AI infrastructure credit risk cannot be judged by debt-to-EBITDA alone. Analyze the company twice: first as a corporate borrower, then as an infrastructure project that must secure power, complete construction, energize equipment, attract tenants and turn capacity into contracted cash flow. Build an adjusted debt and liquidity picture, map maturities, verify physical delivery, test customer concentration and model correlated shocks such as higher rates, delayed power and an AI-demand slowdown.
The method below applies to data-center operators, GPU-cloud providers and other companies financing AI capacity. It uses public-company disclosures as examples, while flagging where private project debt, guarantees or commissioning information may be unavailable.

Why AI infrastructure debt is different
AI facilities require unusually large, long-lived investments before revenue begins. Borrowing may fund land, substations, transmission upgrades, buildings, cooling systems, networking equipment and GPUs. Interest accrues while those assets are being built, yet a site can be technically complete without producing billable cash flow.

Moody’s Ratings captured the central distinction: “A completed AI data center is not necessarily a cash-flow-generating asset.” A credit review therefore has to connect financing documents to physical milestones. Announced megawatts are not the same as permitted megawatts; permitted capacity is not energized capacity; energized capacity is not commissioned capacity; and commissioned capacity is not necessarily contracted or fully utilized.

AI demand also creates correlated exposure. S&P Global Market Intelligence describes AI-driven expansion as “less like traditional technology investment and more like industrial infrastructure development—capital intensive, long dated, and sensitive to external systems.” A regional power constraint, a permitting change, a financing shock or a broad slowdown in AI spending could affect several operators at once.
1. Define the full financing perimeter
Start by listing every claim and commitment that can compete with operating cash flow or asset value. A company’s headline balance-sheet debt is only one part of the obligation set.
- Corporate debt: revolving credit facilities, term loans, notes and other borrowings at the parent or operating company.
- Project and joint-venture debt: loans secured by a particular campus, special-purpose vehicle or unconsolidated affiliate.
- Secured versus unsecured claims: collateral, guarantees, liens, springing liens and the priority of each creditor.
- Convertible securities: principal, maturity, conversion features, cash-interest requirements and potential dilution.
- Leases: data-center, land, equipment and operating leases, including liabilities presented outside conventional debt totals.
- Guarantees and support agreements: parent guarantees, completion guarantees, keep-well agreements and letters of credit.
- Power and infrastructure commitments: power-purchase agreements, minimum-take contracts, transmission deposits, utility obligations and reservation fees.
- Construction commitments: contracted capital expenditure, termination payments and purchase commitments for transformers, generators, cooling equipment and GPUs.
S&P’s framework notes that data-center financings can be analyzed as asset-backed securities, commercial mortgage-backed securities, corporate finance or project finance, depending on the vehicle and debt structure. Identify the vehicle before comparing leverage: project-level lenders may have first claim on cash flow and collateral, while parent creditors may rely on residual distributions.
Build a debt map
Create a schedule with lender, borrower, principal, interest rate, maturity, security, guarantors, covenants, amortization and permitted additional debt. Reconcile the schedule to the latest filing. If management presents “adjusted debt,” show every adjustment and calculate an unadjusted version as well.
For joint ventures, determine whether debt is recourse to the parent, whether the parent has funded guarantees and whether cash can actually be upstreamed. A nonrecourse label does not make a project irrelevant: a failed project can require equity support, trigger guarantees or eliminate expected distributions.
2. Measure debt capacity with consistent definitions
Use several measures because each answers a different question. Calculate the figures from filing numbers, then reconcile them to management’s definitions.

