Evaluate an AI infrastructure company by rebuilding all claims on cash, measuring cash flow after the spending required to bring capacity online, and tracing each project from financing to paying customers. A balance-sheet debt total is only a starting point: leases, project-company borrowings, guarantees, supplier financing and restricted cash can materially change the picture. The decisive question is whether unrestricted liquidity and recurring operating cash can cover interest, principal, leases and unavoidable data-center capex through delays, lower utilization or more expensive refinancing.

Use the issuer’s latest annual and quarterly filings, align periods and definitions, and treat announced capacity, cash balances and capex plans as dated facts rather than proof of future revenue or solvency. The process below is designed for investors, credit analysts and business readers who need a filing-based answer rather than a sector-wide leverage rule.

What exactly should you evaluate?

An AI infrastructure company can own data centers, lease powered capacity, finance GPUs, sell cloud or colocation services, or combine those models. Its ability to meet obligations depends on the legal entities that borrow, the assets securing each facility, the timing of construction and energization, customer payment quality and the amount of cash that is genuinely available.

Build the analysis around five questions:

  • What claims on cash exist today, including obligations not labeled “debt” on the face of the balance sheet?
  • How much unrestricted cash is available, and how quickly is it being consumed after operating costs and capex?
  • Which entity owns each project and which cash flows service its financing?
  • How much capacity is merely announced, versus financed, built, powered, commissioned, contracted and utilized?
  • What happens if utilization, rental rates, construction timing or refinancing conditions are worse than management expects?

There is no supported universal debt-to-EBITDA cutoff for this sector. High capex can reflect expansion rather than distress, while a large cash balance can be pledged, restricted or needed for commitments. A defensible conclusion is issuer-specific and tied to the latest filings and subsequent events.

How do you reconstruct the company’s full debt and obligation load?

Start with the latest annual report, quarterly filing and debt footnotes. Then read the lease, commitments, contingencies, liquidity and risk-factor sections. A practical filing checklist is also outlined in this debt-risk guide, but the issuer’s own contractual disclosures control your analysis.

Capture every material claim on cash

Obligation or claim What to record Why it matters
Bank loans, bonds and secured facilities Principal, coupon or spread, maturity, collateral, covenants, guarantees and acceleration rights Shows scheduled cash needs and which assets or subsidiaries lenders can reach
Convertible notes and other hybrid instruments Principal, conversion price or conditions, maturity, cash-interest terms and settlement alternatives May defer cash interest but create refinancing or equity-dilution exposure
Drawn revolvers and equipment financing Amount drawn, borrowing-base rules, expiry, fees and unused capacity Undrawn commitments are not cash; availability can disappear when covenants or collateral tests fail
Finance and operating leases Current and long-term lease liabilities, payment schedule, renewal or termination terms Leases can be a major fixed claim even when headline debt looks modest
Project or SPV debt Borrower, lenders, security package, recourse, project cash-flow tests and completion requirements Debt may sit outside the parent while still depending on the group’s guarantees, equity or support
Guarantees, letters of credit and keep-well agreements Beneficiary, maximum exposure, triggering events and expiry A contingent obligation can become a cash claim when a customer, contractor or project company fails
Supplier finance, take-or-pay and construction commitments Minimum purchase or payment, timing, cancellation rights and counterparty These commitments can consume liquidity before new capacity produces revenue

Separate gross debt from net debt. Subtract only cash, cash equivalents and investments that are liquid, unrestricted and available to the relevant borrower. Keep pledged, escrowed, trapped at a subsidiary or otherwise restricted cash in a separate line. Report unused revolver capacity separately and inspect its covenants, borrowing base and expiration; a theoretical facility is not equivalent to cash on hand.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Map maturities and near-term concentration

Put principal maturities, mandatory amortization, lease payments, interest dates and large construction invoices on one calendar. A company can appear liquid on a year-end balance sheet yet face a refinancing wall in the next two quarters. Note whether maturities are at the parent, a project subsidiary or an equipment-finance vehicle, because cash may not move freely between them.

