To improve your chances of a lower mortgage rate, strengthen your credit and overall application, request comparable Loan Estimates from at least three lenders, and negotiate with competing written offers. Ask each lender to price different terms, loan programs, down payments, points and lender credits. A lower rate is not automatically the cheapest loan: compare the payment, upfront charges, mortgage insurance, rate-lock terms and five-year cost, and choose a payment you can sustain. No single action guarantees a particular rate.
What determines the mortgage rate you are offered?
Mortgage pricing is individualized. Lenders evaluate your credit reports and mortgage scores, debt obligations, income, assets, savings, down payment, property and occupancy, loan amount, term, loan type and the lender’s own pricing. Broad market rates also move, sometimes daily, so two borrowers with similar finances can receive different quotes on different days.

Your objective is not simply to find the lowest advertised number. It is to obtain several offers based on the same assumptions, identify the total cost of each offer and use genuine competition to improve the preferred lender’s proposal.
Prepare your credit and finances before requesting quotes
Check all three credit reports for errors
Mortgage lenders use credit-report details and mortgage-specific scoring models when deciding eligibility and price. Obtain your reports well before applying, review accounts, balances, payment history and personal information, and dispute inaccuracies with the reporting company and the furnisher. Allow time for a correction to appear before a lender pulls your file.

A corrected error can help, but no particular score increase guarantees a lower rate. Lenders also consider debt, savings, assets, income and other underwriting information.
Avoid unnecessary new credit
Do not open several credit cards, finance a vehicle or take on other new borrowing immediately before or during mortgage shopping unless it is necessary. New accounts can create hard inquiries, change your debt-to-income ratio and alter your available credit. Keep existing accounts current and avoid large unexplained changes in balances.
When you do shop, the Consumer Financial Protection Bureau says multiple mortgage lender credit checks made within a 45-day window are recorded as a single inquiry for scoring purposes under its current guidance. Keep mortgage inquiries within that window when practical, while still allowing enough time to read each offer.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsOrganize income, asset and debt documentation
Gather recent pay statements, tax documents when requested, bank and investment statements, information about existing debts, identification and evidence of the source of your down payment or closing funds. A complete, consistent file reduces avoidable underwriting delays. Do not move large sums between accounts without retaining records that explain the transfer.
Choose a down payment you can actually afford
Ask each lender to price more than one down-payment level if you have flexibility. A larger down payment can change the rate, loan-to-value pricing and mortgage-insurance cost, but using all your cash can leave you without reserves for repairs, emergencies, taxes or moving expenses. Compare the complete payment and cash needed at closing rather than assuming that the largest down payment is best.
Request comparable offers from at least three lenders
The CFPB recommends comparing at least three mortgage offers. Contact a mix of banks, credit unions and mortgage lenders that understand your circumstances. The important point is not the lender category; it is obtaining written estimates for the same transaction so the numbers can be compared fairly.
Use one standardized scenario
Give every lender the same information:
- Purchase price or estimated property value and the requested loan amount.
- Down payment amount or percentage.
- Loan type, such as conventional, FHA, VA or USDA, if you may qualify.
- Term, such as 15, 20 or 30 years.
- Fixed-rate or adjustable-rate structure.
- Occupancy and property type.
- The same assumption about points: no points, a specified number of points or a lender-credit request.
Ask for a written Loan Estimate, not only a phone quote. An estimate lets you examine lender-controlled charges, the projected payment, mortgage insurance, cash to close, rate-lock information and the five-year cost comparison.