| Measure | What to calculate | What it reveals |
|---|---|---|
| Gross debt | All funded borrowings, including current and long-term portions | Total contractual principal before cash offsets |
| Net debt | Gross debt minus unrestricted cash and qualifying short-term investments | Debt after immediately available liquidity; exclude restricted cash |
| Debt-to-EBITDA | Gross or net debt divided by a clearly defined EBITDA | Relative leverage; highly sensitive to adjustments and immature projects |
| Interest coverage | EBIT or EBITDA divided by cash interest expense | Ability to pay interest from operations |
| Fixed-charge coverage | Cash flow available for debt service divided by interest, principal, lease and other fixed charges | Ability to meet the full recurring payment burden |
| CFADS coverage | Cash flow available for debt service divided by scheduled debt service | Project-finance repayment capacity after operating costs and required reserves |
| Liquidity runway | Cash plus committed undrawn facilities, less restricted cash and near-term uses | How long the company can fund operations and construction without new financing |
For an AI operator, EBITDA can overstate debt capacity when a large portion of revenue is tied to pass-through power costs, ramping sites or short contracts. Add lease expense, maintenance capital expenditure, GPU replacement needs and required reserve accounts when assessing cash available for debt service. Use a “cash EBITDA” or CFADS view for project-level analysis rather than relying on a single adjusted metric.
Check covenant headroom
Read every maintenance and incurrence covenant: leverage, interest coverage, minimum liquidity, asset-sale sweeps, restricted payments, additional debt, liens and change-of-control provisions. Calculate headroom under the company’s definition and under a stricter economic definition that includes leases and guarantees. A covenant breach can arrive before a payment default and may restrict refinancing or distributions.
3. Map the maturity wall and liquidity
Default risk often appears when a company must refinance rather than when it cannot pay today’s interest. Put every maturity and required amortization on a year-by-year schedule. Compare those amounts with recurring free cash flow, committed financing, unrestricted cash and realistically saleable assets.
Equinix’s June 30, 2025 filing illustrates the format. It listed $1.211 billion due in the remaining six months of 2025, $1.305 billion in 2026, $1.780 billion in 2027, $1.433 billion in 2028, $2.214 billion in 2029 and $10.130 billion thereafter. The same filing reported $4.5 billion of cash and short-term investments and $3.9 billion of revolver liquidity. Those figures are not a default forecast; they show why the timing, accessibility and cost of refinancing must be analyzed alongside total debt.
| Period | Equinix maturities reported June 30, 2025 |
|---|---|
| Remaining six months of 2025 | $1.211 billion |
| 2026 | $1.305 billion |
| 2027 | $1.780 billion |
| 2028 | $1.433 billion |
| 2029 | $2.214 billion |
| Thereafter | $10.130 billion |
Do not count a revolver at face value. Check borrowing-base limits, financial covenants, expiration date, drawn amounts, letters of credit and whether lenders can decline further borrowing after a material adverse event. Asset sales may also be less useful than they appear if properties are pledged, highly specialized or needed to support customer contracts.
Refinancing tests
- Reprice each floating-rate tranche under higher base rates and wider credit spreads.
- Assume a refinancing delay and identify the month when unrestricted cash falls below required liquidity.
- Test whether maturities cluster during the same period as major construction spending or lease expirations.
- Separate debt that can be refinanced at the project level from debt that requires parent-level access to capital markets.
- Estimate recovery if a lender refuses an extension and the company must sell a partially completed site.
4. Verify that capital spending becomes usable capacity
Request evidence for each physical stage, not just an announced megawatt target.

