How to Find Your Real Mortgage Servicer and Make Payments Safely

By TheFinanceBase Team 10 min read

Your mortgage servicer is the company that receives your monthly mortgage payment. Find it first on your latest mortgage statement or coupon book, then verify any change against a formal servicing-transfer notice before changing where money goes. A loan can be sold to a new owner without changing the company that collects your payments.

If servicing has changed, switch payments on the notice’s stated date, update bank bill-pay instructions, and check the next statement to confirm posting. Never redirect a payment because of an unexpected email, text, phone call, or letter alone.

What a mortgage servicer is—and why the payee matters

The Consumer Financial Protection Bureau (CFPB) puts the core rule plainly: “The company that you send your monthly mortgage payments to is your mortgage servicer.” The servicer handles payment collection and normally sends the statements or coupon book that tell you where and how to pay.

The servicer is not necessarily the company that owns your loan. A lender or investor can sell the loan while the same servicer continues collecting payments. Conversely, servicing rights can move to another company even when the loan’s owner does not change. Your payment instructions depend on the current servicer, not simply on the name of the original lender or a new loan owner.

Using the wrong payee can delay crediting, create avoidable late-payment disputes, and expose you to fraud. Treat the payee, mailing address, online account, and effective date as facts to verify before sending a payment.

Find the current servicer in your own records

Start with the latest mortgage statement

Look at the most recent statement you received for the loan. It should identify the servicer and provide contact information and payment instructions. Compare the company name, payment address, loan number, and any online-account address with what your bank has saved. A familiar logo is not enough if the address or account number has changed unexpectedly.

Check the coupon book or payment packet

If you use a coupon book instead of monthly statements, use the newest book. Older coupons can remain in a drawer after a transfer, so check the issue date and confirm that the payment address is still current. Do not assume that a payment address printed on an old coupon remains valid indefinitely.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use the servicer’s website only after you identify it

CFPB guidance also identifies the servicer’s own website as a contact source. Type the web address from your statement or coupon book rather than following a link in an unsolicited message. Confirm that the site is asking for the same loan information shown on your records before entering credentials or scheduling a payment.

Ask for help when the name is unclear

If your records are missing, contradictory, or too old to identify the payee, a HUD-approved housing counseling agency can help you work with a servicer and understand available options. CFPB describes foreclosure-related counseling as available without cost. Use counseling to verify the servicer; do not hand title, account credentials, or payment funds to an intermediary that promises to “fix” the loan.

Distinguish a loan sale from a servicing transfer

Read every notice for the action it actually describes. The two events have different consequences:

Notice or event What changes What usually does not change automatically Payment response
Loan ownership sale The company that owns the debt or receives the loan’s economic interest. The company collecting your monthly payment may stay the same. Continue paying the current servicer unless a separate, valid servicing notice says otherwise.
Servicing transfer The company responsible for collecting payments and handling servicing. The loan’s ownership may remain unchanged. Switch payments on the effective date and follow the old and new acceptance dates in the notice.
Unsolicited payment-redirection message Nothing is established merely because someone sent a message. Your existing payment instructions remain the verified baseline. Pause and compare the claim with your statement and formal notice before acting.

A loan-sale letter can be legitimate and still leave your payment destination unchanged. A servicing-transfer notice should identify the former and new servicers and tell you when the change takes effect. If a message mentions only a new owner but gives no servicing instructions, do not infer that the payee changed.

Read a servicing-transfer notice line by line

Locate the effective transfer date

The effective date is the point at which the new servicer becomes responsible for servicing. It is not necessarily the date printed at the top of the letter or the date you happen to receive it. Mark the effective date on your calendar and use it to decide which servicer should receive each payment.

Record both payment-acceptance dates

Consumer-facing CFPB guidance says the notices should state the last date the old servicer accepts payments and the first date the new servicer accepts them. These dates tell you when to stop sending new payments to the former servicer and when to begin directing payments to the replacement servicer. Mail delivery may require extra lead time, so do not wait until the due date to make the switch.

Verify the new company and its contact information

Write down the new servicer’s complete name, payment address, telephone number, website, and loan-account identifier exactly as shown. Compare those details with the next statement or coupon book. If the notice and your existing records conflict, call using contact information from the existing statement while you investigate; do not use a phone number supplied only in a suspicious message.

Understand the notice schedule

Under Regulation X, the transferor servicer generally provides notice at least 15 days before the effective transfer date, and the transferee servicer generally provides notice no more than 15 days after that date. A combined notice is generally provided at least 15 days before the transfer. The rule has exceptions, including certain servicer failures or legal proceedings, so these are general schedules rather than guarantees for every case. The current regulation is 12 CFR § 1024.33.

Switch payments safely after a confirmed transfer

  1. Authenticate the change. Compare the transfer notice with your latest statement, coupon book, and any separate loan-ownership notice. A formal notice that identifies dates and both servicers is materially different from a demand in an unsolicited email or text.
  2. Contact the new servicer through a verified channel. Use the address or website shown in the notice only after matching the notice to your loan records. Ask what payment methods are available and whether your loan number or account number will change.
  3. Update bank or credit-union bill pay. If your bank sends an automatic bill payment, replace the old payee, mailing address, and account number with the new servicer’s information. Ask the bank how much lead time it needs for the first payment and whether a payment already scheduled for the old servicer can be changed.
  4. Keep the scheduled amount and due date visible. A servicing transfer does not cancel the underlying payment obligation. Follow the amount and due date on the applicable statement, while using the transfer notice to determine the correct recipient.
  5. Allow for delivery time. A mailed check may take time to arrive and be credited. Schedule it early enough for the new servicer’s stated processing rules, and retain the confirmation, check image, or electronic receipt.
  6. Confirm the first posting. Review the next mortgage statement or online account to verify that the payment was credited to the correct loan and that principal, interest, escrow, and any fees appear as expected. Save a copy before your next payment cycle.
  7. Close the old payment path only after verification. Once the first payment has posted with the new servicer, remove obsolete bill-pay instructions and recurring transfers so a later payment cannot accidentally go to the former servicer.

