How to Get Mortgage Preapproval Through a Broker

To get mortgage preapproval through a broker, choose a licensed intermediary, provide complete financial documents, authorize a credit check, and have the broker submit your application to suitable lenders. The broker then explains the lender’s proposed amount, rate assumptions, fees, and conditions in a written preapproval letter.

Use the letter as evidence that you are finance-ready, not as a promise that a lender will fund any property you choose. Set your own affordable payment first, verify how the broker is paid, and compare formal loan offers from several lenders before committing.

What a mortgage broker preapproval actually does

A mortgage broker is an intermediary between you and lenders. Instead of applying separately to every bank or credit union, you give the broker one financial profile and the broker looks for lenders whose criteria fit your income, debts, credit history, down payment, property type, and timing. The broker’s access is not universal: two brokers may work with different banks, credit unions, alternative lenders, or specialty lenders.

A preapproval is a lender’s preliminary, conditional assessment. The Consumer Financial Protection Bureau (CFPB) describes a preapproval letter as a statement that a lender is tentatively willing to lend up to a specified amount. It is not a final underwriting decision, a property approval, or a guarantee that the loan will close. The lender can still verify your documents, credit, employment, assets, the property, and the purchase contract later.

Broker licensing, available lenders, compensation, disclosure forms, rate holds, and document rules depend on your country and, in some cases, your state or province. U.S. guidance from the CFPB, Federal Trade Commission (FTC), and Federal Deposit Insurance Corporation (FDIC) should not be treated as interchangeable with Canadian guidance from the Financial Consumer Agency of Canada (FCAC) or the Financial Services Regulatory Authority of Ontario (FSRA).

1. Set your buying brief and personal budget

Prepare a one-page brief before speaking with a broker. It keeps the conversation focused on a suitable mortgage rather than the largest amount a lender might approve.

  • Target geography: State, province, city, or other area where you expect to buy.
  • Price range: A realistic estimate of the homes you will consider.
  • Down payment: Cash already available, expected gifts, sale proceeds, or other sources.
  • Income: Salary, hourly wages, bonuses, commissions, self-employment income, rental income, benefits, or other recurring sources.
  • Employment: Employer, job title, start date, probationary status, and any upcoming change.
  • Debts: Credit cards, student loans, auto loans, lines of credit, support obligations, and other required payments.
  • Preferred payment: The monthly principal-and-interest amount you can comfortably sustain, plus an allowance for taxes, insurance, utilities, maintenance, and association charges.
  • Timing: Whether you are browsing, making an offer soon, or working toward a known closing date.
  • Property details: Intended use, such as a primary residence, second home, or investment, and any unusual features such as multiple units.

The lender’s maximum is not a personal affordability recommendation. CFPB guidance says the borrower—not the lender—is the person who decides how much to spend. Build a budget that remains workable if taxes, insurance, maintenance, or interest costs rise. A lower purchase price can also preserve cash for repairs and an emergency reserve.

2. Select and vet a mortgage broker

Verify licensing and jurisdiction

Confirm that the individual and brokerage are licensed where the property is located and where the mortgage will be arranged. Use the applicable state, provincial, or national regulator’s public register rather than relying only on a website or referral. Licensing rules differ, and a broker authorized in one jurisdiction may not be authorized in another.

Ask which lenders are actually available

Request a current list or description of the lender categories the broker can access. Ask specifically:

  • Which banks, credit unions, alternative lenders, and specialty lenders are available for your situation?
  • Does the broker submit to a broad panel or only to affiliated lenders?
  • Can the broker arrange the property type and loan purpose you need?
  • Will your application be sent to one lender first or several lenders at once?

FCAC notes that brokers do not all access the same lenders. A broker who cannot reach a lender you would otherwise consider may not be the best comparison point, even if the broker’s advertised rate looks attractive.