- Site control and permits: confirm land rights, zoning, environmental approvals and building permits.
- Interconnection: verify the utility agreement, queue position, transmission upgrades, substation work and expected energization date.
- Construction: check contractor status, equipment delivery, labor availability, change orders and remaining cost.
- Energization: distinguish a utility connection from a fully tested electrical system that can support the intended load.
- Commissioning: look for independent testing, integrated-systems testing and evidence that cooling, networking, backup power and controls operate together.
- Contracted load: confirm signed customer commitments, reserved capacity, pricing, take-or-pay provisions and security.
- Billable utilization: measure the load actually generating invoices, including ramp time and downtime.
S&P identifies power availability, grid-interconnection timelines, equipment lead times, permitting, execution, cost, concentration and resilience as credit variables. A delay defers revenue while interest, property taxes, labor and construction costs continue. Ask management to reconcile announced, permitted, under-construction, energized, commissioned, contracted and utilized megawatts in one schedule.
5. Model power and execution risk
Power—not physical space—has become the dominant constraint on growth, according to S&P Global Market Intelligence. Analyze both availability and economics.
- Availability: contracted capacity, interconnection milestones, transmission-upgrade responsibility and curtailment rights.
- Price: fixed versus floating energy costs, demand charges, hedges, pass-through clauses and exposure to regional volatility.
- Reliability: backup generation, fuel supply, battery systems, redundancy and outage testing.
- Delivery: transformer and switchgear lead times, permitting, contractor performance and commissioning dates.
- Efficiency: cooling design, power-usage effectiveness assumptions and the effect of high-density GPU loads on operating cost.
Use a delay case in which energization moves by six or twelve months. Keep interest and committed construction spending running during the delay, remove the expected revenue and add carrying costs. Then test a cost-overrun case and identify whether the company has cash, equity commitments or undrawn debt to finish the project.
6. Test demand absorption and utilization
S&P Global Market Intelligence reported 19% year-over-year growth in North American net IT capacity in both 2024 and 2025. Growth supports demand, but aggregate capacity growth does not prove that a particular operator will fill its sites at profitable prices.
Separate contracted demand from forecasts. For each major customer, record committed megawatts, start date, contract tenor, pricing escalators, minimum payments, expansion options, termination rights and security. Compare deposits or prepayments with the cost still required to deliver the capacity.
Analyze utilization by site and customer, not only portfolio averages. A high average can conceal a newly built campus with no billable load. GPU-as-a-service contracts may also have shorter duration or greater technology risk than traditional colocation leases. Test whether customers can reduce usage, delay deployment or move workloads to another provider.

Industry-scale context
Moody’s estimated that six major U.S. hyperscalers would invest $785 billion in capital in 2026. The International Energy Agency projection cited by Moody’s puts global data-center electricity consumption at about 485 terawatt-hours in 2025, rising to approximately 950 terawatt-hours by 2030. These figures describe market investment and power demand, not a guarantee of any operator’s revenue. Use them as context while underwriting the company’s own contracts and delivery schedule.

A data center may have valuable equipment but still suffer a cash shortfall if its tenant cannot pay. CoreWeave warns that a tenant downturn, lack of liquidity, default, insolvency or bankruptcy can reduce rent collection and cash flow. Its 2025 Form 10-K also describes single-tenant properties and material customer concentration.
For each material counterparty, review the legal entity signing the contract, its parent guarantee, deposit, letter of credit, credit support, payment history and right to terminate. A strong parent may not guarantee an affiliate’s lease. A take-or-pay clause may be limited by force-majeure, termination or restructuring provisions.
- Calculate revenue and contracted load concentration for the largest customer and top five customers.
- Match customer contract expiration dates against debt maturities.
- Estimate replacement time if a single-tenant site becomes vacant.
- Assess whether the physical design can serve another customer without expensive reconfiguration.
- Stress simultaneous customer defaults rather than assuming failures are independent.
8. Adjust for hidden and structural leverage
Economic leverage includes obligations that accounting presentation may place outside funded debt. Equinix reported $20.5 billion of total indebtedness and $1.5 billion of operating-lease liabilities as of June 30, 2025. Include the lease liabilities when comparing operators with different ownership and leasing strategies.
Add joint-venture debt, guarantees, power commitments, minimum purchase obligations, construction commitments and required maintenance capital expenditure. Distinguish liabilities that are cancellable from those that continue regardless of utilization. For secured debt, map collateral and cash sweeps; for unsecured debt, assess structural subordination to project lenders, equipment financiers and landlords.

CoreWeave’s 2025 Form 10-K describes $3.2 billion of gross proceeds from convertible and senior secured note offerings. Gross proceeds are not the same as current net debt; reconcile issuance costs, repayments, cash balances, conversion terms and secured priority before using the figure in a leverage calculation.

