How to estimate your home’s current value when nearby property values are falling

Start with a range from the most recent closed sales of homes that compete with yours, then adjust for real differences and the market’s direction. In a declining neighborhood, older sales can overstate what buyers would pay today, while too few recent sales can make any time adjustment uncertain. A defensible estimate states its effective date, shows the comparable sales and adjustments, and makes the uncertainty visible.

This U.S.-oriented method is for an approximate market-value opinion, not a formal appraisal for a loan, legal matter, tax appeal, estate, divorce, or other high-stakes use. Your property’s address, type, condition, and local sales would be needed to calculate a dollar range.

What “current value” means in a falling market

Market value is a date-specific opinion of what a typical, informed buyer and seller might agree to under normal exposure and market conditions. The effective date matters: a value as of today is different from a value on an assessment date, a prior sale date, or a future listing date. Federal interagency guidance describes “as-is” market value by reference to the property’s physical condition, use, and zoning as of that effective date.

Do not substitute another kind of value for market value. An insurance replacement estimate concerns rebuilding, not what the home would sell for. A tax assessment follows local rules and may lag or diverge from market transactions. A refinance or purchase appraisal has a stated intended use and scope. Begin by writing down the question you are trying to answer and the date on which the answer should apply.

Why a broad neighborhood decline is not your home’s exact adjustment

A neighborhood’s falling prices are background evidence, not a percentage to subtract mechanically from every house. Buyers react to the subject property’s condition, layout, lot, location, updates, and amenities, as well as to the particular set of homes competing for their offer. Official interagency guidance says a valuation method should address both physical characteristics and economic and market conditions. Two houses in the same subdivision can therefore experience different changes in value.

Step 1: Define the assignment and the effective date

Write a one-sentence assignment before gathering data. For example: “Estimate the likely open-market sale-price range for this single-family home as of October 18, 2026, in its current condition.” If you are considering a listing, the question may instead be the likely marketing price after a specified preparation plan. If the purpose is a tax appeal or legal proceeding, ask the relevant authority what value definition and date it requires.

  • Purpose: sale planning, personal net-worth tracking, tax review, estate planning, refinance preparation, or another use.
  • Effective date: the exact date the opinion is meant to represent.
  • Property rights and condition: normally the entire property in its current “as-is” state unless the assignment expressly assumes repairs or completion.
  • Geographic scope: the competitive market for this property type, not an arbitrary citywide average.

Keeping the purpose and date explicit prevents you from mixing today’s market with an old assessment or using a marketing opinion as if it were a lending appraisal.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Step 2: Record the home’s facts and correct the public record

Create a fact sheet before looking at prices. Record gross living area, bedrooms and bathrooms, lot size, year built, stories, parking, basement or accessory space, layout, construction type, heating and cooling, and any homeowners-association obligations. List the condition of the roof, systems, kitchen, baths, flooring, windows, and exterior. Note renovation dates and quality, deferred maintenance, additions, outbuildings, views, traffic or noise, flood or other hazards, and proximity to competing amenities or disamenities.

Check the assessor, recorder, or other public-record description for errors in square footage, bed-and-bath count, lot dimensions, or additions. A listing database can repeat an error, so verify important facts with permits, plans, prior listings, or an on-site inspection. Do not assume average condition when the evidence shows otherwise. Interagency guidance cautions against unsupported assumptions about a property or its market.

Separate facts from opinions

“New roof in 2023” is a fact you may be able to document. “Beautifully remodeled” is a marketing judgment that needs a more precise description: materials, workmanship, permits, and whether buyers in this market pay for those features. Use measurable, buyer-relevant terms wherever possible.

Step 3: Find closed sales that actually compete with the home

Comparable sales (“comps”) are homes whose buyers were choosing among similar alternatives. Start with the same property type and the closest competitive area, then match size, lot, age, layout, condition, and amenities. Freddie Mac’s consumer guidance suggests looking within one mile and at sales from the last three months when available. Those are practical starting points, not universal rules: rural areas, waterfront properties, unique architecture, and thin markets may require a wider area or older sales.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Prefer verified closed sales because they show achieved prices. Record the contract or closing date if available, the sale price, concessions, financing or sale terms, days on market, and the property’s condition at sale. A sale that included a large repair credit, unusual financing, a family relationship, or a foreclosure process may not represent a typical transaction for your question. Do not automatically discard a distressed sale; analyze its circumstances and whether a normal buyer would have viewed it as an alternative.

Use listings to understand competition, not as completed value

Active listings, price reductions, pending contracts, withdrawals, and days on market help you read current competition and direction. An asking price is a seller’s expectation, not proof of what a buyer will pay. A pending sale can be informative if its terms and eventual closing price are verified, but treat an unclosed contract cautiously. Compare listings with your home to see what a buyer can choose instead at the same time.

When the three-month, one-mile search is too small

If you cannot find credible recent sales, expand one dimension at a time and explain why. You might search a somewhat larger radius for the same property type, use older sales with a supported market-condition adjustment, or include a similar neighborhood after analyzing location differences. Appraisal Institute guidance recognizes that declining markets can have few transactions; expanding the search or using older evidence may be necessary, but the added differences make the conclusion less certain.

