The safest way to compare reverse mortgages is to put complete, written offers side by side—not to choose the lowest advertised rate. Compare the loan category, every upfront and ongoing charge, how interest accrues on the money you use, the projected balance over several time horizons, and what happens if you move, enter long-term care, sell, or die. A HUD-approved counselor can help you test those assumptions and compare alternatives before you sign.
Start by identifying the reverse-mortgage category
“Reverse mortgage” describes several products with different insurance, eligibility, and use-of-proceeds rules. The first line on your comparison worksheet should state which category each offer belongs to. Fees and protections from one category cannot be carried over to another.

HECM (Home Equity Conversion Mortgage)
A HECM is insured by the Federal Housing Administration (FHA). CFPB guidance says HECMs are generally available to homeowners age 62 and older, but age alone is not enough. Eligibility also involves living in the property as your principal residence, meeting financial obligations such as property taxes and homeowners insurance, satisfying property requirements, and passing a financial assessment. HECM applicants must receive counseling from a HUD-approved counseling agency before completing the loan process.

Proprietary reverse mortgages
Proprietary loans are offered by private lenders and are not federally insured. They may serve borrowers whose homes or borrowing needs do not fit HECM limits, but availability, eligibility, fees, repayment terms, and consumer protections are lender-specific. Do not assume that a HECM fee cap, mortgage-insurance charge, or payout rule applies to a proprietary offer. Require the lender to identify every cost and explain what happens if the home value falls or the borrower leaves the home.
Single-purpose reverse mortgages
Governments or nonprofit organizations may offer single-purpose loans. Proceeds are restricted to a stated purpose, such as a property repair or tax-related need. These programs are not available everywhere, and their fees and eligibility rules differ. A lower cost is useful only if the restricted purpose matches your need and the program is available in your area.
| Question | HECM | Proprietary | Single-purpose |
|---|---|---|---|
| Who insures or sponsors it? | FHA-insured | Private lender; not federally insured | Government or nonprofit program |
| Use of proceeds | Generally flexible, subject to loan terms and required obligations | Set by the private lender | Restricted to the approved purpose |
| Availability | National program rules, lender participation and property eligibility apply | Varies by lender, state and property | Varies by locality and program funding |
| Can HECM fee figures be applied? | Use the HECM figures shown in the lender’s current estimate | No; obtain the product’s own schedule | No; obtain the program’s own schedule |
How much does a reverse mortgage loan cost?
A reverse mortgage can have costs at closing, costs added to the balance over time, and ordinary costs of owning the home. Some financed charges increase the balance on which future interest is calculated, so the cost is not limited to the amount deducted from your proceeds on day one.
Upfront charges
- Origination fee: The lender’s charge for making the loan. In a 2024 review, the Consumer Financial Protection Bureau described HECM origination fees as $6,000 or less and its glossary says the fee may not exceed $6,000. Treat that as a published HECM cap, not as a quote for every borrower or a rule for other product categories. Confirm the current limit and your actual estimate.
- Third-party closing costs: These can include appraisal, title work, recording, credit-related services, inspections, and other settlement charges. Ask for each item and the party receiving it rather than accepting one combined “closing costs” line.
- Counseling: HECM counseling is mandatory through a HUD-approved agency. Ask the agency and lender to disclose any counseling charge and when it is payable.
- Initial mortgage insurance premium: This is a HECM program charge. It does not automatically apply to proprietary or single-purpose loans. The lender’s current disclosure should show the amount or calculation.
Ongoing charges and obligations
- Interest: Interest accrues on the outstanding balance. The rate may be fixed or adjustable, depending on the offer. An adjustable rate can change the balance faster or slower than an illustration assumes.
- Servicing fee: Some loans charge an ongoing fee for statements, account administration, and required monitoring. Confirm whether it is charged monthly, added to the balance, or handled another way.
- Mortgage insurance: CFPB’s 2024 cost guidance lists the HECM annual mortgage-insurance premium as 0.5% of the outstanding mortgage balance annually. Because program charges can change, verify the current rule and the lender’s calculation. Do not apply this figure to proprietary or single-purpose loans.
- Property charges: You remain responsible for property taxes, homeowners insurance, utilities, association dues, and maintenance. A lender may require a set-aside or another arrangement if the financial assessment indicates difficulty paying these obligations.
Ask whether each charge is paid in cash, deducted from proceeds, or added to the loan balance. A financed fee can itself lead to additional interest, making the timing of the charge important.