Get compensation and service terms in writing

Before sharing sensitive documents, ask for written disclosure of the broker’s compensation, any borrower-paid fee, lender-paid commission, points, rebates, penalties, and conditions of a service agreement. FCAC says brokers generally receive a commission from a lender, while the FTC warns that a broker may also be paid through points or other fees. “Free” therefore does not necessarily mean that the transaction has no cost.

Clarify who will collect documents, who will explain lender conditions, how often you will receive updates, and what happens if the first lender declines the application. A written service and fee explanation makes it easier to compare brokers on more than a headline rate.

3. Assemble the information and documents

Send complete, readable, current documents in the format the broker requests. Requirements vary by lender and jurisdiction, so treat this as a preparation list rather than a universal package.

Identity and residency

  • Government-issued identification and any requested proof of address.
  • Citizenship, residency, or immigration documents when relevant to the lender’s rules.
  • Legal name and previous names if they appear differently on financial records.

Income and employment

  • Recent pay stubs or equivalent earnings statements.
  • Employment verification, including employer contact details, position, start date, and employment status.
  • Two years of tax returns or tax transcripts when requested, particularly for self-employed, commission, bonus, or variable income.
  • Business financial statements and corporate documents for self-employed applicants.
  • Benefit, pension, rental, or other income records if that income is being used to qualify.

For many U.S. applications, lenders may ask for pay stubs from the last 60 days, two years of federal tax returns, and supporting records for variable income. That is a common request, not a rule that applies identically to every applicant.

Assets and down payment

  • Recent bank statements showing the funds for the down payment and closing.
  • Investment-account statements and evidence of any securities being liquidated.
  • Gift letters and proof of the donor’s transfer when gifted funds are permitted.
  • Records of a property sale, inheritance, or other source of funds.
  • Evidence of reserves if the lender requires money left after closing.

Ask the broker how many months of statements are required and how the lender treats recent large deposits. Explain unusual transfers before submitting the file so the source of funds can be documented rather than questioned late in underwriting.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Debts and liabilities

  • Statements for credit cards, personal loans, auto loans, student loans, lines of credit, and mortgages.
  • Required child support, alimony, or other court-ordered payments.
  • Co-signed debts and obligations that may not appear clearly on a credit report.
  • Details of any properties you own, including rents, taxes, insurance, and mortgage payments.

Do not omit a liability because it has a small balance or because another person makes the payment. The broker and lender need the required monthly obligation, not just the balance.

Property and transaction details

  • Estimated purchase price and down payment.
  • Property address once known, or a description of the intended property type while you are shopping.
  • Primary residence, second-home, investment, or mixed-use purpose.
  • Expected closing date and any sale-of-home contingency.

Property details can change eligibility, loan-to-value calculations, insurance requirements, and the lender’s final decision. Tell the broker if you are considering a condominium, multi-unit property, manufactured home, rural property, or renovation because those cases may require different underwriting.

4. Complete the fact-find and authorize the credit check

The broker will usually complete a fact-find or application interview covering income, employment, assets, debts, credit history, household members, property use, and goals. Review every entry before signing. Use exact figures from statements and tax records rather than rounded estimates.

Sign the credit authorization before a credit report is obtained. Ask whether the inquiry will be a hard pull, which credit bureau or bureaus may be used, and whether the broker intends to send your file to multiple lenders. The effect of a credit inquiry depends on the scoring model and jurisdiction, so ask how applications will be grouped or timed.

False or incomplete information can lead to an unsuitable mortgage, a withdrawn preapproval, a declined application, or serious legal and financial consequences. FSRA specifically warns borrowers that a preapproval does not guarantee approval and that inaccurate information can create significant problems. If a document is missing or a figure is uncertain, disclose that fact and ask what evidence is acceptable.

5. Let the broker place the preapproval request

After reviewing your profile, the broker may submit it to one or more suitable lenders and explain available loan types, rates, repayment terms, and conditions. Ask the broker to identify the lender issuing the letter and to explain the assumptions used.