Step 4: Analyze each sale before making adjustments

Build a comp sheet for every candidate. At minimum, note:

  • Distance and competitive relationship to the subject;
  • Sale and listing dates, price, concessions, and marketing time;
  • Living area, lot, bed-and-bath count, age, design, and parking;
  • Condition, renovations, deferred maintenance, and included personal property;
  • Location influences such as traffic, schools, views, noise, hazards, or amenities;
  • Whether the transaction appears typical, distressed, related-party, or otherwise unusual.

Verify material details from more than one reliable record when possible. A nearby sale with the wrong condition or an unusual concession may be less useful than a slightly farther sale that competes directly with your home.

Step 5: Make only meaningful, supportable adjustments

Adjust a comp to answer: “What would this sale have indicated if it had the subject property’s relevant characteristics and sale-date market?” If the comp is inferior to the subject on a feature buyers value, its price indication generally needs an upward adjustment; if it is superior, the indication generally needs a downward adjustment. The direction is not automatic, however. A feature’s market reaction depends on local buyer preferences and evidence.

Location

Analyze differences inside the same broad neighborhood: a busy arterial, a superior view, a flood exposure, a school-boundary distinction, or walkability can matter more than a small change in distance. Do not apply a citywide average to a micro-location without evidence that buyers in the subject’s segment moved in that way.

Size, layout, and lot

Compare functional utility, not just square footage. A finished lower level, awkward bedroom access, poor ceiling height, or an efficient floor plan may not trade at a simple per-square-foot rate. Lot usability, privacy, parking, and outdoor space can be material where buyers compete for them.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Condition and updates

Describe the actual work and remaining maintenance. A recent kitchen renovation, a near-end-of-life roof, or a home needing major systems work can shift the value indication substantially. Avoid treating renovation cost as equal to value added; buyers may not pay dollar-for-dollar for every improvement.

Amenities and adverse features

Account for garages, pools, accessory units, basements, solar equipment, views, noise, easements, zoning limits, and hazards when they influence buyer choices. State the evidence for the adjustment rather than hiding it in a precise-looking number.

Sale date and market conditions

In a falling market, the date adjustment can be decisive. Compare successive sales and other indicators in the same competitive segment. If current transactions are sparse, the amount and direction of change may be difficult to support; disclose that limitation instead of manufacturing a percentage.

Step 6: Read the local decline without applying a blanket haircut

Track the market using evidence that relates to your property type and price range:

  • Prices and dates of sequential closed sales;
  • Days on market and the share of listings with reductions;
  • Inventory and listing volume;
  • Pending activity and the time from contract to closing;
  • Differences between initial asking prices and eventual sale prices;
  • Whether newer sales are consistently below otherwise comparable older sales.

These indicators should be read together. A few low sales could reflect inferior condition or distressed terms rather than a broad decline. Conversely, stable asking prices with longer marketing times and repeated reductions may signal weakening demand before closed-sale data fully show it.

Use indexes as context

The Freddie Mac House Price Index (FMHPI) reports aggregate trends at national, state, and metropolitan levels. Its data are based on repeat transactions in Freddie Mac’s and Fannie Mae’s purchased-loan portfolios, so it is not described as a random sample of every home. The source page’s latest reported data vintage is July 2026, on a page posted August 31, 2026. That aggregate trend can describe the backdrop, but it cannot identify the current value of an individual house or replace local comparable analysis.

Why older sales may still be necessary

When few homes have sold, an older, genuinely competing sale may be more informative than a recent but dissimilar one. Use it only after examining what changed between the sale date and your effective date, and explain the support for any market-condition adjustment. Appraisal Institute guidance notes that declining markets often have fewer transactions and that market adjustments become difficult to support when current evidence is limited.

Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Support on Ko-Fi

Step 7: Reconcile the indications into a range

After adjustments, place the comp indications side by side. Give the greatest weight to sales that are most similar, most recent, best verified, and least affected by unusual terms. Do not average every comp mechanically. A high-quality nearby sale may deserve more weight than several weak matches.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Describe the result as a range when the evidence does not support a single precise figure. A narrow cluster of well-matched sales can support a tighter range; sparse, inconsistent, or heavily adjusted evidence calls for a wider range and a lower confidence statement. Explain which sales anchor the lower and upper ends and why. Document the assumptions, property facts, market information, adjustments, and reconciliation so another reader can follow your reasoning. Interagency guidance emphasizes documenting the analysis and the information behind an evaluation.

A simple worksheet structure

  1. Enter each verified closed sale and its unadjusted price.
  2. List material differences from the subject, with a direction and a written basis for each adjustment.
  3. Calculate an adjusted indication for each comp, while labeling estimates that are especially uncertain.
  4. Rank the indications by similarity and reliability rather than by price.
  5. Set a range that reflects the credible cluster and the uncertainty caused by sparse or conflicting evidence.
  6. State the effective date, intended use, assumptions, and conditions that would change the result.