How payout choices change the cost
For a HECM, the way you receive money determines how quickly the balance grows and how much flexibility remains later. Compare offers using the same requested amount and the same draw schedule.
Lump sum
A lump sum provides the available amount at closing. Interest and applicable fees generally begin accruing on the full amount drawn at closing. This can be appropriate for a known, immediate expense, but unused cash also increases the balance from the start. Ask whether the option is fixed-rate and whether any limits apply to the amount available at closing.
Line of credit
A line of credit lets you draw as needed. Charges generally accrue on funds as they are drawn rather than on the undrawn amount. The lender’s agreement should explain the initial available amount, any growth feature, minimum draw, draw deadlines, and circumstances that can suspend access. A line of credit is not the same as an ordinary bank credit line: the home, occupancy rules, and continuing property obligations still control the loan.
Monthly advances
Monthly payments can provide a predictable stream. Compare the payment period, whether the amount is fixed or adjustable, and what happens if you need a larger one-time draw. Interest and fees accrue according to the amounts advanced and the applicable rate.

Fixed versus adjustable rates
A fixed rate offers payment and balance certainty under the stated terms, but it may be paired with a lump-sum structure. An adjustable rate can support a line of credit or changing payment choices, but future rate changes create uncertainty. Request an illustration showing the balance under the stated rate assumptions and a higher-rate scenario. Do not compare a fixed rate with an adjustable rate by percentage alone; compare the resulting balances and available cash.
Build a like-for-like written comparison
Request an itemized estimate and projected loan balance from several lenders or programs. Tell each provider the same home value, existing mortgage payoff, requested cash, payout schedule, and comparison dates. A different assumption can make one offer appear cheaper even when it is not.
| Comparison axis | What to record | Why it matters |
|---|---|---|
| Category and eligibility | HECM, proprietary or single-purpose; age, occupancy, property and financial-assessment requirements; use restrictions | A product you cannot qualify for—or cannot use for your purpose—has no practical value. |
| Upfront cost | Origination, appraisal, title and other closing items, counseling, and initial mortgage insurance where applicable | These charges reduce usable proceeds or increase the opening balance. |
| Rate and ongoing cost | Fixed or adjustable rate, index and margin if disclosed, servicing fee, annual insurance and treatment of financed charges | Small recurring charges and rate changes compound over time. |
| Funds and timing | Amount available, lump sum, line of credit or monthly advances, draw limits and timing | Interest usually follows the amount actually advanced, so timing changes the balance. |
| Projected total cost | Total Annual Loan Cost (TALC) rates and projected balances at identical time horizons | TALC illustrations expose how costs differ over time, not just at closing. |
| Household and exit conditions | Principal-residence rule, spouse treatment, move to care, sale, repayment trigger and heirs’ choices | The loan may become due when occupancy changes, subject to applicable rules. |
| Alternatives | Home-equity loan or line of credit, refinance, downsizing and available public or nonprofit assistance | A reverse mortgage is one way to use home equity, not the default choice. |
Use TALC projections instead of an advertised rate
Total Annual Loan Cost (TALC) is intended to show the annualized cost of a reverse mortgage under stated assumptions. Ask the lender or counselor to identify every assumption: interest-rate path, home-value change, term of the loan, advances, mortgage payoff, fees financed, and the date on which the balance is compared. A TALC percentage is not a promise that your actual cost will match the illustration.
Compare at least three horizons—for example, an early payoff, a medium period, and a long occupancy period—using identical assumptions. If one lender supplies only a single horizon, request the others. A loan with higher closing costs can look worse in the early years but different later; the projection lets you see that trade-off. Keep the written illustrations with the estimates so you can identify changed assumptions.

