How to Get Mortgage Preapproval—and What It Does (and Doesn’t) Guarantee

Mortgage preapproval is a lender’s tentative statement that it may lend you up to a specified amount after reviewing some combination of your income, assets, debts and credit. It can make an offer more credible to a seller, but it is not final loan approval, a guarantee of funding, a property appraisal, a locked interest rate or a promise that you should spend the maximum shown.

To get one, contact several lenders, ask exactly what they verify, provide the requested information, review the assumptions and conditions in the letter, and confirm its expiration date. The Consumer Financial Protection Bureau (CFPB) recommends seeking preapproval from at least three lenders so you can compare terms later: its mortgage-shopping guidance explains why one letter is not enough to identify the best deal.

What a mortgage preapproval actually is

A preapproval letter is a written indication that a lender is tentatively willing to lend up to a stated loan amount. The CFPB describes it as a lender’s willingness to lend “pending further confirmation of details.” The letter is based on assumptions and information available at that point, not on a completed underwriting decision for a particular house.

Lenders use the terms preapproval and prequalification inconsistently. One company may call a borrower-reported estimate a prequalification and reserve preapproval for an application with more verification. Another may use the labels differently. The useful question is not which word appears at the top of the page; it is what the lender reviewed, what remains conditional and what could change the result. The CFPB’s consumer explanation is available at Get a preapproval letter (last modified December 12, 2024).

A preapproval can be useful in a competitive market because it signals that financing appears plausible. Sellers frequently ask for one before accepting an offer. It does not, however, obligate you to borrow from that lender, and it is not a complete price quote.

How to get preapproved: a practical sequence

  1. Contact lenders before you are ready to make an offer

Start with several types of lender that may serve your situation, such as banks, credit unions and mortgage companies. You do not need to wait until you have found a specific property. Starting earlier can reveal credit or documentation problems while you still have time to address them, although a letter will eventually expire and a lender may check your credit.

Ask each lender how its process works, how long a review usually takes, whether there is a fee, and how the lender will deliver the letter. Use the same basic facts with every lender so that a difference in the stated amount reflects the lender’s assumptions or program rather than inconsistent information from you.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  2. Ask what the lender means by “preapproval”

Ask whether the letter is based primarily on information you reported or on documents and credit information the lender verified. Ask whether the lender has reviewed income, assets, debts and credit, and which items are still subject to confirmation. Because industry terminology is not standardized, the label alone does not tell you how much checking occurred.

A useful follow-up is to ask whether the letter is an automated estimate, a human-underwritten review or a written commitment with stated conditions. Do not assume that a polished letter reflects a deeper review than a shorter one.

  3. Request the lender’s exact information and document list

Requirements vary by lender, loan program and borrower. The CFPB says lenders generally evaluate income, assets, debts and credit history, but it does not prescribe one universal checklist. Ask what must be supplied now, what can be provided later and what format is acceptable. Keep copies of everything you submit and use the same, current information with each lender so the offers are comparable.

Ask how the lender handles information that changes during the process. A new debt, job change, transfer of funds or change in available down payment can require an update. Promptly telling the lender about a material change is safer than allowing it to appear during later verification.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  4. Question the assumptions and unresolved conditions

Ask the lender to identify every material assumption behind the maximum loan amount. Specifically ask what could result in a later denial, a higher interest rate or higher loan costs. The final property, selected loan type and later verification of your income, assets and debts can change the amount available or the approval outcome.

Have the lender explain whether the amount assumes a particular down payment, property value or debt level. If the letter lists conditions, ask which are routine and which are significant enough to stop closing if they are not satisfied. Request written answers when possible so you can compare lenders accurately.

  5. Use the letter while shopping, but set your own budget

Give the letter to an agent or seller when requested, and use it to demonstrate that a lender considers financing plausible. Treat the stated maximum as a ceiling under the lender’s assumptions, not as a recommendation for your spending. Decide separately what monthly payment, cash needed up front and ongoing housing costs your household can comfortably manage.

