Compare a regional bank as a risk-adjusted spread-and-fee business, not as a mortgage producer. Start with net interest margin, deposit pricing, loan mix and credit losses; then test whether noninterest revenue is recurring, whether expenses convert revenue into durable returns, and whether capital and liquidity can absorb a downturn. Only after those checks should you compare price-to-tangible-book or forward earnings.
Mortgage banking can be volatile and relatively small beside the core balance-sheet engine. The useful question is whether a bank can earn an acceptable spread, fund itself reliably, control losses and generate repeatable fees through a full rate and credit cycle.

What a regional bank actually earns
A bank’s central business is financial intermediation: it earns interest on loans and securities, pays interest on deposits and borrowings, and keeps the difference. Net interest income (NII) is that dollar spread. Net interest margin (NIM) divides NII by average interest-earning assets, allowing comparisons between banks of different sizes.

That framing matters because a mortgage-fee surge can obscure a deteriorating deposit franchise or weakening loan book. Mortgage banking is one fee line among many. Republic Bancorp, for example, identifies service charges on consumer and commercial deposits, debit- and credit-card interchange, title-insurance commissions, swap fees, mortgage banking income and increases in the cash value of bank-owned life insurance as other traditional-banking income.

For an investor, the objective is not to find the bank with the highest recent revenue. It is to determine which bank can produce durable earnings after funding costs, credit losses, operating expenses, capital requirements and liquidity risks are recognized.
Use one consistent comparison sheet
Download each bank’s latest annual report and quarterly filing, then record the same period, definition and unit for every institution. A comparison becomes misleading when one bank reports average balances, another reports period-end balances, or one excludes certain items from a “core” measure.
| Axis | What to record | Why it matters |
|---|---|---|
| Margin and funding | NIM, yield on loans and securities, interest-bearing deposit cost, total deposit cost, deposit mix, deposit growth and wholesale funding | Shows whether the bank can protect its spread when rates or competition change |
| Loan growth and mix | Commercial and industrial, consumer, residential mortgage, commercial real estate and construction balances; growth by category | Reveals where future losses and capital usage are concentrated |
| Credit quality | Nonaccruals, criticized and classified loans, net charge-offs, allowance-for-credit-loss coverage and provision expense | Separates accounting earnings from the cost of taking credit risk |
| Noninterest revenue | Deposit fees, card and interchange, wealth and trust, capital markets, investment banking, servicing and specialty finance; mortgage revenue separately | Tests how much revenue recurs without relying on home-loan activity or market gains |
| Efficiency and returns | Noninterest expense, efficiency ratio, return on average assets and return on tangible common equity | Measures how effectively the franchise turns revenue into profit |
| Capital and liquidity | CET1, Tier 1 leverage, total risk-based capital, tangible common equity, liquidity sources, securities duration and uninsured or rate-sensitive deposits when disclosed | Indicates resilience to losses, deposit outflows and market-value pressure |
| Valuation | Price-to-tangible-book and forward price-to-earnings adjusted for normalized NIM, credit costs, dilution, growth and franchise quality | Prevents a low multiple from being mistaken for a bargain |
1. Analyze margin and the funding franchise
Separate asset yields from funding costs
Begin with NIM, but do not stop at the headline percentage. Decompose the change into asset yields, the mix of earning assets, deposit costs, wholesale-borrowing costs and any purchase-accounting or rate-related effects. A higher NIM can result from temporary marks or a short-lived repricing benefit rather than a durable advantage.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteTrack interest income and interest expense in dollars as well as rates. A bank may report a stable NIM while average earning assets shrink, leaving NII flat or lower. Conversely, a modestly lower NIM can still produce rising NII if earning assets grow at sensible credit standards.
Measure deposit quality, not just deposit totals
Record total deposits, core-deposit growth and the mix of noninterest-bearing checking, savings, money-market and time deposits. Noninterest-bearing balances generally reduce funding cost, while rate-sensitive balances can reprice quickly when customers move cash to higher-yielding alternatives.
Compare the change in deposit cost with the change in market rates. A bank whose deposit costs rise more slowly during tightening has stronger pricing power or a more loyal franchise. During easing, the reverse matters: Regions warns that funding costs may decline more slowly than asset yields, reducing NII. That lag can compress earnings even when the policy rate is falling.
Check wholesale dependence and the loan-to-deposit relationship
Wholesale funding includes brokered deposits, Federal Home Loan Bank advances, repurchase agreements and other market-sensitive borrowings. Record its amount, maturity and cost, and compare loans with deposits. Rapid loan growth funded by wholesale sources is less resilient than growth supported by stable core deposits.