Check recourse and structural subordination

For every facility, identify the legal borrower and the assets pledged. Determine whether the parent guarantees the obligation, whether lenders have recourse to other projects, and whether cash is swept to repay project debt before it reaches the parent. Off-balance-sheet presentation does not remove economic exposure if the group has guarantees, equity commitments or reputational pressure to support the project.

How do you test whether cash flow can cover debt service and capex?

Use periods that match the issuer’s fiscal quarters or year. Compare operating cash flow with cash interest, scheduled principal, lease payments and the capital spending required before new capacity can earn revenue. State your definition of free cash flow; do not treat accounting earnings or EBITDA as cash available for debt service.

Build a cash-coverage bridge

  1. Start with operating cash flow. Use the cash-flow statement for the same period as the debt and capex data. Investigate working-capital swings, customer prepayments and one-time items rather than annualizing an unusual quarter.
  2. Subtract maintenance and growth capex. Separate spending needed to keep existing facilities operating from spending that expands capacity. Include committed construction, power-equipment and GPU purchases that must be paid before revenue begins.
  3. Subtract cash interest, principal and lease payments. Use contractual amounts where disclosed, including mandatory amortization and finance-lease payments. Keep discretionary debt repayment separate so the reader can see the minimum cash burden.
  4. Calculate the residual. A simple definition is free cash flow after capex = operating cash flow − capital expenditures. A debt-service view is cash available after capex and leases − cash interest − scheduled principal. Label adjustments and avoid presenting a non-GAAP measure as if it were an accounting standard.
  5. Roll the result into a liquidity runway. Begin with unrestricted cash, add conservatively usable revolver capacity and expected operating cash, then subtract committed obligations and necessary infrastructure spending by date.

Run the calculation on a trailing twelve-month basis and on forward quarters. A company whose current operations fund interest but not the capex needed to activate contracted capacity remains dependent on external financing.

Stress the assumptions that can break the plan

  • Lower GPU rental rates, colocation prices or utilization.
  • Delayed power delivery, permitting, interconnection or commissioning.
  • Construction-cost inflation, equipment lead times or contractor failure.
  • Slower customer deployment, cancellations or longer receivable collection.
  • Higher interest rates, tighter borrowing bases or an unavailable refinancing market.
  • Foreign-exchange, energy-price or collateral-value changes where they affect debt service.

Show the date on which cash would fall below a chosen operating minimum under each case. The purpose is not to predict a single outcome but to reveal which assumption supplies the margin of safety.

What is the difference between corporate and project-level debt?

Corporate debt is raised by the parent or an operating company and is generally supported by a broader pool of assets and cash flows. Project-level debt is raised by a subsidiary or special-purpose vehicle and is sized and protected around a defined project. Neither structure is automatically safer.

Feature Corporate borrowing Project or SPV financing
Use of proceeds May fund multiple projects, acquisitions, working capital or general purposes Usually tied to a specified data center, power asset or equipment pool
Repayment source Group-wide operating cash and asset sales Contracted project cash flows, reserve accounts and completion tests
Lender protections Corporate covenants, guarantees and cross-default provisions Security over project assets, cash sweeps, debt-service coverage tests and step-in rights
Recourse Often reaches the borrower’s wider assets, subject to security ranking May be limited to the project, but parent guarantees or equity commitments can restore exposure
Main risk Group leverage and competition among projects for cash Construction, utilization and counterparty risk concentrated in one project

Trace cash waterfalls: identify which customers pay which entity, where those receipts are deposited, and which lender has first claim. A project can be profitable while the parent remains short of cash if distributions are blocked by reserve requirements or covenants. Conversely, a “non-recourse” project can still require parent equity when costs rise or completion is delayed.

How can you tell whether announced capacity will become revenue?

Do not equate an announced megawatt figure with operating revenue. For each material project, mark its position in a delivery chain: announced, financed, under construction, powered, commissioned, customer-deployed and utilized.

Track the physical and regulatory path

  • Power: Is generation or grid capacity secured, and when is interconnection expected?
  • Permits: Are zoning, environmental and construction approvals complete?
  • Build: Which milestones remain for buildings, cooling, networking and backup systems?
  • Commissioning: Has the site passed testing and accepted equipment?
  • Utilization: Are GPUs or racks deployed and producing billable usage, or merely installed?

