How to Evaluate Data Center Power and Cooling Stocks

The right way to evaluate data-center power and cooling stocks is to trace demand all the way to cash flow. Start by separating signed contracts and contracted load from sales pipelines, then verify that projects can obtain power on a credible schedule. Identify exactly what a company sells—utility capacity, generation, electrical equipment, cooling hardware, software, construction, or recurring services—and assess the capital, regulatory and financing burden required to deliver it. Only after that should you compare valuation with normalized earnings or cash generation. A large data-center forecast is not, by itself, evidence of revenue or an attractive stock.

What “data-center stock” exposure actually means

Data-center electricity use is creating potential demand for utilities, generators, electrical-equipment manufacturers, cooling specialists, developers and operators. Those businesses do not earn money in the same way, so they should not be evaluated as one peer group. A regulated utility may earn an approved return on generation, transmission and distribution investment. An equipment maker must convert orders into factory output, acceptable margins and service revenue. A developer must finance and build a facility, secure power and lease capacity. An operator depends on occupancy, available megawatts, recurring customer revenue and capital costs.

As an Amazon Associate I earn from qualifying purchases.

The first question is therefore not “How much data-center growth is forecast?” It is “Which part of the value chain does this company own, and what evidence shows that demand reaches its income statement?” Use the following evidence ladder for every claim.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Evidence stage What it means How to treat it
Recognized revenue or delivered load The company has already billed a customer or energized capacity. Highest certainty, though growth may still require heavy capital spending.
Backlog, booked order or executed contract A customer commitment exists, subject to delivery, cancellation terms and conditions. Check duration, milestones, pricing, termination rights and customer credit.
Contracted load or approved project A utility or developer reports a customer commitment or a project approved for planning. Verify interconnection, permits, equipment and the expected energization date.
Pipeline, proposal or commercial discussion The parties are studying, negotiating or proposing work. Useful for opportunity sizing, but not a sales forecast or revenue guarantee.
Industry or management forecast An estimate of future demand, spending or market size. Use as a scenario, not as evidence that this company will win orders.

FirstEnergy’s July 28, 2026 presentation illustrates why the labels matter: it showed 24.8 GW of total data-center demand, of which 6.4 GW was contracted. The larger figure included pipeline and discussion of possible transmission upgrades; it should not be reported as contracted demand.

1. Test the demand claim before valuing the stock

Separate commitments from a funnel of possibilities

Read the company’s filing or presentation for the exact words used: “recognized revenue,” “backlog,” “orders,” “executed agreement,” “contracted load,” “approved,” “pipeline,” “proposal” and “forecast” carry different probabilities. Ask whether the figure is measured in dollars, megawatts, cabinets, sites or annualized revenue, and whether it is gross or net of cancellations.

FuelCell Energy provides a useful warning. Its 2026 presentation reported more than 5 GW of year-to-date proposals in fiscal 2026 and said approximately 90% of its total proposal pipeline was attributed to data centers. The same presentation explains that the pipeline consists of ongoing commercial discussions ranging from solution discussions to contract negotiation and does not represent signed agreements. Those figures can indicate attention from prospective customers, but they cannot be treated as booked sales.

Check who is making the commitment

A hyperscaler’s executed power agreement, a utility’s load forecast and a developer’s marketing estimate are not interchangeable. Identify the counterparty, the legal entity signing, the term, minimum-take or cancellation provisions, and the conditions precedent. A nonbinding memorandum, site study or letter of intent deserves a lower probability than a firm purchase order or a lease with take-or-pay obligations.

Look for concentration and renewal risk

One very large customer can make a pipeline look impressive while leaving the company exposed to a single construction schedule or credit decision. Calculate the share of backlog, contracted megawatts and revenue attributable to the largest customers. Then examine contract duration, renewal pricing, termination fees and the customer’s own capital-spending plans.

2. Prove that power can arrive when the project needs it

Space is not power

A site can have land, a building and empty equipment positions yet still be unable to serve additional high-density computing. Equinix states in its 2025 Form 10-K: “As power, not space, is a limiting factor in many of our IBX data centers, our ability to fully utilize the space in those IBX data centers may be impacted.” That is a disclosure about its own portfolio, not a universal condition, but it captures the diligence issue: physical room does not equal energizable capacity.

For each project, map the path from utility connection or on-site generation to the customer’s equipment. Look for an interconnection agreement, transmission and substation work, permits, generation or storage supply, transformer availability, construction milestones and a stated energization date. A load study or application merely shows that a request is being evaluated.

Understand utility-side obligations

Large loads can require new generation, batteries, transmission lines, substations and regulatory approvals. FirstEnergy’s materials discuss potential transmission upgrades alongside its demand figures. Consumers Energy’s 2026 presentation described a 1.4 GW Oracle project as approved and in plan and a 1.0 GW Google agreement as executed; it separately described additional pipeline and planned generation or storage investment. Keep the named commitments distinct from the broader development program, and determine which investments are included in rate-base plans, who pays for them and when regulators may approve cost recovery.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Stress-test the schedule

Compare the customer’s requested in-service date with permitting, equipment lead times, interconnection studies and construction duration. A project that needs a transmission upgrade before energization has a different risk profile from one that can use spare substation capacity. Delays can defer revenue while interest, lease and labor costs continue.