A step-by-step process for comparing offers
- Define the objective. Write the amount needed, the intended use, whether money is needed immediately or periodically, and how long the borrower expects to remain in the home.
- Collect at least several written estimates. Request the same scenario from each provider and ask for an itemized fee sheet, payout schedule, interest-rate description, and projected balance.
- Confirm category and eligibility. Mark each offer as HECM, proprietary, or single-purpose. Verify age, principal-residence, property, financial-assessment and purpose restrictions before comparing prices.
- Separate cash from financed charges. Record what is paid at closing, deducted from proceeds, or added to the balance. Note whether financed fees accrue interest.
- Model the payout. For each offer, record the amount available at closing, line-of-credit terms, monthly advances, draw timing, and any minimums or limits.
- Read the rate provision. Identify fixed or adjustable status, how often an adjustable rate can change, and the assumptions used in the projection. Ask for a higher-rate illustration when available.
- Compare TALC and balances. Put projected balances and total costs for the same dates in one table. Do not substitute one lender’s quote for a market average.
- Test exit events. Ask what happens if the borrower sells, permanently moves, enters a care facility, dies, or a spouse remains in the home. Get the repayment and notice process in writing.
- Review with a HUD-approved counselor. For a HECM, counseling is required. Ask the counselor to check the fee math, assumptions, alternatives and household consequences, not merely to explain the application steps.
- Recheck the final documents. Before signing, compare the final disclosures with the earlier estimate and ask for an explanation of every changed amount or term.
What should I think about before applying for a reverse mortgage loan?
Can the borrower meet the continuing obligations?
A reverse mortgage does not transfer responsibility for property taxes, homeowners insurance, repairs or ordinary upkeep. Missing those obligations can put the loan in default or trigger enforcement under the agreement. Build the annual property costs into the retirement budget and ask whether a set-aside, payment plan or other safeguard is available.
Will the home remain the principal residence?
HECM borrowers generally must live in the home as their principal residence. A move, extended absence, sale, or transfer to a care setting can make the loan due, subject to applicable rules and any protections in the documents. Ask for the exact occupancy definition, notice requirements and deadlines. Do not rely on an informal statement that a temporary move is harmless.
What protection does a spouse have?
Identify every spouse or other person living in the home before applying. Ask whether the person is a borrower, an eligible non-borrowing spouse, or has no contractual protection. The result can affect the right to remain in the home after the borrowing spouse dies or moves. Have the counselor and lender explain the documents in the household’s specific situation.

Pick the symptom - the matching free tool is one click away.
What happens to heirs?
The loan balance is generally repaid when the loan becomes due. Heirs may need to sell the home, refinance, or use other funds, subject to the loan’s terms and applicable protections. Ask how the balance is calculated, how much time is allowed after a death or move, and whether the debt is limited by the property value under the particular program. Obtain these answers in writing rather than assuming the estate will simply inherit the home free of debt.

Compare the alternatives before committing home equity
Home-equity loan or line of credit
A conventional home-equity loan or line of credit usually requires monthly payments and income-and-credit underwriting. It may cost less over a short period, but payment obligations can strain a fixed income and the home remains collateral. Compare the required payment, rate-adjustment rules, closing costs and the amount of equity left after borrowing.
Refinancing
Refinancing an existing mortgage can lower the payment or change the term, but it may replace one set of closing costs with another and may not release enough cash. Compare the new monthly payment and total interest with the reverse-mortgage balance projections.
Downsizing or selling
Selling can release equity without creating a reverse-mortgage balance, but moving costs, taxes, accessibility, location and family support matter. Include the net sale proceeds and the cost of a replacement home in the comparison.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsPublic or nonprofit assistance
A single-purpose program, property-tax relief, repair assistance or other local benefit may address the immediate need without borrowing the full value of the home. Availability and restrictions vary, so check state, county, city and nonprofit programs through a counselor or public agency.
Warning signs in an offer
- The provider quotes only an interest rate and refuses to supply a balance projection or TALC assumptions.
- Fees are presented as one unexplained total, with no distinction between lender and third-party charges.
- The offer uses HECM figures—such as the $6,000 origination cap or 0.5% annual mortgage-insurance figure—as though they governed a proprietary or single-purpose loan.
- The salesperson minimizes taxes, insurance, maintenance, occupancy rules or the effect of moving to care.
- The payout illustration assumes a lump sum when you expect to draw gradually, or assumes a fixed rate when the offer is adjustable.
- You are pressured to skip counseling, add a family member to title, buy another financial product, or sign before reviewing the final disclosures.

Questions to ask before accepting an offer
- Which charges are paid at closing, deducted from proceeds, or added to the balance?
- On what amount does interest accrue immediately, and how does that change after each draw?
- What rate assumptions produce each projected balance, and what would a higher rate do?
- Which fees can change, how often are they charged, and can they be added to the balance?
- What must the borrower do every year to keep the loan in good standing?
- What written notice is required before a sale, move, extended absence or transfer to care?
- What happens to a spouse or other occupant if the borrower dies or leaves?
- What choices and deadlines do heirs have when the loan becomes due?
- Which alternative borrowing or assistance programs did the counselor evaluate?
Make the decision on total cost and fit
The best offer is the one whose category, payout design, projected cost and household rules fit the borrower’s plan—not necessarily the one with the lowest initial rate or the largest advertised advance. A written, like-for-like comparison reveals how fees, interest, timing and property obligations affect the balance. If the borrower cannot explain how the loan will be repaid or how taxes, insurance and upkeep will be paid, pause the application and return to counseling before borrowing.
