Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsIn the United States, you can seek mortgage preapproval from several lenders and limit the scoring effect of their credit checks by keeping the mortgage inquiries inside one 45-day shopping window. Contact at least three lenders, give each the same financial information, and compare official Loan Estimates before selecting a lender. A preapproval is preliminary, not a guaranteed loan, and it does not obligate you to use the lender that issued it.
The 45-day treatment applies to mortgage-lender credit checks used by scoring models. It does not make unrelated credit applications harmless, and it does not eliminate ordinary underwriting, documentation, rate, fee, or eligibility differences among lenders.

How multiple mortgage inquiries affect your credit
Mortgage preapproval usually requires a lender to review your credit. That lender inquiry may be a hard inquiry, unlike checking your own credit report. According to Consumer Financial Protection Bureau (CFPB) guidance dated August 28, 2026, multiple credit checks from mortgage lenders made within a 45-day window are recorded as one inquiry for credit-scoring purposes. This lets you compare lenders without each mortgage check being treated as a separate scoring event.
The 45-day shopping window
Plan your applications as one concentrated shopping period. Ask each lender when it will pull credit, then schedule the pulls close together and keep every mortgage inquiry within the same 45-day period. The CFPB describes the result this way: “Within a 45-day window, multiple credit checks from mortgage lenders are recorded on your credit report as a single inquiry.”

The rule is about mortgage inquiries and credit-scoring treatment. It is not a blanket exemption for every credit application. A credit-card, auto-loan, personal-loan, or other consumer-credit inquiry made during the same period can be evaluated separately.
Hard inquiries versus checking your own report
When you obtain your own credit reports before applying, that consumer-initiated check is a soft inquiry and does not affect your score. A lender’s preapproval review may involve a hard inquiry, so ask directly whether the lender will perform one and which credit bureau information it uses. Keep a record of the date of each pull so you can confirm that the applications remain grouped.
What the rule does not promise
- It does not guarantee that your score will rise, stay unchanged, or qualify you for a particular rate.
- It does not provide a guaranteed dollar saving from shopping.
- It does not prevent lenders from requesting additional credit information during underwriting.
- It does not combine unrelated applications, such as a new credit card or car loan, with your mortgage inquiries.
No official source establishes a universal average score drop or a guaranteed savings amount from multiple preapprovals. Your score, the scoring model, the lender’s process, and your overall credit activity still matter.
Prepare before contacting lenders
Review all three credit reports
Start by obtaining and reviewing your own reports from the nationwide consumer-reporting companies. Look for accounts you do not recognize, incorrect balances, outdated late payments, duplicate debts, or incorrect personal information. Dispute errors with the reporting company and the company that supplied the information before submitting mortgage applications when possible. Correcting a material error can change the information lenders evaluate; your own report check remains a soft inquiry.

