How to Get a Home Energy Audit and Use the Results to Prioritize Upgrades

A useful home energy audit ends with more than a list of expensive equipment. It should give you a written, home-specific sequence: address safety and moisture problems, fix proven weaknesses in the building shell, coordinate equipment decisions with that work, and verify incentives before signing contracts. Start by asking your electric or gas utility and your state energy office about assessment programs, then compare providers by the tests, safety checks and written report they deliver—not by the word “audit” alone.

How do I get a home energy audit?

Start with your utility and state energy office

Call the customer-service or efficiency-program department of your electric or gas utility and ask whether it offers home energy assessments, referrals, rebates or required documentation. Your state energy office may maintain additional programs or a directory of qualified assessors. Ask what geographic area, home types and income or ownership requirements apply, and whether an assessment must be completed before an incentive application or installation.

Local programs, prices and contractor rules change. Request the current terms in writing and confirm who administers the program, what the assessment includes, and whether the report will satisfy any rebate requirement.

Compare the service scope, not the label

“Audit,” “assessment” and “home performance evaluation” can describe very different visits. Before booking, ask each provider to answer these questions:

  • Durable PE-Covered Foam: Resilient PU foam with a tough PE cover compresses and rebounds to help maintain a snug, long-lasting seal
  • Will the assessor discuss comfort complaints, drafts, rooms that are too hot or cold, indoor-air concerns and normal living patterns?
  • Will the provider review historical electric or gas bills if you supply them?
  • Will the inspection cover the attic, walls where accessible, basement or crawlspace, windows and doors, ducts, heating and cooling equipment, ventilation and water heating?
  • Will it check for air leakage, moisture, combustion safety, carbon-monoxide risk and inadequate ventilation?
  • Which diagnostics are included? A blower-door test measures airflow through the home; an infrared scan can reveal temperature differences. Used together, they can help locate leakage and missing or uneven insulation.
  • What written deliverable will you receive, and will it rank projects by safety, comfort, cost and expected benefit?
  • Does the assessor also sell the recommended construction or equipment? That is not automatically a problem, but it is a reason to request assumptions, itemized bids and an independent second opinion for major work.

The exact test package should match the house and the service level. A visual visit may be appropriate for a narrow question, while a whole-house plan usually requires an interview, bill review, inspection and relevant diagnostic or safety testing.

Prepare records and observations

Gather 12 to 24 months of utility bills if available, equipment installation dates and fuel types, recent repair invoices, floor plans or renovation records, and any documentation about insulation or duct work. Make a room-by-room list of drafts, condensation, odors, mold concerns, uneven temperatures and equipment that runs unusually long. Note household schedules and thermostat settings; an assessor needs to understand how the home is actually used before interpreting energy use.

What does a home energy audit include?

Interview and bill review

The visit should begin with your goals and comfort problems. Bill review can show seasonal patterns and unusual changes, but a bill alone cannot identify which component caused them. Explain additions, vacant periods, changes in occupancy and fuel-price changes so the assessor does not mistake a lifestyle or weather change for a building defect.

Building-envelope inspection

The envelope is the boundary between conditioned space and outdoors. The assessor should examine attic insulation and penetrations, rim joists, basement or crawlspace walls, windows, exterior doors, weatherstripping and visible duct locations. The inspection should consider moisture pathways and whether insulation is compressed, displaced, wet or blocking required ventilation.

  • Enhance Your Living Space: The weather strip offers good resilience and sound insulation, effectively sealing gaps to block dust, water, and reduce noise, creating a comfortable and serene living environment.

Mechanical systems and ventilation

Expect an inspection of heating, cooling, heat-pump, water-heating and ventilation equipment, including age, condition, controls, filters, distribution and accessible ducts. The assessor may identify duct leakage or inadequate return air, but a recommendation should distinguish a repairable distribution problem from an end-of-life appliance.

Safety and indoor-environment checks

Combustion appliances and enclosed spaces require particular care. The assessment may include combustion-safety testing, carbon-monoxide checks, ventilation review and moisture evaluation. Ask the assessor to explain every concern, its urgency and whether a licensed HVAC, electrical, plumbing, insulation or remediation professional must handle it. Do not seal or insulate an area in a way that blocks a required vent or conceals an active moisture source.

