Evaluate a data center REIT in this order: verify that its promised megawatts can actually be energized, test the quality and duration of tenant demand, examine operating and cash-flow metrics, stress its development commitments and balance sheet, then compare valuation with realistic growth and financing assumptions. Occupancy and dividend yield are useful starting points, but neither tells you whether a project will be powered on time or whether dividends remain covered after recurring capital spending.
The framework below is designed for comparing listed data center landlords such as Digital Realty, Equinix and Iron Mountain using the same reporting period and definitions. Pull each company’s latest annual report or 10-K, quarterly filing, earnings supplement, debt disclosures and current share price immediately before making a decision; power availability, leasing pipelines, capital costs, interest rates and valuation can change quickly.

What a data center REIT actually owns
A data center REIT owns or operates buildings, electrical systems, cooling equipment, fiber connections and powered capacity that customers use for servers. Revenue generally comes from leases, colocation contracts, interconnection services and related operating income. The scarce asset is not floor space by itself. It is dependable power delivered to a site with sufficient cooling, connectivity, security and uptime.

One free scan finds every outdated or missing driver and matches the right update for your exact hardware.Free scan · exact hardware matchThat distinction matters because a developer can announce a large future capacity number before securing utility service, completing interconnection studies, obtaining permits or finishing construction. Treat announced megawatts as a claim to verify, not as existing inventory. A facility that cannot be energized on the promised date cannot generate the rent assumed in a growth forecast.

Step 1: Verify power and deliverability
Separate announced capacity from usable capacity
Start with the company’s disclosed megawatts, then identify how much is powered, under construction, committed to customers or merely planned. Ask whether the figure represents utility capacity, critical IT load or a marketing estimate. The definitions are not interchangeable. A site may have a utility reservation that is larger than the amount its substations, generators and cooling systems can support.
Check the utility path
For every major development, look for the serving utility, interconnection status, queue position, required transmission or substation work, contractual energization date and construction milestones. A credible schedule identifies what the REIT controls and what depends on the utility or another third party. Delays in an interconnection queue can push rent commencement years beyond the date used in an investor presentation.
Test engineering readiness
Review the cooling design, redundancy standard, backup generation, fuel arrangements, water availability and network connectivity. High-density artificial-intelligence workloads may require liquid cooling or a hybrid design rather than a conventional air-cooled layout. Confirm whether the building can support the customer’s required rack density without expensive retrofits.
- Documented utility agreement and interconnection milestones.
- Usable megawatts after electrical and cooling constraints.
- Expected energization date and construction progress.
- Redundancy and uptime design appropriate for the lease.
- Evidence that land, permits, equipment and contractors are secured.
Nareit has identified power and supply constraints as sector-wide risks and cautioned that hyperscaler capital-spending plans can change. A premium valuation is easier to justify when power is contracted, deliverable and located in a constrained market; it is harder to justify when growth depends on speculative megawatts.
Step 2: Test demand and tenant quality
Classify the demand
Divide the pipeline into signed leases, letters of intent, reserved capacity and uncommitted development. Contracted hyperscale capacity provides more visibility than speculative construction, but a signed lease still deserves scrutiny: determine the rent commencement trigger, customer funding obligations, termination rights, expansion options and any construction conditions.
Examine customer concentration and credit
Read the top-ten customer percentage, individual customer exposure, parent-company guarantees and credit ratings where disclosed. A facility leased to one large customer may have excellent credit but substantial renewal risk when the contract expires. A diversified enterprise and colocation base can reduce concentration, although smaller customers may have weaker credit and higher operating costs.