Match each milestone to cash spent and cash still required. A signed power or customer agreement can improve visibility without eliminating execution, counterparty or utilization risk.

Examine contract quality and customer concentration

Record contract duration, committed volume, pricing mechanism, minimum payments, termination rights, credit support and renewal terms. Separate take-or-pay commitments from usage-based arrangements. Identify the largest customers and the percentage of contracted or recognized revenue they represent. A long contract with a weak or highly concentrated counterparty does not provide the same protection as diversified, creditworthy demand.

Measure the gap between expenditure and receipts

Build a project timeline showing construction invoices, equipment deposits, energization, customer installation and first cash collection. The longer the gap, the more the company depends on cash reserves, equity or refinancing. Include working-capital needs such as receivables and customer collateral; reported revenue does not necessarily arrive before debt service is due.

What do current company disclosures show about the analysis?

The following examples illustrate how to combine debt, liquidity, capex and delivery information. They are not cross-company solvency verdicts.

Company and period Disclosed figures or plan How to use the disclosure
Microsoft, FY2026 The FY2026 annual report reported $76.8 billion of cash, cash equivalents and short-term investments at June 30, 2026; $182.9 billion of operating cash flow for the fiscal year; and a $51.4 billion year-over-year increase in additions to property and equipment. Use the company’s liquidity outlook as management’s assessment, then test whether obligations and the enlarged investment program leave adequate unrestricted cash under stress.
Tesla, 2025 annual report The report listed $8.18 billion of aggregate principal indebtedness and $7.96 billion of total minimum lease payments at December 31, 2025. Management expected 2026 capital expenditures to exceed $20 billion, including AI initiatives. The lease burden materially expands fixed claims, and the more-than-$20 billion figure is a forward-looking expectation, not a settled result.
IREN, FY2026 Its FY2026 filing identified data-center development and GPU purchases as primary cash requirements and cited capital-market access, execution, GPU rental rates and counterparties as liquidity risks. Check whether planned spending is funded, whether rental economics support debt service and whether counterparties can perform.
Riot Platforms, Q2 2026 Q2 2026 materials described a 191 MW, 20-year lease, initial 25 MW delivery in May 2026 and Bitcoin inventory sales as a funding source for the equity component of data-center capex. Verify the delivery schedule, remaining equity requirement and exposure to a volatile funding source rather than counting the full 191 MW as operating revenue.
Oracle, February 1, 2026 announcement The company announced plans to raise $45–50 billion in gross proceeds during calendar 2026 to expand OCI capacity for contracted demand. The announcement states a financing plan and rationale; it does not establish that all proceeds were raised or that all planned capacity became operational.

For any named issuer, update these figures with the latest filing, debt footnotes, lease schedule, restricted-cash disclosures and subsequent funding or delivery announcements.

How should you compare companies without creating false equivalence?

Align fiscal years, quarters, currencies, reporting boundaries, capex definitions and debt treatment before ranking anything. A diversified hyperscaler may have established businesses that generate cash outside AI infrastructure; a specialized operator may depend directly on new projects and customer utilization.

Comparison axis Questions to ask
Liquidity and operating cash How much cash is unrestricted, where is it held, and is operating cash recurring or boosted by working-capital timing?
Debt, leases and maturities What is gross debt after adding leases, and when do principal, interest and lease payments peak?
Capex intensity What portion of spending is maintenance, committed growth or speculative expansion, and what is free cash flow after capex?
Funding dependence Does the plan require equity, asset sales, new project debt, revolver draws or repeated refinancing?
Contract quality How long are customer commitments, how concentrated are they, and what termination or credit protections exist?
Delivery and utilization How much capacity is powered, commissioned, deployed and actually generating billable usage?

Use common definitions in the comparison table and preserve issuer-specific disclosures in footnotes. A larger cash balance is not automatically stronger if it is matched by larger commitments or restricted at a subsidiary.

What sector-level data can—and cannot—tell you?

