One free scan finds every outdated or missing driver and matches the right update for your exact hardware.Free scan · exact hardware matchIf you find an error on your mortgage application before closing, stop, notify your loan officer or processor in writing, send complete proof, and do not sign documents you know are inaccurate. Ask the lender to explain whether it must rerun underwriting, reverify information, or issue a corrected Loan Estimate or Closing Disclosure. Then get the impact on your clear-to-close status, closing date, rate-lock expiration, cash to close, and contract deadlines in writing.
Simple mistakes can still postpone signing by hours or days. Errors involving income, employment, assets, debts, occupancy, the property, loan amount, interest rate, or down payment can change eligibility or pricing and require a new underwriting decision. This U.S.-focused guide explains what to do, what evidence to provide, and how to protect your closing timeline.

Do these six things as soon as you find the mistake
- Stop and identify the exact error. Write down the field, the incorrect value, the correct value, when you discovered it, and every document where it appears. Note whether it is on the application, Loan Estimate, Closing Disclosure, contract, or another form.
- Contact the loan officer or processor immediately and in writing. Use the lender’s secure portal or the email channel it has designated for documents. Consumer Financial Protection Bureau guidance last reviewed April 3, 2024, says: “If you find an error in one of your mortgage closing documents, contact your lender or settlement agent to have the error corrected immediately.” Keep the message and any acknowledgment.
- Send proof through the lender’s instructed channel. Provide complete, legible copies, including every page of a multi-page statement. Keep the originals. The lender, not the borrower, decides which evidence is acceptable for the loan program.
- Ask what underwriting action is required. The lender may correct the application, rerun automated underwriting, reverify income, assets, or employment, recalculate debt-to-income, or request a written explanation. Ask which condition will be added or cleared and who owns the next step.
- Review every revised disclosure. Compare the corrected Loan Estimate or Closing Disclosure with your application, purchase contract, rate-lock terms, and prior disclosure. Check the loan amount, rate, APR, product, prepayment penalty, cash to close, names, property, income, assets, debts, and occupancy.
- Confirm timing in writing. Ask whether the correction changes your clear-to-close status, signing appointment, rate-lock expiration, cash-to-close amount, or purchase-contract deadline. There is no single national correction deadline for every lender and loan type, so request the file-specific deadline.
Classify the error before deciding how urgent it is
Every error deserves prompt reporting, but the likely consequences differ. A missing page may be fixed by replacing a document. A wrong debt balance or income figure can change the underwriting decision. Do not wait to see whether the lender notices; the lender must determine the impact using the corrected facts.
| Error category | Examples | Likely lender response | What you should do |
|---|---|---|---|
| Clerical or document error | Misspelled name, wrong mailing address, missing page, or typographical entry | Correct the record and reissue affected documents; even a simple error can move signing by hours or days. | Identify every affected form and request corrected copies before signing. |
| Underwriting fact | Income, employment, assets, debts, occupancy, property details, loan amount, rate, or down payment | Reverification, a new debt-to-income calculation, an automated-underwriting rerun, new conditions, revised pricing, or a different eligibility decision. | Send authoritative proof and ask whether the change affects approval, conditions, rate, or cash to close. |
| Credit-report information | An account, balance, payment history, or derogatory item that is not yours | Review with you and seek confirmation from the reporting company; the lender may require dispute documentation. | Identify the exact tradeline, preserve correspondence, and provide creditor or reporting-company records. |
| Changed fact after application | New job, new debt, moved money, changed assets, altered occupancy, new gift funds, or contract amendment | Updated verification and underwriting; terms or closing conditions may change. | Report the change before moving money, opening credit, or signing an amendment, and ask how to document it. |
How to handle each common mortgage-application error
Name, address, spelling, or missing-page errors
Tell both the lender and the closing agent. Ask which version is the controlling record and request corrected documents before signing. Compare the corrected name and address with your government identification, purchase contract, title information, and vesting instructions. A missing page can hide a condition or signature block, so do not assume the rest of the package is complete. CFPB consumer guidance warns that apparently minor document errors can delay a closing by a few hours or even a few days.

Income or employment errors
Report the exact employer, position, start date, pay structure, and amount that should appear. Explain whether the issue is a typo, a change since application, variable income, a leave of absence, or a new job. Provide the records the lender requests, such as pay stubs, W-2 forms, an employment verification, an award letter, or a written explanation. Do not selectively send a page that omits context. The lender may need to recalculate qualifying income, verify continuity, and rerun underwriting.
Asset, bank-account, or gift-fund errors
Identify the account, owner, balance, date, and source of the funds. Send complete bank statements or other records through the secure channel, including pages that show the account number and statement period when requested. If a large deposit, transfer, gift, or sale proceeds is involved, ask before moving money again; the lender may need a documented paper trail and a signed gift or transfer explanation. Keep your own copy and do not close an account or remove funds needed for cash to close without instructions.
Debt or credit-report errors
List the creditor, account number or last four digits, balance, monthly payment, and why the information is wrong. If the account is not yours, tell the lender which tradeline is inaccurate. Fannie Mae guidance says the lender should review the information with the borrower and request that the reporting company confirm its accuracy. Preserve a credit-report copy, dispute confirmation, creditor letters, and payment records. A corrected liability can change your debt-to-income ratio, reserves, or eligibility, so ask for the lender’s updated calculation.

