The safest way to find later-life mortgage advice is to treat it as a suitability exercise, not a hunt for the largest release of cash or the lowest advertised rate. Build a shortlist through reputable directories, verify each firm and adviser on the Financial Conduct Authority (FCA) Financial Services Register, establish whether the service covers the whole relevant market, obtain written fee details, and require a side-by-side explanation of alternatives and long-term consequences.
That process matters because “later-life mortgage” can describe very different arrangements. A standard mortgage, a retirement interest-only (RIO) mortgage and a lifetime mortgage impose different payment obligations, eligibility tests, interest costs and effects on your estate. An adviser should also consider non-borrowing options such as downsizing or using other available resources.

Why later-life mortgage advice needs a different comparison process
Approaching retirement changes the questions a lender and adviser must answer. Income may come from pensions or benefits rather than salary; the mortgage term may run into very old age; health, care plans, a partner’s circumstances and the intended use of the money can all affect suitability. The amount you can borrow is therefore only one part of the decision.
Advice should show how the arrangement behaves over time: whether you must make monthly payments, how interest is charged, what happens if you move home or need long-term care, and what debt could remain for your estate. The FCA has identified cases where advisers did not sufficiently account for customer circumstances, alternatives or the long-term effects of debt consolidation. Those are risks to investigate, not proof that every later-life mortgage is unsuitable.

Step 1: Build a shortlist of appropriate advisers
Use more than one source to generate leads. MoneyHelper identifies the Society of Later Life Advisers (SOLLA), whose accredited advisers specialise in later-life financial needs, and the Equity Release Council member directory for people considering equity release. Its wider retirement-advice guidance also points to VouchedFor, Unbiased and the Personal Finance Society.
These directories are lead-generation tools, not guarantees. A listing does not establish that an adviser can advise on every type of later-life borrowing, that the firm searches the whole market, or that the service is right for your circumstances. Shortlist several firms and ask each one to confirm its permissions and service scope before you share sensitive documents or pay a fee.
Questions to ask when making the first contact
- Do you advise on standard mortgages, RIO mortgages and lifetime mortgages, where relevant?
- Are you authorised for the advice I need, and what is the exact name of the authorised firm?
- Do you search the whole relevant market, a defined panel or one provider’s products?
- Will you assess alternatives such as downsizing or using other available funds?
- What qualifications are relevant to my case?
- How are you paid, and can you send a written fee illustration before any commitment?
Step 2: Check authorisation and identity yourself
Search the adviser or firm on the FCA Financial Services Register before proceeding. Check that the name and contact details match the person who approached you, that the firm’s status is authorised, and that its permissions cover the advice being discussed. The Equity Release Council also directs consumers to the Register.

A trade-body membership can be useful context, but the FCA permission check is the regulatory control you should perform yourself. If the details do not match, stop and contact the firm using information from the Register rather than an unexpected email or telephone number.
What regulated advice means here
The FCA Handbook requires firms advising on equity-release transactions to take reasonable steps to obtain relevant customer information and ensure the transaction is suitable. Advice is the usual route. Limited execution-only routes can exist after advice has been rejected and the customer has received prescribed warnings; they are not a shortcut around understanding the risks.

Step 3: Establish exactly what each adviser will compare
Two authorised advisers can offer materially different services. Ask for a plain-English description of the work they will do and the products they can recommend. Provider adviser teams generally advise on their own products, whereas Equity Release Council member advisers are required to discuss all options. That distinction does not remove the need to check the individual firm’s permissions and actual scope.
Market coverage to record
| Service description | What it may mean | What to ask for |
|---|---|---|
| Whole relevant market | The adviser can consider products from multiple providers within the permissions and product types it covers. | Which product categories and providers are included, and are any excluded? |
| Defined panel | The recommendation is limited to a stated group of providers. | The panel list, selection criteria and reason a suitable product outside it cannot be considered. |
| One provider | The adviser or team recommends that provider’s own products. | Confirmation that alternatives and non-borrowing options will still be discussed where appropriate. |
Ask the adviser to state in writing why the recommended option is suitable and why the main alternatives were ruled in or out. A broad search is not automatically better if the adviser has not understood your circumstances; scope and suitability both matter.

