How to Compare Starter Homes by Total Monthly Cost, Not Just Price

The affordable starter home is the one that fits your complete monthly housing budget—not necessarily the one with the lowest asking price or principal-and-interest payment. For each home, add principal and interest, mortgage insurance, property taxes, homeowners and any required supplementary insurance, association dues, utilities, and a realistic maintenance reserve. Then test that all-in figure against your debts, savings targets, emergency cushion, and tolerance for rising costs.

A lender’s approval amount is only a borrowing limit. The Consumer Financial Protection Bureau (CFPB) puts the decision this way: “Focus on a mortgage that is affordable for you given your other priorities, not how much you qualify for.”

What “total monthly cost” means

A mortgage payment and a home’s total cost are different measures. A typical mortgage payment can combine principal, interest, mortgage insurance, property taxes, and homeowners insurance. Taxes and insurance may be collected in an escrow account, but escrow does not make those costs disappear; the amounts can change and are still part of owning the property.

Other bills normally sit outside the mortgage payment. Homeowners association (HOA) or condominium dues are usually paid directly to the association. Utilities, routine upkeep, and repairs also come from your household budget. A useful comparison therefore treats every recurring cost as one monthly number, even when different companies or agencies receive the money.

Use the same cost lines for every home

Monthly cost line What to include Where the figure usually comes from
Principal and interest The proposed loan amount, interest rate, term, and loan type Your lender’s quote or Loan Estimate
Mortgage insurance Any required premium, plus its amount and cancellation or duration terms Lender or mortgage-insurance disclosure
Property taxes A property-specific estimate based on the local assessment and tax rules Local tax authority or assessor
Homeowners insurance A quote for the address and the coverage level you would actually carry Insurer quote
Supplementary insurance Required or chosen coverage such as flood insurance when the property’s risk or lender requires it Insurer, lender, and local risk information
HOA or condo dues Current regular dues and any known or scheduled assessment Association documents or seller
Utilities Electricity, gas, water, sewer, trash, and other recurring services Local rates, seller records, and the home’s size and efficiency
Maintenance and repairs A monthly reserve reflecting the home’s condition, age, size, systems, and location Your inspection, contractor input, and a deliberate reserve assumption

Add every line to produce an all-in recurring monthly estimate for each property. Label estimates clearly: taxes, insurance, utilities, dues, and repairs can all change.

Build an apples-to-apples worksheet

Create one row for each home and one column for each cost line. Keep the loan assumptions comparable where possible: the same down payment percentage, loan term, fixed or adjustable structure, and rate assumption. If the financing options differ, show that difference instead of allowing a lower payment from a different loan structure to make one property look cheaper.

Separate payments handled by the servicer from direct bills

Your mortgage servicer may collect principal, interest, mortgage insurance, property taxes, and homeowners insurance. The servicer’s projected payment is not automatically your complete housing budget. HOA dues, utilities, maintenance, and any taxes, insurance, or assessments that are not escrowed must be added separately.

Usually shown in a mortgage payment or escrow analysis Usually paid outside the mortgage payment
Principal and interest HOA or condo dues
Mortgage insurance when required Electricity, gas, water, sewer, and other utilities
Escrowed property taxes Maintenance and repairs
Escrowed homeowners insurance Taxes, insurance, or assessments the loan does not escrow
Other escrowed items listed by the lender Supplementary insurance or association assessments billed directly

This distinction prevents a common error: comparing a lender’s monthly figure for one home with an incomplete figure for another.

Keep upfront cash separate

Closing costs, inspections, moving expenses, prepaid taxes and insurance, and the down payment affect how much cash you need to buy. They are not recurring monthly costs, so keep a separate upfront-cash list. A home with a manageable monthly cost can still be unsuitable if buying it would consume the emergency reserve or leave no money for known near-term work.

Step-by-step: compare two or more starter homes

1. Set a comfortable total-cost target

Start with the amount your household can spend on housing every month while still paying other debts, saving for stated goals, and maintaining an emergency cushion. Use take-home cash flow and your real spending, not only a lender’s debt-to-income calculation. Leave room for costs that rise and for irregular repairs; a budget that works only in a perfect month is not comfortable.

