Refinancing saves money only when the new loan’s total cost during the time you expect to keep it is lower than the cost of keeping your current mortgage. A lower rate or smaller payment alone does not prove a saving: a longer repayment term, points, financed closing costs, lender credits, mortgage insurance, or a larger balance can offset or exceed the apparent benefit.
Use your current payoff statement, the remaining payment schedule, and standardized Loan Estimates for the new loan. Compare interest, fees, balance changes, and the effect of the new term over a realistic holding period. Then use the Closing Disclosure to verify the final terms before signing. No rate-drop rule or break-even month count can guarantee a good result for every borrower.

Start by defining what “save money” means
“Should I refinance?” has different answers depending on the outcome you want. A refinance replaces your existing mortgage with a new loan. The Consumer Financial Protection Bureau (CFPB) describes it as taking out a new loan to pay off and replace the old one.
Write down the primary objective before comparing offers. The relevant calculation changes with the objective.

Lower total borrowing cost
You are trying to reduce the interest and loan charges paid over the period you will actually keep the new mortgage. This is the strictest meaning of saving money. It requires counting upfront charges, points, financed costs, and any difference in the outstanding balance—not just the monthly payment.
Lower the required monthly payment
A payment can fall because of a lower rate, a longer term, a smaller balance, removal of mortgage insurance, or some combination. A lower payment may improve cash flow while increasing the total interest paid or slowing equity growth. Treat cash-flow relief and lower lifetime cost as separate goals.
Pay off the mortgage sooner
A shorter new term can raise the required payment but reduce the time interest accrues. Compare the remaining interest on the current loan with the new loan’s interest and charges over the period until each would be paid off.

Access home equity
A cash-out refinance can provide funds for another purpose, but it usually increases the loan balance and changes the tax and risk analysis. The question is no longer simply whether a rate reduction offsets closing costs; include the cost of borrowing the additional cash and the consequences of securing that debt with your home.
Collect the current-loan baseline
Request a recent payoff statement and gather the latest mortgage statement, note or original closing documents, and escrow information. Record the facts that determine the comparison:
- Current principal balance and the payoff amount, including any accrued interest or payoff fee.
- Interest rate, whether it is fixed or adjustable, and the date or rules for any future adjustment.
- Remaining term, scheduled principal-and-interest payment, and the number of payments left.
- Mortgage-insurance premium, if any, and the conditions for cancellation.
- Prepayment penalty or other charge for paying off the existing loan early.
- Escrow balance and the timing of property-tax and insurance payments.
Use the actual remaining payment schedule rather than multiplying today’s payment by an assumed number of years. A payoff statement may be valid only through a specified date, so obtain an updated figure if the closing date changes.

Compare refinance offers on the same basis
Ask each lender for a Loan Estimate and make the assumptions as similar as possible: the same loan amount, term, rate type, occupancy, points, and lock period. A quote with a lower rate but more points is not directly comparable with a quote that charges no points.

| Comparison item | What to record | Why it matters |
|---|---|---|
| Interest rate and rate type | Note rate, fixed or adjustable structure, adjustment caps and dates, and whether the quote is locked. | An adjustable rate can produce a lower initial payment but a different future cost. |
| New term and maturity | Record years and months, the scheduled payoff date, and whether the term resets to a longer period. | Resetting to a new long term can reduce the payment while extending interest charges. |
| Principal-and-interest payment | Use the projected amount in the Loan Estimate; separately note mortgage insurance. | Taxes and homeowners insurance are household costs, not savings created by choosing a different lender. |
| Mortgage insurance | Record the premium, duration, and cancellation conditions. | A new insurance charge can erase part of a rate or payment advantage. |
| Origination charges and points | List lender fees and points separately. | Points are upfront charges exchanged for a lower rate and must be recovered through future savings. |
| Third-party and government charges | Include appraisal, title services, recording, transfer or other government fees. | These are real transaction costs even when they are not lender revenue. |
| Lender credits | Record every credit and the rate attached to it. | A credit may be funded by a higher rate rather than being free. |
| Cash to close and financed costs | Separate money paid at closing from charges added to the balance. | Financing costs increases the debt and the interest charged on it. |
| Prepayment penalty and other features | Check both the existing and proposed loans for penalties, balloon provisions, and special terms. | A penalty or restrictive feature can change the result if you move or refinance again. |
Focus on the total effect of a fee, not merely the label a lender uses. The same service can appear under different names or be bundled differently between offers.
Use the Loan Estimate and Closing Disclosure correctly
The Loan Estimate is the standardized document for comparing a proposed mortgage’s rate, payment, costs, and cash to close. Review every page, including the sections for points, lender credits, services you can and cannot shop for, prepaid items, initial escrow, and the projected payment. Ask the lender to explain any amount you cannot reconcile.
The Closing Disclosure contains the final terms and charges. Compare it line by line with the Loan Estimate before signing. A rate lock can expire, and some charges may change under permitted circumstances. If a final figure is higher or a term is different, ask what changed and whether the change requires a new disclosure or a delayed closing.
Escrow deposits and prepaid interest, taxes, and insurance can increase the cash you need at closing without being a new lender charge. Include the cash requirement in your budget, but distinguish those items from costs that make the mortgage more expensive. An escrow refund or transfer from the old loan also affects the amount of cash you ultimately provide.

