Dividend sustainability depends on whether recurring earnings cover the declared distribution, how leverage is defined and changing, the cost and availability of funding, collateral and liquidity needs, and the risks left after hedging.
Use the issuer’s latest quarterly filing, earnings release, dividend declaration and supplemental schedules. The year-end 2025 figures discussed below illustrate the process; they are not current recommendations or universal safety thresholds.

Start with the REIT’s business and its own leverage definition
Mortgage REITs do not all own the same assets or finance them in the same way. Before judging a dividend, identify whether the company primarily invests in agency mortgage-backed securities, non-agency securities, mortgage loans or a combination. Asset type determines interest-rate, credit, prepayment and liquidity exposure, while the financing structure determines how quickly those risks can affect book value and cash available for dividends.

Do not compare a raw ratio from one REIT with a ratio from another until you reconcile the accounting and management conventions.

What to record in the leverage measure
- The debt included in the numerator, including whether repo borrowings, secured loans, securitizations or other financing are counted.
- Whether cash is netted against debt.
- Whether unsettled investment securities are included.
- Whether the denominator is common equity, tangible stockholders’ equity, tangible book value or another measure.
- How preferred equity, non-recourse debt and recourse debt are treated.
- Whether derivatives or other hedges affect the stated calculation.
AGNC Investment Corp. reports a tangible net book value “at risk” leverage ratio. It said that ratio was 7.2x at December 31, 2025 and described an expected range of 6x to 10x under its stated measurement convention. Those are AGNC-specific, year-end observations from its 2025 Form 10-K filed in 2026, not industry limits or a recommended range for another mortgage REIT.
| Reported figure | Issuer and date | How to use it |
|---|---|---|
| 7.2x tangible net book value at-risk leverage | AGNC Investment Corp.; December 31, 2025 | Illustrates the company’s disclosed leverage definition at a specific year-end |
| 6x–10x expected leverage range | AGNC Investment Corp.; 2025 Form 10-K filed in 2026 | Management’s stated range under its own convention, not a sector benchmark |
| At least 90% of REIT ordinary taxable income | AG Mortgage Investment Trust, Inc.; 2025 Form 10-K filed in 2026 | General tax-qualification distribution requirement described in the filing; it is not dividend coverage |
Explain why the ratio moved
Leverage can rise because a REIT borrowed more, because equity or asset values fell, or because both occurred. A company can therefore report higher leverage without adding debt if declining book value shrinks the denominator. That still matters: a smaller equity cushion leaves less capacity to absorb further asset losses, margin calls or financing stress.
Build a time series using the same definition at each reporting date. If the issuer changes its calculation, show the old and new components separately and explain that the ratios are not directly comparable. A leverage increase caused by planned portfolio growth is different from one caused by falling tangible book value, even if the headline multiple is identical.
Measure dividend coverage with recurring earnings, not yield
The central coverage question is whether the dividend is supported by repeatable earnings after financing costs and hedging effects. Use the latest recurring earnings measure the issuer reports, define it exactly, and match its period and share count to the dividend being tested.
Identify the company’s recurring measure
- State whether the figure is per share or aggregate.
- Identify the quarter, year or other period it covers.
- Describe adjustments made to arrive at the measure.
- Reconcile it to GAAP net income.
- Separate realized gains and losses, asset sales, valuation changes and other unusual items.
Mortgage REITs may report a company-specific recurring earnings measure, but the filings do not establish one universal sector metric. A measure that excludes certain mark-to-market movements may be useful for assessing recurring distribution capacity, yet it can also omit economically important changes in asset values or hedges. Explain both its usefulness and its limitations.
Calculate coverage transparently
For a per-share analysis, use:
Dividend coverage = recurring earnings per share ÷ declared dividend per share

For an aggregate analysis, divide recurring earnings available to common shareholders by total declared dividends for the same period. Keep the periods, share counts and dividend classes consistent. If the company pays a monthly dividend, compare the relevant monthly or quarterly total with earnings measured over the same interval rather than mixing a quarterly earnings figure with one month’s distribution.