Before touring homes, write down a target purchase price and a payment limit. Include the cash you want to keep for emergencies and the possibility that taxes, insurance, maintenance or other housing costs will vary. A seller may focus on the maximum in the letter; your budget should remain the controlling figure.

  6. Compare lenders again after an offer is accepted

Preapproval does not contain enough detail to determine which lender offers the best deal. Once you have a property and a purchase contract, obtain and compare Loan Estimates from the lenders you are considering. Compare the interest-rate structure, projected fees, other loan costs and program terms before choosing; obtaining a preapproval does not commit you to that lender.

Tell each lender the same property and financing assumptions when requesting an estimate. Review the estimates side by side rather than relying on the lender that issued the highest preapproval amount or the fastest letter.

What the letter establishes—and what it does not

What it can establish What it does not guarantee
The lender is tentatively willing to lend up to a specified amount, based on stated information and assumptions. That the lender will ultimately fund the purchase.
You may have evidence to show a seller that financing appears feasible. Final approval for a particular home or purchase contract.
A preliminary view of the loan amount for the information reviewed. That the amount will survive appraisal, property review, loan-program rules or later verification.
A document you can use while comparing homes and lenders. An obligation to use that lender or a lock on your interest rate or fees.
A general indication of borrowing capacity. A determination of what your household can comfortably afford.
A letter valid for a limited period stated by the lender. Validity beyond the printed expiration date without an update.

Freddie Mac identifies property value, loan type and later verification of income, assets and debts as factors that may change the available amount or approval outcome. Its consumer guidance, reviewed August 12, 2025, says, “Getting pre-approved is not a guarantee”: How Do I Get Pre-Approved for a Mortgage?

For example, a borrower could receive a letter based on one loan type and later choose another, or make an offer on a property whose value or characteristics do not support the assumptions used for the letter. In either case, the lender can revise the amount or require additional conditions. The letter supports an offer; it does not remove those later checks.

How long a preapproval lasts

Expiration periods are set by the lender. The CFPB says preapproval letters typically expire in 30 to 60 days, while Freddie Mac says buyers can generally expect 30 to 90 days. Those are different general guidance ranges, not a universal rule. Check the actual expiration date printed on your letter and ask what must be updated if you need an extension.

An update may require refreshed income, asset, debt or credit information. Ask whether a new credit inquiry will be made and whether a changed rate environment or loan program will alter the amount. Do not submit an expired letter with an offer without confirming that the lender will honor or reissue it.

If your home search may last several months, plan a renewal conversation before the expiration date rather than waiting until an offer deadline. Keep the lender informed about changes in employment, debt, available funds or the type of property you are considering. A renewed letter is still preliminary; it does not convert the original letter into final approval.

Prequalification versus preapproval: compare the review, not the label

There is no industry-wide consumer distinction based solely on the words. In common usage, a prequalification may be an estimate based largely on borrower-reported information, while a preapproval may involve more document or credit verification. But lenders can reverse those labels.

Ask these questions in writing:

  • Which income, asset, debt and credit information was verified?
  • Which items remain subject to underwriting or documentation?
  • Is the stated amount conditional on a particular loan type, down payment or property value?
  • What events could change the rate, costs, amount or approval?
  • How long is the letter valid, and what is required to renew it?

Some written commitment letters may have legal differences. Regulation C also contains a narrower regulatory definition for certain home-purchase loan requests: a request can count as an application when it is reviewed under a program involving a comprehensive creditworthiness analysis and a written commitment valid for a designated period, subject to limited conditions. That defined category should not be confused with every lender’s everyday use of “preapproval.” See the CFPB’s official definition at 12 CFR §1003.2 Definitions (updated July 31, 2019).

The practical takeaway is to evaluate the contents and conditions of the document, not to argue over terminology. Two letters carrying the same maximum could represent very different levels of verification and remaining risk.

