To correct an inaccurately reported mortgage payment in the United States, identify the exact month and field that is wrong, dispute the entry with every credit reporting company (CRA) displaying it, and send a separate written dispute to the mortgage lender or servicer that furnished the data. Attach copies of records proving the error, use the addresses designated for disputes, and keep delivery and response records. If the underlying problem is how the servicer handled your payment, send a separate mortgage-servicing notice of error as well.
These are generally free consumer rights. They can correct or delete information that is inaccurate, incomplete, or cannot be verified, but they cannot lawfully erase a late payment merely because it is damaging when the late payment is accurate.

Confirm exactly what the report says
Download or obtain the current credit reports that contain the mortgage tradeline. Read the payment-history grid and account details line by line. A dispute is strongest when it identifies one account, one reporting field, and one payment period rather than making a broad claim that the account is “wrong.”

Build an evidence file before writing
Compare the disputed field with documents covering the same payment period. Useful evidence can include:
- Bank or credit-union statements showing the debit date and amount.
- Online payment confirmations, cancelled checks, transaction numbers, or payment-portal receipts.
- The mortgage servicer’s payment history, monthly statements, escrow or suspense-account records, and payoff or transfer records.
- Letters, emails, or case numbers from the servicer about a payment, reversal, forbearance, modification, or prior correction.
- A marked copy of the credit-report page showing the account number (usually truncated), month, code, balance, and other fields you are challenging.
Keep the originals. Send legible copies, not irreplaceable documents. Arrange the evidence chronologically and highlight the line that proves the claimed payment date, amount, or status. If the payment was made through a third party, include the confirmation that connects the transaction to the mortgage account.
Choose the correct dispute routes
A credit-report dispute and a mortgage-servicing notice of error address different questions. You can use both when the same event created both a reporting problem and a servicing problem.

| Route | What it addresses | Who receives it | Core timing or feature |
|---|---|---|---|
| Credit-report dispute | Whether the mortgage tradeline shown on a credit report is accurate and complete | Each CRA displaying the entry, plus the lender or servicer that supplied the information | CRA investigations generally take 30 days; specified cases can take up to 45 days. The furnisher generally responds within 30 days. |
| Mortgage-servicing notice of error | Whether the servicer mishandled the account or a payment | The servicer, sent to its designated notice-of-error address | The servicer generally has 30 business days to resolve a qualifying notice. Certain matters can receive a 15-business-day extension after advance notice and reasons. A qualifying notice about a mortgage payment triggers a limited 60-day restriction on negative reporting for that payment. |
The CFPB explains the credit-report process in How do I dispute an error on my credit report? Its mortgage-servicing guidance describes the separate notice route in Your mortgage servicer must comply with federal rules.
Step 1: Dispute the entry with every CRA that shows it
Check each report separately. A correction at one CRA does not automatically change the files maintained by the others. Send a dispute to every CRA on which the mortgage payment appears inaccurately. Follow the submission instructions printed on that report or supplied by the CRA; online and mail options may differ.
State the account, month, field, and reason
Write a factual explanation that lets an investigator locate the precise data. Include:

- Press-It Seal-It envelopes feature a self-adhesive seal, in an Office Pack for larger quantity
- Brown Kraft material
- All-Purpose 24-lb Paper
- 25 envelopes per pack
- 9" x 12" size
- Your full name, current mailing address, date of birth or other identifying information requested by the CRA, and the report date.
- The mortgage account identifier as displayed on the report.
- The exact payment month and the field you challenge, such as payment status, date paid, amount paid, or last-payment date.
- What the report currently says.
- What the records show instead, with the relevant transaction date and amount.
- A clear request to investigate and correct or delete the inaccurate field.
Attach copies of the marked report and supporting records. A bare statement such as “never late” can be unclear if the real issue is one month or a wrong date. A dispute that does not identify the information or provide enough detail may be treated as frivolous or irrelevant, so make the mismatch specific.

Use the CRA’s stated address or electronic process. Save the completed form, uploaded files, confirmation screen, confirmation number, and the date submitted. For mailed disputes, keep a complete copy of the packet and proof of delivery. Do not mail original bank statements, checks, or letters.
Step 2: Send a direct dispute to the mortgage furnisher
The lender or servicer that supplied the payment history is the “furnisher.” Send it a separate written dispute even when you have already contacted a CRA. CFPB guidance recommends using the address printed on the report or the furnisher’s specifically designated address for credit-reporting disputes, rather than assuming that a general payment address handles reporting investigations. Written delivery with tracking, including certified mail if you choose it, gives you a record of what arrived and when.
Regulation V § 1022.43 describes covered direct disputes. Account-performance issues include the current payment status, the date a payment was made, and the amount paid. Read the regulation’s requirements at 12 CFR § 1022.43, Direct disputes.
Organize the furnisher packet
- Put the account number and the words “credit-reporting dispute” in the heading or first paragraph.
- Name the exact month and reported field. Quote the reported value and then state the value supported by your records.
- Explain the timeline in date order: when you authorized or sent the payment, when it posted or was debited, and what the report displays.
- List the enclosed evidence by page or exhibit number and include readable copies.
- Request an investigation, correction of the data sent to each CRA, and written results.
- Keep the complete packet, a delivery receipt, and any follow-up correspondence.
For example, a focused explanation might say that the report codes the payment for a named month as 30 days late, the bank statement shows the full installment debited before the due date, and the attached statement and servicer receipt identify the same loan account. That is more useful than asserting generally that the mortgage has “never been late” when only one field is disputed.

