How to get mortgage relief after a wildfire damages your home

Contact your homeowners insurer, mortgage servicer and disaster-assistance agencies as soon as it is safe. A wildfire does not automatically cancel or pause your mortgage. If the home is damaged, uninhabitable or your income has fallen, your servicer may offer a temporary payment reduction, forbearance, repayment arrangement, loan modification or another loss-mitigation option. Eligibility and the way skipped payments are handled depend on your loan, the disaster declaration, your insurance and your financial facts.

Protect people first, then document the damage, open the insurance claim, call the servicer before missing a payment if possible, apply for assistance and obtain every agreement in writing. Free HUD-approved housing counseling is available if you cannot tell which option is safe or foreclosure risk is emerging.

Does a wildfire stop your mortgage payments?

No. Damage to the house does not by itself end the obligation to make mortgage payments. USAGov says homeowners should continue paying after a disaster and contact the servicer immediately if payment becomes difficult. The Consumer Financial Protection Bureau (CFPB) puts it plainly: “After a disaster you still have to pay your mortgage.”

That does not mean you have no options. CFPB’s disaster guidance says that while damage does not stop the payment responsibility, a servicer may be able to change or temporarily suspend payments when you lack steady income or face other financial hardship. A pause is generally forbearance or another accommodation, not forgiveness. The written agreement should explain the start date, end date, interest and fees, credit reporting, and what happens to the amount not paid.

Do not stop paying simply because the property is uninhabitable, an insurance claim is pending or a government application has been filed. Ask the servicer what to do while those processes are underway.

What to do first: a safe order of operations

1. Protect people and prevent further damage

Follow evacuation, re-entry and utility instructions from local authorities. Do not enter a burned or smoke-damaged structure until officials say it is safe. Once permitted, take reasonable steps to prevent additional damage, such as covering openings or arranging temporary security, but do not perform dangerous work or discard damaged materials before the insurer has a chance to inspect unless safety requires it. Keep receipts for emergency expenses.

2. Open the homeowners insurance claim

Call the insurer for the policy covering the property and report the wildfire loss promptly. Request a copy of the policy if you do not have one. Photograph or video every affected room, exterior area, structure and personal-property loss when it is safe, preferably before permanent repairs. Make a written inventory and preserve receipts, estimates and inspection reports.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ask the adjuster for the claim number, assigned contact, required forms, inspection process and deadlines. If the insurer denies or underpays a claim, request the reason and appeal instructions in writing. Claim deadlines and procedures vary by state, so consult your state insurance department for local rules.

3. Call the mortgage servicer before a missed payment

Use the phone number on your monthly statement or the servicer’s official website, not a number supplied by an unsolicited caller. Explain whether the home is uninhabitable, whether you have been evacuated, and how the wildfire has affected your income or expenses. Ask for the disaster-relief or loss-mitigation department and record the representative’s name, date, phone number and instructions.

A useful opening is: “My mortgaged home was damaged by a wildfire. I need to know what disaster options apply to my loan and how to protect my account while the insurance claim and repairs are pending.”

4. Apply for public assistance if the event qualifies

Check DisasterAssistance.gov and your state emergency-management agency when a presidential disaster declaration or other state program may apply. Depending on the event and your circumstances, assistance can include FEMA aid, Small Business Administration disaster home loans for eligible homeowners and renters, or FHA disaster mortgage insurance for certain borrowers rebuilding or buying after a destruction.

Eligibility is not automatic. SBA home-loan conditions summarized by USAGov include a presidentially declared disaster area, a primary residence and no duplication of insurance or other benefit-program payments. Agency application windows and documentation requirements vary by event; verify the current deadline for your wildfire.

Questions to ask the mortgage servicer

Have your loan number, property address, insurance claim number and a short description of the hardship ready. Ask each question below and request the answer and any forms in writing:

  • What temporary payment reduction or suspension is available for this loan?
  • Is disaster forbearance available, and what are its exact start and end dates?
  • What happens to each skipped payment when the accommodation ends: a lump-sum payment, repayment plan, deferral, modification or another arrangement?
  • Will interest continue to accrue? Are late fees waived? How will payments be reported to credit bureaus during the approved arrangement?
  • Who owns or guarantees the loan, and does that investor or agency have disaster-specific rules?
  • Are inspections, proof of loss, repair estimates, contractor information or other documents required?
  • How will escrow for property taxes and homeowners insurance be handled while payments are reduced or suspended?
  • How will insurance checks be endorsed, held and released for repairs, and are there deadlines for submitting plans or completing work?
  • What should I do if the home remains uninhabitable when the relief period ends?

