How to Get Mortgage Preapproval and Set a Realistic Home-Buying Budget

Apply for preapproval with several lenders, but do not let the largest approved loan set your spending limit. Gather your financial records, ask at least three lenders to review the same information, and use the resulting letters as tentative borrowing estimates. Separately calculate a monthly payment and upfront cash amount that fit your debts, savings goals, emergency reserves and the complete cost of owning a particular home.

What a mortgage preapproval tells you

The Consumer Financial Protection Bureau (CFPB) defines a preapproval letter as “a statement from a lender that they are tentatively willing to lend money to you, up to a certain loan amount.” The word tentatively is important: the letter is based on assumptions and an initial review, not a guaranteed loan offer or final approval.

As an Amazon Associate I earn from qualifying purchases.

A seller may ask for a preapproval before accepting an offer because it shows that a lender has reviewed some of your finances. The letter does not commit you to that lender, and you can choose another lender later. Check the expiration date printed on it. The CFPB says letters may commonly expire after 30 to 60 days, but practices vary, so request an updated letter if your home search extends beyond its stated validity.

Preapproval can expose credit, income or documentation problems early. It does not, however, compare the lender’s interest rate, fees, escrow assumptions or rate-lock terms. Once you are evaluating a particular property, official Loan Estimates provide that detail.

The CFPB’s practical boundary is worth keeping in mind: “You’re the only one who can decide how much you can afford to spend on a home.” A lender’s maximum is a ceiling produced by its underwriting model, not a recommendation for your household.

Prepare before you contact lenders

Review credit and spending

Obtain your credit reports early, look for errors and dispute inaccuracies where appropriate. Review several months of normal spending, including irregular annual bills, subscriptions, child-care costs, transportation and savings transfers. A payment that passes a lender’s debt-to-income calculation can still be uncomfortable when it collides with the way your household actually spends.

Lenders typically check credit during preapproval. Ask how each lender handles the inquiry and when it will occur. The CFPB recommends seeking at least three preapprovals and says multiple mortgage inquiries made within a short period should generally have no major effect on a credit score. That is guidance, not a promise about an individual score: scoring models and the timing of inquiries differ.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Assemble a consistent financial file

Make a list of your income sources, monthly debts, assets and available savings. Then ask each lender for its document checklist; requirements and methods differ. A lender may ask for items such as income records, account statements and explanations for unusual deposits or debts, but you should follow the lender’s current request rather than assume every lender uses the same file.

  • Record gross and variable income separately, noting bonuses, commissions or self-employment income that may require additional verification.
  • List every recurring debt, including student, auto, personal and credit-card payments, and note any scheduled payoff dates.
  • Identify which savings are available for the purchase and which are reserved for emergencies, retirement, education, moving or repairs.
  • Keep copies of submitted records and use the same figures with every lender so the letters can be compared fairly.

Decide how much cash can safely leave your accounts

Do not label your entire bank balance as a down payment. Set aside money for an emergency reserve, moving, initial furnishings, planned renovations and other savings goals before estimating the purchase funds. In its down-payment guidance, the CFPB suggests an emergency cushion of at least three to six months of expenses; treat that as planning guidance rather than a universal rule, because the right reserve depends on job stability, dependents, insurance and other circumstances.

Check whether a state or local down-payment-assistance program could apply to your location and household. Eligibility, funding and repayment terms are location-specific. A local housing counselor can help you understand programs and organize preparation; begin with the CFPB’s home-buying preparation resources and verify current terms with the relevant public or nonprofit program.

Get preapproved step by step

  1. Set a private payment target first. Before seeing a lender’s maximum, decide the monthly housing cost your household can sustain after debts, routine spending and savings priorities. This prevents the approval amount from anchoring your budget.
  2. Choose at least three lenders. Include different types of lenders if available to you, and ask each what loan types, terms, documentation and timing it offers. The CFPB recommends asking at least three lenders for preapproval and seeking at least three loan offers.
  3. Ask for each lender’s process and expiration policy. Confirm which records are required, whether the review is automated or manual, how long the letter normally remains valid and how to update it if your offer price changes.
  4. Submit matching information. Use the same income, debt, asset and down-payment assumptions with every lender. Explain large deposits, recent job changes or other unusual items promptly rather than waiting for underwriting to discover them.
  5. Read the letter instead of comparing only the headline amount. Note the approved loan amount, assumed purchase price or down payment, loan type, conditions, expiration date and any statement that the lender may require further verification.
  6. Ask what could change the result. Request a plain-language explanation of conditions such as income verification, asset verification or documentation of debts. Do not open new credit, move funds between accounts without records or take on a major obligation without asking how it could affect the file.
  7. Refresh the letter when necessary. If the letter expires, your finances change or your offer requires a different amount, ask the lender for an updated review. Keep the version you give a seller within its stated validity period.