Outbyte Driver Updater FREEFix the driver behind crashes, sound loss and screen glitchesFind Drivers →Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →A ratio above 1.0 is supportive evidence, not proof that the dividend is safe. A ratio below 1.0 requires an explanation: management may be using retained cash, realized gains, asset sales, capital issuance or another source. Persistent shortfalls are more concerning than one quarter affected by an identifiable, nonrecurring event.
Look for the source of the distribution
Read the statement of operations, equity roll-forward and supplemental schedules together. Determine whether distributions were funded by recurring spread income, realized gains, sales of investments, financing transactions or accumulated cash. A dividend supported by recurring earnings is generally more durable than one repeatedly supported by selling assets or raising capital, although the precise conclusion depends on the portfolio and market conditions.
Do not infer coverage from dividend yield. Yield rises when a share price falls, and a falling price may reflect expected book-value losses, financing stress or a future distribution reduction. Yield describes the market price and declared payment; it does not establish the economic source of that payment.
Connect leverage to borrowing costs, collateral and liquidity
Leverage becomes a dividend problem when financing costs, collateral demands or refinancing needs absorb the cash that would otherwise support distributions. Review the latest filing for the maturity and counterparty profile of repo and other short-term borrowings, collateral haircuts, margin-call provisions, available cash, unencumbered assets, committed facilities and upcoming debt maturities.
Test the asset-yield and funding-cost spread
AGNC states that its borrowing costs are particularly sensitive to short-term interest rates and funding availability, while yields on fixed-rate assets are influenced largely by longer-term rates and mortgage-market conditions. That maturity mismatch can compress net interest income when short-term rates or financing spreads rise faster than asset yields. A dividend may become harder to support before the reported leverage multiple changes materially.

For the issuer under review, compare:
- Average asset yield with average repo and other borrowing costs.
- Fixed-rate or slower-reset assets with the reset schedule of liabilities.
- Interest expense sensitivity under higher short-term rates.
- Expected cash interest income with recurring operating expenses and preferred dividends, if applicable.
Inspect repo maturity and counterparty concentration
Short-term funding creates rollover risk. A REIT that must refinance a large amount of repo in a narrow window can face higher rates, reduced borrowing capacity or demands for additional collateral. Concentration with a small number of counterparties can amplify that risk if one lender reduces activity or changes terms.
AGNC describes managing repo funding through counterparty diversification, a suitable maturity profile, interest-rate hedging and other strategies. Treat that statement as the company’s disclosed approach, not evidence that funding risk has been eliminated. Check the actual maturity table, counterparty disclosures and liquidity available under adverse conditions.
Evaluate collateral and margin-call capacity
Rising leverage leaves less room for declines in collateral value. Review haircuts and the types of securities pledged, then ask how much cash or unencumbered collateral is available if prices fall or spreads widen. A REIT can have positive accounting earnings and still face a dividend problem if it must preserve cash to meet margin calls or repay maturing borrowings.

Examine hedges and the risks they leave behind
Hedges reduce selected exposures; they do not make a leveraged mortgage portfolio risk-free. Identify each instrument, the risk it targets, its notional amount and duration, and how closely it matches the assets and liabilities being hedged.
Common tools and their purpose
AG Mortgage Investment Trust, Inc. (MITT) describes interest-rate swaps, swaptions and short positions in to-be-announced securities as tools it may use to manage exposures. Swaps can offset changes in funding costs or benchmark rates; swaptions provide options around future rate movements; short TBA positions can address portions of mortgage-market exposure. The exact effectiveness depends on position size, timing, collateral and market conditions.
Check residual basis and spread risk
Basis risk arises when the hedge and the asset do not move together. Mortgage prices can respond to prepayment expectations, liquidity, convexity and credit spreads differently from the benchmark rates or instruments used for hedging. MITT’s filing discusses this basis risk, which means a hedge can perform as intended against a rate movement while failing to offset a mortgage-spread loss.

- Basis risk: mortgage assets and hedges respond differently to market factors.
- Spread risk: financing or mortgage spreads widen even when benchmark rates are stable.
- Prepayment and extension risk: the expected life of assets changes, altering hedge effectiveness.
- Liquidity risk: positions may be difficult or expensive to close during market stress.
- Counterparty risk: a derivative provider may fail to perform or require additional collateral.
Review how hedges affect both reported earnings and book-value sensitivity. A recurring earnings measure may treat derivative gains and losses differently from GAAP, so the reconciliation is necessary before drawing conclusions about dividend capacity.
Keep REIT tax rules separate from dividend sustainability
MITT’s 2025 filing describes the general federal rule that a REIT must distribute at least 90% of REIT ordinary taxable income, subject to the tax-law terms and exclusions stated in the filing, to maintain REIT qualification. The same discussion says operating requirements and debt service come before dividends.
This rule does not guarantee that a particular dividend can be maintained. Taxable income, recurring economic earnings, cash available after financing obligations and the declared dividend are different concepts. Taxable income can diverge from GAAP income and from the earnings measure management uses to discuss recurring distributions. A REIT may need to distribute taxable income while preserving cash for operations, or it may declare a dividend that is not fully covered by recurring earnings during a difficult period.