An adviser cannot test affordability or suitability with a headline property value alone. Before the meeting, assemble information that allows different options to be compared on the same assumptions.
- Property ownership, value, tenure, outstanding mortgage and any other secured or unsecured debts.
- State, private and defined-contribution pension income, employment income, benefits and regular expenditure.
- Age, health information that you choose to disclose, household members and whether a partner will share the arrangement.
- The amount needed, its purpose and whether it is a one-off need or ongoing spending.
- Plans to move, support relatives, adapt the home or enter long-term care.
- Existing insurance, savings or investments that could meet part of the need, together with any tax or benefit considerations.
- Your priorities for monthly payments, inheritance, flexibility and early repayment.
Ask how the adviser will protect personal information and which documents are required. Health details can affect some later-life products, but you should understand why information is being requested and how it will be used.
Step 5: Compare fees in writing before committing
Contact several advisers and request a written quote. Charging can be hourly, fixed, based on the value of assets, or structured as a low or zero customer fee where a provider pays commission. The payment method does not by itself establish value or independence.

| Fee point | What the written quote should state |
|---|---|
| Amount and calculation | The pounds amount, hourly rate, percentage or other formula, with worked examples where relevant. |
| Timing | When payment is due, including what happens if you do not proceed or the application fails. |
| Scope of work | Initial assessment, research, application support, conveyancing coordination and any follow-up advice included. |
| Ongoing charges | Any annual review, account or servicing fee and how long it could continue. |
| Commission | Whether a provider pays the adviser and how that payment affects your customer fee. |
| Adding the fee to borrowing | The projected interest cost on the fee as well as the initial amount. |
Adding an advice fee to a mortgage can make a small initial charge expensive over a long term. In one FCA review example, deferring the fee was projected to cost the customer 25 times the fee in additional interest over the expected loan course. That was a specific case, not a typical or current market-wide estimate, so ask for a calculation based on your proposed term and interest assumptions.
Step 6: Make advisers compare the actual borrowing options
Ask for one document that sets out the same facts and assumptions for every realistic route. The main categories are materially different.
| Option | Payment and repayment pattern | Questions to test |
|---|---|---|
| Standard mortgage | Usually requires regular capital and interest payments, subject to the lender’s product and term. | Is income sufficient under the lender’s affordability rules? What term, rate changes and repayment amount apply? |
| Retirement interest-only (RIO) mortgage | Monthly interest payments continue for life; capital is repaid after death or when the borrower moves into long-term care, according to the arrangement. | Can pension or other dependable income sustain the payments if rates or expenses rise? What is the repayment plan for the capital? |
| Lifetime mortgage | Capital may not be repaid until a specified life event, and payments may not be required before then. If interest rolls up, it compounds and increases the debt. | What balance is projected at several dates? What are the early repayment terms and effects on the estate? |
| Downsizing or other resources | May meet the need without new borrowing, but can involve moving costs, loss of space or changes to family and care arrangements. | What would the practical and financial consequences be, and why is borrowing preferable or not? |
The table’s options are not interchangeable. A RIO mortgage’s monthly payment obligation can make it unsuitable where income is uncertain, while a lifetime mortgage’s rolled-up interest can materially reduce future equity. A standard mortgage may be unavailable or unaffordable under a lender’s criteria. The adviser should show the reasoned fit rather than presenting equity release as the default.
Step 7: Compare affordability, interest and debt growth
Monthly commitment
Identify the exact payment required in every month, whether it is guaranteed or variable, and what happens if one borrower dies or income falls. For a RIO mortgage, test the payment against dependable income rather than an optimistic budget. For a lifetime mortgage with optional payments, ask what happens if you stop making them and whether unpaid interest then rolls up.
Projected balance
Request projections at several time horizons, such as five, 10 and 20 years, using the assumptions stated in the illustration. A lifetime mortgage can compound for many years, so the eventual balance may be substantially higher than the amount initially released. The projection is not a promise; ask which interest rate, withdrawals, fees and payment behaviour it assumes.

