The best UK mortgage deal is not necessarily the one with the lowest advertised rate. Compare the initial rate, APRC, every fee, the cost over the period you expect to keep the product, and the restrictions that could affect a move, remortgage or overpayment. Then confirm that you actually meet the lender’s criteria and check the formal mortgage illustration before applying.
Mortgage rates, products and eligibility change frequently. The comparison below explains a method you can reuse with current illustrations rather than naming a “best rate” that may disappear or be unavailable to you.

What “best deal” means for you
A mortgage is a long-term contract, while many products have an introductory period of only two, three, five or more years. A deal that looks cheapest over its initial period can cost more once an arrangement fee, higher follow-on rate or early repayment charge is included. Conversely, paying a higher rate for a fee-free product may suit a smaller loan or a borrower who expects to move soon.

MoneyHelper’s consumer guidance recommends comparing the Annual Percentage Rate of Charge (APRC) to see which deal is best, but APRC is only one part of the decision. It is an indicative full-term calculation based on stated assumptions; your real cost may differ if you switch, sell or repay early. Read the lender’s illustration and terms for the product-specific answer.
Compare mortgages on the same basis
Do not compare a two-year fixed mortgage with a five-year tracker simply because one headline percentage is lower. Put offers into a common frame first.
| Comparison axis | What to record | Why it changes the decision |
|---|---|---|
| Initial rate and type | Fixed, tracker, discounted or another variable structure; the exact rate and introductory end date | A fixed rate gives payment certainty during its deal period. A variable rate can move, changing your payment. |
| APRC and total payable | APRC, total amount payable and the assumptions behind each figure | APRC helps compare indicative full-term cost, while your planned exit or switch date may make a shorter-period calculation more relevant. |
| Fees and incentives | Product or arrangement fee, booking fee, account fee, valuation, legal costs, cashback and fee assistance | A fee can outweigh a lower rate. Adding it to the mortgage means paying interest on it. |
| Exit flexibility | Early repayment charge (ERC), overpayment allowance, portability and any tie-in after the initial period | Moving, refinancing or making a large repayment can be expensive if the product is restrictive. |
| Eligibility | LTV, income and employment rules, credit and property criteria, and evidence required | A displayed deal is not a guaranteed offer. The lender may reject it or price it differently after assessment. |
| Advice and route | Direct application, comparison-site shortlist or regulated adviser; panel coverage and payment terms | Different routes show different products and involve different levels of help and cost. |
Understand the mortgage rate types
Fixed-rate mortgages
A fixed rate stays unchanged for the stated deal term, often two to ten years. Your scheduled payment is therefore easier to budget, and rises in the lender’s variable rate do not affect you during the fixed period. The trade-off is that you will not benefit if rates fall. Leaving early commonly triggers an ERC, and when the fix ends you normally move to the lender’s standard variable rate (SVR) unless you arrange a new deal.
Recommended Free Tools
Tracker mortgages
A tracker normally follows a reference rate, such as the Bank of England base rate, at a stated margin. Your payment can rise or fall when that reference rate changes. Check whether the product has a minimum rate (“collar”), how often payments are recalculated and whether an ERC applies during the tracker period.
Discounted and other variable rates
A discounted-rate mortgage applies a discount to the lender’s variable rate for a set period. The underlying rate can change, so the discount does not guarantee a fixed payment. Ask how quickly the payment changes after a rate move and what rate applies after the discount ends.

No rate type is universally best. Choose the payment certainty you need, the increase you could afford if a variable rate rose, and the length of time you expect to stay with the product. MoneyHelper explains these trade-offs in its guide to mortgage interest-rate options.
Use APRC, but calculate the period that matters to you
APRC incorporates stated mortgage fees and charges and expresses an indicative annualised cost over the full mortgage term. It is useful when two products have different rates or fees, but it assumes the borrowing continues under the illustration’s conditions. A borrower who sells after three years, remortgages after the fixed period or makes substantial overpayments will not experience that assumed full-term cost.

