How to Find Out When Your Adjustable-Rate Mortgage Will Reset

By TheFinanceBase Team 10 min read

The reliable way to find your adjustable-rate mortgage (ARM) reset date is to read your signed Promissory Note, then confirm the timeline against your ARM adjustment notice and servicing records. You need to identify three separate dates: the contractual date the interest rate changes, the date the first payment calculated at the new rate is due, and any later scheduled adjustment dates.

A generic label such as “5/1 ARM” is not enough to determine your account’s exact reset date. Your introductory period, adjustment interval, loan closing date, later modifications and the rules covering your loan all matter. If the documents conflict or a date is missing, ask the mortgage servicer to state the contractual effective date and the first due date at the adjusted payment, preferably in writing.

Start with the three dates that control your timeline

When people ask when an ARM “resets,” they may mean different events. Write these items separately so an effective rate change is not confused with the first changed payment.

Item What it means Where to verify it
Effective adjustment date The date the loan’s interest rate changes under the contract. Your Promissory Note or Adjustable Rate Note and the adjustment notice.
First payment due at the adjusted level The due date of the first installment calculated using the new rate. The adjustment notice and servicing statement.
Later scheduled adjustment dates Dates on which subsequent rate changes may occur under the note’s stated interval. The note and the initial or subsequent ARM notice.

These dates can fall in different months. A notice can state that the rate becomes effective on one date while the first payment reflecting that rate is due later. Keep both dates when planning your budget or explaining the loan to a counselor.

Confirm that the loan is actually adjustable

Check the Closing Disclosure for many newer applications

For a mortgage application made on or after October 3, 2015, the Consumer Financial Protection Bureau (CFPB) directs many borrowers to the first page of the Closing Disclosure to confirm whether the loan is adjustable. Look for language identifying an adjustable interest rate or a scheduled change in the rate or payment. The disclosure can confirm the loan type, but the signed note controls the account-specific schedule.

Use the Truth in Lending disclosure for many earlier loans

For many applications before October 3, 2015, and for specified exceptions, check the Truth in Lending disclosure. Older loans can have different disclosure documents and timing rules, so do not assume that a newer Closing Disclosure exists or contains the needed information.

Find the signed note

The Promissory Note, sometimes titled “Adjustable Rate Note” or “Note,” is the central contract for the adjustment schedule. It explains when the introductory rate ends, when the first adjustment can occur and how often later changes are scheduled. Locate the copy signed at closing, including any riders or later modification agreements.

Call the servicer if the paperwork is unavailable

Your monthly mortgage statement or payment coupon normally lists a servicing telephone number. Ask the representative to confirm that the account is an ARM and to identify the contractual effective adjustment date, the first payment due at the adjusted level and the next scheduled adjustment date. Request the answer in a secure message or letter so you can compare it with your note.

Read the note for the contractual schedule

Identify the introductory period

Find the provision describing the initial, or introductory, interest rate and how long it applies. The end of that period is not automatically the date your first higher payment is due. The note may define an effective adjustment date and a separate payment schedule.

Locate the first adjustment date

Look for wording that states when the rate may first change. It may be expressed as a date, a period after the closing date or a period after the first payment. Copy the wording exactly, including any reference to a business day, payment date or other timing convention. Do not calculate a date from the ARM label alone; the individual loan terms govern.

Record the later adjustment interval

The note should state how frequently the rate can change after the first adjustment. Record the interval and any dates or conditions that the note supplies. This information gives you the contractual sequence, while the servicer’s notices tell you how the schedule applies to your current account.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Check for later agreements

A modification, refinance, assumption, payment deferral or servicing transfer can change which document governs. If you have signed a later agreement, read it together with the original note and ask the servicer which terms are currently in force. A converted account may not follow the schedule you remember from the original closing.

Understand the initial ARM adjustment notice

When a covered initial notice generally arrives

For a covered ARM, Regulation Z generally requires a separate written notice 210 to 240 days before the first payment calculated at the adjusted level is due. The CFPB’s 2026 codification of Regulation Z § 1026.20(d) describes this window as measured before that payment due date. It is a notice requirement, not a universal formula for calculating every borrower’s reset date.