A high loan-to-deposit ratio is not automatically unsafe, but it leaves less room to meet withdrawals without selling securities or raising expensive funding. Ask whether management is deliberately holding additional liquidity and whether maturities are staggered.
2. Judge loan growth by mix and funding
Headline loan growth hides risk differences. Split balances and year-over-year growth into commercial and industrial (C&I), consumer, residential mortgage, commercial real estate (CRE) and construction. For each category, examine borrower industry, geography, collateral, loan-to-value ratios and maturity where disclosed.
Commercial and industrial lending
C&I loans often carry floating rates and can reprice quickly, supporting NIM. They can also expose the bank to borrowers’ cash-flow stress when economic growth slows. Review criticized loans, covenant breaches and the proportion secured by receivables, inventory or other collateral.
Commercial real estate and construction
CRE and construction credits can be concentrated by property type, sponsor and market. Office, multifamily, hotel and construction portfolios respond differently to vacancies, rents, refinancing costs and project delays. Compare exposure with tangible common equity, not only with total assets. A moderate percentage of assets can still be material if equity is thin.

Consumer balances require analysis of delinquency curves, credit scores, collateral values and loss seasoning. Residential mortgages may produce servicing income but also create duration, prepayment and interest-rate exposure. Mortgage production growth is useful only when pricing, hedging and funding economics are clear.
Look for broad-based, deposit-funded expansion
Higher-quality growth is diversified across products, occurs in the bank’s established markets and is funded primarily by core deposits. Sudden expansion in one commercial category, especially alongside rising brokered deposits or wholesale borrowings, deserves a larger risk discount.
3. Measure credit quality before trusting earnings
Use several indicators together
- Nonaccrual loans: loans no longer accruing interest because collection is doubtful.
- Criticized and classified loans: internal or regulatory risk grades that can deteriorate before a formal charge-off.
- Net charge-offs: loans removed as losses after recoveries.
- Allowance for credit losses (ACL): the reserve available for expected losses, usually compared with total loans and with nonaccruals.
- Provision expense: the income-statement charge that increases or releases the allowance.
Read the trend over at least three years. A low current charge-off rate can coexist with rapidly rising criticized loans, while a high provision in one quarter may be prudent if management is building reserves before losses emerge.