Before you rely on the result, confirm:

  • Whether the credit inquiry is hard or soft and which lenders will receive your information.
  • The maximum loan amount and the purchase-price or loan-to-value assumption behind it.
  • The interest rate, term, product type, points, and whether the rate is held.
  • The length of any rate hold and the event that starts the clock.
  • Documents or conditions still outstanding.
  • Property restrictions, occupancy requirements, appraisal requirements, and insurance requirements.
  • Whether the letter is an automated estimate or has been reviewed by an underwriter.

A broker can explain the lender’s criteria, but the lender makes the credit decision. The preapproval remains subject to verification and property-specific review.

6. Read the written preapproval line by line

Do not rely on a phone call or a generic email. Obtain the letter and any attached terms in writing. Check the following items before making an offer:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Loan amount: Confirm whether the stated figure is the principal balance, a maximum purchase price, or an estimate based on a particular down payment.
  • Rate and product: Note the interest rate, fixed or variable structure, term, amortization, points, and assumptions about credit or property.
  • Rate-hold period: Record the expiration date and what must happen to preserve the rate.
  • Conditions: Identify income, asset, employment, appraisal, title, insurance, or property documents still required.
  • Property limits: Look for occupancy, location, unit count, condominium, or property-condition restrictions.
  • Expiration: CFPB says preapproval letters commonly expire after 30 to 60 days. Write the date on your calendar and ask how renewal works.
  • Outstanding information: Make a list of every document the lender has not yet verified.

If the letter does not state the rate assumptions, fees, conditions, or expiration clearly, ask the broker for a corrected or expanded version. A letter that only shows a large maximum amount is not enough to compare financing.

7. Shop for a home without treating the maximum as your target

Give the letter to your real-estate agent when appropriate, but keep your search price below the maximum if that is what your budget requires. Reserve room for property taxes, homeowners insurance, utilities, maintenance, repairs, association charges, and changes in income or interest rates.

Do not open new credit accounts, finance a vehicle, move large sums without records, change jobs unnecessarily, or make unusually large purchases while your mortgage is in progress. Such changes can alter debt ratios, available assets, or the lender’s view of your stability. If a change is unavoidable, tell the broker before it appears in a new statement or credit report.

8. After an offer, compare formal Loan Estimates

A preapproval is not the final comparison document. Once you are ready to apply for a U.S. mortgage, provide the lender with the six key application items: your name, income, Social Security number, property address, estimated property value, and desired loan amount. CFPB guidance says the lender generally must deliver a Loan Estimate within three business days after receiving those items.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Request Loan Estimates from multiple lenders, including lenders reached through the broker and any lender you contact directly. CFPB recommends getting at least three preapprovals as a comparison target. Compare the documents on the same assumptions and for the same loan amount and term.

  • Interest rate and whether it is locked.
  • Annual percentage rate where shown.
  • Discount points and lender credits.
  • Origination, underwriting, processing, and other lender fees.
  • Broker charges and whether compensation is lender-paid or borrower-paid.
  • Mortgage insurance, escrow requirements, and prepaid items.
  • Estimated cash to close.
  • Prepayment penalties, adjustable-rate features, balloon terms, or other product restrictions.

In the U.S., CFPB says you generally have 10 business days to state your intent to proceed before a lender may revise the terms or close an incomplete Loan Estimate application. That deadline applies to the formal Loan Estimate process after the required application information is submitted; it is not a universal promise about how quickly a broker will issue a preapproval.

How brokers are paid and what you may pay

Ask for a complete fee map before signing anything. It should identify:

  • Any lender commission paid to the broker.
  • Any fee you pay directly to the broker.
  • Points charged to obtain a lower interest rate.
  • Lender origination or underwriting charges.
  • Application, appraisal, credit-report, or administrative charges.
  • Penalties or fees if you cancel, refinance, or break a term.
  • Credits, rebates, or discounts and the conditions attached to them.

A lower rate can be offset by points or fees, while a “no-fee” option can carry a higher rate or other cost. Compare the total cost over the period you expect to keep the loan, not only the first payment. Ask the broker to show which costs are paid at closing, financed into the loan, or recovered through the rate.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

How long preapproval takes and how long it lasts

There is no universal turnaround time. Document completeness, self-employment or variable income, credit complexity, lender workload, property type, and local rules all affect the schedule. Ask for a timeline with the next document deadline and the person responsible for each step.