What the notice should identify

The initial notice identifies the effective date of the interest-rate adjustment and when future adjustments are scheduled. It also provides current and new rate information and payment information; estimates may be used where the rule permits. Use the notice to confirm your reading of the note, not as a substitute for the contract.

Why the notice window cannot be used backward by itself

If you know only that a notice arrived within a 210-to-240-day window, you still cannot determine the exact effective date without the payment due date and the loan terms. A notice could arrive at different points within that window, and exceptions or coverage rules may apply. Treat the dates printed in the notice and your note as controlling account records.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Separate the rate-change date from the new-payment date

The effective adjustment date tells you when the interest rate changes under the note. The first payment due at the adjusted level tells you when your payment obligation first reflects that change. They are related but distinct.

Illustrative timeline

Suppose an ARM notice states that the interest rate adjustment is effective July 1 and that the first payment calculated at the new rate is due August 1. July 1 is the contractual rate-change date; August 1 is the first due date at the adjusted level. Your actual loan may use different dates, but the two-date structure is the same. When you contact the servicer, ask for both rather than asking only, “When does my ARM reset?”

Use statements to verify implementation

After the effective date, review the next statement for the interest rate, principal-and-interest amount and payment due date. Escrow amounts, insurance changes or fees can affect the total payment independently of the ARM adjustment, so compare the rate and loan payment components separately.

Find out about a later reset

Typical consumer-notice timing

For a later adjustment that changes the payment, CFPB consumer guidance says borrowers generally receive notice two to four months before the first payment at the new rate is due. The exact regulatory timing depends on the loan and the applicable provisions.

Exceptions matter

Notice rules contain exceptions for certain frequently adjusting ARMs and some older loans. A frequently adjusting loan may not fit the general consumer summary, and an older loan may be governed by provisions that differ from current transactions. Use the notice you receive and the contract instead of assuming that every reset follows the two-to-four-month pattern.

Compare each later notice with the note

A later notice should be read alongside the adjustment interval in your note and your recent statements. Confirm the effective date, the first payment due at the new level and the next scheduled adjustment. If a date does not match the contractual schedule, ask the servicer to explain the discrepancy in writing.

Step-by-step method using your own records

  1. Collect the file. Gather the signed Promissory Note or Adjustable Rate Note, any ARM rider, your Closing Disclosure or Truth in Lending disclosure, every ARM adjustment notice and your latest mortgage statements.
  2. Confirm the loan type. Check the first page of the Closing Disclosure for an application made on or after October 3, 2015, or the Truth in Lending disclosure for many earlier applications and specified exceptions. If neither document is available, call the servicer.
  3. Mark the introductory-rate language. In the note, find the section describing the initial rate and when that period ends. Copy the relevant sentence into your notes.
  4. Mark the first-adjustment provision. Record the contractual first adjustment date or the precise period used to determine it. Do not substitute the date you received a notice for the date stated in the note.
  5. Record the adjustment interval. Write down how often later changes are scheduled and any dates supplied by the note.
  6. Read the initial notice. Identify its effective adjustment date, first payment due at the adjusted level, future scheduled adjustments, current and new rates and payment information.
  7. Check subsequent notices and statements. For each later payment-changing adjustment, compare the notice dates and payment details with your note and servicing history.
  8. Create a one-page timeline. List the effective rate-change date, first adjusted-payment due date, next scheduled adjustment and the date each notice was received. Keep the source document beside each entry.
  9. Resolve discrepancies. Contact the servicer using the number on your statement or payment coupon. Ask for the contractual effective date, first adjusted-payment due date and next scheduled adjustment, and request written confirmation.
  10. File the response. Save the servicer’s message or letter with the note and notices. Record the representative’s name, the date of contact and any reference number.

