How to Decide Whether to Renew Your Lease or Buy a Home

By TheFinanceBase Team 10 min read

Renew your lease when you may move within the next few years, your income or location is uncertain, buying would consume your emergency savings, or the complete ownership payment does not fit comfortably. Buying can make sense when you expect to stay for roughly five to seven years or longer, have cash for the down payment and closing, retain reserves after closing, and can carry taxes, insurance, maintenance and possible selling costs—not just principal and interest.

The Consumer Financial Protection Bureau (CFPB) calls buying a home “a big financial decision.” Its guidance and Freddie Mac’s consumer guidance support a process rather than a universal answer: compare your actual renewal offer with realistic local ownership costs over the time you expect to stay.

As an Amazon Associate I earn from qualifying purchases.

Start with the six questions that decide the outcome

Question Renewing usually fits better when… Buying may fit better when…
How long will you stay? Your job, family plans, commute or location could change soon. You expect to remain in the home for about five to seven years or longer; Freddie Mac presents this as a rule of thumb, not a guaranteed break-even point.
What is the complete monthly cost? The renewal payment and lease charges are manageable and materially below a realistic ownership budget. You can afford principal and interest plus property taxes, homeowners insurance, mortgage insurance where applicable, HOA dues, utilities, maintenance and repairs.
How much cash is available? Buying would leave too little for emergencies, moving or repairs. You can fund the down payment and closing costs while preserving a reserve for unexpected expenses.
How stable is income? Employment or income is short-term, variable or likely to require relocation. Income is reliable enough for the payment and other household goals, even if some costs change.
Who carries the risks? You value mobility and generally want the landlord to handle major maintenance under the lease. You accept repair bills, market-value risk, taxes, insurance and the costs of selling.
What matters beyond price? Flexibility and avoiding a large upfront commitment are priorities. Control over the property and the possibility of building equity over time are worth the responsibility.

No row decides the question alone. Use the same assumptions and time horizon for both choices.

1. Estimate how long you are likely to stay

Time is the first filter because buying and selling create transaction costs. If you move shortly after purchasing, those costs can outweigh the equity you have built. The CFPB specifically warns that buying can be risky when employment is unstable or a move within the next few years is possible. Freddie Mac’s guidance says buying may make sense for someone planning to stay at least five to seven years; treat that as a planning benchmark, not a promise that every market breaks even on that schedule.

Stress-test your own timeline

  • Employment: Could a job change, layoff or required relocation make the home inconvenient within the next several years?
  • Household plans: Could marriage, children, caregiving or a change in household size alter the space you need?
  • Commute and location: Is the neighborhood suitable if your workplace or transportation pattern changes?
  • Probability, not certainty: Write down a base case and a move-sooner case. A purchase that works only if you stay for the longest possible period is fragile.

If the likely stay is short or uncertain, renewing for another term can buy flexibility while you learn more about your job and location. Check your lease for the renewal deadline, notice requirements, fees and early-termination language; the exact legal effect depends on the document and local law.

2. Compare the complete cost of each choice

What to include in the renewal scenario

Use the landlord’s written renewal offer rather than a general market estimate. Record monthly rent, required fees, utilities you pay, renters insurance if applicable, parking or other recurring charges, and any expected moving cost if you do not renew. Flexibility also has value: a lease may let you relocate without selling a property, although the lease can still impose notice or early-termination costs.

What to include in the ownership scenario

A mortgage calculator that shows only principal and interest can significantly understate the monthly cost of owning. The CFPB lists property taxes, homeowners insurance, mortgage insurance when applicable, HOA dues, utilities, maintenance and repairs as costs to consider. Build a monthly estimate that includes each item:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Principal and interest on the proposed loan.
  • Property taxes based on the property and local assessment rules.
  • Homeowners insurance and any required special coverage.
  • Mortgage insurance if the loan requires it.
  • HOA or condominium dues.
  • Utilities that differ from your current rental.
  • A reserve for routine maintenance and irregular repairs.

