How to Evaluate a Reverse Mortgage Lender or Credit Union

By TheFinanceBase Team 11 min read

The safest way to compare a reverse mortgage lender or credit union is to compare written offers on the same loan type, payout plan, interest-rate basis, upfront charges, ongoing costs, borrower duties, and conditions that make the balance due. A credit union is not automatically cheaper or safer than another lender; the documents and service terms determine that.

For a Home Equity Conversion Mortgage (HECM), request a Good Faith Estimate (GFE) from several providers and review them with a HUD-approved reverse-mortgage counselor. A GFE helps compare offers and does not commit you to accept one. Do not decide from an advertised rate, a verbal quote, or membership status alone.

Start with the loan type, not the lender name

“Reverse mortgage” describes more than one product. Before comparing prices, identify exactly what each provider is offering because federal insurance, permitted uses, eligibility rules, and consumer protections differ.

FHA-insured HECM

The Home Equity Conversion Mortgage (HECM) is the most common reverse mortgage and is insured by the Federal Housing Administration. HECM borrowers generally must be at least 62, occupy the home as their principal residence, have sufficient equity or pay off an existing mortgage at closing, satisfy property and financial requirements, and complete counseling with a HUD-approved agency. Confirm current rules for your circumstances before applying.

Proprietary reverse mortgage

A proprietary reverse mortgage is offered by a private company and is not federally insured. These products may be designed for owners of higher-value homes, but eligibility, loan limits, rates, fees, and protections are specific to the contract. Do not assume that a higher home value makes a proprietary offer better; compare the complete balance and repayment terms with any HECM for which you qualify.

Single-purpose reverse mortgage

Some state or local governments and nonprofit organizations offer single-purpose loans. They may be available only in certain locations and may restrict proceeds to an identified purpose, such as an approved home repair or property-tax expense. A single-purpose loan is not interchangeable with a HECM or a proprietary loan if you need flexible cash.

Feature HECM Proprietary Single-purpose
Federal insurance FHA-insured Not federally insured Program-specific; not a HECM
Typical availability Broadest reverse-mortgage program, subject to eligibility Provider and property dependent; may target higher-value homes Limited to participating areas and approved purposes
Use of proceeds Generally flexible, subject to closing and program rules Set by the contract Restricted to the stated purpose
Required counseling HUD-approved counseling before closing Ask whether counseling is required and use an independent counselor Ask the sponsoring agency about its process

Ask every provider to put the loan type and its insurance status at the top of the offer. If a representative cannot clearly state whether the loan is an HECM, proprietary, or single-purpose product, pause the comparison.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Get independent counseling before choosing

HECM counseling by a HUD-approved reverse-mortgage counseling agency is required before an HECM can be obtained. Counseling should address fees, interest, payout choices, repayment, what happens if you move or enter care, effects on a spouse or other occupants, continuing obligations, alternatives, and the effect on your household.

Use the Consumer Financial Protection Bureau’s housing-counselor finder to locate agencies from HUD’s official list. Ask each agency whether it provides reverse-mortgage counseling, how appointments are conducted, and whether a fee applies. A lender’s employee is not a substitute for an independent counselor.

Bring a complete comparison packet

Give the counselor the same information you gave each provider:

Request comparable written offers

Tell each lender or credit union that you are comparing offers and request the same loan type, property information, payout plan, and assumptions. Oral estimates are useful for an initial conversation but are not sufficient for a final decision.

For HECMs, obtain multiple Good Faith Estimates

The CFPB says a GFE lists basic reverse-mortgage terms and estimated costs so borrowers can compare offers. Receiving a GFE does not require you to accept the loan. Request GFEs from several providers and ask them to explain any line item that differs.

Use one set of assumptions

Comparisons become misleading when one provider assumes a larger initial draw, a different property value, or a different payoff of your existing mortgage. Ask each provider to show:

  • The same estimated home value and outstanding mortgage payoff.
  • The same borrower and occupancy information.
  • The same initial draw, credit-line, or monthly-payment election.
  • The same treatment of taxes, insurance, repairs, and other set-asides.
  • The same rate assumption and the date on which the quote was prepared.