What to ask the mortgage servicer

A precise request reduces the chance of receiving only a payment quote. You can use this wording in a phone call or secure message:

“Please confirm that my loan is an adjustable-rate mortgage. What is the contractual effective date of the next interest-rate adjustment? What is the due date of the first payment calculated at the adjusted rate? What is the next scheduled adjustment date after that? Please identify the note or notice provision supporting each date and send the answer in writing.”

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Also ask whether the account has been modified, converted, transferred or otherwise placed under different terms. If the representative gives a date that differs from your note or notice, ask which document controls and why.

When the note, notice and statement do not match

Check whether you are comparing the same event

A mismatch may be only a terminology problem: one document can show the effective rate-change date while another shows the first payment due at the new level. Label each date before deciding that the records conflict.

Check for servicing or loan changes

Review modification agreements, payment deferrals, assumptions and servicing-transfer letters. A later agreement may alter the schedule or identify a different company responsible for notices and statements.

Request a written account history

Ask the current servicer for the adjustment history, the rate used for each period and the payment date associated with each change. Compare that history with the note and notices. Keep copies of all correspondence.

Use housing counseling when the issue remains unresolved

CFPB consumer guidance identifies HUD-approved housing counseling as an option after receiving a rate-change notice. A counselor can help you organize the documents and formulate questions for the servicer. The counselor cannot replace the contract or servicer’s account records, so bring the complete file.

Edge cases that require extra caution

Situation Why the usual shortcut may fail Practical response
Frequently adjusting ARM Notice timing can fall under provisions different from the general consumer summary. Rely on the applicable notice and the note; ask the servicer to identify the rule and contractual dates.
Older mortgage Older disclosures and regulatory provisions may differ from current forms and summaries. Use the Truth in Lending disclosure, original note and notices for that loan.
Modified loan A modification can replace or change original adjustment terms. Read the signed modification with the original note and confirm the current schedule.
Converted account An account converted to another product may no longer follow the remembered ARM schedule. Ask the servicer which agreement currently governs and request documentation.
Missing initial notice You cannot safely infer the reset date from a generic ARM label or notice window. Request the notice and a written schedule from the servicer; compare with the note.
Conflicting dates Documents may refer to the effective date, payment due date or a later adjustment. Label each date by event and ask the servicer to reconcile them in writing.

Common mistakes to avoid

  • Calculating from the ARM nickname. Labels summarize a product structure; they do not replace the individual note.
  • Assuming notice receipt is the reset date. A notice is sent in advance and can describe more than one relevant date.
  • Tracking only the total payment. Escrow and other charges can change independently of the ARM rate.
  • Ignoring later agreements. A modification or conversion can affect the schedule that applied at closing.
  • Using the general notice window as a guarantee. The 210-to-240-day initial window and two-to-four-month later-notice summary have coverage rules and exceptions.
  • Accepting an oral answer without records. Keep written confirmation and the documents supporting each date.

Personal ARM reset checklist

  • Loan confirmed as adjustable in the appropriate disclosure.
  • Signed Promissory Note or Adjustable Rate Note located.
  • Introductory-rate end and first contractual adjustment terms copied.
  • Later adjustment interval recorded.
  • Initial notice reviewed for effective date and first adjusted-payment due date.
  • Subsequent notice reviewed when a later change affects the payment.
  • Effective date kept separate from first new-payment due date.
  • Modifications, conversions and servicing transfers checked.
  • Servicer contacted when any date is missing or inconsistent.
  • Written answer and supporting documents saved with the mortgage file.

What you should know before budgeting for the change

Knowing the reset date tells you when to watch for the new rate and payment, but it does not by itself establish the exact payment amount. The notice may include estimated figures where permitted, and the final statement can reflect the servicer’s calculation and independent escrow changes. Use the contractual dates to plan when to review the account, then verify the rate and payment on the statement for the first adjusted installment.

If the servicer cannot explain the schedule or the records remain inconsistent, keep making payments according to the current statement while you seek clarification, unless a qualified adviser tells you otherwise. Do not skip a payment merely because a reset date is disputed.