Also account for the eventual sale if you might move. Selling can involve agent compensation, transfer charges, repairs to prepare the property and other transaction expenses. A home’s value can fall, so sale proceeds are not guaranteed to exceed what you paid.

Cash needed before moving in

Separate one-time cash from the monthly payment. The purchase budget may need to cover a down payment, lender and settlement charges, appraisal, title insurance, government taxes and prepaid items. The CFPB’s closing-cost guidance explains that responsibility for particular charges can vary and that credits may be negotiated. Include moving costs, immediate repairs and improvements, then calculate what remains in savings after closing.

Use an apples-to-apples horizon

For a five-year comparison, total five years of rent and lease costs in the renewal case. In the purchase case, total five years of ownership costs, add the upfront cash, and estimate sale proceeds and selling costs at the end of year five. Do not count the entire mortgage payment as an expense without considering the principal paid down; do not treat principal reduction as guaranteed profit either. The point is to show cash required, recurring cost and exposure to market and transaction risk separately.

3. Set an affordable payment, not merely a qualifying payment

Loan approval answers whether a lender is willing to make a loan under its underwriting rules. It does not answer whether the payment leaves enough room for your household’s food, transportation, childcare, medical costs, debt payments, savings goals and irregular expenses. The CFPB says lenders cannot account for every family circumstance when assessing qualification.

Build the household budget first

  1. List dependable after-tax income and recurring household spending.
  2. Add the proposed ownership costs: principal and interest, taxes, insurance, mortgage insurance, HOA dues, utilities and a repair reserve.
  3. Keep planned savings contributions and other debt payments in the budget rather than treating them as optional.
  4. Model a higher-payment month if taxes, insurance or another variable component rises.
  5. Set a maximum payment that remains workable without relying on overtime, a bonus or a hoped-for refinance.

CFPB readiness questions include reliable income, credit, existing debts, down-payment savings, the ability to pay the mortgage, taxes and insurance, and money for closing, moving, repairs and improvements. If those answers are incomplete, renewing while strengthening cash reserves or reducing debt may be the safer decision.

4. Weigh control, flexibility and risk

Responsibilities when you rent

Renting usually preserves mobility and requires less cash upfront. Under the lease, the landlord or property manager generally handles major maintenance, although you remain dependent on that party to respond and the lease determines what is covered. Rent can change at renewal, and you do not build ownership equity through rent payments.

Responsibilities when you own

Ownership gives you more control over alterations and use of the property. It also assigns you the repair and maintenance bills, property taxes, insurance and the consequences of a declining market value. Equity can grow through principal payments and appreciation, but neither appreciation nor a profitable sale is guaranteed. HUD’s affordability guidance emphasizes comparing transaction costs with the equity gained rather than assuming that ownership automatically wins.

What happens if plans change?

A renter can usually move at the end of a lease subject to its notice terms. An owner must sell or rent out the property, continue carrying its costs, or accept a potentially unfavorable sale. If a move is plausible, include that branch in your calculation instead of evaluating only the ideal long-term case.

5. Run scenarios instead of trusting one calculator result

Calculators are useful for organizing assumptions, not for predicting the future. The CFPB warns that assumptions about economic conditions, including home-price growth, can materially change a rent-versus-buy result. Freddie Mac provides a rent-versus-buy calculator and notes that it offers estimates; a lender is needed for precise loan calculations.

Change the assumptions that matter most

  1. Time in the home: Compare your expected stay with a move-sooner case and a longer-stay case.
  2. Rent: Use the actual renewal offer, then test a different renewal increase if future rent is uncertain.
  3. Home price and financing: Use the specific price, loan amount, rate and term you could realistically obtain; do not treat a prequalification as a final quote.
  4. Taxes, insurance and HOA dues: Verify local estimates and test an increase rather than freezing today’s figure forever.
  5. Maintenance: Run a lower-cost year and a year with a major repair. Averages can hide the cash-flow problem caused by one large bill.
  6. Home value and selling costs: Include a flat-value case and a lower-value case, plus the costs of selling.

