If you may relocate within the next few years, renting is often the safer financial choice because it preserves flexibility and avoids paying purchase and resale costs over a short period. Buying can still make sense when you have a realistic, locally informed expectation of staying long enough, dependable income, cash reserves for ownership surprises, and the ability to tolerate a fall in the home’s value.
There is no universal break-even month. Make the decision by comparing your likely stay range, all-in rent and ownership costs, the cost of selling, tax rules, and the value of being able to move without listing a property.

The short answer: decide from a range of stays, not a single break-even number
Start with the possibility that you will move, not with the best-case scenario in which you stay indefinitely. The Consumer Financial Protection Bureau (CFPB) warns that buying can be risky and expensive if you need to move again within a few years because selling brings commissions, taxes and other transaction costs. Its guidance is available at Consider whether it’s the right time for you to buy.

Freddie Mac offers five to seven years as a broad guideline for when buying may make sense, but it is not a guaranteed break-even period. Local prices, mortgage terms, taxes, insurance, maintenance, rent growth and selling expenses can move the result in either direction. Treat the guideline as a prompt to model your own numbers, not as a rule that overrides them.

Renting generally wins when your move date is uncertain, your job or household plans may change, or a purchase would consume the cash you need for emergencies and relocation. Buying deserves consideration when your stay is likely to be long enough to spread transaction costs, your monthly budget remains comfortable after every ownership expense, and you can keep adequate reserves after closing.
1. Estimate when you might move
Use a realistic range
Write down a minimum, most-likely and maximum stay. For example, your minimum might reflect a likely job transfer, while the maximum reflects staying if that transfer does not happen. Do not use an optimistic date simply because it makes a purchase look better. A sale after a short stay has less time to recover the costs paid when you bought and the costs you incur when you sell.
Identify events that could shorten the stay
- A job change, office relocation or uncertain employment.
- A planned marriage, divorce, child, caregiving responsibility or household move.
- A school change, military assignment or visa decision.
- A neighborhood, commute or property condition that you have not yet experienced through all seasons.
For each event, estimate both its probability and its financial effect. If a move is plausible but not certain, model the short-stay case rather than silently assuming it will not occur.
Interpret the five-to-seven-year heuristic correctly
Freddie Mac’s Rent or Buy: Which Option is Right for You? presents five to seven years as a general period in which buying may make sense. It does not establish a national break-even point. A high-cost market, large purchase costs, a small down payment, slow price growth or high selling expenses may require a longer stay; unusually low transaction costs or strong appreciation could shorten it, but appreciation is not guaranteed.

2. Compare the complete cost of renting with owning
Compare each option over the same stay period and use after-tax, after-sale amounts where appropriate. A mortgage payment by itself is not an ownership cost comparison: early payments are weighted toward interest, and a short-term sale may leave you with little additional equity after selling expenses.
| Cost or benefit | Renting | Buying |
|---|---|---|
| Up-front cash | Security deposit, first rent payment and any moving or application charges in the lease | Down payment plus purchase closing costs, moving expenses and any immediate improvements |
| Recurring housing payment | Contract rent and any utilities or fees charged under the lease | Mortgage principal and interest, property tax, homeowners insurance and applicable association dues |
| Repairs and maintenance | Usually limited by the lease, although responsibilities and fees vary by contract | Owner pays for routine maintenance, repairs and replacements |
| Equity | No home equity from rent payments | Principal repayment can build equity, but the amount realized depends on the loan balance and the eventual sale price and costs |
| Moving flexibility | Lease term, notice requirements, renewal terms and possible early-termination charges control timing | Owner must market and sell, pay sale expenses and coordinate closing before moving |
| Downside exposure | Rent can change at renewal, subject to the lease and local law | Home value can fall, and the owner bears repair, tax, insurance and resale risk |
Ownership costs to include
- Mortgage interest and principal, with principal treated as an equity change rather than a pure expense.
- Property taxes, homeowners insurance and any association dues.
- Maintenance, repairs and eventual replacement of major systems.
- Utilities that would differ from your rent.
- Purchase closing costs, moving costs and improvements needed to occupy the home.
- Opportunity cost of the down payment and other cash tied up in the property.
- Expected selling costs, moving costs and any taxes or fees when you leave.
The CFPB’s readiness guidance at Ready to buy a home? specifically points to ongoing costs such as repairs, taxes, insurance and association expenses. Include them even if a lender’s affordability calculation does not fully capture them.
Rental costs to include
- Base rent over each year of the likely lease or renewal period.
- Utilities, parking, renters insurance and recurring service fees required by the lease.
- Security deposit and the possibility of losing part of it for damage or early termination.
- Rent increases at renewal and the cost of moving if the lease ends before your planned relocation.
- The value of flexibility: avoiding a sale, showing appointments, price reductions and the risk of owing more than the home is worth.
A rent payment is not automatically “throwing money away.” It purchases housing and, in an uncertain period, the option to move without selling an asset. Conversely, a mortgage payment is not automatically wealth-building: interest, maintenance and transaction costs can absorb much of the principal you repay during a short ownership period.

