Make that request in writing so you have a dated record. Next, check the official Fannie Mae and Freddie Mac lookup tools, review MERS information when applicable, and compare every result with transfer notices and your county’s recorded mortgage assignments.
A servicing change is not the same as an ownership sale, and a new payment address does not by itself prove securitization. Securitization places loans into a mortgage-backed security or trust; the public records available to a borrower may show only part of that transaction. The strongest answer comes from reconciling several dated records rather than relying on one database entry or screenshot.

What “sold,” “serviced” and “securitized” mean
Loan owner or investor
The owner (also called the investor) is the entity entitled to the loan’s economic interest. It could be Fannie Mae, Freddie Mac, a bank or another investor. Ownership can change even when the company you pay every month remains the same.
Mortgage servicer
The servicer collects principal, interest, escrow and other payments, sends statements, administers the account and handles routine borrower communications. A servicer may own the loan, but often does not. Servicing rights can be transferred separately from ownership.

Loan sale
A sale transfers the loan’s ownership interest to a new owner. The new owner must notify the borrower within 30 days of the effective transfer, according to the Consumer Financial Protection Bureau (CFPB). The servicer may or may not change at the same time.
Securitization
Securitization is a transaction in which mortgage loans are placed into a mortgage-backed security or trust, allowing investors to receive the loans’ cash flows. A securitized loan can still be serviced by the same company you have always paid. Conversely, a change in servicer does not establish that the loan was securitized. No single borrower-facing lookup proves every securitization structure.
The evidence you need—and what each source can prove
| Source | What it can establish | Important limitation |
|---|---|---|
| Latest mortgage statement | The company currently receiving payments and the address it designates for borrower correspondence. | It identifies the servicer, not necessarily the owner or investor. |
| Written response from the servicer | The owner’s name, address and telephone number, to the best of the servicer’s knowledge. | Keep the response and delivery proof; a verbal answer is harder to document. |
| Fannie Mae or Freddie Mac lookup | Whether the loan appears in the applicable agency’s ownership or guarantee records. | A no-match result does not identify every possible private owner. Entry errors can produce a false result. |
| MERS information | Servicing information and, depending on the record, an electronic indication of servicing rights or security interests. | Registry data must be reconciled with the servicer’s response and recorded documents. |
| Transfer notices | Notice that ownership or servicing changed, and the effective date stated in the notice. | A notice may describe only one transfer and may not reveal the full securitization chain. |
| County land records | Recorded mortgage, deed of trust and later assignments in that jurisdiction. | Recording practices differ; an unrecorded or delayed assignment is not a universal test of ownership. |
Step 1: Read the latest mortgage statement
Find the most recent statement, whether it arrived by mail or through your online account. The servicer’s legal name, payment address, telephone number and account number are normally shown near the payment instructions or customer-service section. The CFPB identifies the statement as a way to find the current servicer.
Save a PDF or scan and keep the envelope or electronic delivery date. If a statement shows a new company or a new payment address, note the first statement on which the change appears. That change tells you who is servicing the account now; it does not, by itself, tell you who owns the loan or whether it was securitized.
Step 2: Ask the servicer for the owner’s identity in writing
The CFPB states: “The servicer has an obligation to provide you, to the best of its knowledge, the name, address, and telephone number of who owns your loan.” Make the request in writing even if a representative gives you an answer by phone. A written Request for Information (RFI) or Qualified Written Request (QWR) creates a durable paper trail and lets you compare the response with later notices and public records.

Sample wording
Subject: Request for Information—current owner of mortgage loan
Borrower: [full legal name]
Property: [street address, city, state and ZIP]
Loan number: [account number]
Please provide, to the best of your knowledge, the current owner or investor of this mortgage loan, including that entity’s legal name, mailing address and telephone number. Please also state the effective date of any ownership transfer known to you and identify the current mortgage servicer and its correspondence address.
Please treat this letter as a Request for Information (and, where applicable, a Qualified Written Request) and send the response in writing.
Date: [date]
Signature: [signature]
Send the letter to the address the servicer designates for information requests, which may differ from the address used for payments. Use a delivery method that gives you a receipt, and retain the letter, attachments, receipt and the servicer’s response together. Do not stop making scheduled payments while you investigate ownership unless a qualified professional tells you a specific legal remedy changes that obligation.
Step 3: Check the official Fannie Mae and Freddie Mac tools
The CFPB points borrowers to the official Fannie Mae and Freddie Mac lookup tools. These tools are useful when an agency owns or guarantees the loan, but they do not cover every bank, private investor or trust.
Free tools Windows power users keep installed
One-click scans. No signup required.
Fannie Mae lookup
Enter the property and borrower information requested by the tool exactly as it appears in your mortgage records. Save the result with the date you searched. A positive result is corroborating evidence that the loan is in Fannie Mae’s system; it does not replace the servicer’s written owner response.
Freddie Mac lookup
Freddie Mac’s official tool is secured and warns that spelling or address-entry errors can produce an inaccurate result. Recheck abbreviations, directional prefixes, unit numbers and ZIP codes before treating a no-match result as meaningful. Save a dated copy of the result or record the confirmation details shown by the tool.
Agency tools answer a narrower question than “Was my loan securitized?” They may indicate agency ownership or guarantee, while a securitization could involve a private trust or another structure that does not appear in either lookup.