9. Run correlated downside scenarios
Do not model each risk in isolation. AI infrastructure failures can reinforce one another: a power delay postpones revenue, which weakens coverage just as interest rates rise and a tenant reduces its commitment.
| Scenario | Operating effect | Credit questions |
|---|---|---|
| Delayed energization | Revenue starts later while interest and construction carrying costs continue | How many months of liquidity remain, and who funds completion? |
| Capex overrun | More equity or debt is needed before the site can earn | Are fixed-price contracts, contingencies and committed funding sufficient? |
| Lower utilization | Fixed power, lease and staffing costs are spread over fewer billable units | Do contracts have minimum payments, and can costs be reduced? |
| Tenant default | Rent or service revenue falls; specialized space may remain vacant | What deposits, guarantees and replacement demand exist? |
| Higher rates and spreads | Floating interest rises and refinancing becomes more expensive | How much debt reprices before the next maturity wall? |
| GPU obsolescence | Equipment may require accelerated replacement or lose resale value | Are customer contracts long enough to recover equipment cost? |
| Power-price spike | Margins compress where costs cannot be passed through | What hedges, pass-through rights and backup-fuel costs apply? |
| Regional shock | Grid, permitting or regulatory disruption affects several sites | How diversified are locations, utilities and customer workloads? |
For each case, produce an income statement, cash-flow schedule, covenant calculation, liquidity runway and recovery estimate. The key output is not a single default percentage; it is the point at which the company must raise emergency capital, sell assets or renegotiate with lenders.
10. Compare two AI infrastructure companies on the same axes
Comparison is meaningful only after normalizing definitions. Use the latest period available for both companies and disclose differences in fiscal year, accounting treatment and project maturity.

What public filings can—and cannot—tell you
Filings usually disclose debt balances, maturities, liquidity, leases, covenants and broad risk factors. They may not reveal private project-level terms, full guarantee packages, commissioning test results, customer credit quality or the exact status of an interconnection queue. A private company may provide less detail still.
When a critical fact is missing, mark the uncertainty and lower confidence in the conclusion rather than substituting an industry average. Ratings and external scorecards can help organize buildability, completion risk, downside resilience, liquidity, refinancing exposure and structural protections. They are inputs, not replacements for a downside model.
A practical review checklist
- Collect the latest annual report, quarterly filing, debt agreements, lease disclosures and project updates.
- Reconcile the debt footnote to management’s adjusted debt and create an economic-debt schedule.
- List every maturity, amortization payment, mandatory reserve and construction funding need.
- Calculate gross leverage, net leverage, interest coverage, fixed-charge coverage and CFADS coverage.
- Build a liquidity bridge from unrestricted cash and committed facilities to the next 24 months of uses.
- Reconcile announced, permitted, under-construction, energized, commissioned, contracted and utilized megawatts.
- Review utility, permitting, equipment, labor, commissioning and cost-overrun evidence for each major site.
- Map customer concentration, contract tenor, guarantees, deposits, termination rights and replacement demand.
- Run delayed-power, lower-utilization, tenant-default, higher-rate, capex-overrun, GPU-obsolescence and regional-shock cases.
- Estimate asset recovery after liens, project debt, lease termination costs and the discount required to sell specialized facilities.
- Update the analysis after every filing, financing, rating action, major lease, power-delivery milestone or material change in AI demand.
How to interpret the final risk judgment
Classify the company by the weakest link in the cash-conversion chain. A highly capitalized operator can still be vulnerable if debt maturities arrive before power is delivered. A highly leveraged operator may be manageable if contracted, take-or-pay cash flow begins before the maturity wall and lenders have realistic collateral protection. Conversely, strong current utilization does not remove refinancing risk if most debt matures in a narrow period or if customers can terminate quickly.
The most defensible conclusion states which obligations are funded, which projects are physically deliverable, how much cash flow is contracted, what happens under correlated stress and when new capital would be required. That is a more useful default-risk assessment than a single leverage ratio or an announced megawatt total.