Loan amount, rate, down payment, or product errors
Compare the requested loan amount and down payment with the signed contract, your rate-lock confirmation, and the latest disclosure. Ask whether the discrepancy is a data-entry error or a requested change. A different loan amount can alter mortgage insurance, reserves, cash to close, and the underwriting result. A different product, rate, or term can affect APR and disclosure timing. Do not authorize a change orally; obtain the revised terms and effective date in writing.
Facts that changed after the original application
A job change, new debt, changed assets, altered occupancy, new gift funds, or contract amendment is not merely an application typo. Report it promptly, even if you think it improves your finances. Do not open new credit, co-sign, move substantial funds, or make unusual deposits without asking how the lender wants the transaction documented. Updated facts can trigger verification and a new underwriting decision.
Prepare an evidence package the lender can use
Fast, usable documentation reduces back-and-forth. Before uploading, label files with the borrower name, document type, and statement period, and make sure scans are legible. Follow the lender’s security instructions rather than sending sensitive records to an unverified address.
- Income and employment: recent pay stubs, W-2 forms, employment-verification information, award or benefit letters, and an explanation of variable income or a job change when requested.
- Assets: complete bank or investment statements, proof of transfers, sale proceeds, earnest-money payments, or gift funds, including all pages the lender requires.
- Debts: creditor statements, payoff letters, payment histories, and credit-report dispute responses.
- Identity and address: identification, address records, and documents that reconcile a name change or spelling difference.
- Property and transaction: the signed contract, amendments, insurance information, appraisal-related documents, and evidence of seller credits or repairs.
- Written explanation: a concise, dated statement that identifies the error, states the correct fact, explains when it changed or was discovered, and lists the attached proof.
Ask the lender to confirm receipt and to tell you if a page is missing or unreadable. Keep a dated log of uploads, calls, names, promised responses, and revised documents. That audit trail helps resolve a last-minute disagreement about what was supplied and when.

What the lender may do after you report the error
Underwriting quality-control guidance from Fannie Mae calls for review of application accuracy and completeness, supporting credit, income, and asset documents, transaction documents, and final closing data, with prompt correction of errors. In practice, the lender may take one or several of these actions:
- Correct the application and obtain your acknowledgment or signature.
- Recalculate income, assets, liabilities, reserves, loan-to-value, or debt-to-income ratios.
- Reverify employment, income, assets, or credit shortly before closing.
- Rerun automated underwriting or send the file for manual review.
- Issue a new condition, request a written explanation, or ask for additional documents.
- Revise the interest rate, loan product, loan amount, mortgage insurance, fees, or cash to close if the corrected facts affect pricing or eligibility.
- Reissue a Loan Estimate or Closing Disclosure and determine whether a new waiting period applies.
Ask the processor to state which of these steps applies to your file. A correction is not complete merely because someone says the database was updated; you need the corrected document and confirmation that the underwriting condition is satisfied.
Disclosure timing: Loan Estimate, Closing Disclosure, and the three-day rules
Loan Estimate
CFPB consumer guidance says a lender generally sends a Loan Estimate within three business days after receiving an application. After a Loan Estimate, the lender generally must honor its terms for 10 business days, according to current CFPB consumer guidance. That 10-business-day period concerns proceeding with the application; it is not a universal deadline for correcting every error. Delaying your decision to proceed can allow revised terms under the applicable rules, so ask the lender how your timing is affected.

Closing Disclosure
The lender generally must provide the Closing Disclosure at least three business days before closing. Compare it with the final contract and your corrected application. Verify the borrower names, property, loan amount, interest rate, APR, loan product, prepayment penalty, projected payments, fees, seller credits, escrow amounts, and cash to close.

When a corrected Closing Disclosure restarts the wait
Most corrected disclosures may be delivered at or before consummation, but CFPB’s current TRID FAQ says a new three-business-day waiting period is required when the correction makes the APR, loan-product information, or a prepayment penalty inaccurate. Other corrections may not restart the full wait, but the lender or settlement agent must determine the rule for your specific change. Ask which field changed, when the corrected disclosure was delivered, and the earliest lawful signing date.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. Will fixing the error delay your closing?
Possibly. The delay depends on the error’s underwriting impact, the availability and quality of proof, whether a revised disclosure is required, and how close you are to the contract date or rate-lock expiration. CFPB guidance specifically warns that delayed documentation can postpone closing and put a rate lock or purchase-contract deadline at risk.
| Situation | What commonly determines timing | Questions to ask now |
|---|---|---|
| Clerical correction with proof ready | Document preparation, lender review, and re-signing logistics; a simple error can still take hours or days. | When will corrected documents be issued, and do I need to sign again? |
| Material fact changes eligibility or ratios | Reverification, automated underwriting, manual review, new conditions, and revised disclosures. | Is the file still conditionally approved or clear to close? What is the earliest decision date? |
| Closing Disclosure financial mismatch | Settlement calculations and whether APR, product information, or a prepayment penalty became inaccurate. | Does the corrected disclosure trigger a new three-business-day wait? |
| Closing or rate-lock date is near | Underwriting queue, document turnaround, lock expiration, and contract amendment procedures. | What is the contingency plan if review is not complete by the scheduled signing? |
Notify the settlement agent or closing attorney as soon as the lender confirms a change. If the date must move, ask for a written contract extension before the original deadline expires. Do not assume a rate lock extends automatically; obtain the lender’s written terms and any cost.
How to review corrected documents before signing
Use the corrected package, not memory, as your checklist. Have the lender explain any difference you cannot reconcile.

Keep copies of every version and response. If you suspect fraud, identity theft, pressure to sign false information, or a dispute that could cause substantial loss, consider speaking with a qualified housing counselor or attorney. State law, lender overlays, and loan type—including FHA, VA, USDA, conventional, and jumbo—can change the process.
For a serious dispute, ask the closing agent what must be corrected before consummation and whether the contract requires a formal notice or extension. Do not sign an affidavit or certification that you know is false. A corrected application protects you only when it reflects the facts and the lender has completed the required review.