3. Identify the actual power and cooling products sold

Map the electrical content

Determine whether a supplier sells switchgear, transformers, busways, uninterruptible power systems, generators, battery storage, power conditioning, monitoring controls, installation or maintenance. Two companies described as “power stocks” may have very different exposure: one may manufacture a critical component with a long order backlog, while another may provide low-margin installation that depends on project timing.

Map the cooling content

High-density computing can require more sophisticated heat removal than traditional air-cooled rooms. Check whether the company supplies chillers, air handlers, direct-to-chip or immersion liquid cooling, heat exchangers, controls, commissioning, spare parts or lifecycle service. Modine’s May 2026 presentation describes a portfolio spanning liquid cooling, chillers, air handling, controls and related services, with demand tied to high-density computing. That establishes product scope, not a guarantee that every product line will win orders or earn attractive margins.

Measure exposure in reported numbers

Search segment notes and earnings materials for data-center revenue, backlog, order intake, gross margin and capital expenditure. If the company only reports a broad industrial or climate-solutions segment, do not assume that all segment growth is data-center driven. Ask management what percentage is directly attributable to data centers, what portion is recurring service, and whether pricing reflects scarcity or merely higher volume.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

4. Keep peer groups separate

Business model Primary earnings drivers Key diligence questions
Regulated utility Approved investment, allowed returns, rate base, load growth and cost recovery. Are generation, transmission and storage projects approved? What is the regulatory lag and customer-cost allocation?
Power or cooling equipment supplier Orders, pricing, manufacturing capacity, component costs, margins and service mix. Is backlog executable? Are factories, labor and critical components available? How much revenue recurs after installation?
Data-center developer Financing, construction, leasing, power delivery and development margins. Are leases signed? Who funds the substations and buildings? What happens if a tenant delays or cancels?
Data-center operator Occupancy, contracted power, recurring customer revenue, pricing and capital intensity. Can the operator energize expansion space? What are renewal rates, power costs and debt maturities?

Compare companies within these groups before comparing across them. A utility’s earnings multiple cannot be interpreted like an equipment maker’s enterprise-value-to-EBITDA multiple, and a developer’s debt-funded growth can look cheap until construction obligations and dilution are included.

5. Translate operating indicators into cash economics

Use the right measure for the business

For mature utilities, examine rate-base growth, allowed return on equity, funds from operations, interest coverage, dividend capacity and regulatory commitments. For manufacturers, track organic order growth, backlog conversion, gross and operating margins, inventory, working capital and free cash flow after factory investment. For developers and operators, examine contracted megawatts, lease commencements, occupancy, rent or revenue per megawatt, construction cost per megawatt and cash interest.

Do not confuse annualized bookings with revenue

Equinix reported $1.6 billion of Annualized Gross Bookings in 2025, up 27% from 2024. The company defines this measure as the annualized revenue impact of qualifying newly executed contracts and notes exclusions and timing criteria. It is not equivalent to recognized revenue. When using a bookings measure, model the time needed for installation, customer acceptance and revenue recognition, and subtract churn or cancellations where the company discloses them.

Model the conversion bridge

Build a simple bridge from opportunity to cash:

  1. Start with the portion of demand that is contracted or booked.
  2. Apply an execution probability based on permits, interconnection, equipment and customer credit.
  3. Estimate the energization or shipment date and phase revenue over the actual delivery schedule.
  4. Use realistic gross margins, service mix, taxes, interest and maintenance capital expenditure.
  5. Subtract construction spending, working-capital needs, debt repayment and likely equity issuance.
  6. Compare the resulting free cash flow with the enterprise value or equity value.

This prevents a headline megawatt figure from becoming an unsupported earnings forecast.

6. Examine execution, financing and downside risks

Construction and supply-chain risk

Transformers, switchgear, chillers, cooling distribution units, generators and specialized controls may have long lead times. Check supplier concentration, order cancellations, inventory commitments and the cost of expediting. A supplier can report a full backlog and still miss margins if labor, copper, refrigerants or freight costs rise faster than contract prices.

Regulatory and permitting risk

Utilities need approval for rate-base projects and cost recovery. Developers need land-use, environmental, building and electrical permits. Generation and storage projects can face interconnection studies and market-rule changes. A company presentation should identify these as conditions, not hide them behind a single pipeline number.

Customer, cancellation and technology risk

Hyperscaler capital spending can be redirected between regions, architectures or suppliers. Liquid-cooling standards may evolve, and a facility designed for one rack density may require costly retrofits for another. Read cancellation protections, milestone payments and customer concentration disclosures. A signed agreement with weak termination rights is less valuable than its headline term suggests.