Early repayment and changing plans
Ask for the pounds cost of repaying early under realistic scenarios, including moving home, refinancing or receiving an inheritance. Early repayment charges can be expensive. Also ask whether the product permits partial repayments, further borrowing or a move to another property, and what conditions apply.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Step 8: Test effects on your estate, benefits and future choices
Borrowing secured on the home can reduce what remains for beneficiaries. Ask the adviser to explain the projected estate value after debt, fees and interest under more than one lifespan or house-price assumption, without presenting any projection as certain.
Discuss potential effects on means-tested benefits and tax where relevant. The answer depends on your income, capital, household and local rules, so request a referral to an appropriate specialist when the adviser’s permissions do not cover a benefit or tax question.
Future events can change suitability. Require a clear explanation of:
Do these 3 things before closing this tab:

- Whether the arrangement restricts future borrowing, home improvements or support for relatives.
- Which guarantees, safeguards or conditions apply and where they are documented.
Step 9: Read the recommendation and challenge unclear parts
Do not rely on a meeting summary or verbal assurance. Ask for the recommendation, fees, assumptions, projections, alternatives considered and key risks in writing. Check that the document reflects your stated purpose, income, debts, household and future plans.

The FCA’s customer guidance is explicit: “If you are unsure or do not fully understand any part of the transaction, you should not progress until your adviser has explained things clearly.” Use that as a practical stop rule. Ask the adviser to explain unfamiliar terms with an example and to show how a change in circumstances affects the outcome. If the explanation remains unclear or the adviser pressures you to proceed, pause and seek another regulated opinion.
Warning signs during the comparison
- The adviser avoids giving the firm’s legal name or cannot be found with matching details on the FCA Register.
- A directory badge or “independent” label is offered instead of a clear explanation of permissions and market coverage.
- You receive only one product illustration and no discussion of standard borrowing, RIO, downsizing or other relevant alternatives.
- Fees are described as “free” without stating whether commission is paid, or the cost is not supplied in writing.
- Projections omit the balance after interest, fees or optional-payment changes.
- There is pressure to sign before you have time to discuss the recommendation with a partner or family member.
- The adviser does not ask about income, debts, benefits, health, intended use of funds or future moves.

What the wider market context tells you
The FCA’s 2026 market-study terms of reference cite UK government analysis that 43% of people are undersaving for retirement. They also cite Office for National Statistics data showing £3.7 trillion in aggregate household property wealth held by people over 55 in the UK in 2022. The FCA recorded around £2.4 billion in new lifetime and RIO mortgage sales in 2025.

Those figures describe a large and changing market; they do not indicate that releasing housing wealth is suitable for an individual. The FCA says its study is examining whether lifetime and RIO mortgage markets meet changing consumer needs through effective competition, with interim findings planned for Q4 2026. Check the FCA’s latest publication if that timetable matters to your decision.
When to proceed, pause or restart the search
Proceed only when
- The firm’s identity and permissions are verified.
- You understand the adviser’s market coverage and how it is paid.
- You have a written comparison of realistic alternatives.
- Payment obligations, debt growth, exit costs and estate effects are clear.
- The recommendation fits both your current budget and plausible future changes.
Pause or restart when
- Any material term remains unclear after you ask for an explanation.
- The adviser will not provide written fees, assumptions or projections.
- The proposed product appears driven by a single provider or commission without a transparent rationale.
- You have not had time to consider downsizing, standard borrowing or other resources.
- A move, care need, death or income change would make the arrangement difficult to sustain.
Finding a later-life mortgage adviser is therefore a controlled comparison: verify regulation, define scope, price the service, test every viable option and examine how the debt behaves over the rest of your life. The right outcome may be a mortgage, a different form of borrowing or no new borrowing at all; the adviser’s job is to demonstrate which conclusion the evidence supports.
