How to Dispute Credit-Report Errors That Could Hurt Mortgage Approval

Pull all three credit reports from AnnualCreditReport.com, save dated copies, and check every mortgage-relevant item before a lender reviews your file. Dispute each inaccurate entry with the credit-reporting company and, when the account information came from a lender, collector, or other furnisher, with that company too. Send a specific explanation and primary documents, track the generally 30-day investigation period, and give the mortgage lender your submission and correction records.

Act early: a lender may check your credit at application, during preapproval, and again shortly before closing. If an error contributes to a denial, the adverse-action notice gives you reasons, score information, reporting-company details, and a 60-day window to request additional information or a free report.

Why a credit-report error can affect a mortgage file

Mortgage underwriting uses credit reports and scoring models to evaluate payment history, current debt, account ownership, and recent applications. A single wrong late payment, inflated balance, collection, or account that is not yours can change the data an underwriter sees. The Consumer Financial Protection Bureau (CFPB) has warned that one wrong item can have consequences lasting for years.

There is no authoritative current percentage showing how many mortgage approvals are harmed specifically by reporting errors. The effect depends on the lender, loan program, score model, debt-to-income ratio, reserves, and the exact item. A disputed entry therefore is not automatically a deal-breaker, but an unresolved error can create extra underwriting conditions or reduce the score used for a decision.

Three credit checks matter

  • Application: the lender obtains a report and score when you apply.
  • Preapproval: a refreshed report or additional documentation may be requested while the lender verifies your file.
  • Before closing: lenders may pull credit again to look for new debt, missed payments, or other changes.

Correcting an item before these checkpoints gives the lender a clean, documented record instead of forcing an underwriter to decide how to treat an open dispute.

Step 1: Pull and preserve all three reports

Use AnnualCreditReport.com, the official free-report route identified by the Federal Trade Commission (FTC). Obtain the reports from Equifax, Experian, and TransUnion, then download or print each one. Record the date you accessed it and keep the original files unchanged.

Review all three reports even if a lender normally uses only one or two. The same account can have a different balance, payment status, date, or spelling on each report; an item can also appear on only one report. Your dated copies show what was reported before you filed a dispute and let you prove what changed later.

Preservation checklist

  • Save a PDF or paper copy of every report, including all pages and the report date.
  • Keep the confirmation page or email showing when you obtained each report.
  • Make a working copy for notes; do not mark up the only original.
  • Write down the bureau name, account number as displayed, and page number for every item you may dispute.

Step 2: Identify errors that matter to underwriting

Do not dispute accurate negative information merely because it lowers your score. A dispute should identify a factual error and the correct information. Prioritize entries that affect payment history, balances, available credit, ownership, public records, or recent applications.

Error to check What to verify Useful primary evidence
Wrong late-payment status Payment date, amount, grace period, and whether the account was current Account statements, payment confirmations, bank records, or a lender letter
Incorrect balance or credit limit Current balance, limit, and the date each figure was reported Most recent statement, payoff quote, or payment receipt
Account ownership or identity Whether you opened or authorized the account and whether personal details match Account-opening records, identity-theft report, or correspondence from the furnisher
Wrong dates or duplicate tradelines Account-opened date, first-delinquency date, closure date, and duplicate listings Original account documents, settlement letter, or prior bureau correspondence
Collection or bankruptcy information Whether the debt is yours, paid, discharged, or reported with the correct status Collector receipts, court or discharge records, and creditor letters
Hard inquiry you did not authorize Whether you applied for credit or authorized the company to access your report Application records, lender correspondence, or identity-theft documentation

For each item, write one sentence stating what is wrong, one sentence stating the accurate information, and the document that proves it. A precise, limited dispute is easier to investigate than a general demand to remove everything negative.

Step 3: Build a specific evidence packet

CFPB guidance says relevant consumer evidence should be transmitted to the furnisher and that primary-source documents can be decisive. Give the investigating company enough information to locate the account and understand the correction you seek.

Include these elements

  1. Report identification: identify the bureau, report date, page, and the account number as displayed (you may mask sensitive digits on copies that do not require them).
  2. Exact error: quote or describe the inaccurate field, such as “reported 60 days late for May 2025; payment posted April 29, 2025.”
  3. Correct information: state the replacement status, balance, limit, date, or ownership clearly.
  4. Primary documents: attach statements, payment confirmations, settlement letters, identity-theft reports, court records, or lender correspondence that support the correction.
  5. Requested action: ask for the item to be corrected or deleted if it cannot be verified, and for an updated report or written investigation results.