If you expect to switch at the end of a two-year fix, compare the cost to that point rather than treating the full-term APRC as your personal forecast. Keep the assumptions visible so you can change them if your plans change.
Why a lower rate can cost more
MoneyHelper’s remortgage guidance uses a worked example for a £200,000 mortgage over 20 years to show how an arrangement fee can reverse the apparent advantage of a lower rate. The example demonstrates the mechanism, not a current market quotation or a promised saving: a product with a lower percentage can have higher monthly repayments and overall cost once its fee is included. Recreate the calculation with the exact figures in your own illustrations.

- a booking or reservation fee paid to secure the product;
- an arrangement, product or completion fee;
- a mortgage-account or administration charge;
- valuation and, for some transactions, legal costs;
- an ERC for repaying or switching during a tie-in period; and
- costs associated with leaving or changing a mortgage, particularly on a remortgage.
Check whether a fee is payable upfront, deducted from the advance or added to the balance. If it is added to the mortgage, you pay interest on that fee for as long as it remains outstanding. A fee-free valuation or legal service may be useful, but compare the complete package rather than assigning an assumed cash value to an incentive. Cashback can be delayed, conditional or offset by another charge; read the trigger and payment date in the illustration.

If you may move
Ask whether the mortgage is portable and what approval is required for the new property. Portability does not guarantee that the lender will accept the new property, the same loan amount or your changed circumstances. If the new borrowing is larger or smaller, the additional borrowing may use a different rate, and repaying the old loan can still create an ERC.
If you expect to overpay
Record the annual overpayment allowance, how it is measured and when it resets. Clarify whether a lump sum, regular extra payment or shortening the term is allowed without charge. An allowance that sounds generous may not cover the payment you are planning, and exceeding it can trigger an ERC.
If you want to refinance early
Check the exact ERC schedule, the date it ends and any notice or product-transfer rules. Compare the likely cost of exiting with the benefit of moving to a lower rate. A product with a slightly higher initial rate but no ERC may fit a borrower who expects a job move, sale or inheritance.
Check LTV and eligibility before trusting a headline
A larger deposit can place you in a lower LTV band and may unlock different pricing, but the band shown on a comparison page is not an acceptance decision. The lender will assess income, expenditure, credit history, employment status, existing debts, property construction and value. Self-employed applicants, contractors, applicants with variable income and unusual properties may face additional rules.

Use the lender’s eligibility checker where available, treating its result as indicative. Prepare payslips, accounts or tax documents, bank statements, proof of deposit and identification so that a formal assessment does not reveal an avoidable mismatch. Never increase the requested loan simply to qualify for a displayed rate without testing the resulting payment and affordability.
A practical step-by-step comparison process
- Set your brief. Write down the property value, required loan, deposit, repayment basis, term, target completion date, likely time in the property and the payment increase you could tolerate.
- Identify your LTV. Divide the mortgage by the property value and note the relevant band. Use the same loan amount and term for every illustration.
- Shortlist rate structures. Decide whether payment certainty or the ability to benefit from falling rates matters more, then choose comparable deal lengths.
- Collect official illustrations. Use a lender directly, one or more comparison sites, or a regulated adviser. Save the date and version of each result because products can change.
- Normalize the numbers. Put the initial payment, follow-on rate, APRC, total payable, all fees, incentives, ERC and overpayment rules into a worksheet.
- Calculate your horizon cost. Estimate the cost through the date you expect to sell, remortgage or finish the introductory period. Include fees and any realistic exit charge; show separately what is assumed after that date.
- Stress-test affordability. For a variable product, model a higher payment. For a fixed product, model the payment when the fix ends and the possibility that your next rate is higher.
- Check flexibility. Compare portability, overpayment limits and tie-ins against your actual plans, not a generic preference for “flexible” features.
- Verify eligibility. Read the lender’s criteria and confirm that your income, credit, property and LTV fit. A comparison result is not a formal offer.
- Read before applying. Check the mortgage illustration, tariff of charges and offer conditions. Query any discrepancy in rate, fee, ERC, incentive or payment before paying a fee or submitting an application.
How to use comparison websites safely
Comparison websites are useful for discovering the range of structures and creating a shortlist, but they do not all display the same results. MoneyHelper’s consumer guidance points readers to services such as Moneyfacts, MoneySavingExpert and MoneySuperMarket as places to compare deals; the presence of a product there does not mean every borrower qualifies or that the list covers the entire market.
Use more than one site when the difference could affect your shortlist, and check how each site orders results. A prominent “best” label may reflect rate, fee, commission or an assumed loan rather than your personal cost. Enter identical borrowing details, note whether results are filtered to remortgage or purchase, and record the time and date.
Take the shortlist to the lender’s own product page or a qualified adviser. Confirm the rate, fee, valuation, incentives, ERC and eligibility in the official illustration. If a comparison result conflicts with the lender’s document, treat the lender’s current illustration as controlling and ask why the discrepancy exists.
When a mortgage adviser may be worthwhile
An adviser can search lender criteria, recommend a deal and help assemble an application. This can be valuable when your circumstances are complex, you have limited time, or a rejected application would be particularly harmful. Advice is not automatically independent: an adviser may be tied to one lender or use a broader panel, and even a service described as “whole of market” may not include every product type.

