You can qualify for some non-QM mortgages without relying on conventional tax-return income. A bank-statement loan documents recurring deposits and cash flow, while an asset-depletion loan converts eligible liquid or investment assets into qualifying income under a lender’s formula. In both cases, approval depends on a current, traceable record of funds, debts, housing obligations and the lender’s documented ability-to-repay analysis—not simply on a large account balance.
There is no industry-wide non-QM formula. Each lender or investor sets the statement period, acceptable accounts, expense treatment, market discounts, reserves, debt limits and continuance tests. Get those rules in writing before moving money or submitting an application.

What a non-QM lender is trying to document
Federal ability-to-repay rules allow a creditor to consider current or reasonably expected income, assets other than the dwelling securing the loan, or both. The creditor must verify the amounts with reasonably reliable third-party records and retain documentation showing how income, assets, obligations and debt-to-income or residual-income capacity were considered. The rules provide flexibility in the verification method; they do not create one bank-statement or asset-depletion calculation.

In practice, underwriting has four questions:
- Source: Where did the money come from, and does the account belong to you or an eligible business in which you have a documented ownership interest?
- Continuity: Is the cash flow or asset-supported income expected to continue long enough to repay the mortgage?
- Capacity: After the lender’s expense adjustments, debts, housing payment and other obligations, is there enough income or residual cash flow?
- Liquidity: Are funds available for the down payment, closing costs and required reserves without relying on an unverifiable or restricted balance?
Reduced-documentation nontraditional mortgages receive heightened risk-management attention from federal banking regulators. That does not prohibit these loans, but it means a lender must be able to explain and support its decision.

Bank statements and asset depletion: the essential difference
| Comparison | Bank-statement approach | Asset-depletion approach |
|---|---|---|
| Primary evidence | Deposits and transaction history in personal or business accounts | Verified eligible liquid or investment assets |
| Typical borrower | Self-employed or commission-based borrower with strong cash flow but low taxable income | Retiree, investor or high-net-worth borrower with substantial assets and limited employment income |
| Main underwriting question | Are deposits recurring, attributable and sufficient after the lender’s expense treatment? | Is the asset base eligible, liquid, sufficiently large and durable under the lender’s depletion formula? |
| Core documents | Complete statements or an authorized cash-flow report, ownership records and explanations for deposits or transfers | Brokerage, retirement and bank statements, ownership and liquidity evidence, valuation and reserve documentation |
| Most variable terms | Number of months, expense factor, acceptable deposits, ownership and transfer treatment | Eligible assets, market haircut, divisor, withdrawal penalties, reserves and continuance test |
These are practical distinctions, not promises that every lender uses the same names or rules. Ask for the program guide that applies to your file.
How bank-statement income is documented
What the statements must show
Provide the complete period requested by the lender, including every page even when a page contains no transactions. Each statement should identify the financial institution, account holder, account number or last four digits, statement dates, beginning and ending balances, and transaction detail. Download statements directly from the institution when possible. Documents must be legible and must make clear where the information came from; cropped screenshots and pages without account identifiers commonly create conditions.
The number of months is program-specific. A cited Fannie Mae automated-underwriting workflow uses 12 months of bank-statement data when an authorized asset-verification report is used, but a non-QM lender may request a different period. Do not assume that 12 months is a universal requirement.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesPersonal and business accounts
Self-employed borrowers may be asked for both business and personal statements. Supply proof of business ownership, formation documents and an explanation of how money moves between the accounts. The underwriter needs to distinguish revenue from transfers, loans, refunds, tax payments and one-time proceeds.
Ask these questions before choosing a program:
- Does the calculation use gross deposits, or does the lender apply an expense factor?
- Is a third-party cash-flow report required, and who must authorize it?
- What percentage ownership is required for business-account deposits to count?
- Are deposits from payment processors, cash, peer-to-peer services or intercompany transfers eligible?
- How are transfers between your own accounts removed so they are not counted twice?
Current supplements and statement age
Statement freshness matters. Fannie Mae guidance says that when the latest statement is more than 45 days old at application, the lender should obtain a recent bank-generated supplemental form identifying the account, balance and date. A non-QM program can impose a shorter or otherwise different age limit. Confirm the rule immediately before submission and again before closing because a file that was current at application can become stale during underwriting.