Make lender shopping efficient
- Prepare a one-page scenario with the same loan amount, term, down payment and property details for every lender.
- Submit or authorize applications close enough together to stay within the 45-day mortgage-inquiry window described by the CFPB.
- Request each lender’s Loan Estimate and ask whether the interest rate is locked, for how long and under what conditions.
- Record the date and time of every quote because market pricing can change.
- Ask lenders to disclose whether any figure is an estimate, a one-time charge, a recurring charge or controlled by a third party.
Compare the entire Loan Estimate, not just the note rate
Use the same line items across all offers. Taxes, homeowners insurance and other services that the lender does not control can differ because of property assumptions; do not mistake those differences for better or worse lender pricing. Focus closely on lender-controlled costs while checking the complete projected payment and cash requirement.
| Compare | Questions to ask | Why it matters |
|---|---|---|
| Interest rate and structure | Is it fixed or adjustable? Is the quoted rate locked? | The initial rate may not describe future payments on an adjustable loan. |
| Loan amount and term | Are both offers based on exactly the same amount and repayment period? | A shorter term generally has a lower offered rate but requires a higher monthly payment. |
| Principal and interest | What is the scheduled monthly principal-and-interest payment? | This isolates the payment created by the loan itself. |
| Mortgage insurance | Is mortgage insurance required, how much is it, and when can it end? | A lower rate can be outweighed by higher insurance costs. |
| Points | How much cash is required for discount points, and what rate reduction do they buy? | Points lower the rate in exchange for upfront money; the reduction varies by lender, loan and market. |
| Lender credits | What fees does the credit cover, and how much higher is the rate? | Credits reduce upfront cost but normally increase the rate or payment. |
| Lender-controlled fees | Are origination, underwriting, processing and other lender charges different? | These are areas where competing lenders may be able to improve an offer. |
| Cash to close | How much must you bring, including points, deposits and prepaid items? | A lower payment is not useful if the required cash exhausts your reserves. |
| Five-year cost | What does the Loan Estimate show for total interest and fees over five years? | It provides a consistent comparison, though your actual holding period may differ. |
| Rate-lock expiration | When does the lock end, and what happens if closing is delayed? | You need to know whether an extension fee or a new rate could apply. |
Negotiate with competing Loan Estimates
Once you have comparable written offers, take the strongest one to the lender you prefer and ask whether it can match or improve it. The CFPB’s mortgage-shopping guidance says, “Negotiation is common, and there’s no harm in asking.” Your leverage is strongest when the competing estimate has the same loan type, amount, term, down payment and points or credits.
- Identify the specific rate, points, lender credits and lender fees you want the preferred lender to address.
- Provide the competing Loan Estimate and ask for a revised offer in writing.
- Check whether a lower rate is being offset by additional points, a higher origination charge or a shorter rate lock.
- Ask for the same comparison with no points and with the proposed points or credits so the trade-off is visible.
- Confirm that the revised estimate still uses the same loan amount, term, down payment and property assumptions.
A lender’s reliability and ability to close on time also have value. A slightly lower price may not be worthwhile if the lender is unresponsive or cannot meet the purchase contract’s deadline. Ask who will handle your file, how quickly questions are answered and what could cause a delay.
Decide whether discount points are worthwhile
“Points are also called discount points,” according to CFPB guidance. A point is an upfront charge paid in exchange for a lower interest rate. The rate reduction is not standardized: it varies with the lender, loan, borrower and market.

Ask every serious lender for:
- A no-point offer.
- An offer with the points the lender recommends.
- A lender-credit offer, if available, that reduces upfront charges in exchange for a higher rate.
Compare the additional upfront cost with the expected monthly principal-and-interest savings. A simple break-even estimate is:
Break-even months = additional cost of points ÷ monthly payment savings.
For example, if a hypothetical offer required $3,000 more upfront and reduced principal and interest by $50 per month, the simple break-even point would be 60 months. That illustration is not a market quote; use the figures in your own Loan Estimates. Include the possibility of refinancing, selling or paying off the loan before the break-even date. Ask the lender to calculate costs for a short, likely and longer holding period.

The CFPB notes that borrowers keep a mortgage for about five years on average before moving or refinancing. That is a contextual figure, not a prediction for you. If you expect to move in two years, compare against two years; if you expect to retain the loan much longer, use that longer period. Also consider the opportunity cost of using cash for points instead of preserving reserves or paying down higher-cost debt.