Send copies, not irreplaceable originals. Keep a complete duplicate of everything you submit, including attachments and the date sent.

Step 4: Dispute with the right parties

CFPB states that you can dispute inaccurate information with the credit-reporting company and with the company that supplied the information. The two routes serve different purposes, and using both is appropriate when the account itself is wrong.

Route Use it when What to send Expected duty
Credit-reporting company (bureau) The bureau displays an inaccurate account, status, balance, inquiry, or public record Report page, account identifier, precise explanation, and supporting documents The FTC’s 2023 guidance says bureaus generally have 30 days to investigate and provide written results
Direct dispute to the furnisher The lender, collector, or other data provider supplied wrong account information The same facts and primary evidence, sent through the furnisher’s current dispute channel CFPB’s 2022 guidance says furnishers generally report direct-dispute results within 30 days

A bureau should forward relevant information to the furnisher rather than discard evidence that could resolve the dispute. CFPB Circular 2022-07 also says companies may not create obstacles that deter reasonable disputes; its answer to whether they may impose such obstacles is simply, “No.”

Online versus mail

Method Advantages Precautions
Online submission Fast delivery, immediate confirmation, and easy status tracking Save the confirmation number, upload receipt, submitted text, and every file exactly as sent
Mail submission Creates a paper packet and a dated delivery record Use the bureau’s or furnisher’s current address, make copies, and use a delivery service that supplies tracking

Use the current online or mail channel listed by each bureau and furnisher at the time you file. Addresses and portals can change. Do not assume that a phone call alone creates a complete written record.

Step 5: Manage the 30-day investigation period

The FTC’s 2023 consumer guidance describes a general 30-day bureau investigation period. CFPB’s 2022 guidance describes a general 30-day period for a furnisher to report the results of a direct dispute. Treat these as planning windows, not a promise that every mortgage-related correction will be complete on a particular day.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Start before preapproval whenever possible. If you file 30 days before closing, the investigation can overlap with final underwriting, a refreshed credit pull, document deadlines, and the lender’s own review. Ask the lender how much time it needs to evaluate an updated report and whether it will accept a pending-dispute package while the investigation is open.

Mortgage-shopping inquiries

CFPB guidance reviewed August 28, 2026, describes a 45-day mortgage-shopping window in which multiple lender inquiries are generally treated as one inquiry for scoring purposes. That treatment helps you compare lenders, but it does not erase an inquiry you did not authorize. Dispute an unfamiliar hard inquiry separately and keep records of the lenders you actually contacted.

Timing by loan stage

Stage Best action Risk if an error remains open
Before preapproval Pull all reports, file disputes, and tell the loan officer which items are under investigation The initial score or underwriting data may reflect the error
After preapproval, before a property is under contract Track the deadline and send corrected reports as soon as they arrive The lender may revise conditions or request explanations before issuing a final approval
Under contract or near closing Notify the underwriter immediately, provide submission proof and evidence, and ask for written documentation requirements A refreshed report can trigger a new condition, delay, or reconsideration

Step 6: Coordinate with the mortgage lender

Tell your loan officer or underwriter that a specific report item is disputed. Provide the dated submission confirmation, a copy of the evidence packet, and the bureau or furnisher’s expected response date. Ask which documents the lender wants in the underwriting file and whether it will wait for a corrected report, use a rapid update process available through the lender, or underwrite with a documented explanation. The lender—not a credit-repair company—decides what its loan program permits.

Do not stop making payments on an account merely because you disputed its reporting. Continue following the underlying contract unless the creditor confirms a different arrangement. A new missed payment during the dispute can create a separate, accurate negative entry.

What to give the lender

  • The dated report page showing the disputed item.
  • Your complete dispute submission and delivery confirmation.
  • Statements, payment records, settlement letters, or identity-theft documents supporting the correction.
  • Any bureau or furnisher investigation result.
  • An updated report showing the correction, when available.

Keep the lender informed if the investigation takes longer than expected. A clear paper trail lets the underwriter distinguish a documented factual dispute from an unexplained gap in your credit history.

Step 7: Read the result and escalate if necessary

If the item is corrected

Save the written result, obtain updated reports from every bureau that carried the error, and send the updated pages to the lender. Check that the balance, status, dates, and any related duplicate entry are all correct; fixing one field does not automatically correct another bureau’s version.