Build your home-buying budget from the payment outward

Start with the payment your household can live with, then work backward to a loan and price range. The CFPB advises focusing on a mortgage affordable alongside your other priorities, “not how much you qualify for.”

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Count the complete monthly housing cost

Principal and interest are only two components. Estimate every recurring cost for the specific property and location:

Cost Include in the budget How to estimate it
Principal and interest The scheduled loan payment Use the lender’s quoted rate, loan type and term with the expected loan amount.
Property taxes Local real-estate taxes Use a property-specific estimate; current taxes can differ from a seller’s bill after a reassessment.
Homeowners insurance Required hazard coverage Obtain an insurance estimate for the address and coverage you need.
Mortgage insurance Private or other mortgage insurance, if applicable Ask when it applies, how it is calculated and when it could end.
Supplementary insurance Flood or other additional coverage, if applicable Check the property’s location and insurance requirements rather than assuming a standard policy covers every risk.
Homeowners’ association dues Regular HOA or condominium fees Obtain the current dues and ask about known changes or special assessments.

Mortgage payment estimates may escrow taxes and insurance, but you still owe those costs whether they are collected monthly by the servicer or paid directly. Add utilities, routine maintenance, repairs and other household costs to your own budget even when they do not appear in the mortgage payment. Leave room for rates, taxes, insurance premiums and early estimates to change.

Use the five affordability drivers

The CFPB identifies five factors that shape what a household can afford: monthly payment capacity after other costs; available down payment; loan type; interest rate and terms; and property expenses such as taxes, insurance, utilities, maintenance and HOA fees. Evaluate them together. A lower rate may not compensate for high taxes or a large HOA fee, while a larger down payment may reduce the loan but leave too little cash for emergencies.

A practical calculation is:

  1. Choose a comfortable total monthly housing limit after accounting for debts, routine spending and savings goals.
  2. Estimate property taxes, homeowners insurance, any supplementary insurance, mortgage insurance and HOA dues for the area and property.
  3. Subtract those non-principal-and-interest costs from the monthly limit. The remainder is the approximate principal-and-interest payment available for the mortgage.
  4. Use a current rate quote, a plausible loan type and term, and an estimated down payment to convert that payment into an approximate loan amount and home-price range.
  5. Recalculate when a lender supplies an actual quote or when property-specific taxes, insurance or HOA information becomes available.

This process produces a range, not a promise. A payment calculator using an assumed rate cannot replace a lender’s Loan Estimate, and a preapproval ceiling cannot replace your household’s judgment.

Plan the cash needed before closing

Upfront cash normally includes more than the down payment. Closing costs, prepaid taxes and insurance, initial escrow funding and other transaction charges can increase the amount required at closing. The Loan Estimate includes an estimated “cash to close” figure, but the final amount can change as the transaction and property details are confirmed.

Protect reserves before setting the down payment

Work through your savings in this order:

  1. Reserve the emergency cushion that keeps a job interruption, medical bill or major repair from forcing new debt.
  2. Set aside moving costs, immediate repairs, furnishings and any renovation money you already know you will need.
  3. Protect other high-priority savings goals according to your household plan.
  4. Use the remaining funds to model a down payment and estimate closing cash.

A larger down payment can change the loan amount and may affect mortgage insurance, but it is not automatically the best choice if it leaves you cash-poor. Ask lenders to show comparable scenarios with different down payments and keep the payment, cash-to-close and reserve consequences visible at the same time.

Check assistance without assuming eligibility

State and local programs may offer down-payment or closing-cost help, but their income limits, property rules, funding availability and repayment requirements vary. Confirm the current program administrator and terms for your location. A counselor can help you identify whether assistance is compatible with the loan and property you are considering.