Budget for purchase closing costs
The CFPB estimates typical closing costs at 2% to 5% of the purchase price, excluding the down payment, in Figure out how much you want to spend. That is a broad estimate, not a quote. Your amount depends on the price, lender, loan, down payment, property and location. Ask for a detailed loan estimate and compare it with the final closing disclosure.

Do not spend every dollar available on the down payment and closing. You still need cash for moving, furnishing, immediate repairs, insurance deductibles and an emergency reserve. A purchase that works only if nothing breaks is not financially ready.
Estimate sale costs separately
Purchase closing costs do not pay for the later sale. Obtain local estimates for listing, buyer-agent compensation where applicable, transfer taxes, title or settlement charges, concessions and other seller expenses. The exact mix varies by jurisdiction and transaction. Include these costs in every short-stay scenario, even if you expect the home to appreciate.
Account for the loan balance at the sale date
Calculate the outstanding mortgage balance for each possible move year. Subtract that balance and estimated selling costs from the expected sale price to find the cash available before considering taxes. If the result is less than the cash you invested, the home has not yet recovered your outlay. A price decline can require you to bring money to closing or delay your move.

4. Build three scenarios instead of trusting one calculator result
Rent-versus-buy calculators are useful for organizing assumptions, not for predicting the future. The CFPB notes that calculators necessarily assume future economic conditions such as the rate of home-price growth, and those assumptions can strongly affect the output. Its guidance is at Consider whether it’s the right time for you to buy.

- Set the time points. Run the comparison for your minimum, most-likely and maximum stay, such as the end of years two, five and seven. Use the actual dates when a lease ends, a job decision is expected or a school term finishes.
- Gather local inputs. Use actual asking rents, comparable home prices, lender quotes, property-tax records, insurance estimates, association budgets and local transaction-cost information. Keep each source and date with the input.
- Model the cash required at purchase. Add the down payment, the 2%-to-5% CFPB closing-cost range as an initial check, prepaid items, moving expenses and immediate work. Replace the range with your lender’s estimate when available.
- Model annual ownership. Add mortgage interest and principal, taxes, insurance, association dues, utilities, maintenance and repairs. Treat principal separately so you can see both the cash outflow and the equity change.
- Model the sale. Estimate a sale price, mortgage balance, selling expenses, moving costs and any applicable tax. Run at least one case in which the home value is flat or lower rather than assuming growth.
- Compare equivalent outcomes. For renting, include rent, deposits, utilities, insurance, moving and the growth or use of cash that was not placed in a down payment. For buying, compare the cash you would have after sale with the cash you would have retained while renting.
- Stress-test the assumptions. Change stay length, rent increases, home-price growth, interest, repair costs and selling expenses one at a time. Note which change reverses the result.
| Scenario | Stay assumption | What to vary | Decision question |
|---|---|---|---|
| Conservative | Your earliest plausible move | Flat or lower sale price, higher repairs and full estimated selling costs | Can you move without bringing unaffordable cash to closing? |
| Middle | Your most likely stay | Local rent and price assumptions with a realistic maintenance allowance | Which option leaves more usable cash after all costs? |
| Favorable | Your longest plausible stay | Longer ownership and assumptions that are positive but still defensible | Is the potential upside worth the cash and flexibility you give up? |
Report the range of outcomes, not just the most favorable result. If a small change in rent, repairs or sale price flips the answer, the decision is sensitive and renting may have a valuable risk-management advantage.

Reliable income
A lender’s approval shows that a loan fits its underwriting rules; it does not prove that ownership fits your life. Consider whether your income would remain dependable through a possible move, job change or period when the home takes longer to sell.
Cash reserves after closing
Keep a reserve for ordinary emergencies and ownership-specific shocks such as a failed heating system, water damage, an insurance deductible, a special association assessment or a temporary vacancy before sale. The CFPB’s readiness material emphasizes savings, reliable income, ongoing costs and reserves. If the down payment would exhaust your liquid cash, postpone buying or choose a less expensive property.

