Recommended Free Tools
Start with all three U.S. credit reports at AnnualCreditReport.com, the official free-report route identified by the Consumer Financial Protection Bureau (CFPB). Review them before a lender pulls your file, then dispute any genuine error with both the credit reporting company that shows it and the company that supplied the information. Requesting your own reports does not lower your credit score, and you do not need to pay a credit-repair service to file an accuracy dispute.
Why check your reports before a mortgage application?
A mortgage lender uses information in your credit reports and scores when evaluating eligibility and pricing. An incorrect balance, late-payment notation, collection account, duplicate debt, or account that belongs to someone else can make your file look riskier than it is. Correcting an error is not a guaranteed route to approval or a lower rate, but finding it early gives you time to document the problem and let the reporting companies investigate.

The timing matters because a lender’s review is only one part of the mortgage process. The CFPB also lists your existing debt, savings, assets, income, and history with lenders among the information that can affect underwriting. A clean report cannot compensate for every other qualification, and an accurate negative entry generally cannot be erased simply because you are applying for a mortgage.

Three reports through the official source
The CFPB identifies AnnualCreditReport.com as the official place to request reports from Equifax, Experian, and TransUnion, the three nationwide credit reporting companies. Its guidance describes online access to each report at no charge once a week. You can request all three together or obtain them one at a time. Reviewing all three together is often the most useful approach before a mortgage because the companies may have different information about you.

That additional allowance is separate from the ordinary free-report access. Because the stated end date is December 2026, check the current CFPB guidance before relying on that extra Equifax allotment after the date passes.
A report is not the same as a score
A credit report is the underlying file: identifying information, account histories, balances, inquiries, and public-record or collection information that a reporting company has associated with you. A credit score is a number calculated from report information. The score you see through a bank, card issuer, or other service may not be the score a mortgage lender uses. The CFPB notes that mortgage lenders may use FICO scores and bureau-specific data, so a free report request should not be described as a free mortgage score.
Your own request is a soft inquiry
Requesting your own report is not an application for new credit. The CFPB says a personal report request is not an inquiry for new credit and does not affect your score. That is different from a lender checking your file as part of an application.
Step 1: Request and save every report
- Go to AnnualCreditReport.com. Use the official address rather than an advertisement that offers a “free” report in exchange for a trial, subscription, or other product.
- Choose the three nationwide companies. Select Equifax, Experian, and TransUnion so you can see where their files agree and where they differ.
- Complete identity verification. The request process may ask questions based on your personal and account history. Answer carefully; an unsuccessful verification does not mean your file is inaccurate.
- Download or print each report. Keep a dated copy before making any dispute. Save the report for the bureau that shows the item, not just a summary screen.
- Record the source and date. Note which bureau produced each report and when. This makes it easier to identify whether a later correction appears in the right file.
Do not assume that one report represents all three. A creditor may report to one, two, or all three companies, and the balance or payment status may be updated at different times.
Step 2: Review the reports line by line
Read the reports as if you were checking a lender’s application file. Compare the same account across all available reports, but remember that a difference is not automatically an error. One bureau may have information another has not received.

Confirm identifying information
- Check your name, former names, addresses, and other identifying details for unfamiliar variations.
- Look for an address or employer that suggests another person’s file may have been mixed with yours.
- Verify that the identifying information is yours before disputing it; a former address alone may be legitimate rather than harmful.
Check every account
- Look for accounts you never opened, including credit cards, loans, collections, and authorized-user accounts you do not recognize.
- Compare account numbers, opening dates, current balances, credit limits, payment status, and whether an account is open or closed.
- Check the payment history for a late payment reported in a month when you paid on time.
- Look for duplicate entries that describe the same debt, especially when an account appears once as an original creditor account and again as a collection without a clear basis.
- Check whether a paid or settled account is still shown with an inaccurate balance or status.
Review inquiries and negative information
- Identify hard inquiries you did not authorize or do not recognize.
- Check collections, charge-offs, bankruptcies, and other negative entries for incorrect ownership, dates, amounts, or status.
- Look for incomplete information, such as an account missing a payment that was actually made or a balance that does not reflect a documented payment.
An unfamiliar account or inquiry can indicate identity theft, but it can also be a creditor’s alternate name or an authorized account. Contact the creditor for clarification and gather records before filing a dispute. Disputing an item simply because it is negative will not make an accurate entry disappear.
Step 3: Decide whether the item is a genuine error
Dispute information that is inaccurate, incomplete, duplicated, not yours, or connected to identity theft. Examples include a balance that is wrong, a payment marked late despite proof of timely payment, an account reported after you closed it when the status is incorrect, or another consumer’s debt appearing in your file.
Accurate negative information generally remains on a report. The CFPB specifically warns against claims that a company can remove current, accurate negative information. Before sending a dispute, compare the report with statements, payment confirmations, loan documents, account-closure notices, identity-theft records, or correspondence from the creditor. If the information is correct but unfavorable, a dispute is not the appropriate remedy.
Step 4: Dispute the error with both responsible parties
The strongest process uses two notices: one to the credit reporting company whose report contains the error and one to the company that furnished the information, such as a lender, card issuer, servicer, or collector. The CFPB says you may dispute with both, and the furnisher should correct inaccurate information and notify the reporting companies to which it supplied that information.
Prepare a focused dispute packet
- Identify yourself with the contact information needed to match the file.
- Name the account or inquiry and include the report date and the relevant account number, using only the portion needed for identification.
- State exactly what is wrong and what the correct information should be. “This is inaccurate” is less useful than “The report shows a $2,400 balance; the attached statement shows the account was paid and closed on May 14.”
- Attach copies, not irreplaceable originals, of documents supporting your position.
- Ask for the specific correction, such as updating the balance, payment status, ownership, or duplicate entry.
- Keep a copy of the complete submission and the date it was sent.
Send the bureau dispute
Use the reporting company’s dispute channel associated with the report you reviewed. If the same error appears on two reports, submit a separate dispute to each company; one bureau’s correction does not automatically change another bureau’s file. Include only the items you can explain and support so the investigation is clear.