How the main valuation options differ

These approaches are not interchangeable products. They differ in specificity, evidence, independence, intended use, and cost or time.

Option Useful for Main limitation
Homeowner comp review A first-pass, low-cost range built from recent local sales and documented property facts. The owner may lack verified sales data or skill in adjusting differences; it is not a formal appraisal.
Online automated valuation model (AVM) A quick point estimate or range based on available data and model inputs. It may miss condition, unusual features, or local changes. Check the date, data, and any confidence information supplied. A CFPB regulation treats an estimate produced exclusively by an automated system as distinct from a human-developed valuation.
Agent comparative market analysis (CMA) Local listing and sale context for a likely marketing price. It is an agent’s pricing analysis, not necessarily a formal appraisal. Compare the selected comps, assumptions, and purpose.
Professional appraisal A documented, property-specific opinion for a stated intended use and effective date. It takes time and has a cost; the conclusion depends on scope, available evidence, and applicable standards.

When an online estimate helps—and when it misleads

An AVM can provide a starting point or a way to spot a large data discrepancy. Review the property facts it used, the valuation date, the geographic coverage, and any confidence or range information. An algorithm may not know about deferred maintenance, unpermitted work, a superior view, a functional problem, or a sudden change in the immediate competitive set.

The CFPB distinction between an exclusively automated estimate and a human-developed valuation is about how the estimate is produced; it does not mean every AVM is useless. It does mean you should not present an AVM point estimate as a property inspection or a documented appraisal, especially in a thin or rapidly changing market.

When to ask for a CMA or appraisal

Ask for a comparative market analysis when planning a sale

A local agent can add current listing context, buyer feedback, and knowledge of which neighborhoods actually compete. Ask the agent to show the closed, active, and pending comps, explain condition and market-date adjustments, and identify the assumptions behind the suggested list price. Freddie Mac recommends asking an agent how they would price the home and comparing CMAs from multiple agents. A CMA is a pricing analysis, not automatically a formal appraisal.

Use a qualified appraiser for a documented opinion

Consider a professional appraisal when the result will support a lender decision, estate or divorce settlement, tax appeal, litigation, partnership accounting, or another decision where independence and documentation matter. Give the appraiser the intended use and effective date, disclose known repairs or unusual conditions, and confirm relevant local and property-type competency. The scope and available evidence determine what the appraisal can credibly conclude.

The Appraisal Institute’s Guide Notes reproduce this USPAP Standards Rule 1-4 sentence, attributed to the Appraisal Standards Board of The Appraisal Foundation: “In developing a real property appraisal, an appraiser must collect, verify, and analyze all information necessary for credible assignment results.” Confirm the current USPAP text and edition before relying on the quotation as a current rule.

If a transaction appraisal comes in low

Read the report for factual errors, missed improvements, incorrect measurements, or inappropriate comps. Freddie Mac advises examining the report for errors and raising concerns through the lender. Provide specific, documented corrections or better comparable evidence rather than arguing only that the number feels low.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Common mistakes in a declining market

  • Subtracting the headline decline: A broad index or neighborhood statistic does not capture your home’s condition, features, or micro-location.
  • Relying on asking prices: Listings show competition and expectations, not completed transactions.
  • Using stale sales without a date analysis: Older prices can lag a falling market.
  • Choosing the nearest comp regardless of fit: Physical and economic similarity matters more than a short driving distance.
  • Ignoring concessions or distress: A recorded price may not represent a typical exchange after credits or unusual circumstances.
  • Overstating precision: Sparse and inconsistent evidence requires a wider range and clearer uncertainty.
  • Mixing purposes: A sale-price estimate, replacement-cost figure, tax assessment, and lending appraisal answer different questions.
  • Assuming public records are correct: Square-footage or room-count errors can distort both comp selection and automated estimates.
  • Selecting a method for the answer it produces: Interagency guidance says the method should fit the property, transaction risk, and decision—not be chosen because it is fastest, cheapest, or yields the highest or lowest value.

A practical decision checklist

  1. Write the purpose and effective date.
  2. Verify the subject property’s physical facts and condition.
  3. Collect the most recent, genuinely competing closed sales.
  4. Review active and pending listings for current competition and direction.
  5. Investigate concessions, financing, distress, and other unusual sale circumstances.
  6. Adjust for location, size, lot, layout, condition, updates, amenities, and sale date only when the difference is meaningful and supportable.
  7. Reconcile the adjusted indications into a range, weighting the strongest evidence.
  8. State assumptions, data limits, and what could move the result.
  9. Obtain a CMA or professional appraisal when the decision requires more assurance than a homeowner review can provide.

What you can and cannot conclude without local data

Without an address, property type, condition details, and a verified local sales set, no defensible dollar estimate or precise neighborhood decline rate can be calculated. The method above lets you build a transparent first-pass range and identify where uncertainty enters. The more unusual the property, the faster the market is moving, and the thinner the comparable evidence, the more valuable a local professional’s documented analysis becomes.