Before engaging one, ask:
- Which lenders and product types are covered, and are any excluded?
- Is the service advice and recommendation, execution-only, or both?
- Will you pay a flat, hourly or percentage fee, and when?
- Does the adviser receive lender commission, and how is that disclosed?
- What happens if your application is declined or you decide not to proceed?
Check the firm and individual’s status on the Financial Conduct Authority register. MoneyHelper’s guide to choosing a mortgage adviser explains the differences in coverage and payment. You can still compare the recommended illustration with a direct or website shortlist; advice does not remove the need to check the documents.
Affordability after the introductory deal
Do not budget only for the initial payment. A fixed payment can rise sharply when the deal ends and the mortgage moves to the SVR or a new product. A tracker or discounted rate can change before then. Test the household budget against a higher payment after essential spending, tax, childcare, insurance and other debts. Leave room for rate changes, repairs and an income interruption rather than using every pound of the lender’s maximum.
For an interest-only mortgage, include the repayment plan and the risk that its value will not cover the balance. For a repayment mortgage, confirm that the term reaches your intended retirement age and that payments remain affordable if your income changes. Ask the lender how overpayments affect the term, interest and ERC allowance.
Buying, remortgaging and switching at the right time
For a purchase, compare the product’s validity period with your expected completion date; a rate reservation may expire before completion. For a remortgage, obtain the current balance, redemption statement and ERC end date, then compare a new deal with your existing lender’s product-transfer options. A slightly lower rate may not repay valuation, legal, arrangement and exit costs before you plan to move again.
Start gathering documents early, but do not assume a rate is secured until the lender confirms it under its current terms. If rates or your circumstances change between agreement in principle and offer, ask whether the lender will reassess affordability or amend the product.
Common comparison mistakes and fixes
- Choosing the lowest initial percentage: add every fee and calculate the cost to your likely switch date.
- Using APRC as a personal forecast: read its full-term assumptions and separately model your planned exit.
- Comparing unlike deals: use the same loan, LTV, term, repayment basis and deal length.
- Ignoring the follow-on rate: record the SVR or variable margin and test the resulting payment.
- Forgetting ERCs and overpayment limits: match the rules to your moving and repayment plans.
- Assuming a comparison result is guaranteed: verify lender criteria and obtain the official illustration.
- Assuming an adviser searches everything: ask about panel scope, exclusions, fees and commission.
- Relying on an old quote: check the date, product version and current terms immediately before applying.
What to verify in the mortgage illustration
Before committing, reconcile the illustration with your worksheet. Confirm the loan amount, term, repayment method, initial rate, payment, rate-change mechanism, follow-on rate, APRC, total amount payable, every fee, incentives, ERC schedule, overpayment allowance, portability wording and conditions attached to the offer. Check whether fees are paid upfront or added to the balance and whether the quoted payment includes any required insurance or account charge.
Keep the illustration, offer and correspondence. If a term is unclear, ask the lender or adviser to explain it in writing. Product documents and eligibility rules take precedence over a comparison-site summary or an advertisement.