What the 60-day transfer protection covers

For 60 days after the effective transfer date, a transferee servicer generally may not impose a late fee or treat a payment as late when you sent that payment to the former servicer on time or within the applicable grace period. This is a specific protection for certain payments mistakenly sent to the former servicer during the transition.

The protection is not a general waiver of your mortgage obligation. It does not authorize skipping a payment, paying late on purpose, or sending money to an unrelated company. Keep proof of the payment date, delivery, amount, and payee. If the new servicer shows a protected payment as late, contact it through a verified channel and provide the records that establish when and where you sent the money.

Recognize mortgage-payment and foreclosure-relief scams

CFPB identifies several warning signs. Treat a message as high risk when it includes any of these demands:

  • An upfront fee before assistance is provided.
  • A guarantee that your loan terms will change or that you cannot lose your home.
  • Instructions to stop making payments to your lender or servicer.
  • A request to pay someone other than the lender or mortgage servicer.
  • Pressure to act immediately or to keep the offer secret.
  • A request to sign over the title to your home.
  • A request to sign papers you do not understand.
  • Claims of government affiliation supported by misleading names, seals, or logos.
  • A “forensic audit” pitch presented as a way to force a loan modification or erase the debt.

“Real government officials never ask for payment to help you.” — Consumer Financial Protection Bureau

A legitimate servicing transfer can still be urgent, but it should be documented with dates, names, and contact information tied to your loan. Do not click a payment link, disclose a password, or change a payee solely because a message uses a government-looking design or threatens foreclosure.

Safe response to an unexpected payment change

  1. Pause the requested change and do not send a rushed payment to a new account.
  2. Retrieve your latest statement or coupon book and identify the verified servicer information.
  3. Look for a formal transfer notice in your mail and secure account, and compare its effective date and payment instructions with the message.
  4. Call or sign in through the contact path already associated with the loan. Ask whether servicing changed and request written confirmation if the answer is yes.
  5. Save the suspicious message, envelope, caller details, and any payment instructions. Those records help the servicer, bank, counselor, or authorities understand what happened.
  6. If you cannot identify the servicer or are facing foreclosure pressure, contact a HUD-approved housing counseling agency for assistance.

When a payment went to the wrong servicer

You paid the former servicer after the transfer

First confirm the payment’s delivery date and the transfer’s effective date. During the 60-day period described above, a timely payment sent to the former servicer generally receives defined protection from late treatment by the new servicer. Contact the new servicer with your receipt, check image, or bank record and ask how the payment will be credited or transferred.

Your bank sent an automatic payment to an obsolete payee

Tell the bank or credit union that the mortgage servicer changed and ask what options it has for correcting or stopping the payment. Then contact the current servicer through verified details, explain the payment path, and retain every confirmation. Do not create a second payment blindly; first establish whether the original funds will be forwarded or credited.

You received conflicting notices

Do not choose the company with the most urgent wording. Compare the effective date, old-servicer acceptance date, new-servicer acceptance date, loan number, and contact information across the documents. Ask the servicer identified on your latest statement to explain the discrepancy, and request written clarification before changing recurring instructions.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

You cannot find any servicer information

Gather your closing documents, most recent payment record, canceled checks, and bank statements. A HUD-approved counselor can help identify the servicing contact and communicate with the company. Until the payee is verified, avoid sending money to a party that contacted you unexpectedly or asked for an upfront fee.

A practical transfer file and timeline

Keep one digital or paper folder for the life of the transfer. Include:

  • The latest statement or coupon book from the former servicer.
  • The complete transfer notice, including the envelope or electronic delivery record.
  • Any separate notice about loan ownership.
  • The effective date, old-servicer last-acceptance date, and new-servicer first-acceptance date.
  • Copies of bill-pay changes and the bank’s confirmation.
  • Payment receipts, check images, delivery tracking, and screenshots showing online posting.
  • The first statement from the new servicer and notes of verified calls.

For example, if a notice says servicing becomes effective on June 1, states that the former servicer accepts payments through May 31, and identifies June 1 as the first date for the new servicer, schedule the next payment to the new servicer with enough mailing lead time. Keep the notice and proof of that payment together. The dates in this example are illustrative; always follow the dates in your own notice.

Common mistakes to avoid

  • Changing the payee after a loan-sale notice alone: ownership and servicing are separate.
  • Using a search-engine result or message link as proof: verify the site and contact details against your statement or formal notice.
  • Waiting until the due date to update bill pay: bank processing and mail delivery can take time.
  • Deleting old records: statements and receipts establish where and when you paid.
  • Assuming the 60-day protection means you can skip payment: it addresses certain misdirected payments, not missed obligations.
  • Paying a “helper” to stop foreclosure: upfront fees, guarantees, pressure, title requests, and instructions to stop paying are CFPB warning signs.

Use a simple decision rule

If the latest statement and a formal transfer notice agree, switch payments on the stated date and confirm the first posting. If only the loan owner changed, keep paying the existing servicer. If an unsolicited message conflicts with your records, do not redirect funds; verify through the established servicer contact. If no record identifies the servicer, seek help from a HUD-approved housing counseling agency before sending money to a new recipient.