Large or unusual deposits
Prepare a deposit ledger for material inflows. Tie each item to an invoice, sale contract, transfer confirmation, gift documentation or another source record. An unexplained deposit may be excluded from qualifying income or trigger additional conditions. If a deposit is a transfer between accounts, provide statements for both accounts and mark the matching withdrawal and deposit. If it is a gift, retain the gift documentation and evidence of the transfer. If it is proceeds from a sale, keep the contract and settlement evidence.
How asset-depletion income is documented
Eligible accounts and ownership
Collect statements for brokerage accounts, retirement accounts, savings and any other asset class the program permits. The lender will usually require evidence that you own the account, can access the funds under the program’s rules, and can document the value as of a recent date. Vesting restrictions, withdrawal penalties, tax consequences, trust terms and concentration in a volatile asset can affect eligibility or the amount credited.
Eligibility is not the same as balance. A lender may exclude an account, apply a market haircut, discount retirement funds, subtract penalties or require that a portion remain as reserves. Restricted stock, trusts, cryptocurrency and other specialized holdings need a written answer from the lender rather than an assumption based on the account statement.
The depletion calculation
The lender converts an approved portion of the asset base into monthly qualifying income using its own divisor and adjustments. The calculation may involve a market-value haircut, an allowance for taxes or penalties, and a requirement to set aside the down payment, closing costs and reserves before income is calculated. Because the divisor and adjustments vary, two lenders can reach different qualifying incomes from the same portfolio.
Ask for the complete calculation in writing:
- Which account types and securities are eligible?
- What percentage of each account’s value is credited?
- Are taxes, early-withdrawal penalties or market volatility deducted?
- What divisor or amortization period is used?
- Must down-payment funds and reserves be removed before depletion income is calculated?
- Can the resulting income be combined with pension, Social Security, employment or business income?
Continuance and depletion risk
Fannie Mae states: “If the income source does have a defined expiration date or is dependent on the depletion of an asset account or other limited benefit, the lender must document that the income is expected to continue for at least three years from the application date.” The same guidance requires an assessment of the borrower’s ability to continue making payments after the income source expires or the asset is depleted, before loan maturity. A non-QM lender may use a different or stricter overlay, so obtain the exact written continuance rule for the selected program.

This test is separate from proving today’s balance. A portfolio that supports the payment for a short period may not satisfy a lender that expects the income stream to last. Ask what happens if the assets run out before the mortgage matures and what other verified income or reserves would be considered.
Complete document checklist
Accounts and income
- Every page of each requested bank, brokerage, retirement and savings statement.
- Account holder name, institution, account number or last four digits, statement dates, beginning and ending balances and transaction detail.
- A current bank-generated supplement if the latest statement exceeds the program’s age limit; Fannie Mae’s cited threshold is 45 days at application.
- Business formation documents, ownership evidence and business statements when business cash flow is used.
- Authorized third-party cash-flow or asset-verification reports when required by the program.
Sources of funds
- Documentation for the down payment, closing costs and required reserves.
- Sale contracts and settlement records for asset-sale proceeds.
- Invoices and payment records for business deposits.
- Transfer confirmations and statements for movement between your accounts.
- Gift documentation and evidence of receipt where gifts are permitted.
Debts and housing history
- Statements for installment loans, revolving accounts, student loans and other liabilities.
- Alimony or child-support documentation when applicable.
- Records supporting rent or mortgage payment history.
- Explanations for new debts, recent credit inquiries or payment changes.
Regulation Z requires the creditor to consider debts and repayment capacity, not income in isolation. A strong deposit history cannot compensate for undisclosed obligations or an unaffordable total payment.
A preparation workflow that prevents avoidable conditions
- Request the current program guide. Ask the loan officer for the exact documentation period, eligible accounts or deposits, expense treatment, reserves, loan-to-value and debt-to-income or residual-income limits, pricing and prepayment terms.
- Freeze the evidence set. Download statements directly from each institution and retain every page. Do not crop transaction history, alter PDFs or rely on a balance-only screen.
- Build a deposit and transfer ledger. List the date, amount, source and matching document for each material inflow. Mark transfers between your own accounts so they are not mistaken for income.
- Separate uses of funds. Identify money reserved for the down payment and closing costs separately from funds being used to demonstrate reserves or generate depletion income. Ask whether the lender removes those amounts before its calculation.
- Resolve special-asset questions early. Get written answers about business accounts, restricted stock, retirement accounts, trusts, cryptocurrency and any account with a vesting or withdrawal restriction.
- Request a preliminary underwriting review. Have the lender identify missing pages, stale statements, unexplained deposits and ownership gaps before appraisal and closing deadlines.
- Refresh documents before submission and closing. Recheck statement-age rules immediately before each milestone. A new statement or supplemental form may be needed if processing takes longer than expected.
Common failure points and how to fix them
Only submitting a balance page
Problem: The lender cannot verify the account’s identity, dates or transaction history.
Fix: Download the complete statement, including blank or informational pages, and ensure the institution and account identifiers are visible.
Counting transfers as income
Problem: Moving money among your accounts inflates deposits or creates unexplained activity.