Ask about loan terms and programs you may qualify for
Shorter versus longer repayment terms
A shorter term generally carries a lower offered rate and reduces the time interest accrues, but the required monthly payment is higher. Have lenders price the same loan on multiple terms only if each payment fits your budget after taxes, insurance, maintenance, utilities and other obligations.
Fixed-rate versus adjustable-rate mortgages
A fixed-rate loan keeps its note rate unchanged under the contract. An adjustable-rate mortgage can begin with a lower rate, but its future rate and payment may rise. Review the initial period, adjustment frequency, index and margin, periodic and lifetime caps, floor, and the maximum payment shown in the disclosures. Compare a higher-rate payment scenario rather than assuming the initial payment lasts. A five-year ARM example that assumes rates never change is only an illustration.
Government, conventional and housing-finance programs
Conventional, FHA, VA, USDA and state housing-finance programs serve different borrowers. Eligibility can depend on service history, income, location, property type, credit, down payment and other rules. A program advertising a lower rate may carry mortgage insurance, an upfront fee, funding fee or other costs. Ask each lender for the full Loan Estimate and verify the program’s requirements for your circumstances instead of comparing the headline rate alone.
Understand rate locks and timing
Mortgage rates can change daily. A rate shown on an estimate may be floating rather than locked. Ask for the lock length, expiration date, extension policy, cost of an extension and the events that can invalidate the lock. A lock protects the quoted rate only under its specified conditions.
Changes to the application, loan amount, property, income documentation or chosen program can lead to a revised Loan Estimate. Read any revision promptly and compare it with the original. Do not assume that a locked rate survives a material change or a missed closing deadline.
Keep the lower rate affordable
Calculate the payment using the complete housing budget, not only principal and interest. Include mortgage insurance, property taxes, homeowners insurance, association dues, maintenance, utilities and an emergency reserve. A rate that is lower by a small amount is not a good result if the payment leaves no room for ordinary repairs or income disruption.

For an adjustable loan, budget for the higher payment shown in the lender’s disclosures. For a loan using points, retain enough cash after closing for emergencies. For a lender-credit offer, make sure the higher monthly payment remains comfortable for as long as you expect to keep the loan.

Comparing advertisements instead of estimates
Problem: An advertised rate may assume exceptional credit, a particular down payment, points or a short lock period.
Fix: Request a Loan Estimate for your exact scenario and ask what assumptions produced the quote.
Changing several variables at once
Problem: One lender quotes a 15-year loan with points while another quotes a 30-year loan with a credit. The rates cannot be meaningfully compared.
Fix: Hold loan amount, term, down payment, program and points or credits constant before judging price. Then request separate scenarios for the variables you are considering.
Choosing the lowest note rate automatically
Problem: The lowest rate may require substantial points, higher fees or a payment structure that does not fit your plans.

Calling an offer “no closing cost” without checking the trade-off
Problem: Costs may be shifted into a higher rate or payment rather than eliminated.
Fix: Compare the complete Loan Estimate with and without the credit. Identify which charges the credit covers and calculate the added payment over your expected ownership period.
Ignoring the lock expiration
Problem: A delayed closing can require an extension fee or expose you to a different rate.

A practical decision checklist
- Review credit reports early and dispute errors.
- Keep existing accounts current and avoid unnecessary new credit.
- Assemble income, asset and debt documents.
- Contact at least three lenders and keep mortgage inquiries within the CFPB’s 45-day window when possible.
- Give every lender identical loan assumptions.
- Obtain written Loan Estimates and verify whether each rate is locked.
- Compare rate, payment, mortgage insurance, points, credits, lender fees, cash to close and five-year cost.
- Request fixed-rate and adjustable-rate details, including a higher-rate payment scenario when relevant.
- Ask for no-point, point-paid and lender-credit versions.
- Take the best competing estimate to the lender you prefer and request any improvement in writing.
- Check the lock expiration and the consequences of a delayed closing.
- Choose the offer that remains affordable over your realistic holding period, not merely the one with the smallest headline rate.
When to seek individualized help
General shopping guidance cannot determine which program, term or point strategy is right for a particular borrower. Eligibility rules and underwriting differ by lender and by state. If you need help evaluating your options, CFPB guidance directs consumers to HUD-certified housing counselors. A counselor can help you understand affordability and program choices without replacing the lender’s formal underwriting decision.