Send the furnisher dispute
Send the same factual explanation to the creditor or other company that supplied the information. A furnisher may be able to correct its own records and then notify the reporting companies. Include the evidence that shows why its data is wrong, and keep the account-specific explanation separate if you are disputing more than one account.
Quick wins for a faster PC:
Scan for outdated or missing drivers - takes under a minuteDriver Scan →Repair Windows errors before they cause bigger problemsFix Now →The CFPB describes these investigations as free and reasonable. It says disputes are usually addressed within 30 days, but that is a general timeframe, not a promise that your individual correction will be completed by a particular date. Start well before you expect to apply so an unresolved question does not become a last-minute mortgage issue.
What happens after you file?
Review the investigation result
Read the response and obtain an updated report if the company says it made a change. Confirm that the exact account, balance, status, or inquiry was corrected rather than assuming a generic “completed” message means the problem is fixed. If the furnisher and bureau reach different conclusions, compare their explanations with your evidence.
If the dispute is rejected or treated as frivolous
A reporting company does not have to investigate a dispute it reasonably considers frivolous, such as a vague request that does not identify an item or explain why it is wrong. A detailed, account-specific explanation and supporting documents help distinguish a genuine dispute from a blanket demand to delete everything negative.
If you still disagree, the CFPB says you may ask the reporting company to add a brief statement about the unresolved dispute to your file and future reports. You can also use the CFPB complaint process or seek legal help. Keep the original report, your dispute, the evidence, and every response together so another reviewer can follow the timeline.

How mortgage credit checks affect your score
Your report request versus a lender inquiry
Your personal request does not lower your score. A mortgage lender’s credit check is different because it occurs in connection with an application. The CFPB says mortgage-shopping inquiries made within a 45-day window are recorded as one inquiry for scoring purposes. That window is designed for comparing mortgage offers, not for applying broadly for unrelated credit.
Avoid unrelated applications while preparing
The CFPB cautions that applying for other credit shortly before or during the mortgage process may add inquiries or lower scores. Avoid opening a new card, financing a major purchase, or accepting a store-credit offer unless you have discussed the effect with your mortgage professional. This does not mean you should hide a required application; it means you should understand the timing and consequences before submitting it.
Do not expect a guaranteed score change
Removing an error may change the information used to calculate a score, but the amount and direction of any change depend on the rest of the file and the scoring model. Neither a bureau nor the CFPB promises a particular number of points, rate, or underwriting result after a correction.
A practical mortgage-preparation schedule
| When | Action | Why it helps |
|---|---|---|
| Several months before applying | Request all three reports, save dated copies, and mark every item that needs verification. | Leaves time to contact a creditor, submit a complete dispute, and review the response. |
| As soon as you confirm an error | Dispute with the bureau showing the item and with the furnisher that supplied it; attach focused evidence. | Creates two opportunities for the inaccurate data to be corrected and documented. |
| After the response | Check the updated report and preserve the result with your original records. | Confirms that the correction reached the relevant file rather than relying on a verbal assurance. |
| During mortgage shopping | Keep applications within the CFPB’s 45-day mortgage-shopping window when possible, and avoid unrelated new credit. | Mortgage inquiries in that window are recorded as one inquiry, while unrelated applications can add inquiries or affect scores. |
| Before submitting the mortgage application | Tell the lender about any unresolved, documented dispute and provide the requested records. | Gives the lender context without promising that underwriting will ignore or change its own requirements. |
Common mistakes that waste time or money
Paying for a basic dispute
The central actions—obtaining the reports through the official route and disputing inaccurate information—are free. The CFPB states: “There is no reason to pay someone else to dispute inaccuracies on your credit report for you, as it is already a legal right available to you for free.” A paid service may offer other assistance, but paying a company simply to submit an accuracy dispute is not necessary.
Trusting a promise to erase accurate negatives
No legitimate process can turn accurate late payments, collections, or other negative history into inaccurate information. Be cautious of anyone who promises a specific score increase, guaranteed deletion, or guaranteed mortgage approval.

Disputing everything at once
A broad form letter that lists no account, date, balance, or reason can delay a real correction and may be treated as frivolous. One precise explanation per item is easier to investigate.
Checking only one bureau
Different reporting companies may hold different files. An account corrected at one company can remain wrong at another unless you dispute it there as well.
Waiting until the lender has already pulled the file
A lender may use information that was accurate at the moment it obtained the report. Starting early gives you a chance to resolve discrepancies before they become part of an underwriting discussion, although it cannot guarantee that every update will appear before a particular lender’s deadline.
If the mortgage application is denied
If a lender denies your application or offers terms you do not understand, ask for the explanation and the factors used in the decision. A report error may be one factor, but the lender may also have considered debt, income, assets, savings, and its own underwriting rules. The CFPB identifies HUD-approved housing counselors as a possible source of help evaluating your ability to pay and understanding next steps.
Keep your dispute records even after closing or changing lenders. They document what you challenged, what evidence you supplied, and how each reporting company responded. They are useful if the same inaccurate item reappears or if a future lender asks you to explain the file.