Keep a dated copy of every version. Rates and fees can change before closing, so record what changed and why.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Compare the money you receive and the interest-rate risk

Interest-rate questions

Ask whether the rate is fixed or adjustable, the index and margin for an adjustable rate, how often it can change, and whether the quoted figure is an initial rate or a projected rate. Request an explanation of how rate changes could affect the balance and available proceeds. Compare the same rate measure across offers; an attractive initial rate may not be the lowest long-term cost.

Payout choices

CFPB materials describe three common ways to receive proceeds:

  • Line of credit: You draw funds as needed, subject to the contract. Undrawn funds generally do not incur interest in the same way as amounts already borrowed, so ask the provider to state exactly how interest and fees are applied.
  • Monthly payments: You receive scheduled installments. Ask how long payments continue, whether the amount can change, and what events stop them.
  • Lump sum: You take a large amount at closing. Because interest and fees generally accrue on amounts drawn, taking the full available amount immediately can cost more than drawing only what you need over time.

Ask for a written schedule showing cash at closing, future availability, servicing charges, and the projected balance under the payout option you are actually considering. A larger initial draw can also leave less credit available for later needs.

Separate one-time costs from costs that continue

Compare costs in two groups. A low-looking upfront estimate can still be expensive if the ongoing charges or initial draw are higher.

Upfront costs

Charge What to ask
Origination fee What is the lender charging, and is any portion financed into the balance?
Appraisal and inspection Who selects the professional, when is payment due, and is the fee refundable if the loan does not close?
Title, recording, and other closing charges Request an itemized estimate from the settlement provider.
Initial mortgage-insurance premium for an HECM Confirm the amount, whether it is financed, and the program rules used.
Existing mortgage payoff How much of the proceeds will be used to clear the current loan and liens?
Set-asides or required repairs Will money be withheld for taxes, insurance, repairs, or another obligation?

On the CFPB cost page last reviewed May 28, 2024, HECM origination fees are stated as $6,000 or less. That is a maximum described in that guidance, not a prediction of a particular quote. The same page states an annual mortgage-insurance premium of 0.5% of the outstanding mortgage balance for the HECM information it covers. Verify current program terms and your offer documents because program rules and charges can change.

Ongoing costs

Ask the provider to list every charge that can be added to the balance or that you must pay directly:

  • Interest on amounts borrowed.
  • Servicing fees.
  • Mortgage-insurance premiums for an HECM.
  • Homeowners insurance and, where applicable, flood insurance.
  • Property taxes and other property charges.
  • Required maintenance, repairs, or reserve set-asides.

Fees and interest added to the balance compound over time. Ask for a year-by-year illustration under your chosen payout and a separate illustration showing what happens if you draw additional funds later. Treat projections as estimates, not guarantees.

Understand the balance before signing

A reverse mortgage usually eliminates a required monthly mortgage payment, but it does not make borrowing free. Interest, servicing charges, mortgage insurance, and financed closing costs can increase the balance. The amount of equity left for you or your estate depends on the home’s future value, the amount drawn, and those accumulating charges.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Use a draw-based comparison

  1. Write down the amount needed at closing, not merely the maximum available.
  2. List planned future draws and the dates you may need them.
  3. Ask each provider to project the balance for the same dates and assumptions.
  4. Compare the remaining credit line, projected balance, and estimated equity at each date.
  5. Have the counselor explain which assumptions could make the projection wrong.

Do not compare one lender’s maximum proceeds with another lender’s smaller, more cautious draw. Compare the same cash need and the same timing.

Confirm the duties that remain after closing

With an HECM, the absence of a required monthly mortgage payment does not remove the borrower’s other obligations. You generally must continue to occupy the home as your principal residence, maintain it, and pay property taxes and homeowners insurance. A failure to meet these duties can put the loan at risk of becoming due.

Ask about occupancy

Ask how often occupancy is certified, what temporary absences are allowed, and what happens if you move permanently, enter long-term care, or sell the home. Get the answer in writing because a planned move can change the repayment timeline.

Ask about property condition

Confirm required maintenance standards, repair deadlines, inspections, and who pays for repairs. If a set-aside is proposed, ask how it is calculated, who controls the funds, and whether it reduces your available proceeds.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ask about taxes and insurance

Determine whether you pay property taxes and insurance yourself or whether the provider establishes a set-aside or another payment arrangement. Ask what happens after a missed payment and how quickly you must cure it.