Put charge-offs in context
Regions Financial Corporation reported $458 million of 2024 net charge-offs, equal to 0.47% of average loans, compared with 0.40% in 2023. The company attributed the increase to commercial-and-industrial and commercial-investor-real-estate losses. The useful comparison is not the percentage alone: match it with each bank’s portfolio mix, underwriting period, collateral and allowance coverage.
Test reserve adequacy
Compare ACL with total loans, nonaccrual loans and identified criticized exposures. Ask which assumptions drive the reserve: unemployment, property prices, borrower cash flow, loss-given-default and economic scenarios. A bank with a lower reserve ratio may simply have less risky assets, or it may be recognizing risk later; the filing’s portfolio detail determines which explanation is credible.
4. Strip mortgage revenue from the fee story
Build a recurring-fee bridge
Start with total noninterest revenue and show mortgage banking separately. Then classify the remainder into deposit service charges, card and interchange revenue, wealth and trust, capital markets, investment banking, servicing, specialty finance and other operating fees. Compare each category across several quarters and years.
Recurring fees usually come from customer accounts, payment volume, assets under management, contractual servicing or repeat commercial relationships. Gains on securities, fair-value marks, loan-sale gains and other transaction-driven items can be positive but should not be capitalized as if they repeat every period.
Check sensitivity to rates and markets
Mortgage originations and refinancing can rise when rates fall, then decline when rates rise. Capital-markets and investment-banking revenue can swing with issuance and trading conditions. Card fees depend on purchase volume and consumer health. Wealth fees depend on market levels and client assets. A diversified fee mix reduces dependence on any single cycle, but it does not make every fee stream stable.
Ask whether fees are attached to the balance sheet
Deposit fees, interchange and servicing can deepen customer relationships and support low-cost funding. A fee business that requires heavy incentives, acquisitions or balance-sheet risk may produce less economic value than its margin suggests. Read expense allocations and segment disclosures where available.
5. Evaluate efficiency and returns together
Efficiency ratio
The efficiency ratio compares noninterest expense with revenue, commonly excluding certain unusual items. A lower ratio indicates that less expense is required to produce each dollar of revenue, but definitions differ. Confirm whether securities gains, restructuring costs, amortization or acquisition expenses are included.

Return on assets and tangible equity
Return on average assets (ROA) shows profit generated by the asset base. Return on tangible common equity (ROTCE) shows profit relative to common equity after removing intangible assets. Review both because a bank can produce a high ROTCE through a small tangible-equity base while carrying more balance-sheet risk.
Assess operating leverage: are revenue growth and expense growth moving in the right direction, and can management hold expenses if mortgage or capital-markets revenue falls? A cost program that depends on repeated restructuring charges is not the same as a permanently lower operating base.
6. Check capital, liquidity and securities risk
Know what each capital measure captures
| Measure | Interpretation |
|---|---|
| CET1 ratio | Common equity available to absorb losses relative to risk-weighted assets; the principal regulatory common-equity measure |
| Tier 1 leverage | Tier 1 capital relative to average assets, without relying on risk weights |
| Total risk-based capital | Broader capital measure that includes qualifying Tier 2 components |
| Tangible common equity | Common equity after intangible assets; useful for comparing balance-sheet value and loss absorption |
The Federal Reserve reported aggregate CET1 ratios of about 13% for both large and small banks through year-end 2025. That is a system-level reference, not a target for every institution. SouthState reported 13.8% total risk-based capital and 9.3% Tier 1 leverage at December 31, 2025. Compare each bank with its own risk profile, growth plans and regulatory requirements.
Include accumulated other comprehensive income when relevant
Unrealized losses on available-for-sale securities can reduce reported equity through accumulated other comprehensive income (AOCI), while held-to-maturity losses may not flow through regulatory capital in the same way. Determine whether a reported CET1 figure includes or excludes AOCI and keep the treatment consistent across banks.
Regions’ second-quarter 2026 investor information reported CET1 of 10.7%, or 9.5% including AOCI. That distinction illustrates why a single capital number can conceal market-value sensitivity.
Map liquidity sources and deposit runoff risk
List cash, unencumbered securities, borrowing capacity, pledged collateral and available contingent funding. Review securities duration and unrealized losses: selling a security to meet withdrawals can turn an unrealized decline into a realized loss. When disclosed, record uninsured deposits, concentrated business accounts and other rate-sensitive balances.