Milestone Figure and qualification
Typical preapproval-letter validity 30 to 60 days, according to CFPB guidance reviewed in 2024; the exact expiration is set by the lender.
Recommended comparison target At least three preapprovals, a CFPB recommendation for shopping among lenders.
U.S. Loan Estimate delivery Generally within three business days after the lender receives the six key application items, under CFPB guidance reviewed in 2024.
U.S. intent-to-proceed window Generally 10 business days to express intent to proceed before a lender may revise terms or close an incomplete Loan Estimate application, under CFPB guidance reviewed in 2024.
Ontario closing-cost funds example FSRA guidance shows 1.5% or more of the purchase price as a recommended amount to allow for closing costs; confirm the current local guidance and your transaction’s actual costs.

When a letter is near expiration, ask the broker whether updated pay stubs, bank statements, a new credit report, or a refreshed rate hold will be required. Do not assume an extension preserves the original rate or terms.

U.S. and Canadian rules are not interchangeable

In the United States, CFPB and FTC guidance covers preapproval shopping, broker compensation, and the Loan Estimate process. The three-business-day and 10-business-day figures apply to the formal U.S. disclosure process described above, not to every broker’s internal preapproval workflow.

In Canada, FCAC emphasizes that brokers may have access to different lender panels and that borrowers should ask how the broker is paid. FSRA guidance for Ontario warns that a preapproval is time-limited and does not guarantee approval; it also gives the 1.5%-or-more closing-cost planning example shown in the table.

State and provincial rules can change licensing checks, disclosure forms, rate holds, fees, and documentation. Tell the broker where the property is located and verify the license with the applicable regulator before uploading identity or financial records.

Common problems and how to fix them

The broker quotes a maximum but will not explain the assumptions

Ask for the loan amount, purchase price, down payment, rate, term, debt figures, and property assumptions in writing. If the broker cannot provide them, treat the figure as an informal estimate and seek another opinion.

The requested documents keep changing

Request a single checklist, upload files with clear names, and ask which items are still outstanding after each submission. Keep originals and do not edit statements. New requests often arise when income is variable, deposits are unusual, or a lender changes during the process.

A large deposit is questioned

Provide the transfer record and evidence of its source, such as a gift letter, sale statement, or account history. Tell the broker about the deposit before underwriting rather than waiting for a condition.

Your income or job changes after preapproval

Notify the broker immediately. A promotion, job change, reduced hours, leave, bonus change, or new self-employment can require fresh verification. Continuing as if nothing changed risks a mismatch between the letter and your final application.

The broker pushes one lender without comparisons

Ask which other lenders were considered, why the selected product fits your profile, and how compensation differs. Obtain at least three comparable preapprovals where practical, then compare the formal Loan Estimates rather than accepting the first recommendation.

The rate expires before you find a property

Ask whether the lender can extend or reissue the letter, whether the rate hold is renewable, and what updated documents are required. Recheck the payment and cash-to-close figures before relying on the renewed terms.

A final broker-preapproval checklist

  1. Write your target area, price range, down payment, income sources, debts, preferred payment, and timing.
  2. Verify the broker’s license and the lender categories the broker can access.
  3. Obtain written compensation, fee, conflict, and service disclosures.
  4. Gather identity, income, employment, asset, liability, down-payment, and property documents.
  5. Review the fact-find for accuracy and sign the credit authorization knowingly.
  6. Ask whether the credit pull is hard, which lenders will receive the file, and what assumptions apply.
  7. Read the written preapproval for amount, rate, lock period, conditions, property limits, and expiration.
  8. Set a purchase ceiling below the lender maximum if your personal budget requires it.
  9. Keep finances stable and document any new deposit, debt, job change, or transfer.
  10. Request and compare formal Loan Estimates from multiple lenders before choosing the mortgage.