Information and documents lenders commonly examine

The lender decides what it needs for the loan program and your circumstances. The CFPB identifies four broad areas:

  • Income: information used to evaluate earnings and ability to repay.
  • Assets: funds relevant to the down payment, closing and reserves.
  • Debts: existing obligations that affect the repayment assessment.
  • Credit record: credit information used in deciding how much the lender is willing to lend.

Do not assume a document list from one lender applies to another. Ask whether documents must be current, whether explanations are needed for unusual deposits or debts, and which items are needed before the letter versus during final underwriting. A preapproval based on incomplete or unverified information can leave more conditions unresolved.

Organize the information in a way that lets you answer follow-up questions consistently. Note the date and amount of any large transfer, the source of funds you plan to use and any debt that has recently changed. This is not a substitute for the lender’s requirements; it simply reduces the chance that different lenders receive different facts.

Ask how the lender will communicate requests and how quickly you must respond. Missing a document deadline can delay an updated letter or a later underwriting decision even when the underlying finances have not changed.

Will preapproval affect your credit?

Lenders commonly check credit when issuing a preapproval. The CFPB says a lender may obtain a credit report to determine how much it is willing to lend, and a hard inquiry can affect your score: When will my lender run or obtain a copy of my credit report? (reviewed December 31, 2024).

Do not assume every lender uses the same procedure or that an inquiry will change every score by a fixed number of points. Ask before authorizing the check whether it will be a hard inquiry, which credit score or reports will be used and whether the lender can explain the effect. If you are not ready to shop seriously, ask how long the lender’s letter remains valid and whether a later update will require another inquiry.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Because the CFPB recommends seeking at least three preapprovals, ask lenders how they handle multiple inquiries made while you are comparing options. Get their explanation rather than relying on a promise that all inquiries will be treated identically. Keep the timing of applications as organized as possible and avoid opening new credit accounts or taking on major debt while your mortgage is being evaluated.

How to compare three or more preapprovals

The CFPB recommends seeking at least three preapprovals. Compare the underlying offer rather than choosing the letter with the largest maximum.

Comparison point Questions to ask
Verification depth What was checked, what remains conditional and what could trigger a new review?
Loan amount and assumptions What down payment, debt information, property value and loan type support the amount?
Interest-rate structure Is the rate fixed or adjustable, and what assumptions were used before a Loan Estimate?
Fees and other costs What costs should be compared on later Loan Estimates, and which figures are estimates rather than commitments?
Expiration and updates When does the letter expire, and what information must be refreshed?
Program fit Does the lender offer a loan program suited to your down payment, property and circumstances?

A preapproval letter is not a substitute for comparing Loan Estimates. After an accepted offer, compare the formal estimates from likely lenders, including loan terms, rate structure and costs. The preapproval process itself does not bind you to any one lender.

When comparing, separate certainty from size. A slightly smaller amount accompanied by clearer verification and fewer unresolved conditions may be more useful than a larger amount that depends on many assumptions. Also compare how readily each lender can update the letter when a property or purchase price changes.

Set a budget independently of the lender’s maximum

Lenders calculate a potential loan amount using their underwriting assumptions. Your decision must also account for the payment you can sustain, cash required at closing, emergency savings, taxes, insurance, maintenance and other household priorities. The lender’s maximum may be higher than your personal limit.

Write down your target purchase price and payment before reviewing the maximum in a letter. If the lender approves more than that target and your target fits your budget, keep the target. If the lender approves less, ask which assumption limits the amount and whether correcting an error or choosing a different program would help; do not borrow beyond what your finances can support merely to reach a price range.

Revisit the budget if the property changes or the lender presents a different loan structure. A new rate structure or loan term can alter the payment even when the stated loan amount is similar. Keep the budget decision separate from the seller’s preferred closing date and from pressure to use every dollar shown on the letter.

What to do if a lender declines preapproval

A decline is a reason to obtain details, not a guarantee that another lender will approve you. Ask the lender:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Why was the request declined?
  • Which credit score or report was used?
  • Which income, asset, debt or documentation issue mattered?