Diagnostics that explain the problem

A blower door depressurizes or pressurizes the house so leakage can be measured and located. Infrared imaging can reveal temperature differences associated with missing insulation, air paths or thermal bridges, provided indoor-outdoor conditions are suitable. These tools are evidence, not magic: the assessor must interpret the readings alongside construction details, moisture findings and your comfort complaints.

What should the written report contain?

The U.S. Department of Energy says, “Once the assessment is completed, the energy assessor should provide you with a report of the findings and ideas for improvements.” Keep that report with bids, invoices and incentive paperwork. A useful report identifies the observed condition, the proposed measure, the assumptions behind any savings estimate and interactions with other projects.

Look for:

  • A description of the home, equipment, occupancy assumptions and utility history used.
  • Test results or observations, including where leakage, moisture, insulation gaps or safety issues were found.
  • A prioritized list that separates urgent health and safety work from comfort improvements and optional efficiency projects.
  • Estimated installed cost or a clear statement that pricing must come from a contractor.
  • The basis for estimated energy savings, such as modeled conditions, weather assumptions or current usage.
  • Dependencies—for example, air-sealing before attic insulation, duct repairs before equipment sizing, or moisture correction before insulating.
  • Questions to resolve with a qualified trade and any program documentation you must obtain.

An assessor’s savings number is an estimate for your home, not a guarantee. Climate, construction, equipment operation, occupant behavior, fuel prices and installation quality can all change the result. Ask what would make the estimate high or low and whether the estimate includes interactive effects between projects.

What should I do first after an energy audit?

1. Resolve safety and moisture findings

Put combustion, electrical, ventilation, carbon-monoxide and active moisture concerns ahead of projects chosen only for payback. Ask whether the condition is an emergency, what temporary precautions apply, and which qualified trade should correct it. A wet crawlspace, roof leak or unsafe venting can damage new insulation and create health risks; efficiency work should not hide those problems.

2. Correct the building shell where the report shows a real opportunity

Air sealing and insulation can improve comfort and reduce the load on heating and cooling equipment, but only when they address an identified pathway. ENERGY STAR guidance specifically places attic air sealing before adding attic insulation. Other possible targets include basement or crawlspace sealing and insulation, door weatherstripping and duct sealing. The correct sequence depends on climate, house age, construction and condition.

If the audit finds leakage at an exterior door, a door weather-stripping kit may be a small do-it-yourself measure. Follow the report’s location and material guidance; weatherstripping is not a substitute for correcting structural movement, rot, drainage or unsafe ventilation.

It is widely used as weather stripping, gaskets or cushioning and stabilizes major appliances such as doors, windows, furniture, electrical cabinets, speakers, toys, crafts, sports equipment, vents, air conditioning, plumbing, HVAC. Also, in cars, trucks and boats.

3. Coordinate equipment decisions with envelope work

Envelope improvements can lower the heating and cooling load. DOE explains that this can reduce the size and cost of a heat pump selected for the home. Ask the assessor or HVAC contractor to base sizing on the home’s post-improvement condition when practical. Do not delay replacement of failed or unsafe equipment merely to complete every possible envelope project first; urgency, safety, season and the assessor’s findings control the sequence.

4. Compare the whole project, not a headline savings percentage

For each proposed measure, record installed cost, expected bill effect, comfort benefit, disruption, useful life, maintenance, safety implications and dependencies. A project with modest modeled savings may still be worthwhile if it eliminates a severe draft or prevents moisture damage. Conversely, a costly measure with a large generic savings claim may perform poorly if the home lacks the underlying opportunity.

5. Check assistance before signing

Ask the utility, state energy office and administering agencies about audits, weatherization, rebates, financing and contractor requirements. Confirm eligibility, application deadlines, required pre-approval, income or property rules, documentation, inspection steps and whether the incentive is paid to you or the contractor. Obtain written terms; program funding and rules can change.

Priority question What to document Decision rule
Is there a safety or moisture problem? Observed condition, urgency, temporary precautions and qualified trade required Correct or control it before efficiency work that could conceal or worsen it.
Does the measure address a demonstrated envelope or distribution defect? Leakage or insulation location, diagnostic evidence and affected rooms Prefer targeted air sealing, insulation or duct work over a house-wide assumption.
Will another project change the load or installation? Equipment sizing, sequencing and interactions Coordinate shell work and equipment plans; size replacement equipment for the expected condition when feasible.
What are the total costs and benefits? Installed price, disruption, durability, maintenance, comfort and estimated bill effect Compare the complete project, not a generic percentage or simple payback alone.
Is assistance actually available? Program, eligibility, deadline, pre-approval and contractor rules Verify current written terms before committing or assuming a tax benefit.