Write the target before looking at houses. Otherwise, a larger approved loan or a persuasive listing price can quietly reset your definition of affordable.

2. Gather property-specific facts

For each address, ask for or obtain:

  • A current property-tax estimate from the local tax authority or assessor. Check whether a sale or reassessment could change the bill and whether the lender plans to escrow it.
  • An insurance quote using the actual address, coverage limits, deductible, construction details, and known hazards.
  • A quote for supplementary coverage, such as flood insurance, when relevant or required.
  • The association’s current dues, what they cover, payment frequency, and any disclosed or planned special assessment.
  • Utility history or a local estimate for a home of that size and efficiency.
  • Inspection findings and the age and condition of the roof, heating and cooling equipment, plumbing, electrical system, appliances, and other expensive components.

Do not substitute a countywide tax average or a generic insurance number when a property-specific figure is available. The home’s location, construction, risk exposure, assessment, and association rules drive the bill.

3. Model principal and interest

Use the proposed loan amount, rate, term, and loan type. Compare like structures first. A 30-year fixed loan, a shorter term, and an adjustable-rate mortgage can produce different payments and different risks; the lower initial payment is not automatically the lower cost over your ownership period.

The CFPB gives a useful scale example: a $100,000, 30-year mortgage at 4% has an illustrative principal-and-interest payment of $477 per month. That is a 2024 educational example—not a current rate quote and not the all-in cost of owning a home. Taxes, insurance, mortgage insurance, dues, utilities, and maintenance would be added.

4. Add mortgage insurance and escrowed items

If the loan requires mortgage insurance, enter the amount and the terms supplied by the lender. Then add property taxes and homeowners insurance, whether they are escrowed or paid directly. Escrow balances can be adjusted when taxes or premiums change, so treat the current projection as an estimate rather than a permanent payment.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

5. Add direct bills and a maintenance reserve

Enter HOA or condo dues, utilities, supplementary insurance, and a monthly maintenance-and-repair reserve. Set the reserve using the home’s actual condition and likely replacement needs. A newer, well-maintained home may require a different reserve from an older property with an aging roof or mechanical systems; the correct figure is the one that reflects the risks you would be assuming, not a universal rule.

6. Add the row and compare the result with your target

Sum the recurring lines for each home. Compare each total with the comfortable target from Step 1, then examine what remains for savings, debt payoff, childcare, transportation, and discretionary spending. Keep the calculation visible so you can change one assumption—such as an insurance quote or a tax estimate—without rebuilding the entire comparison.

How to read the Loan Estimate without missing costs

The Loan Estimate is a starting point for the financing component. Review the projected total monthly payment and identify every item included in that number. The form also indicates whether taxes, insurance, or assessments are escrowed. If an item is not escrowed, you still owe it, often as a larger periodic bill rather than a monthly transfer to the servicer.

Check these figures and disclosures

  • Principal and interest: Confirm the amount borrowed, interest rate, term, and payment calculation.
  • Mortgage insurance: Verify the monthly amount and the conditions that affect how long it applies.
  • Escrow: Determine which taxes and insurance premiums are collected monthly and which are not.
  • Property assessments: Look for taxes or other assessments that the loan does not collect.
  • Cash to close: Review the upfront amount separately from the recurring budget.
  • Five-year borrowing-cost comparison: Use the CFPB’s five-year figure to compare financing offers for the same home, while keeping property costs in a separate calculation.

HOA dues generally do not appear as part of the mortgage payment. Add them, along with utilities and maintenance, even when the Loan Estimate’s projected payment looks comfortably below your target.

Compare loan offers consistently

When two lenders quote the same property, separate lender-controlled costs from property-controlled costs. Examine the interest rate, principal-and-interest payment, mortgage insurance, lender fees, credits, cash to close, and five-year borrowing cost. Then calculate the complete housing cost for each offer.