If the item is not corrected

  1. Request the investigation results and, where available, a description of how the investigation was performed.
  2. Compare the furnisher’s response with your primary documents and identify any factual field it still reports incorrectly.
  3. Add a statement of dispute to the report where the reporting company’s process permits it, using a concise explanation.
  4. Submit a complaint to the CFPB if the company failed to conduct a reasonable investigation, ignored relevant evidence, or imposed an improper obstacle.
  5. Give the lender the unresolved result and your evidence so it can decide whether its underwriting rules allow a manual review or other documentation.

CFPB guidance says a company cannot require a consumer to use extra proprietary forms or provide unnecessary proof as a precondition to a reasonable investigation. Follow the company’s ordinary channel, but do not let an unnecessary form requirement prevent you from preserving the dispute and escalating it.

Special branch: identity-theft accounts

An account created through identity theft is different from a payment-status disagreement on an account you opened. Mark the account as unauthorized, gather identity-theft documentation, and follow the reporting company’s blocking or identity-theft dispute procedure. Include an identity-theft report or other official documentation when available, along with a clear statement that you did not open or authorize the account.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Dispute the fraudulent account with each bureau displaying it and with the furnisher that supplied it. Check for related hard inquiries, new addresses, collection accounts, or other tradelines that may have resulted from the same theft. Tell the mortgage lender which entries are fraudulent and provide the documentation it requests; an underwriter may need to understand the scope of the event before relying on the corrected file.

What to do if the lender denies the application

If a lender denies, reduces, or changes credit terms because of information in a credit report, read the adverse-action notice carefully. CFPB guidance says the notice must provide the principal reasons for the decision or explain how to obtain them within 60 days.

Information the notice should provide when credit-report data was used

  • The credit score the lender used.
  • The key factors that affected that score.
  • The name and contact information of the reporting company that supplied the report.
  • Instructions for obtaining a free copy of that report within 60 days.
  • The reasons for the adverse action, or instructions for requesting those reasons within 60 days if they are not fully listed.

Use the notice to match the lender’s reason to the disputed field. Request the report and reasons within the 60-day period, send the lender any corrected report and investigation result, and ask whether it will reconsider the application under its policies. A corrected report does not require the lender to approve the loan, but it gives you a factual basis for a reconsideration request and for checking whether the stated reason actually came from the error.

Can disputing an error delay or hurt mortgage approval?

Filing a good-faith dispute does not itself guarantee deletion, a higher score, or approval. The investigation can take up to the general 30-day period, and the lender may pause a decision while it determines how to treat an open dispute. That is why filing before application or preapproval is safer than waiting until the final credit pull.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

A dispute can create underwriting questions when the item is material, the reported balance is uncertain, or the lender cannot determine which obligation belongs in debt-to-income calculations. Supplying the report page, primary evidence, submission date, and investigation result reduces that uncertainty. An accurate negative item should not be challenged simply to remove it; an unsuccessful dispute can consume time without changing the underwriting facts.

No company can promise to bypass a bureau’s or furnisher’s legally required investigation. Be cautious of anyone claiming that payment will guarantee deletion or an immediate mortgage approval. The lawful process is to identify the factual error, provide evidence, track the response, and give the lender reliable documentation.

A practical timeline and checklist

When Task
As soon as you consider buying Obtain and save all three reports from AnnualCreditReport.com; record access dates.
Before contacting lenders Mark mortgage-relevant errors, collect primary documents, and prepare one precise dispute for each item.
Day 0 Submit the bureau dispute and, when appropriate, the direct furnisher dispute; save confirmations and delivery proof.
During the next 30 days Track the general investigation window, answer legitimate requests, and keep the loan officer informed.
When a result arrives Check every field, obtain updated reports, and send corrected pages or unresolved documentation to the lender.
After an adverse action Read the notice, request reasons or the free report within 60 days, and use the stated score factors to target any remaining error.

Final pre-closing check

  • Confirm that no new late payment, balance change, or unauthorized inquiry appeared after the first dispute.
  • Ask the lender whether it will pull credit again before closing and when that pull is expected.
  • Keep copies of every report version, dispute result, and lender communication.
  • Do not open unnecessary credit or move balances while underwriting is active unless the lender advises you.

Key takeaways

  • Start with all three dated reports, not the single report you expect a lender to use.
  • Dispute with the bureau and the furnisher when the underlying account information is wrong.
  • Use primary evidence and a narrow, factual explanation; the general investigation period is 30 days for a bureau and for a furnisher’s direct-dispute response.
  • Tell the lender before application, preapproval, and closing pulls, and provide the paper trail.
  • If denied, use the adverse-action notice and its 60-day rights to obtain the reasons, score information, and a free report.