Set a single application schedule
Choose a start date and reserve enough time to contact at least three lenders, answer follow-up questions, and receive preliminary decisions before making an offer on a home. Tell every lender that you are comparing several mortgage offers and that you want the credit pull completed during the same 45-day period. Ask whether the lender’s first step is a soft review, a hard inquiry, or both, and when the hard inquiry would occur.
Choose a useful mix of lenders
Compare lenders that can serve your situation rather than contacting three nearly identical sources. A bank, a credit union, and a lender familiar with your borrower profile may use different underwriting processes or loan programs. The CFPB recommends making it a goal to compare at least three loan offers. You are not required to use the lender that issues a preapproval.
| Lender option | Why include it | Questions to ask |
|---|---|---|
| Bank | May offer conventional products and an established servicing operation. | Which loan programs fit my profile, and who will handle underwriting? |
| Credit union | May have membership requirements or products tailored to its members. | Do I qualify for membership, and are any fees or credits conditional? |
| Lender experienced with your profile | Can be useful when income, employment, down payment, or credit history requires specialized documentation. | What documentation will you need, and what assumptions are being made? |
Apply to several lenders without creating confusion
- Ask about the credit check first. Before authorizing a review, ask whether it will be a hard mortgage inquiry, when it will be reported, and how the lender groups inquiries for scoring. Record the lender, contact person, and pull date.
- Submit applications close together. Keep all mortgage hard pulls inside one 45-day shopping window. Do not delay one application so long that it falls outside the window used for the others.
- Use identical assumptions. Give each lender the same purchase price, estimated down payment, occupancy plan, property type, loan purpose, desired term, and information about income, assets, debts, and employment. Different assumptions can make two offers appear better or worse even when the lenders are pricing similar loans.
- Provide complete documentation promptly. Send the requested income, asset, debt, employment, and down-payment records in the format each lender accepts. Ask what is missing rather than sending conflicting versions of the same document.
- Request the validity period in writing. Preapproval letters commonly expire in 30 to 60 days. Ask for the exact expiration date, what must be updated before it, and whether a new credit pull is required.
- Keep the letters separate from your final choice. A preapproval is a tentative willingness to lend based on assumptions and pending verification. It does not commit you to that lender, and it is not a final approval or a guarantee that a later property will qualify.
- Compare official Loan Estimates after you have property details. Once you have a property and the information needed for an estimate, request an official Loan Estimate from each serious contender. Use those forms, not just preapproval letters, for the final comparison.
Documents and information lenders commonly request
Each lender sets its own checklist, but you should be ready to explain and document the same core facts to all of them:
Quick wins for a faster PC:
Scan for outdated or missing drivers - takes under a minuteDriver Scan →Repair Windows errors before they cause bigger problemsFix Now →- Income and employment history, including the records needed to verify the income type you receive.
- Assets available for the down payment, closing costs, and required reserves.
- Outstanding debts and monthly obligations.
- The proposed down payment and the source of those funds.
- Property, occupancy, and loan-purpose information once you have identified a home.
Ask every lender for its document list, preferred upload method, expected response time, and policy for updated statements. Sending materially different figures to different lenders can produce non-comparable preapproval amounts and trigger avoidable follow-up questions. Keep a simple log of what you submitted, when it was submitted, and which assumptions were used.

Understand what a preapproval letter really means
It is preliminary
The CFPB describes a preapproval letter as a statement that a lender is willing to lend, pending further confirmation of details. The lender may still need to verify your income, assets, debts, employment, property value, title, insurance, and other conditions. A seller may view a preapproval as evidence that you have begun financing, but the letter does not replace final underwriting.
It expires
CFPB guidance says preapproval letters typically remain valid for 30 to 60 days. The exact period varies by lender and product. A letter that expires while you are shopping may require updated documents, a new review, or another credit inquiry, so ask about renewal before the expiration date.
It does not lock you in
Getting a preapproval does not commit you to using that lender. You can obtain multiple preapprovals, continue comparing terms, and select a different lender later. A preapproval also does not lock an interest rate; rate-lock terms are a separate decision made under a lender’s stated conditions.
Compare Loan Estimates, not just preapproval amounts
After you have an accepted offer or enough property information for the lender to prepare the form, request official Loan Estimates. The CFPB identifies the Loan Estimate as the document to use when comparing mortgage offers. It is not an approval or denial, but it puts the major costs and terms into a standardized format.