Never rely on a verbal promise. Ask for the complete agreement, notices and payment schedule, then compare them with your account statement. If the terms are unclear, have a HUD-approved counselor review them before signing.

Identify the loan before choosing a relief path

The servicer should tell you whether the mortgage is conventional, FHA-insured, VA-guaranteed, USDA-backed, or associated with Fannie Mae or Freddie Mac. Government-insured or government-sponsored loans may have agency guidelines for delaying foreclosure or offering disaster accommodations. A private or portfolio loan may have different rules set by its owner or servicer.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Loan connection Why it matters What to confirm
FHA-insured USAGov says FHA borrowers may qualify for additional disaster help, including FHA disaster mortgage insurance for eligible survivors rebuilding or buying. Whether the wildfire and property meet the program’s declaration, occupancy, damage and application requirements.
VA-guaranteed The servicer may have VA-specific disaster and foreclosure-delay procedures. Which VA accommodation applies, its duration and treatment of missed payments.
USDA-backed USDA rules may affect available payment relief and documentation. The applicable disaster guidance for your loan and property.
Fannie Mae or Freddie Mac associated Investor guidelines may provide disaster options administered by the servicer. The investor, qualifying hardship, deadlines and required inspections.
Private or portfolio loan Relief may be determined primarily by the loan owner or servicer rather than a federal insurance or guarantee program. Which options the owner permits and the exact written terms.

These categories describe possible pathways, not guaranteed awards. The wildfire’s declaration status, your primary-residence status, damage assessment, insurance and current finances all matter.

Compare the payment-relief options

Use the same questions for every option: how much is due now, how long the relief lasts, how the postponed amount is collected, what costs accrue, and what happens if the property is still uninhabitable at the exit date.

Option Immediate effect Questions about the exit
Temporary payment reduction or suspension May lower or pause payments for an approved period. When does the normal payment resume, and is the reduced amount later repaid?
Forbearance Allows an approved temporary pause or reduction without erasing the debt. Is the missed amount due in a lump sum, spread through a repayment plan, deferred, or handled by modification?
Repayment plan Adds some or all arrears to regular payments over an agreed period. Can the higher payment fit your budget after insurance, taxes and repairs?
Deferral or partial claim May move eligible missed amounts to the end of the loan or another later balance, when the program permits. When is the deferred balance due, and does it accrue interest?
Loan modification Changes loan terms to make the payment sustainable after hardship. How do principal, interest rate, term, escrow and total cost change?
Refinancing Replaces the existing loan if you qualify and the property and market support it. Are appraisal, title, income, credit and closing-cost requirements realistic after the wildfire?
Short sale or deed-in-lieu May be considered when keeping or rebuilding the home is not feasible. What approval, relocation, tax and deficiency consequences apply?

CFPB’s mortgage-loss-mitigation framework includes forbearance, repayment, modification, refinancing, short sale and deed-in-lieu. A servicer does not have to offer every option to every borrower. Get the specific eligibility decision and terms for your loan.

Insurance proceeds, repairs and escrow

Coordinate the insurer and servicer

Tell the servicer that an insurance claim is open and ask how claim checks will be handled. Some checks may name the lender or both borrower and lender, but that practice is not universal for forward mortgages. Do not endorse or deposit a check contrary to the written instructions. Ask who holds the funds, what repair plans or inspections are required, how money is released in stages and what deadlines apply.

Understand escrow and future payments

Property taxes and homeowners insurance may continue even while principal and interest are reduced or paused. Ask whether the servicer will keep paying escrow bills, whether a shortage will develop and how a shortage will change later monthly payments. CFPB notes that escrow shortages can increase payments after forbearance. Budget for deductibles, temporary housing and expenses not covered by insurance or public aid.