Which upgrades might appear in a report?

ENERGY STAR identifies several categories, but none is a universal checklist. Your report should explain why a category applies to your house.

Upgrade category When it may fit Important sequencing or qualification
Air sealing and insulation Measured or observed leakage, missing insulation, uncomfortable rooms or high heat loss Air-seal an attic before adding attic insulation; address moisture and required ventilation first.
Basement or crawlspace work Leakage, dampness, exposed earth, cold floors or poorly insulated foundation areas Resolve drainage and moisture sources before sealing or insulating.
Duct sealing or distribution repair Accessible ducts leak, are outside conditioned space or deliver uneven temperatures Confirm that sealing materials and access are appropriate; coordinate with equipment service.
Heating, cooling and ventilation improvements Unsafe, failing, inefficient or improperly sized equipment, or inadequate ventilation Use envelope findings when selecting capacity; safety and failure may require immediate action.
Lighting and appliances Old or heavily used equipment identified in the household’s electricity pattern Compare purchase, installation, operating and replacement costs rather than assuming every replacement pays.
Water heating High hot-water use, aging equipment or distribution losses Check fuel, space, venting, electrical capacity and household demand before selecting a system.
Windows and doors Failed seals, significant drafts, damaged units or a documented comfort problem Repair or weatherstrip where appropriate; replacement is not automatically the first air-sealing measure.
Renewable energy Efficiency opportunities have been assessed and the site, budget and goals support generation Evaluate efficiency first and verify local interconnection, incentive and maintenance rules.

How much does an energy audit cost?

No locally applicable current audit price is established here. An older DOE consumer guide mentioned an approximate $250–$600-or-more range, but that historical figure should not be used as a present-day quote. Get written prices from local providers and compare what each price includes: visit length, diagnostics, safety testing, report detail, follow-up and any program discount.

Also separate the assessment fee from construction estimates. A low-cost screening visit may not include blower-door or infrared testing, while a comprehensive home-performance assessment may cost more but provide the information needed for a staged plan.

What happened to the federal home-energy tax credit?

Older federal pages may still describe the former Energy Efficient Home Improvement Credit. IRS Publication 530 for 2025 and the 2025 Form 5695 instructions state that the credit is not allowed for property placed in service after December 31, 2025. Someone filing for a qualifying 2025 expense should use the current IRS instructions and obtain tax advice for their circumstances. Do not assume a 2026 audit or upgrade qualifies for that former credit.

Utility, state and other local assistance is separate. Verify the administering program, current funding, eligibility and timing directly before relying on it in your budget.

Common mistakes that waste an audit

  • Choosing the cheapest visit: A low fee is not a bargain if it omits safety checks, diagnostics or a written priority list.
  • Buying equipment before fixing the load: Replacing a furnace or heat pump without considering leakage and insulation can produce poor sizing and unnecessary cost.
  • Insulating over a moisture or ventilation problem: Correct the cause and preserve required ventilation before closing up an assembly.
  • Treating modeled savings as guaranteed: Ask for assumptions and ranges; weather, behavior, fuel prices and workmanship affect results.
  • Ignoring interactions: Air sealing changes ventilation needs, and envelope work can change equipment sizing. Require the report and bids to address those effects.
  • Signing before checking programs: Some incentives require pre-approval, approved contractors or a pre-installation inspection.
  • Failing to obtain independent bids: For major insulation, HVAC, electrical or moisture work, compare itemized scopes and warranties from qualified trades.

Is an energy audit worth it?

It is most useful when you want a defensible sequence rather than a single product recommendation—especially in an older, drafty, uncomfortable or mechanically complicated home. The value comes from locating the actual opportunity, identifying safety and moisture constraints, and preventing one project from undermining another. DOE broadly states that combining maintenance and upgrades with insulation, air sealing and thermostat settings can cut heating and cooling energy use by 20% to 50%; that is a general agency claim, not a forecast for an individual house.

An audit is less useful when the provider offers no meaningful inspection, no written findings, or a standardized sales pitch unrelated to your bills and comfort complaints. Ask for the scope and deliverable before paying, and use the report as a decision tool—not as a guarantee of savings.