Analyze lease economics
Review the lease-expiry schedule, renewal rates, renewal spreads, annual escalators, free-rent periods and contractual power pass-throughs. Compare remaining lease term with the time needed to replace a customer at the site. A high occupancy rate with short leases and flat renewals may be less valuable than slightly lower occupancy with long, inflation-linked contracts.
Keep AI demand in perspective
Artificial-intelligence training and inference are real demand drivers, but durability depends on customers continuing to fund capacity and earning an acceptable return on that investment. Nareit’s commentary emphasizes the transition from training to inference and the need for demonstrable return on investment. Monitor whether announced deployments become signed contracts, whether customers are taking delivered capacity and whether utilization rises after installation.
Step 3: Use operating KPIs beyond occupancy
Occupancy or capacity utilization measures how much of the portfolio is producing rent, but it does not show pricing power, lease duration or capital intensity. Track the following metrics together and use the company’s own definitions consistently.
| Metric | What it tells you | Questions to ask |
|---|---|---|
| Occupancy or capacity utilization | How much space or powered capacity is leased and operating | Is the denominator square feet, cabinets, megawatts or critical load? Is it reported for the whole portfolio or only stabilized assets? |
| Same-store NOI growth | Performance of comparable operating assets without development noise | How much comes from rent increases, occupancy, utility pass-throughs or cost changes? |
| Leasing volume | New and renewal demand during the period | What portion is pre-leasing of future capacity rather than in-place revenue? |
| Rent or price change | Pricing power on new and renewed contracts | Are reported spreads cash or lease-accounting measures, and do they include concessions? |
| WALT | Weighted-average lease term and revenue visibility | When do the largest leases expire, and are options included? |
| Renewal rate and spread | Customer retention and repricing at expiry | Are renewals measured by area, megawatts, revenue or contracts? |
| Geographic and grid concentration | Exposure to local power, regulatory and climate conditions | Could one utility, market or disaster affect a material share of earnings? |
S&P Global identifies occupancy or capacity utilization and adjusted funds from operations as important data-center indicators. Add same-store NOI and WALT to connect utilization with cash earnings and lease durability. Do not compare percentages from different definitions without reconciling the footnotes.
Step 4: Judge cash-flow quality
Start with GAAP cash flow
Read cash flow from operations, capital expenditures and changes in working capital before relying on any adjusted metric. Depreciation is a noncash charge, but data centers require substantial ongoing spending on electrical equipment, cooling, security and building systems. Cash flow can therefore look healthy while recurring capital needs consume much of the distributable cash.
Reconcile FFO and AFFO
Funds from operations and adjusted funds from operations are supplemental, issuer-defined measures. Review every reconciliation from net income to FFO and from FFO to AFFO. Identify adjustments for straight-line rent, stock compensation, gains on property sales, severance, litigation, lease commissions and other unusual items. Digital Realty, for example, describes AFFO as supplemental when assessing dividend-funding ability; that does not make it a substitute for GAAP cash flow.

Separate maintenance from growth spending
NOI and cash NOI generally exclude depreciation, capital spending and capitalized leasing commissions. Those exclusions can materially affect the economics of a lease. Ask management to distinguish recurring maintenance capital, tenant improvements and leasing commissions from expansion capital. A dividend covered only after ignoring recurring tenant and infrastructure spending is not truly covered.
Measure conversion and coverage
Compare AFFO with operating cash flow over several periods, then calculate the dividend payout ratio using recurring AFFO rather than a quarter boosted by asset sales or one-time reimbursements. Investigate widening gaps between net income, operating cash flow, FFO and AFFO. The explanation should be visible in the reconciliation, not inferred from a headline growth rate.
Step 5: Stress development and capital intensity
Map commitments to funding
List land purchases, power reservations, construction contracts, equipment orders, tenant improvement obligations and minimum capital commitments. Compare those obligations with signed leases and expected rent commencement. A large pipeline can create value, but it also creates cash calls before revenue begins.

Check project returns
Request expected yield on cost, development margin, stabilized occupancy and the time from investment to cash flow. Compare those assumptions with the REIT’s historical delivery record. A project that requires rising rents, cheap debt and perfect utility timing has little margin for error.
Identify external funding dependence
Determine how much growth must be financed with retained cash, property sales, new debt or equity issuance. Repeated equity issuance below estimated net asset value can dilute existing holders. Selling assets to fund development may improve liquidity but can also remove mature cash flow from the portfolio.
Monitor construction execution
Track milestone changes each quarter: permits, shell completion, electrical installation, cooling commissioning, customer equipment delivery and rent commencement. Delays increase interest carry and may trigger customer penalties or require redesigns for higher-density loads.

Step 6: Test the balance sheet and dividend
Build a debt-maturity schedule
List maturities by year, secured and unsecured debt, fixed and floating-rate exposure, currency, hedges and weighted-average interest cost. A REIT with substantial maturities during a high-rate period may face refinancing costs even when current occupancy is strong.
Recommended Free Tools
Review liquidity and covenants
Include cash, revolver availability, undrawn commitments and covenant headroom. Check secured debt limits, unencumbered asset requirements, leverage tests and interest-coverage covenants. Development obligations should be compared with liquidity after allowing for operating volatility.
Run a dividend stress test
Start with recurring AFFO after maintenance capital needs. Then model at least three downside cases: a delayed energization that postpones development rent, a vacancy or renewal-spread decline at a major site, and higher refinancing rates. Reduce revenue for the affected period, add carrying costs for delayed projects and recalculate payout and leverage. A high headline yield is not a defense against an uncovered dividend.
Step 7: Value the shares against realistic assumptions
Use several valuation lenses
- Price to FFO or AFFO: compare the multiple with peers using the same period and definition.
- Net asset value: estimate property value from sustainable NOI and market cap rates, then subtract net debt and other obligations.
- Implied cap rate: infer the property yield embedded in the share price and test whether it is consistent with location, lease term, tenant credit and growth.
- Growth-adjusted value: model same-store growth, development completion, financing costs and dilution rather than applying a generic sector multiple.
A premium can be justified by scarce deliverable power, superior connectivity, stronger tenants, longer leases or a better execution record. The premium should be tested against realistic growth and financing costs. If the valuation requires every planned megawatt to arrive on schedule and every AI customer to expand, the margin of safety is small.
Make peer comparisons like-for-like
When comparing Digital Realty, Equinix and Iron Mountain, use the same quarter or fiscal year, convert units consistently and separate stabilized operations from development. Differences in accounting definitions, asset mix, joint ventures and currency can make an apparently higher FFO margin or occupancy rate misleading.
Step 8: Complete the risk and governance review
Read the risk factors for specifics
Look for legal and tax disputes, environmental liabilities, cyber incidents, power-market exposure, water constraints, severe-weather risk and customer concentration. Data centers can be affected by utility curtailment, transmission delays, fuel availability and local permitting even when demand is strong.