If one lender escrows taxes and insurance and another does not, do not conclude that the first loan is more expensive simply because its monthly transfer is larger. Compare the financing terms consistently, then add the same property expenses to each scenario. An adjustable-rate mortgage’s five-year comparison assumes rates remain unchanged; it is not a forecast of future payments.

Turn a monthly budget into a realistic price range

You can work backward from a total-cost limit instead of starting with a listing-price ceiling.

  1. Choose the maximum total monthly housing cost that leaves room for other obligations and savings.
  2. Estimate the recurring costs that are not principal and interest: mortgage insurance, taxes, homeowners and supplementary insurance, association dues, utilities, and maintenance.
  3. Subtract those costs from the total target. The remainder is the principal-and-interest amount available for the mortgage.
  4. Use that remaining payment with a mortgage calculator and realistic loan assumptions to estimate a price range.
  5. Repeat the calculation for different properties because taxes, insurance, dues, utilities, and repair needs vary by address.

This method avoids shopping to a price number that ignores the property’s operating costs. It also shows which assumption is limiting the purchase: a high tax bill, expensive insurance, association dues, or the loan payment itself.

Stress-test the comparison before making an offer

A single-month estimate can hide exposure to changes. Review how the budget behaves if:

  • Property taxes rise after reassessment or a local tax change.
  • Homeowners or supplementary insurance premiums increase.
  • An association imposes a special assessment or raises regular dues.
  • Utilities are higher because the home is larger, less efficient, or in a different climate.
  • A major system needs repair or replacement sooner than expected.
  • An adjustable-rate mortgage changes according to its terms.

The goal is not to predict every bill. It is to see whether a plausible increase would force you to stop saving, take on new debt, or use emergency funds. If the answer is yes, the home may be too close to the edge even when the base estimate fits.

Common comparison mistakes and their fixes

Using asking price as the affordability test

Why it fails: Two homes with similar prices can have very different taxes, insurance, dues, utility needs, and repair exposure.

Fix: Build the full recurring-cost row for each address before ranking them.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Comparing principal and interest only

Why it fails: Mortgage insurance, escrowed taxes and insurance, and direct household bills can materially change the monthly obligation.

Fix: Add every line in the worksheet and state which items are escrowed.

Assuming escrow means the bill is fixed

Why it fails: Escrow amounts can be adjusted when taxes or insurance premiums change.

Fix: Treat the projected escrow payment as current information and keep room in the budget for increases.

Leaving HOA dues out because they are not on the Loan Estimate’s payment

Why it fails: Association dues are usually separate, and assessments can be significant.

Fix: Confirm current dues and known assessments with the association or seller and enter them as a direct monthly cost.

Using a generic maintenance percentage without examining the home

Why it fails: Repair exposure depends on condition, age, size, systems, and location.

Fix: Base the reserve on inspection findings and likely replacement needs, and revise it when new information appears.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Spending the entire cash reserve at closing

Why it fails: Upfront costs are separate from monthly costs, but a depleted reserve leaves no buffer for the first repair, insurance change, or income disruption.

Fix: Keep a separate cash-to-close plan and protect the emergency and maintenance reserves required by your broader financial priorities.

A compact decision checklist

  • Have you used the same loan structure and assumptions when comparing homes?
  • Do you have a property-specific tax estimate?
  • Do you have an insurance quote for the address and any required supplementary coverage?
  • Have you confirmed HOA or condo dues and known assessments?
  • Have you estimated utilities using the home’s size, efficiency, and local rates?
  • Is the maintenance reserve tied to the home’s condition and systems?
  • Does the Loan Estimate show which taxes, insurance, and assessments are escrowed?
  • Have you separated recurring costs from closing, inspection, moving, and other upfront expenses?
  • Does the all-in total leave room for debts, savings, emergencies, and changing costs?
  • Have you tested the budget against higher insurance, taxes, utilities, dues, repairs, or an adjustable-rate payment?

The strongest comparison is not the one with the lowest sticker price. It is the one whose complete, property-specific monthly cost remains workable after normal bills, savings, and an unexpected expense are accounted for.

Product prices and availability are accurate as of the date/time indicated and are subject to change. Any price and availability information displayed on Amazon at the time of purchase will apply.