| Event | Period | Qualification |
|---|---|---|
| CRA investigation | Generally 30 days | The ordinary period after the CRA receives a sufficiently detailed dispute. |
| Extended CRA investigation | Up to 45 days | Can apply in specified circumstances, including certain disputes following a free annual report or when relevant information is submitted during the initial investigation period. |
| CRA notice after completing an investigation | Five business days | CFPB timing guidance says the CRA generally has this period to notify you of the results after the investigation is complete. |
| Furnisher investigation and response | Generally 30 days | The company that supplied the data generally investigates and reports its results within this period. |
| Mortgage-servicer notice-of-error resolution | Generally 30 business days | Applies to a qualifying notice of error sent to the servicer. |
| Possible servicing extension | 15 business days | Available for specified matters when the servicer gives advance notice and its reasons. |
| Temporary negative-reporting restriction after a qualifying servicing notice | 60 days | For a notice concerning a mortgage payment, the servicer may not report negative information about that payment during this period after receiving the notice. |
Mark the submission date for each CRA and the furnisher on a calendar. When a result arrives, compare the new report with the old one rather than relying only on a generic “completed” notice. Save the results letter, the underlying investigation explanation, and an updated report showing whether the month, code, date, and balance changed.
Use a notice of error when payment handling was wrong
A credit-report dispute asks whether the information appearing in a report is accurate. A notice of error asks the mortgage servicer to investigate an error in servicing, such as misapplying a payment, placing it in suspense, failing to credit it, or treating a timely payment as unpaid because of an account-handling mistake.
Send a written notice to the servicer’s designated address for notices of error. Describe the servicing action, identify the payment and loan, provide the dates and amounts, and attach copies of the records. Do not assume that a routine credit-report dispute sent to a CRA creates the servicing protections described by CFPB; the notice must meet the applicable requirements and reach the servicer’s designated address.

If the entry is corrected
Check all reports that previously contained the error, because each CRA maintains its own file. Confirm that the affected month, payment status, payment date, amount, balance, and any later months now flow correctly. Retain the correction notice and a dated copy of the updated report.
If the CRA or furnisher says the information is accurate
Compare its explanation with your evidence. A response can be technically complete while still leaving a wrong month or date unchanged. Send a focused follow-up identifying the remaining discrepancy and enclosing any document the investigator did not previously receive. Keep the issue narrow and factual; do not replace a specific challenge with a new, unrelated claim.

If you still disagree, you may ask the CRA to add a brief statement of dispute to your file so that future reports show your position. The CFPB’s guidance on this option appears in What if I disagree with the results of my credit report dispute?
When a CFPB complaint is appropriate
For a complaint about a CRA’s handling of inaccurate or incomplete information, the CFPB says you generally must first dispute directly with that CRA and wait until the dispute is no longer pending or more than 45 days have passed. The requirement is specific to that CRA complaint pathway; it is not a universal prerequisite for every mortgage-servicing complaint. Review the current credit and consumer reporting complaint notice before filing, and attach your dispute, delivery proof, response, and updated report.
Accurate negative information is different
An investigation is not a request for a favor or a way to remove an unfavorable but correct history. The CFPB states that accurate negative information generally cannot be removed simply because it hurts your credit: Is it possible to remove accurate but negative information from my credit report? explains this distinction and notes that disputing inaccuracies is free.
Do not pay a company that promises to delete a current, accurate late payment. No purchase is required to send the CRA and furnisher disputes described here, and a paid service cannot turn accurate data into inaccurate data.
Prevent avoidable delays
- Disputing only one CRA: send separate disputes wherever the error appears.
- Using the wrong address: use the CRA instructions, the address on the report, or the furnisher’s designated credit-dispute or notice-of-error address, as applicable.
- Sending a generic form: name the exact month, field, reported value, and corrected value.
- Submitting unreadable evidence: make account numbers, dates, amounts, and posting information legible while redacting unrelated sensitive data.
- Mailing originals: retain originals and send copies.
- Failing to track the packet: preserve the letter, exhibits, upload confirmation, delivery record, investigation result, and updated report together.
- Confusing servicing and reporting: use both routes when both the payment handling and the credit entry are wrong.
- Stopping all mortgage payments: a credit dispute does not itself change the loan’s payment obligations.
What a complete dispute package contains
Before submitting, check that each packet answers the investigator’s basic questions:
Free tools Windows power users keep installed

- Which company and account are involved?
- Which report, month, and field contain the error?
- What value is displayed, and what value is correct?
- Which documents prove the correction?
- What action are you requesting from this recipient?
- How will you prove when the recipient received the dispute?
Use one packet per recipient and label exhibits consistently. A simple spreadsheet or log can record the recipient, address, submission method, date sent, delivery date, confirmation number, deadline, result, and the date you checked the updated report. This record is useful if you need to explain the sequence to a regulator, attorney, or court.
Scope and limits

State laws, your mortgage contract, loan-transfer facts, bankruptcy or foreclosure issues, and the details of an individual servicing error can change the analysis. Verify current submission addresses and obtain individualized legal advice when the dispute is connected to litigation, foreclosure, loss mitigation, identity theft, or a material financial deadline.