Leaving a large deposit unexplained
Problem: The deposit may be excluded or generate underwriting conditions.
Fix: Assemble the contract, invoice, gift record, transfer confirmation or other source evidence before the lender asks.
Assuming every asset counts at face value
Problem: The lender may discount, exclude or reserve a portion of the account.

Using stale statements
Problem: The account evidence no longer meets the lender’s freshness rule.
Fix: Check the date rule at application, underwriting and closing; obtain a bank-generated supplement when permitted.
Ignoring the post-depletion period
Problem: Current assets support the payment, but the lender cannot see how repayment continues if the assets or benefit expire.
Fix: Ask for the continuance analysis and document other verified income, reserves or repayment resources that remain available.
Questions to compare lenders before applying
Request written answers rather than relying on a general advertisement or verbal estimate:
- How many months of statements are required, and is the period different for personal and business accounts?
- What makes a deposit eligible, and what expense factor or cash-flow method is applied?
- Which assets qualify for depletion, and what haircut, divisor, penalty or tax adjustment applies to each type?
- How are down-payment funds and reserves treated in the calculation?
- What loan-to-value, debt-to-income or residual-income limits apply?
- What statement-age rule applies at application, underwriting and closing?
- How are large deposits, transfers, gifts and sale proceeds documented?
- What continuance test applies if income depends on asset depletion or a limited benefit?
- Are business accounts, trusts, restricted stock, retirement accounts or cryptocurrency eligible?
- What pricing, reserve and prepayment terms accompany the documentation option?
What approval does—and does not—mean
An approval confirms that the lender’s documented method supports the proposed transaction under that program’s assumptions. It does not establish that all lenders would count the same deposits or assets, nor does it turn an account balance into permanent income. Keep the source documents and maintain the financial profile represented in the application until closing; new transfers, debts or withdrawals can require a fresh review.
Bank-statement programs are usually most logical when recurring cash flow is strong but taxable income is reduced by legitimate business deductions. Asset-depletion programs are more aligned with borrowers whose repayment capacity is tied to substantial eligible assets rather than ongoing employment income. Some borrowers may combine methods, but only if the selected lender permits it and can document each component without double-counting funds.
Bottom line for choosing the documentation path
Choose the method that matches the evidence you can document consistently. For bank statements, build a complete, current record of attributable deposits and explain every material inflow. For asset depletion, document ownership, liquidity, valuation adjustments, reserves and the lender’s continuance calculation. Compare the rules in writing—documentation period, eligible deposits or assets, haircuts, reserves, loan-to-value, debt or residual-income limits, pricing and prepayment terms—because non-QM underwriting is set by the individual lender or investor rather than one universal formula.
