property value. A larger deposit lowers LTV, which can widen the range of products and reduce the amount borrowed. It does not remove the affordability test, and using all available cash may leave you unable to cover legal fees, surveys, moving costs, repairs or an emergency reserve.
Compare options using the total cost, not only the initial rate. Include arrangement fees, valuation and other charges, the monthly payment, the rate type and what happens when an introductory period ends.
95% LTV and the permanent Mortgage Guarantee Scheme
HM Treasury says the Mortgage Guarantee Scheme was made permanent from July 2025. Eligible first-time buyers and home movers may obtain participating-lender mortgages at 91–95% LTV, with deposits as low as 5%, subject to the scheme rules and each lender’s terms (HM Treasury).

The scheme is not an approval guarantee and does not bypass income, expenditure, credit or property checks. Confirm current eligibility, participating lenders, property restrictions and product terms before relying on it. A 5% deposit also means a larger loan relative to the property value, so test the payment and the risk of owing more than the property is worth if prices fall.
5. Find a lender whose criteria fit you
Lenders differ in how they treat self-employed income, bonuses, agency work, benefits, credit history, debts, dependants and regular spending. A refusal from one lender does not prove that every lender will refuse you, but applying indiscriminately can create additional searches and a record of declines.
What an adviser can and cannot do
A regulated mortgage adviser or broker can help identify lenders whose published and internal criteria appear compatible with your circumstances and can explain which evidence is likely to be required. No adviser can guarantee acceptance or access every lender. Ask how the adviser is paid, whether advice is restricted or whole-of-market, what lenders are considered and how a referral relationship is disclosed. Verify the firm’s authorisation and the service you will receive before sharing documents.
Questions to ask before selecting a product
- How is my income type calculated, and which parts will be ignored or averaged?
- How are my debts, childcare, maintenance and other regular costs treated?
- Will the DIP use a soft or hard credit search?
- What documents are required, and for what period?
- What are the initial rate, fees, monthly payment and payment after the introductory period?
- Would the payment remain manageable through foreseeable changes to income, rates or household costs?
FCA pre-application disclosure rules are intended to give consumers information about product features and price so they can compare mortgages. Use those disclosures to compare like with like rather than choosing solely on the lowest headline rate.

- Set a sustainable price range. Build the full household budget, include purchase and ownership costs, and decide how much cash must remain after completion.
- Review credit files. Correct errors, settle or restructure problem debts only after considering the effect on your cash reserve, and avoid unnecessary new borrowing.
- Assemble evidence. Save payslips, P60s, accounts or tax evidence, bank statements, savings records, identity documents, address history and deposit declarations in a consistent folder.
- Shortlist by criteria. Ask an adviser or lenders how they treat your income, debts, credit history, LTV and property type.
- Check the DIP search. Confirm whether it is soft or hard and provide accurate information; do not submit several full applications for reassurance.
- Keep finances stable. Avoid taking new credit, moving large unexplained sums or changing jobs without discussing the effect with your adviser.
- Submit promptly when ready. Respond to evidence requests fully and explain unusual transactions rather than leaving gaps.
What to do if a lender declines you
Pause before applying elsewhere. MoneyHelper lists poor credit history, excessive debt, incomplete employment history and income insufficient for repayments among common refusal factors (MoneyHelper).

Diagnose the decision
- Ask whether the issue was affordability, credit, documentation, property type, LTV or an internal policy.
- Check the application against your documents for incorrect income, address, debt or employment information.
- Review your credit files for missed payments, financial associations or fraudulent entries you did not know about.
- Ask a suitably authorised adviser whether another lender’s criteria could fit without making an immediate full application.
A lender may not disclose every element of its scoring model, and a refusal does not create a universal ban. However, submitting another application without understanding the first decision can compound hard searches and produce another decline. If the cause is temporary—such as a new job, recently settled debt or missing accounts—wait until the evidence and circumstances genuinely improve.
What the FCA’s 2026 mortgage proposals mean
The FCA opened consultation CP26/18 on 9 June 2026 and closed it on 28 July 2026. It proposed targeted flexibility for some applicants with variable or irregular income, later-life lending needs and certain minor or historic credit issues. The proposals were not a blanket relaxation of affordability rules.
The FCA stated: “Our proposals keep responsible lending requirements in place and do not remove firms’ duty to check that a mortgage is affordable” (FCA consultation). FCA Director of Retail Banking Emad Aladhal said, “Our mortgage rules need to keep pace so those who can afford to repay can borrow” (FCA press release).
The consultation page said a policy statement was expected in the second half of 2026. Check that page for the current status before treating any proposal as a rule. Until a final policy is confirmed and adopted, existing lender criteria and responsible-lending checks apply. Even if changes are finalised, they would not guarantee acceptance or remove the need to prove affordability.
How to compare mortgage options when criteria differ
| Comparison point | Why it matters |
|---|---|
| Total cost | Compare the initial rate, fees, valuation and other charges, plus the payment after any introductory period. |
| Rate type | Fixed, variable and tracker structures expose you to different payment changes; test the payment against your budget. |
| LTV and deposit | A lower LTV may broaden product choice, while a high-LTV loan can require a larger payment and leaves less equity if prices fall. |
| Income treatment | Check how the lender assesses self-employed, bonus, commission, benefit, agency and other variable income. |
| Credit criteria | Ask how recent missed payments, defaults, settled issues and existing commitments are treated. |
| DIP search | Confirm whether the initial assessment uses a soft or hard search before authorising it. |
| Life-change resilience | Consider parental leave, retirement, job changes, rate resets and foreseeable cost increases—not only today’s payment. |
Common mistakes that weaken an application
- Applying for the maximum theoretical borrowing instead of a payment you can sustain.
- Leaving regular spending, debts or financial commitments off the form.
- Assuming one credit score determines every lender’s decision.
- Making several hard applications after a refusal.
- Using a deposit without retaining money for purchase costs and emergencies.
- Relying on overtime, bonuses or future earnings without checking the lender’s evidence rules.
- Moving large sums between accounts without retaining a clear source-of-funds trail.
- Treating a DIP as a binding mortgage offer.
- Assuming the Mortgage Guarantee Scheme overrides affordability or credit checks.
- Relying on FCA consultation proposals before a final policy statement and lender implementation.
A practical readiness checklist
- Budget includes the mortgage, ownership costs, debts, regular spending and irregular annual bills.
- Payment remains manageable under a higher-rate or higher-cost scenario.
- Credit reports have been checked and inaccurate entries challenged.
- No unnecessary new credit or multiple hard searches are planned.
- Income evidence matches the employment or self-employment situation.
- Deposit statements show a clear, documented source of funds.
- Identity and address documents are current and consistent.
- Lender criteria have been checked for income type, credit history, debts and LTV.
- DIP search type is understood and the information supplied is accurate.
- Emergency and transaction-cost reserves remain after the deposit.
Mortgage rules, lender criteria, scheme participation and regulatory policy can change. Recheck the FCA consultation page, current Mortgage Guarantee Scheme terms and the lender’s own criteria immediately before applying.