Ability to absorb a bad exit
Ask whether you could sell at a lower price, wait several months for a buyer or rent the property temporarily if your move happens earlier than expected. If those outcomes would force high-cost borrowing or prevent the move, the flexibility of renting may be worth more than the possibility of equity.
6. Treat tax benefits as conditional, not as a break-even guarantee
Under Internal Revenue Service Topic 701, a qualifying seller may exclude up to $250,000 of gain on a home sale, or up to $500,000 on a joint return, generally when ownership and use requirements are met for at least two years during the five-year period before the sale. See IRS Topic no. 701, Sale of your home for the rules and exceptions.
Those are maximum potential exclusions, not automatic credits and not a refund of your purchase or selling expenses. Eligibility can be affected by filing status, prior exclusions, partial periods of use, work-related moves and other circumstances. If your move could occur before the two-year requirement, do not count on the exclusion in your base case.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsThe tax treatment of settlement costs also differs. IRS Publication 530 (2025), Tax Information for Homeowners explains that some purchase settlement costs may affect your tax basis while others are not deductible or included in basis. Keep closing documents and obtain advice for your facts instead of assigning every fee a tax benefit.
7. Use a practical rent-or-buy decision test
Rent is usually the stronger choice when
- Your earliest plausible move is within a few years and the purchase would require recovering two sets of transaction costs quickly.
- Your employment, household size, school plans or location preference is unsettled.
- The down payment and closing costs would leave little emergency cash.
- The buying result depends on continued home-price growth, unusually low repairs or a quick sale.
- You place a high value on being able to leave at lease-end without listing and negotiating a property.
Buying may be reasonable when
- Your likely stay is long enough to spread local purchase and sale costs, with five to seven years used only as a starting heuristic.
- You can cover the mortgage, taxes, insurance, association dues, maintenance and repairs without sacrificing essential savings.
- You retain reserves after closing and can tolerate a delayed sale or a lower sale price.
- Your local, conservative scenario still works when appreciation is reduced or eliminated.
- The property meets your needs now and is likely to remain usable if your plans change.
Neither list is a substitute for the numbers. It identifies which risks deserve the most weight before you commit.
8. A step-by-step decision process
- Write the move range. Record earliest, most likely and latest dates, plus the event that could trigger each move.
- Choose comparable homes and rentals. Compare similar size, condition, neighborhood, commute and utilities rather than an inexpensive rental with an expensive purchase.
- Collect documented costs. Get the lender’s loan estimate, insurance quote, tax information, association budget, repair inspection and local sale-cost estimates.
- Calculate cash at risk. Add down payment, purchase closing costs, prepaid amounts, moving and immediate improvements; subtract the reserve you refuse to spend.
- Run the three stay scenarios. Show rent, ownership cash flow, principal, remaining loan balance, sale costs and final cash for each date.
- Stress-test the exit. Include a flat or falling home value, higher repairs, a slower sale and a move that occurs at the earliest date.
- Check lease and employment details. Confirm renewal, notice and early-termination terms, and whether your job or relocation package changes either option.
- Make the choice based on the weakest acceptable case. If buying fails a plausible move scenario or consumes your reserve, rent until the uncertainty narrows. If both options remain affordable and buying works without optimistic assumptions, ownership may be justified.
Common mistakes that distort the decision
- Using only principal and interest. Add taxes, insurance, association dues, maintenance, repairs, utilities, purchase costs and sale costs.
- Calling all principal “profit.” Principal reduces the loan balance, but sale expenses and a changing home value determine how much equity you actually receive.
- Ignoring the down payment’s opportunity cost. Compare what happens to that cash if it remains available while renting.
- Assuming purchase closing costs cover the sale. They are separate transactions with separate expenses.
- Relying on one appreciation forecast. Run flat and adverse cases; a calculator’s output is conditional on its assumptions.
- Buying to avoid “wasting” rent. Rent can purchase flexibility and transfer repair and resale risk to the owner or landlord under the lease.
- Confusing lender approval with readiness. Qualification does not fund repairs, deductibles, moving costs or a period of overlapping housing payments.
- Counting a tax exclusion before checking eligibility. The IRS limits and ownership-and-use rules are specific; a possible exclusion does not erase transaction costs.
- Failing to read the lease. Notice periods, renewal increases, subletting rules and early-termination charges affect the real value of renting.
What to document before deciding
- Your three move dates and the event associated with each.
- Current comparable rent, deposit, utility and insurance costs.
- Purchase price, down payment, loan terms, interest rate and lender-provided closing estimate.
- Property tax, homeowners insurance, association dues and a written maintenance and repair allowance.
- Local estimates for listing, transfer, settlement and other selling expenses.
- Mortgage balances and net sale proceeds at each modeled move date.
- Cash reserves remaining after purchase and the amount needed for relocation.
- Which assumptions change the result and whether you could live with the conservative case.
The decision is sound when it remains affordable and workable across the plausible move dates, not merely when a favorable spreadsheet produces a lower long-run cost.