Understand when a Loan Estimate is triggered

Do not confuse a lender’s preapproval document process with the legal timing for a Loan Estimate. Under CFPB guidance, six pieces of information are enough for a lender to issue a Loan Estimate, and the lender cannot require documents such as a W-2 or pay stub as a condition of issuing it. After you proceed with an application, the lender may request documents to verify what you submitted.

Compare lenders with like-for-like Loan Estimates

Once you have a property and are ready to proceed, request official Loan Estimates from the lenders you are considering. Use the same purchase price, down payment, loan type and term when possible. The CFPB’s Loan Estimate explainer can help you identify the fields and ask about discrepancies.

Compare Questions to ask
Interest rate and structure Is the rate fixed or adjustable? What assumptions and conditions apply?
Loan type and term Are the products and repayment periods identical across lenders?
Monthly principal and interest What is the scheduled payment before and after any future adjustment?
Total monthly payment Does it include escrowed taxes, insurance and mortgage insurance? Which costs are excluded?
Origination charges What lender fees, points or other charges are required to obtain the quoted rate?
Other closing costs Which charges come from the lender, service providers, government or prepaid items?
Lender credits Does a credit reduce cash due now while increasing the interest rate or another long-term cost?
Estimated cash to close How much money is expected at closing, and which assumptions could change it?
Rate lock How long is the rate locked, what does an extension cost and what happens if closing is delayed?
Escrow and direct payments Which taxes or insurance premiums are collected monthly, and which must you pay directly?

Check that the property-tax and insurance estimates are plausible for the address. Ask about costs paid outside escrow so they do not disappear from your personal cash-flow plan. A lender credit can look attractive because it offsets closing costs, but it may accompany a higher rate; compare the total terms over the period you expect to keep the loan rather than choosing on one number.

Verify the borrower names, loan amount, payment, costs and cash-to-close figures on each estimate. If something differs from what the lender told you, ask for an explanation and a corrected estimate when appropriate. Do not select a lender from preapproval letters alone.

Common problems and how to handle them

The approved amount is higher than your comfort limit

Use your own payment cap and cash-reserve plan, not the letter’s maximum, to set a search price. Tell your agent the range that fits your budget. A lower target can leave room for maintenance, utilities, savings and changes in taxes or insurance.

The monthly estimate looks suspiciously low

Check whether the figure includes taxes, homeowners insurance, mortgage insurance and HOA dues. Ask whether the estimate assumes escrow and whether utilities, maintenance or supplementary insurance were omitted. Replace broad assumptions with property-specific quotes before deciding that a home fits.

Your letter is expiring while you are still searching

Read the stated expiration date and request an update before submitting an offer if necessary. Give the seller a current letter, and ask whether a new credit review or updated documents will be required.

Your finances change after preapproval

Tell the lender about a job change, new debt, unusual deposit, reduced income or major withdrawal rather than hiding it. The letter is conditional and later verification can change the amount or terms. Keep a record of transfers and avoid taking on new obligations while the application is active unless you have discussed the effect with the lender.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

You cannot explain a difference between estimates

Put the Loan Estimates side by side and identify whether the difference comes from the rate, loan term, points, lender credit, escrow assumptions, insurance, taxes or cash-to-close calculation. Ask each lender to explain the same line item using the same property and loan assumptions. If the scenarios are not alike, rebuild the comparison before choosing.

A practical decision checklist

  • Credit reports reviewed and errors addressed where possible.
  • Income, debts, assets, savings and recurring expenses documented.
  • At least three lenders contacted with matching assumptions.
  • Preapproval amount, conditions and expiration date understood.
  • Comfortable monthly housing limit set independently of the lender’s maximum.
  • Principal, interest, taxes, insurance, mortgage insurance, supplementary insurance and HOA dues estimated.
  • Utilities, maintenance, repairs and other household costs included in the personal budget.
  • Emergency reserve, moving funds, renovation money and other savings goals protected.
  • Down payment and closing cash modeled together, including estimated cash to close.
  • State or local assistance and counseling options checked for current eligibility.
  • Loan Estimates compared for the same property and equivalent loan terms.
  • Rate-lock period, lender credits, points, escrow assumptions and direct-paid costs understood.