Calculate the cost over your realistic holding period
The CFPB says borrowers keep a mortgage for about five years on average before moving or refinancing. That is a general average, not a forecast for you. Choose a holding period based on your likely move date, job or family plans, expected sale, and likelihood of another refinance.

- Set the comparison date. Choose the date you expect to sell, refinance again, or otherwise stop holding the loan.
- Project the current loan. Use its amortization schedule to estimate remaining interest and the balance on that date, adding any prepayment penalty.
- Project the new loan. Calculate scheduled interest, principal reduction, mortgage insurance, and the balance on the same date.
- Add costs you bear. Include points, lender and third-party charges, government fees, and any costs financed into the balance. Account for a lender credit by using the rate and payment it actually buys.
- Adjust for the objective. If the new term is shorter, include the higher scheduled principal payments. If it is cash-out, include the additional borrowing and compare the resulting balance with the balance under the current loan.
- Compare like with like. Subtract the new loan’s costs and remaining balance from the current-loan alternative at the same date. A lower payment is not a saving if it leaves you with substantially more debt.
A simple break-even calculation—upfront costs divided by monthly payment reduction—works only when the balance, term, insurance, and other material features are effectively comparable. It can mislead when a refinance restarts a 30-year schedule, uses points, finances costs, removes or adds mortgage insurance, or is likely to be replaced before the calculated month. Use it as a screening tool, not as the final decision.
The CFPB also presents a five-year cost-of-borrowing comparison. Use that standardized view to make offers easier to compare, then supplement it with your own expected holding period. The finance charge shown for the full life of a mortgage assumes the loan remains in place through maturity; it is useful for a lifetime perspective but may not describe your actual outcome if you move or refinance sooner.
Understand points, credits, and “no-cost” refinancing
Points
Points are upfront charges paid to the lender in exchange for a lower interest rate. They make sense only if the rate reduction produces enough savings before you stop holding the loan. Compare offers with the same points assumption or calculate the cost of the points separately.
Lender credits
A lender credit reduces the amount you pay at closing, but the lender may recover that credit through a higher interest rate. Compare the payment and projected interest with and without the credit over your holding period.
Financed closing costs
Adding costs to the new balance avoids an immediate cash payment but increases the amount on which interest accrues. It can also reduce equity and change the payment. Include the financed amount in both the new balance and the interest calculation.
“No-cost” or “no-closing-cost” offers
“No-cost” does not necessarily mean cost-free. The lender may pay charges in return for a higher rate, or add them to the loan balance. Request a Loan Estimate showing exactly which charges are credited and which are financed; then compare the resulting balance, payment, and interest with a conventional-cost offer.

Check the term, balance, and equity effects
Compare the new balance with the balance you would have under the existing loan on the same future date. A refinance that lowers the payment by restarting a longer term can leave you owing more years later, even if the monthly bill is smaller.

Verify that the new loan has no prepayment penalty and that extra payments are applied to principal. This strategy can reduce the term, but it is not the same as a guaranteed saving: it depends on making those extra payments consistently.
For a shorter-term refinance, test whether the higher payment fits your emergency-fund and cash-flow needs. The interest saving is realized only if you can keep the loan and make the required payments without taking on more expensive debt elsewhere.