| Comparison item | What to examine | Why it matters |
|---|---|---|
| Interest rate | The quoted rate and whether it is fixed or adjustable under the stated assumptions. | A lower rate can reduce principal-and-interest costs, but only when the other terms are comparable. |
| Annual percentage rate (APR) | The APR shown on each Loan Estimate. | APR incorporates the rate and certain loan costs, helping expose differences that a headline rate can hide. |
| Origination and other estimated fees | Lender charges, services, recording or other estimated closing costs, and any credits. | Fees change the cash required to close and the long-term cost. |
| Monthly payment | Principal and interest plus the estimated taxes, insurance, mortgage insurance, and other components shown. | Use the full estimated payment to test affordability rather than comparing principal and interest alone. |
| Loan type and term | For example, the stated program and repayment length. | Program rules, payment pattern, qualification, and total interest can differ substantially. |
| Down payment and credits | Required funds, seller or lender credits, and conditions attached to them. | Credits may reduce upfront costs but can affect the rate or other charges. |
| Underwriting and documentation | Conditions, verification requirements, and assumptions each lender lists. | A theoretically attractive offer can be difficult if its conditions do not fit your documentation or timeline. |
| Speed and communication | Expected response times, named contacts, and escalation options. | Reliable communication matters when contract deadlines are fixed. |
| Assumptions | Purchase price, down payment, credit profile, occupancy, property type, and lock period used for the quote. | Offers are not comparable when the underlying assumptions differ. |
Ask a HUD-certified housing counselor to help review Loan Estimates if you want an independent explanation of rates, fees, or program differences. A counselor can help you identify questions; the lender remains responsible for its own terms and underwriting decision.

Before the first application
- Check your own reports and identify disputes or missing explanations.
- Gather current income, asset, debt, employment, and down-payment records.
- Choose at least three lenders and prepare one consistent fact sheet.
- Ask each lender about hard-pull timing, required documents, response time, and letter expiration.
During the 45-day window
- Submit the applications in a compressed schedule.
- Respond quickly and identically to requests for clarification.
- Avoid opening other credit accounts or applying for unrelated loans.
- Save every preapproval letter and note its assumptions and expiration date.
After you identify a property
- Give each finalist the same property and transaction details.
- Request official Loan Estimates and check that the assumptions match.
- Compare the rate, APR, fees, payment, program, term, down payment, credits, conditions, and communication plan.
- Select the lender that best fits the complete offer and your ability to meet its conditions, not simply the lender showing the highest preapproval amount.
Protect your credit while you shop
Avoid unrelated new credit
Do not open a credit card, finance a vehicle, take a personal loan, or make another consumer-credit application during mortgage shopping unless you have discussed the effect with your mortgage professional. Those inquiries can be counted separately from the mortgage-shopping treatment, and a new account can change your debt-to-income calculation or available cash.
Expect possible trigger-lead marketing
After a lender pulls your credit, other companies may obtain permissible marketing information and contact you with mortgage advertisements, a practice commonly called trigger-lead marketing. These messages are not evidence that another company has a better approval or rate. Ignore unsolicited claims that pressure you to act, verify any contact independently, and use the available consumer opt-out process if you do not want such marketing.
Keep financial behavior stable
Continue making every payment on time, avoid moving large sums without documentation, and tell your lender before changing jobs or taking on debt. A score-protection strategy cannot compensate for late payments, unexplained deposits, or a material change in your finances during underwriting.

Common problems and how to handle them
A lender says it will pull credit outside your schedule
Ask whether the lender can wait until your chosen shopping window or whether its initial review can be completed as a soft inquiry. If timing cannot be coordinated, decide whether the lender’s potential value justifies a pull outside the window and understand that the scoring treatment may differ.
One lender gives a much larger preapproval
Do not treat the largest number as the best offer. Check whether that lender assumed a smaller down payment, different debts, a longer term, a different property type, or unverified income. Ask all lenders to rerun the analysis using identical assumptions, then compare Loan Estimates when property details are available.
A letter is about to expire
Contact the issuing lender before the stated expiration date. Ask what updated documents are needed and whether renewal requires another hard inquiry. You can continue evaluating other lenders; the expiring letter does not force you to proceed with its issuer.
Your report contains an error
Use your own report review to identify the error, dispute it with the relevant reporting company and information provider, and keep documentation of the dispute. Tell prospective lenders about the issue and ask how they handle a pending correction. Do not submit inconsistent explanations to different lenders.
You receive aggressive competing offers
Compare written Loan Estimates and verify the company before sharing sensitive documents. Marketing claims are not substitutes for the standardized rate, APR, fee, payment, program, term, and credit information on an official Loan Estimate.