Identify events that make the loan due

Have the lender and counselor explain the contract’s due-and-payable events, including death, a permanent move, a sale, or failure to meet property and financial obligations. Ask how much time the borrower or estate receives to resolve the balance and what options are available. Do not rely on a general statement that heirs can simply keep the home; the contract and applicable program rules control.

Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Support on Ko-Fi

Consider spouses, occupants, and your future plans

A reverse mortgage can affect people who live in the home even when they are not borrowers. Ask what happens to a spouse or other occupant if the borrowing homeowner dies, moves, or enters care. Confirm whose name appears on the loan, deed, and counseling documents and whether an eligible spouse has protections under the program.

Discuss your likely housing horizon. If you may downsize, relocate, or move into care, compare the reverse mortgage’s costs with selling now, refinancing, a home-equity product, an assistance program, or another way to meet the need. CFPB counseling prompts specifically include moving or selling, repayment, payout choices, obligations, and alternatives.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Evaluate the provider’s process and service

Price is only one part of lender evaluation. Use the same questions with a bank, mortgage company, or credit union:

  • Will you provide a complete, dated written offer and explain each fee?
  • Who will service the loan after closing, and how can you reach that department?
  • How are account statements, annual occupancy certifications, and tax or insurance notices delivered?
  • What is the process for changing a payment election or requesting a draw?
  • Which documents must be supplied, and how are personal documents protected?
  • What is the expected timeline from counseling to appraisal, underwriting, and closing?
  • Which terms are negotiable, and which are set by the program?

A credit union may know your deposit relationship, but membership does not establish that it offers reverse mortgages or that its terms are favorable. Ask whether it originates the product itself or refers applications elsewhere, and compare the actual written offer with other providers.

Recognize warning signs

  • A representative refuses to identify the loan type or insurance status.
  • You are urged to sign before independent counseling or before receiving itemized costs.
  • The provider presents only a maximum lump sum and will not show a line-of-credit or monthly-payment alternative.
  • Fees are described as “standard” without a written amount or explanation of who receives them.
  • The representative minimizes taxes, insurance, maintenance, occupancy, or repayment duties.
  • You are told that receiving a GFE obligates you to proceed; it does not.
  • The provider discourages comparison shopping or will not supply a dated offer.
  • Projected equity or inheritance is presented as guaranteed rather than dependent on draws, charges, home value, and the contract.

Follow a decision process that leaves an audit trail

  1. Define the need. Write the amount, timing, and purpose of the funds, plus how long you expect to remain in the home.
  2. Check basic eligibility. Review age, principal-residence status, equity, existing liens, property condition, taxes, insurance, and counseling requirements.
  3. Identify eligible product types. Ask about HECM, proprietary, and any single-purpose option available in your area. Do not assume a provider offers all three.
  4. Contact several providers. Give each the same assumptions and request a complete written offer. For HECMs, obtain multiple GFEs.
  5. Build a cost table. Separate origination and closing charges from interest, servicing, mortgage insurance, taxes, insurance, and maintenance costs.
  6. Model payout choices. Compare the cash at closing, monthly payments, line of credit, remaining availability, and projected balance for the same draw schedule.
  7. Complete independent counseling. Bring every offer and ask about obligations, household effects, alternatives, and due events.
  8. Verify service arrangements. Identify the servicer, statement process, draw procedures, and support contacts.
  9. Review the final documents. Confirm that the final rate, fees, payout election, set-asides, and occupancy provisions match what you decided.
  10. Keep records. Save GFEs, counseling certificates, projections, contracts, and correspondence in one file for your household and estate.

Make the decision based on total fit

The strongest offer is the one whose loan type, payout design, total cost, obligations, and service process fit your financial need and expected time in the home. A lower origination fee can be outweighed by a higher rate, larger initial draw, recurring servicing charge, or less suitable payout schedule. Conversely, a flexible line of credit may be useful only if you can meet the ongoing property obligations.

Before signing, have an independent HUD-approved counselor review the final written terms, verify that you understand what remains payable each year, and make sure your spouse, family, or other affected occupants understand the housing and repayment consequences.