Tax treatment depends on how the refinance proceeds are used and on your filing circumstances. IRS Publication 530 states that home-mortgage interest is deductible only to the extent the proceeds are used to buy, build, or substantially improve the home securing the loan, subject to applicable limits and filing rules. A cash-out refinance used for another purpose can therefore receive different treatment from a rate-and-term refinance.
Points have separate rules. Do not describe ordinary appraisal, title, recording, notary, or other settlement charges as deductible points. Keep the closing documents and ask a qualified tax professional how the current tax year’s rules apply to your loan, use of proceeds, and itemized deductions. Tax benefits should not be needed to make an otherwise unfavorable refinance appear worthwhile.

- You expect to move soon. You may not hold the loan long enough to recover points and closing costs.
- The new term is much longer. The payment can fall while lifetime interest and the future balance rise.
- You must finance substantial costs. The larger balance can reduce equity and add interest.
- The rate is adjustable. A low initial rate may not persist; evaluate the adjustment schedule and caps.
- Mortgage insurance changes. A new premium or longer insurance period can offset savings.
- The current loan has a valuable feature. An unusually favorable fixed rate, assumability, or other provision may be lost.
- Your credit, income, or property value has changed. Eligibility, pricing, appraisal results, and required reserves can alter the offer after you apply.
- You are using cash out to cover recurring shortfalls. Converting unsecured or short-term spending into debt secured by the home increases foreclosure risk if payments become unaffordable.
A practical decision checklist
- State your primary goal: lower total cost, lower payment, faster payoff, or equity access.
- Obtain the current payoff amount, remaining schedule, rate, term, insurance, and prepayment terms.
- Request Loan Estimates from multiple lenders using matching assumptions.
- Separate points, lender fees, third-party charges, government fees, prepaid items, escrow, credits, and financed costs.
- Compare the projected payment, mortgage insurance, rate type, and balance at your expected exit date.
- Estimate interest and fees for that holding period, not only for the full maturity.
- Test the result if you move earlier, rates adjust, or you refinance again.
- Review the Closing Disclosure against the Loan Estimate and resolve unexplained differences before signing.
- Review the tax consequences for the use of proceeds with current IRS guidance or a tax professional.
- Proceed only if the result meets your stated goal and the payment remains affordable under a realistic adverse scenario.
Questions to ask the lender
- What rate, points, lender credit, and lock expiration are shown on this Loan Estimate?
- Which costs are paid by the lender, paid by me at closing, or added to the balance?
- What is the projected principal-and-interest payment and mortgage-insurance payment?
- How does the balance compare with my current loan after three, five, and ten years?
- Are there prepayment penalties, balloon terms, or adjustable-rate changes?
- What could cause the Closing Disclosure to differ from this estimate?
- If this is cash out, how does the additional amount change the rate, payment, balance, and tax analysis?
FAQ
Is there a universal rate drop that guarantees refinancing will save money?
No. The result depends on balance, remaining term, points, closing costs, payment structure, mortgage insurance, expected holding period, and any change in the loan balance. Current individualized Loan Estimates are required for a borrower-specific answer.

Should I use the five-year figure as my personal break-even point?
No. CFPB’s “about five years” is an average period borrowers keep a mortgage before moving or refinancing, not a prediction for an individual homeowner. Use your own expected holding period and compare costs at that date.
Are property taxes and homeowners insurance part of refinance savings?
They affect your household payment and cash-to-close estimate, but changing lenders generally does not reduce those underlying property costs. Separate them from principal, interest, mortgage insurance, and refinance charges.
What document controls if the final numbers change?
The Closing Disclosure shows the final terms and charges. Compare it with the Loan Estimate, ask about every unexplained difference, and confirm the rate-lock status before signing.

Frequently Asked Questions
Is there a universal rate drop that guarantees refinancing will save money?
No. Savings depend on balance, term, points, closing costs, mortgage insurance, holding period, and loan features.
Should I use five years as my personal break-even point?
No. Five years is a CFPB-reported average holding period, not an individual forecast. Use your expected time in the loan.
Are taxes and homeowners insurance refinance savings?