Apply the following sequence to the latest reporting package for the named issuer and reporting period.
- Define the portfolio. Record agency, non-agency, mortgage-loan and other exposures, plus fixed-rate and adjustable-rate shares where disclosed.
- Copy the leverage formula. Write down every numerator and denominator component, including cash netting, unsettled trades, preferred equity, recourse treatment and any hedge adjustment.
- Build a same-definition history. Compare several reporting dates and classify each change as additional borrowing, equity or asset-value movement, or a combination.
- Identify recurring earnings. Record the issuer’s exact measure, period, share count and reconciliation to GAAP.
- Compute coverage. Divide recurring earnings by the matching declared dividend and explain any shortfall.
- Trace distribution funding. Look for realized gains, asset sales, capital actions, retained cash and other nonrecurring sources.
- Map financing risk. Review borrowing costs, repo maturities, counterparty concentration, haircuts, margin terms, debt maturities and available liquidity.
- Map hedge risk. Match derivatives and short positions to asset and liability exposures, then identify basis, spread, prepayment, liquidity and counterparty risks.
- Separate tax from economics. Note the REIT distribution requirement without treating it as proof of recurring dividend coverage.
- Update the conclusion. Use the latest quarterly filing, earnings release, dividend declaration and supplemental schedules rather than relying on an older year-end example.
How to compare two mortgage REITs without misleading yourself
Comparisons are useful only when the axes are consistent. Label the date and source for every company-specific figure.
- Portfolio and asset risk: compare agency and credit-sensitive exposure, fixed-rate and adjustable-rate assets, and the stated prepayment, extension and credit risks.
- Leverage: reconcile recourse and non-recourse financing, debt-to-equity and tangible-book-value measures, treatment of unsettled trades and cash, and any separate preferred or hedge treatment.
- Earnings quality: compare each issuer’s recurring measure, GAAP reconciliation, dividend coverage and dependence on realized gains or capital actions.
- Funding resilience: compare repo maturity ladders, counterparty concentration, collateral terms, available liquidity, borrowing capacity and near-term refinancing.
- Hedge design: compare instruments, hedge duration, asset-liability matching and disclosed basis risk.
- Dividend policy: compare declared-payment history and management’s stated rationale, while keeping the REIT tax-distribution rule in its proper context.
Never rank companies by raw leverage or dividend yield alone. A lower multiple can reflect a different definition, while a higher yield can reflect a falling share price and rising perceived risk.

Warning signs and how to interpret them
Leverage rises while tangible book value falls
This pattern indicates that the balance-sheet cushion is shrinking even if debt is unchanged. Investigate asset-price losses, spread widening, hedge performance and whether management is reducing risk or maintaining exposure.
Recurring earnings remain below the dividend
Determine how long the shortfall has lasted and what funded the distribution. One identifiable disruption is different from a repeated dependence on asset sales, realized gains or new capital.
Funding costs rise faster than asset income
Review reset timing, hedge offsets and the maturity of borrowings. If liabilities reprice quickly while assets are fixed-rate or slow to reprice, net interest income can contract.
Recommended Free Tools
Liquidity appears adequate only under normal markets
Look for unencumbered assets and cash that remain available after collateral calls, not just total assets. Examine concentrated maturities and counterparties rather than relying on a single liquidity headline.
Hedges are large but poorly matched
Compare hedge duration, notional and instrument behavior with the portfolio. Large derivatives positions can still leave basis, spread, prepayment or liquidity exposure and can introduce earnings volatility.
What a defensible conclusion looks like
A more supportive assessment would show recurring earnings covering the declared dividend for the same period, leverage that is stable or explainable under a consistent definition, manageable funding maturities and collateral needs, and hedges that address the portfolio’s actual exposures. A weaker assessment would show persistent earnings shortfalls, leverage rising because equity value is eroding, elevated refinancing or margin-call exposure, thin stress liquidity or material residual basis risk.
State observed facts separately from scenarios and management expectations. The AGNC and MITT disclosures cited here are 2025 annual-report information filed in 2026, with key AGNC leverage data at December 31, 2025. They do not establish that any company’s dividend is currently safe or at risk. The final judgment should be refreshed whenever the issuer reports a new quarter, changes its dividend, updates leverage guidance or discloses a material funding or portfolio change.