Step 4: Use MERS when it applies to your loan
The CFPB directs borrowers to MERS for servicer information. Fannie Mae describes MERS as an electronic system that tracks loans, servicing rights and security interests. If your mortgage or deed of trust references MERS, or the servicer directs you to a MERS borrower lookup, record the result and its date.
Recommended Free Tools
Treat a MERS entry as one piece of evidence. Compare the named servicer or interest holder with the servicer’s written response, transfer notices and county assignments. A registry record can help explain who was servicing the loan, but it is not a universal substitute for the owner’s notice or the recorded documents in your jurisdiction.
Step 5: Review every sale and servicing-transfer notice
Ownership-sale notice
When a loan is sold, the new owner must notify you within 30 days of the effective transfer. The CFPB summarizes the rule this way: “If your loan is sold, then the new owner of your loan is required to notify you within 30 days of the effective date of transfer.” Keep the notice even if the servicer does not change. It should identify the new owner and explain where future questions or payments should go.
Servicing-transfer notice
Federal law separately addresses a transfer of servicing. The ordinary rule is written notice at least 15 days before the effective transfer date, subject to statutory exceptions under 12 U.S.C. §2605. The notice concerns the company handling payments; it is not, by itself, proof that ownership changed or that the loan entered a securitization.
How to read a notice
- Identify whether the notice says “sale,” “transfer of ownership,” “transfer of servicing” or uses another specific term.
- Record the effective date, outgoing entity, incoming entity and new payment address.
- Compare the notice with the first statement from the incoming servicer.
- Look for instructions about disputed payments, escrow balances and customer-service contacts.
- File the notice with the statement that first reflected the change.
A new payment address alone is not proof of securitization. It may reflect a routine servicing transfer, a change in a subservicer or an internal payment-processing change.

Step 6: Check the county recorder or clerk’s records
Obtain the recorded mortgage or deed of trust for the property and look for later assignments. Depending on the jurisdiction, records may be available through a county recorder, register of deeds or clerk. Search under the borrower’s name, property address, original lender and any assignee named in your notices.
Save certified copies when available, not only an informal online image. Note the recording date, instrument number, parties and the interest being assigned. Compare those details with the owner named by the servicer and the effective dates in your notices.
County recording practice differs by jurisdiction. An assignment may be recorded after a sale, recorded in a different form, or not appear in the way a borrower expects. Therefore, a recorded assignment is useful corroboration, but the absence of one is not a universal test that a sale or securitization did—or did not—occur.

Build a simple chronology rather than trying to decide from one document. Start with the original closing documents, then add each statement, ownership notice, servicing notice, agency result, MERS result and county assignment in date order.

| Servicer names a new owner, but the statement still shows the old servicer. | Ownership changed while servicing remained with the existing company, or the records are in transition. | Ask the servicer to confirm the ownership-transfer effective date and keep the notice. |
| Servicer changes, but no owner is identified. | Servicing rights changed without a disclosed ownership change. | Send an RFI or QWR specifically requesting the owner’s name, address and telephone number. |
| Agency tool shows a match, but the servicer names another investor. | The lookup and servicing records may refer to different roles or may not have updated at the same time. | Ask the servicer to explain the discrepancy in writing and preserve both results. |
| MERS and county records show different entities. | They may reflect different dates, interests or recording conventions. | Compare effective and recording dates, then request clarification from the servicer. |
| No county assignment appears. | The assignment may not be recorded, may be indexed differently or may be handled under local practice. | Search by all known parties and obtain the servicer’s written owner response rather than treating the absence as proof. |
How strong is each piece of evidence?
Evidence quality depends on authority, coverage, timing and whether another record confirms it. A dated letter from the servicer and a statutory transfer notice generally carry more weight about the current account than an unexplained database image. Agency tools, MERS and county records cover different information and should be used together.

- Weak evidence by itself: a changed payment address, an oral call-center statement, an undated screenshot or an online claim that does not identify its source.
What can—and cannot—prove securitization
A notice naming a trust, an agency lookup match, a MERS security-interest entry or an assignment to a trustee may support the conclusion that the loan was transferred into a securitization structure. But each record covers only the information it actually states. Some securitizations involve private trusts or assignments that are not presented in a borrower-facing database.
For that reason, phrase your conclusion precisely. You may be able to establish who currently owns the loan, who services it and whether a particular transfer was announced. You may not be able to reconstruct every transaction between the original lender, later owners, a trust and investors from public records alone. Do not treat “serviced by,” “assigned to,” “owned by” and “held in a trust” as interchangeable descriptions.
When the servicer does not answer or the records remain inconsistent
No response to the written request
Check that you used the servicer’s designated information-request address, then send a follow-up with a copy of the original letter and delivery proof. Keep making payments according to the current statement while seeking help. A HUD-approved housing counselor can help you organize the file and communicate with the servicer.
Names conflict across documents
Ask the servicer to identify which entity owns the loan as of a specific date and to explain whether another name is a prior owner, trustee, custodian or servicer. Request the answer in writing. Add the response to your chronology instead of deleting documents that appear inconsistent.
You suspect a servicing error or chain-of-title dispute
Retain statements, notices, letters, delivery receipts, agency and MERS results, and certified copies of recorded documents. A licensed attorney can evaluate a disputed chain of title or servicing error under the law that applies to your state and loan. A counselor or attorney can also tell you whether a deadline or pending foreclosure requires immediate action; this article does not determine those legal rights.
A practical file checklist
- Latest mortgage statement and the preceding statement.
- Original note, mortgage or deed of trust, if available.
- Every ownership-sale and servicing-transfer notice.
- Copies of all RFIs or QWRs, proof of delivery and written responses.
- Dated Fannie Mae and Freddie Mac lookup results.
- Dated MERS result, if applicable.
- County-record search notes and certified assignments.
- A chronology listing each entity, role, effective date and document source.
Keeping these records in one folder—paper or digital—makes it easier to distinguish an ownership sale from a servicing transfer and to show exactly what each source said at the time.