Review your credit reports for errors and dispute inaccurate information with the reporting company. The CFPB also points borrowers toward HUD-approved housing counseling for help understanding credit and preparation. Counseling or correcting an error may improve a later application, but neither guarantees approval.

Ask whether the decision was tied to a particular loan program, amount or property assumption. A different program may fit your circumstances, but compare its terms and costs rather than assuming that approval alone makes it preferable. Do not conceal a debt, change in income or source of funds when applying elsewhere; each lender needs accurate, current information.

Common mistakes to avoid

  • Choosing the biggest number: The maximum is not a spending recommendation or an affordability finding.
  • Assuming labels show verification: Ask what was actually checked and what remains conditional.
  • Treating the letter as a rate lock: Preapproval does not lock the interest rate or fees.
  • Ignoring expiration: A seller may receive an outdated letter unless the lender confirms or reissues it.
  • Stopping comparison after preapproval: The useful price comparison comes from Loan Estimates for the specific transaction.
  • Failing to report changes: New debt, altered assets or a job change can affect later verification.
  • Assuming approval covers any property: Property value, loan type and program rules can change the result.

Questions to ask before relying on a letter

  • What exactly did you verify, and what is still conditional?
  • Could the property, appraisal, loan type or down payment change the amount?
  • What could cause a higher rate, higher costs or a denial later?
  • What is the precise expiration date?
  • What must I update to renew the letter?
  • Will you run a hard credit inquiry now or again later?
  • When can I receive a Loan Estimate for a specific property?
  • Is the stated amount based on a fixed or adjustable-rate structure?
  • Which conditions must be satisfied before final underwriting?
  • Can I continue comparing lenders after receiving this letter?

These answers let you judge how much weight to give the letter without mistaking a preliminary indication for a completed mortgage commitment.

Frequently Asked Questions

How do I get preapproved for a mortgage?

Contact several banks, credit unions or mortgage lenders, ask what each one means by preapproval, provide the requested income, asset, debt and credit information, and ask which assumptions and conditions support the letter. The CFPB recommends seeking at least three preapprovals.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

What does mortgage preapproval guarantee?

It does not guarantee funding, final approval, a particular property, an interest rate or fees. It is a tentative indication that the lender may lend up to a stated amount pending further confirmation.

What is the difference between prequalification and preapproval?

There is no consistent industry-wide distinction. Some lenders use prequalification for a borrower-reported estimate and preapproval for more verified information, while others reverse or blur the terms. Ask what was reviewed and what remains conditional.

What documents does a lender need for preapproval?

Requirements differ by lender, loan program and borrower. Lenders generally evaluate income, assets, debts and credit, but there is no universal checklist. Ask for the exact documents, formats and timing your lender requires.

Will a mortgage preapproval affect my credit?

A lender may obtain a credit report, and a hard inquiry can affect a score. Ask whether the check will be hard, which reports or scores will be used and whether another inquiry may be needed for an update. Procedures are not identical across lenders.

What’s actually slowing this PC down?

Pick the symptom - the matching free tool is one click away.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

How long does a preapproval letter last?

The lender sets the expiration. CFPB consumer guidance says letters typically last 30 to 60 days; Freddie Mac gives a general range of 30 to 90 days. Confirm the date printed on your letter and ask what must be refreshed for an extension.

Can I use a different lender after getting preapproved?

Yes. Preapproval does not commit you to that lender. After an offer is accepted, compare Loan Estimates from likely lenders, including rate structure, fees, other costs and program terms.

What should I do if preapproval is denied?

Ask why, which credit score or report was used and which income, asset, debt or documentation issue mattered. Check your credit reports for errors and consider HUD-approved housing counseling. These steps may help a later application but do not guarantee approval.

The Bottom Line

A mortgage preapproval can strengthen an offer by showing that financing appears plausible, but it is conditional and temporary. Compare at least three lenders, understand what each verified, confirm the expiration date, keep an independent budget and use Loan Estimates—not the preapproval letter—to choose the mortgage.