Audit non-GAAP definitions
Save the reconciliation for every recurring metric and note changes in definitions. An adjustment that was excluded last year may be included this year, making trend comparisons unreliable. Reconcile unusual items to GAAP and ask why they recur if management labels them nonrecurring.
Assess incentives and capital allocation
Review executive compensation targets, related-party transactions, acquisition pricing, disposition gains and the record of issuing equity. Management that reports growth without explaining return on invested capital, dilution and project delays is harder to evaluate.

How to turn the analysis into an investment decision
- Set a data date. Record the filing period, share price date, interest-rate assumption and currency for every number.
- Classify the portfolio. Mark each market and project as operating, under construction, contracted or speculative.
- Build a recurring cash baseline. Use operating cash flow, FFO and AFFO reconciliations, then subtract maintenance capital and normal leasing costs.
- Model delivery. Put each major project’s energization and rent commencement on a timeline; delay uncertain dates rather than assuming management’s earliest case.
- Stress demand and rates. Test lower renewal spreads, a vacant major customer, slower AI expansion and higher refinancing costs.
- Compare price with outcomes. Decide what FFO, AFFO and NAV the current share price implies under your base and downside cases.
- Define a monitoring plan. Recheck power milestones, leasing, same-store NOI, capex, debt maturities and dividend coverage each quarter.
Common mistakes to avoid
- Counting announced megawatts as if they were energized and revenue-producing.
- Using occupancy without checking lease expiry, renewal spreads and tenant concentration.
- Treating FFO or AFFO as GAAP cash flow without reading the reconciliation.
- Ignoring recurring tenant improvements, leasing commissions and maintenance capex.
- Comparing peer multiples built from different periods or metric definitions.
- Assuming AI demand is permanent without evidence of customer funding and returns on deployed capacity.
- Judging dividend safety from yield alone instead of recurring coverage and leverage.
- Overlooking utility, cyber, environmental, tax and governance disclosures.
Keeping the analysis current
Update the worksheet after every annual report, quarterly filing and earnings supplement. Recheck utility commitments, energization dates, leasing pipelines, capex guidance, debt maturities, interest rates and the share price immediately before investing. A data center REIT can move from attractive to overvalued, or from funded growth to a liquidity problem, without a change in reported occupancy.
Frequently Asked Questions
Which filings contain the numbers needed for a data center REIT comparison?
Use the latest annual report or 10-K for portfolio, lease expiries, debt and risk disclosures; the latest quarterly filing and earnings supplement for current occupancy, leasing, capex and guidance; and debt disclosures for maturities, rates, covenants and liquidity.
Is a data center REIT the same investment as an artificial-intelligence stock?
No. A REIT owns income-producing real estate and infrastructure, so returns depend on leases, power delivery, capital costs, financing and dividends. AI enthusiasm can increase demand, but it does not guarantee that projects are energized or that tenants will renew.
How often should dividend coverage be recalculated?
Recalculate at least quarterly and whenever the REIT changes capex guidance, completes a major financing, delays a project, loses a large customer or changes its FFO or AFFO definition.
The Tool Desk
Outbyte Driver Updater FREEScan for outdated or missing drivers - takes under a minuteDriver Scan →Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →What would invalidate an initially positive thesis?
Repeated energization delays, falling renewal spreads, rising customer concentration, AFFO that depends on unusual adjustments, dividend coverage after maintenance capital below your threshold, or leverage that leaves little covenant and refinancing headroom.
The Bottom Line
The decisive question is whether a REIT can convert scarce, deliverable power into durable, contract-backed cash flow after maintenance capital and financing costs. Buy only when the demand evidence, project schedule, balance sheet, dividend coverage and valuation still work under a realistic downside case.