Market statistics provide context, not a credit score for an individual issuer. J.P. Morgan estimated $697 billion of 2026 capex by the five largest U.S. hyperscalers in its 2026 analysis; that is a forecast, not realized industry spending. The International Monetary Fund’s April 2026 online annex estimated around $3 trillion of hyperscaler capex through 2029, also a forward-looking estimate. Both figures describe broad populations and cannot be substituted for a company’s filed obligations.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

J.P. Morgan identified John Servidea as Global Co-Head of Investment Grade Finance and quoted him in its August 10, 2026 article: “AI financing is the biggest secular theme in our professional lifetimes.” That is a market perspective, not evidence that any particular borrower is creditworthy. The financing discussion and capex estimate are available in J.P. Morgan’s article.

Statistic Scope and qualification
$169 million versus $90 million average loan size BIS Bulletin 120 analyzed loans to AI-related versus other companies in its dataset; these are sample averages, not recommended borrowing amounts.
4.7 versus 4.8 years average maturity The same BIS dataset reported similar average maturities for AI-related and other companies; it does not establish the maturity profile of a named issuer.
6.2 versus 6.1 percentage points average spreads The BIS comparison is an observed dataset statistic, not a universal risk premium or forecast.

Use these figures to ask whether financing conditions are changing, then return to the issuer’s contracts, covenants, cash and delivery evidence.

What are the most common analytical mistakes?

  • Using headline debt only: Add leases, guarantees, project debt, supplier finance and material commitments.
  • Netting all cash: Exclude restricted, pledged or trapped cash from immediately available liquidity.
  • Calling EBITDA debt service: Reconcile to operating cash and subtract the capex and lease payments required to keep projects viable.
  • Counting announcements as revenue: Require evidence of power, commissioning, customer deployment and utilization.
  • Ignoring legal structure: Trace guarantees, cash waterfalls and lender recourse across parent and project entities.
  • Annualizing a single quarter: Investigate working-capital timing, one-off customer advances and seasonal energy costs.
  • Accepting management’s capex plan as fact: Mark forecasts and financing intentions as forward-looking, then compare them with subsequent filings.
  • Applying a universal leverage cutoff: Evaluate debt against recurring cash, asset quality, contract strength, maturity timing and refinancing access for that issuer.

What should a repeatable filing review contain?

Save the source documents and date every input so the model can be refreshed after each filing. A concise review package should include:

  1. A debt and lease register with principal, rate, maturity, security, covenants, guarantees and entity.
  2. A restricted-cash and liquidity schedule distinguishing cash, investments, revolver availability and trapped funds.
  3. A quarterly cash bridge from operating cash flow through capex, interest, principal and leases.
  4. A maturity wall showing refinancing needs and covenant-testing dates.
  5. A project tracker for power, permits, construction, commissioning, customer deployment and utilization.
  6. A contract table covering duration, committed volume, pricing, termination rights, customer credit and concentration.
  7. Base, downside and severe-but-plausible cases for utilization, rates, delays, costs and refinancing.
  8. A comparison table using identical definitions for peer companies and clear notes where a value is not stated.

Conclude with conditions, not a slogan: identify the cash sources that meet obligations, the assumptions that must hold, the earliest liquidity pressure point and the evidence that would change your view. Revisit the conclusion after new debt, equity, project delivery, customer or covenant disclosures.

Frequently Asked Questions

How should restricted cash be treated in an AI infrastructure analysis?

Keep it outside immediately available liquidity unless the filing clearly shows it can be released for the obligations being tested. Record the restriction, beneficiary, release conditions and expected timing so a cash balance is not overstated.

What if a project has a signed customer contract but construction is unfinished?

Treat the contract as demand visibility, not current revenue. Verify termination rights, customer credit, milestone payments and the remaining power, construction and equipment spending before assigning value to the commitment.

How often should the debt-and-cash-flow model be updated?

Refresh it with every annual and quarterly filing, and sooner after a new financing, covenant amendment, major customer announcement, project delay or asset sale. Subsequent-event disclosures can change maturities or liquidity before the next full report.

Can a company fund data-center expansion entirely from operating cash flow?

Only the company’s period-specific cash bridge can answer that. Compare recurring operating cash with maintenance and growth capex, debt service and lease payments; a positive earnings figure alone does not demonstrate self-funding.