Keep rebuilding decisions documented

Save contractor bids, permits, engineering reports, receipts and communications about repair scope. If the home is a total loss, ask the insurer and servicer how settlement proceeds, demolition, rebuilding or payoff decisions affect the mortgage. Insurance coverage for rebuilding is controlled by the policy and claim determination; do not assume it will equal the outstanding loan balance or the cost of a new home.

If the wildfire caused displacement or lost income

Tell the servicer both facts separately. A home can be damaged while the borrower remains employed, or the borrower can lose income because a workplace closed or evacuation prevented work. Explain the actual hardship and provide only documents requested. Ask whether relief can continue if repairs take longer than expected and what review is required before the initial accommodation expires.

Track hotel, rental, meals, transportation and storage costs. Some may be covered by additional living-expense insurance or assistance programs; coverage depends on the policy and program. Do not borrow against retirement funds, take a high-cost loan or sign a contractor-financing agreement before understanding how it affects your mortgage budget.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Keep a complete disaster file

Create a digital and paper folder containing:

  • Mortgage statements, loan number and servicer contact details.
  • Insurance policy, claim number, adjuster contacts, damage photos and videos.
  • Fire-department, building-department or inspection reports.
  • Repair estimates, invoices, permits and receipts for emergency work and displacement.
  • FEMA, SBA, FHA or state-assistance applications and decisions.
  • Every forbearance, repayment or modification agreement and revised payment schedule.
  • A call log showing date, representative, promises, deadlines and your next action.

Back up files somewhere the wildfire cannot reach. Send important documents through the channel the servicer identifies and keep delivery confirmations.

What to do if the servicer is unresponsive or the agreement fails

First, ask for a supervisor or the designated disaster-relief team and restate the issue in writing. Continue making the payment required under the current account unless a written accommodation changes it. If the servicer mishandles a payment, refuses to explain a forbearance or does not correct an error, submit a mortgage-servicing complaint to the CFPB. CFPB generally forwards complaints to the company and seeks a response, commonly within 15 days, although you should verify the current process on the agency’s complaint page.

A HUD-approved housing counselor can help you evaluate options at no cost. Counseling is especially useful if you are already behind, cannot understand the end-of-forbearance terms, or have received a foreclosure notice. A counselor does not replace the servicer’s approval, but can help you prepare documents and recognize an unaffordable arrangement.

Recognize mortgage-relief scams

Wildfire survivors are frequent targets for urgent payment and title schemes. Be cautious of anyone who:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Demands an upfront fee to guarantee a modification, forbearance or saved home.
  • Promises that every homeowner qualifies for a specific payment pause.
  • Orders you to stop paying or to send payments to someone other than the servicer.
  • Pressures you to sign over the deed or other title documents.
  • Asks for personal information through an unsolicited call, text or social-media message.

Use the servicer’s statement, official agency websites and a HUD-approved counselor to verify contact information. Read documents before signing and keep copies.

A practical timeline

  1. Immediately: Follow evacuation and safety orders; preserve evidence and prevent additional damage only when safe.
  2. Within the first few days: Open the insurance claim, obtain the claim number and ask about inspections, living-expense coverage and documentation.
  3. Before the next payment date: Call the servicer, identify the loan and request written disaster-relief options.
  4. While the claim is pending: Apply through DisasterAssistance.gov and state programs if the event qualifies; keep copies of all applications and deadlines.
  5. Before signing relief terms: Confirm the payment amount, duration, interest, fees, credit reporting, escrow treatment and repayment of skipped amounts.
  6. Before relief ends: Ask how to resume payments, whether a new review is needed and what happens if repairs or displacement continue.
  7. At any point: Contact a HUD-approved counselor for free help and report unresolved servicing problems to the CFPB.

Key takeaway

A wildfire does not automatically pause a mortgage, but prompt coordination can prevent a temporary disaster from becoming a servicing or foreclosure crisis. Open the insurance claim, call the servicer before missing a payment, identify the loan’s investor or guarantor, apply for eligible assistance, and insist on written terms that explain exactly what happens to every postponed dollar.