Balance-sheet and dilution risk

Compare net debt with normalized EBITDA or operating cash flow, not with a peak-year forecast. Review maturities, floating-rate exposure, restricted cash, project-level debt and guarantees. For capital-hungry developers or equipment makers, estimate the equity required to fund expansion and divide potential dilution across the share count. Growth that requires repeated equity issuance can leave shareholders with little of the eventual cash flow.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Applied Digital’s 2026 presentation identifies permitting, infrastructure requirements, regulatory approvals and market conditions as risks to its forward-looking pipeline. Treat such disclosures as a checklist of conditions that must be verified, not as proof that the pipeline will be built.

  • Comfortable Non-Slip Grip:The ergonomic pen barrel has a soft rubberized coating for a comfortable, non-slip grip, so you won't get fatigued even after long hours of writing.

7. Value the company against normalized cash generation

Valuation comes after exposure and execution analysis. Choose a peer set with the same business model, geography, accounting treatment and capital intensity. For utilities, compare price-to-earnings, price-to-book, dividend yield, funds-from-operations and expected rate-base growth. For equipment suppliers, compare enterprise value to normalized EBITDA or free cash flow, while checking whether current margins are cyclical peaks. For developers and operators, include net debt, lease obligations, construction commitments and stabilized cash flow rather than valuing only current earnings.

Use at least three cases: a base case that reflects contracted work, an upside case for a portion of qualified pipeline and a downside case with delays, cancellations or lower utilization. Apply a discount rate that reflects leverage, customer concentration and regulatory exposure. A high-growth multiple is defensible only if the company can finance and execute the growth without destroying margins or issuing excessive stock.

No current share prices or comparable valuation multiples are established in the available company materials, so a defensible “best stock” ranking cannot be made from demand figures alone. Collect the latest filings, earnings releases, debt terms and market prices before making a purchase decision.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

8. A repeatable research workflow

  1. Define the universe. Choose a geography, exchange and business model. Do not mix regulated utilities, component makers, developers and operators in one ranking.
  2. Read primary filings first. Record data-center revenue, backlog definitions, customer concentration, capital expenditure, debt and dilution from the latest annual and quarterly reports.
  3. Build an evidence ledger. For every megawatt or dollar claim, label it as revenue, booked order, executed contract, contracted load, approved project, pipeline, proposal or forecast.
  4. Verify power delivery. Note interconnection status, permits, transmission or substation work, generation and storage supply, and the expected energization date.
  5. Map products and margins. Identify the electrical, cooling, controls, installation and service content, then separate data-center revenue from other end markets.
  6. Model cash conversion. Phase revenue by shipment or energization, include working capital and maintenance capital expenditure, and test financing needs.
  7. Stress-test downside. Model a delayed project, a canceled customer, lower utilization, higher interest expense and equipment-cost inflation.
  8. Compare valuation. Use normalized cash generation and a genuinely comparable peer group; document why the multiple is appropriate.
  9. Set monitoring triggers. Track backlog conversion, new contract quality, energization milestones, margin changes, debt issuance, dilution and regulatory decisions each quarter.

9. Practical scorecard for comparing candidates

Category Evidence to collect Red flag
Demand quality Recognized revenue, signed orders, contract term and customer credit. One large pipeline number with no stage or conversion history.
Power timing Interconnection, permits, substations, generation, storage and energization date. Land or building capacity presented as available power.
Product exposure Data-center revenue share, backlog, price and service mix by segment. Market-size claims without company-specific orders.
Economics Normalized margins, free cash flow, working capital and maintenance capital expenditure. Growth that consumes cash indefinitely or relies on peak margins.
Financing Net debt, maturities, interest rates, project guarantees and share count. Expansion dependent on frequent equity issuance.
Execution Factory capacity, lead times, construction milestones and regulatory status. Repeated schedule slips or unpriced cost overruns.
Valuation Peer multiple, own-history range and downside-case cash flow. Premium multiple justified only by an uncontracted forecast.

Common mistakes to avoid

  • Counting pipeline as backlog: A proposal or commercial discussion can end without a contract or sale.
  • Assuming every megawatt creates equal value: A regulated utility, a cooling supplier and a developer capture different portions of the economics.
  • Ignoring the last mile of power: Transmission, substations, permits and transformers can determine whether a customer ever turns on equipment.
  • Using bookings as revenue: Annualized or run-rate measures may exclude timing effects, churn and installation delays.
  • Overlooking services: Recurring maintenance and controls revenue can stabilize margins, while one-time construction work may not.
  • Valuing before modeling financing: Debt, interest and dilution can absorb much of the benefit from demand growth.
  • Treating management forecasts as independent confirmation: Cross-check customer commitments, regulator filings and delivery milestones.

Bottom line

Evaluate data-center power and cooling stocks by following a documented chain: customer demand, executable power access, specific equipment or service content, cash-flow conversion, financing and valuation. The most credible opportunities show signed or contracted business, a realistic path to energization, measurable margins and manageable capital needs. Forecasts and pipelines can be useful for scenario analysis, but they should receive a materially lower probability than delivered revenue or enforceable contracts. Until current financial statements and market valuations are assembled for a defined peer group, the evidence supports a disciplined evaluation process—not a universal stock pick.