7. Value the franchise only after normalization
Price-to-tangible-book
Price-to-tangible-book compares the market value of common equity with tangible common equity. A discount can indicate under-earning, concentrated credit exposure, expensive funding or expected dilution. A premium can reflect a low-cost deposit franchise, diversified fees, strong underwriting and credible returns. Compare the multiple with normalized ROTCE, not a single quarter distorted by provisions or mortgage gains.
Forward price-to-earnings
Use forward P/E only after adjusting earnings for a sustainable NIM, normal credit costs, recurring fee revenue, realistic tax rates and expected share dilution. A low P/E may be a warning that analysts expect earnings to fall as deposits reprice or losses rise.
Adjust for growth and franchise quality
Two banks with the same multiple can have very different economics. Give more weight to stable core-deposit growth, diversified loans, recurring fees, conservative reserves and excess capital than to one year of rapid loan expansion. A bank that must retain more earnings to support growth may deliver less distributable cash than its headline ROE implies.
Recommended Free Tools
A repeatable comparison workflow
- Collect primary filings. Pull the latest 10-K and quarterly filing for every bank, along with investor presentations that reconcile reported and adjusted figures.
- Standardize definitions. Confirm average versus ending balances, inclusion of AOCI, treatment of purchase-accounting accretion, and whether efficiency and “core” revenue measures exclude unusual items.
- Build three-year trends. Chart NIM, deposit cost, core deposits, loan growth, charge-offs, nonaccruals, ACL, provision expense, efficiency, ROA, ROTCE and capital.
- Reconcile the balance sheet. Compare loan-to-deposit ratios, wholesale funding, securities duration, unrealized losses and liquidity sources.
- Split revenue by durability. Separate mortgage banking, recurring customer fees, market-sensitive income and one-time gains.
- Read risk disclosures. Study the risk-factor, allowance, CRE, liquidity and securities sections before relying on EPS.
- Stress the model. Apply higher deposit costs, slower loan growth, weaker CRE performance and larger charge-offs, then recalculate NII, provisions, earnings and capital.
- Compare valuation last. Use normalized earnings and tangible book after the stress tests, not the unadjusted headline multiple.
How to stress-test durability
Funding-cost shock
Increase interest-bearing deposit costs and wholesale borrowing rates while holding asset yields flat or lower. Observe how much NII and NIM decline, how quickly the bank can reprice loans, and whether deposit outflows require asset sales.
Credit-loss shock
Raise charge-offs and provision expense in the most concentrated loan categories. For CRE, vary occupancy, property values and refinancing rates; for C&I, vary revenue and interest coverage; for consumers, vary unemployment and delinquency roll rates. Compare the resulting capital ratios with internal targets.
Liquidity and securities shock
Assume a portion of uninsured or rate-sensitive deposits leaves. Test available cash and borrowing capacity, then account for realized losses if securities must be sold. A bank can be solvent on an accounting basis yet face a damaging funding squeeze.
Revenue-mix shock
Remove an unusually strong mortgage quarter or a market-related gain from the forecast. Keep only fees supported by customer balances, contractual servicing or repeat transaction volume. This reveals whether the expense base is too large for normalized revenue.
Common comparison mistakes
- Ranking by mortgage revenue alone: ignores the spread business and the cost of producing that revenue.
- Using NIM without deposit cost: misses repricing pressure that can arrive with a lag.
- Treating all loan growth as equal: overlooks concentration in CRE, construction or a single commercial sector.
- Relying on current charge-offs only: ignores criticized loans, reserve assumptions and loss seasoning.
- Capitalizing one-time fees: turns securities marks or unusual gains into an unrealistic earnings forecast.
- Comparing regulatory ratios mechanically: fails to account for AOCI treatment, risk weights, tangible equity and business-model differences.
- Buying the lowest multiple: confuses cheap accounting value with a durable franchise.
- Ignoring definitions: makes adjusted metrics appear comparable when their exclusions differ.
What a durable regional bank looks like
The strongest profile is not necessarily the fastest-growing bank. It is a bank with a broad core-deposit base, manageable funding costs, diversified loans, transparent reserves, recurring fee streams, disciplined expenses, capital above its risk needs and liquidity that does not depend on selling underwater securities. Its earnings should remain acceptable when mortgage production, market activity or interest rates move against it.
Use the filings to connect those traits. Deposit growth should support loan growth; loan mix should explain credit outcomes; credit costs should fit reserve coverage; recurring fees should support expenses; and capital should remain credible after a realistic stress. Only then does a price-to-tangible-book or forward P/E comparison answer the question investors actually care about: how much are they paying for earnings that can survive a full cycle?