For each scenario, record monthly cash flow, cash required before move-in, savings left afterward and the result if you sell at the end of the selected horizon. A result that changes from “buy” to “renew” after one reasonable assumption changes is a signal to preserve flexibility.

6. Make a personal comparison worksheet

Gather these documents and figures before deciding:

  • The full lease and renewal offer, including deadlines, notice, fees and termination terms.
  • Recent pay information, recurring expenses, debts and savings balances.
  • A purchase price and loan estimate from a realistic local search.
  • Property-tax, insurance and HOA estimates for the specific home.
  • A cash-to-close estimate that includes down payment, closing charges, prepaid items, moving and immediate repairs.
  • A reserve amount you will not spend at closing.

Then write two five-column summaries for the same horizon: upfront cash, monthly cost, expected cash left after housing, risks you would carry and your ability to move. Use actual numbers for your renewal offer and target home; label every estimate with its source and date. This prevents a low advertised mortgage payment from being compared with an all-in rent payment.

7. When renewing is the stronger choice

Renewing is generally the more defensible decision when one or more of these conditions applies:

  • You may relocate, change jobs or need different housing within the next few years.
  • The down payment and closing costs would consume your emergency fund or leave no repair reserve.
  • The all-in ownership payment crowds out essential spending, debt repayment or savings.
  • You have not confirmed taxes, insurance, HOA dues, maintenance and selling costs for the homes you are considering.
  • Your income is too variable to support the payment without optimistic assumptions.
  • The purchase only works if home prices rise or you stay longer than is realistically likely.

Renewing is not a permanent rejection of ownership. Use the lease term to improve reserves, clarify your likely location, reduce debt or gather better local cost information.

8. When buying may be justified

Buying becomes more coherent when you expect to stay for the long term, have stable income, can pay the complete monthly cost and still retain reserves, and accept responsibility for repairs and market risk. You should be able to explain how the home fits your commute and household plans without relying on a quick resale.

Keep current market context separate from your personal forecast. A November 2024 Freddie Mac Economic and Housing Research note found that, among its loan applicants and specified rental data, the intended purchase home for a typical single-family rental applicant was associated with a payment around $600 higher per month, or 32% higher than rent, when the purchase and loan were completed. That was a sample-based historical comparison, not a current quote or an individualized forecast. The note said the relative increase was 14% below its late-2023 peak and below its mid-2006 peak of 60%, using the same sample framework. It should inform your questions, not replace local numbers.

9. Avoid the mistakes that make the comparison misleading

  • “Rent is throwing money away”: Rent pays for housing and flexibility; buying exchanges rent for a set of costs and risks that must be measured.
  • Counting only principal and interest: Add taxes, insurance, mortgage insurance, HOA dues, utilities, maintenance and repairs.
  • Using loan approval as a budget: Qualification does not include every household obligation or savings goal.
  • Ignoring the exit: Include selling costs, possible price declines and the cost of moving if you leave early.
  • Applying a blanket five-year rule: Freddie Mac’s five-to-seven-year statement is a rule of thumb; local prices, transaction costs and your circumstances determine the result.
  • Trusting one forecast: Change plausible assumptions and see whether the decision remains stable.

10. Get local help for unresolved details

The national guidance cannot determine your lease deadline, local taxes, current mortgage rate, individual tax treatment or eligibility for assistance. Read the lease and obtain local legal advice if you do not understand a notice or termination clause. For a purchase, ask a lender for a detailed loan estimate and verify property taxes, insurance, HOA charges and likely maintenance for the specific home. HUD-approved housing counselors may help you assess readiness and available assistance; verify geography, eligibility and current terms before relying on any program.

Make the decision only after the same time horizon, complete costs, cash reserves and downside scenarios have been applied to both options. If mobility, reserves or affordability remain unresolved, renew. If the stay is long enough and the full financial and practical responsibility fits without optimistic assumptions, buying can be reasonable.
