Use your current lender’s payoff quote and scheduled remaining payments, then compare them with written Loan Estimates from several lenders. Include the interest rate and APR, total payment, mortgage insurance, lender fees, credits, cash to close, interest, principal reduction and ending balance. A lower rate or smaller payment can still cost more if you pay substantial fees or restart a longer term.
The decision is usually favorable when the refinance recovers its costs before you sell, move or refinance again and leaves you with a lower total borrowing cost—or with a payment and risk profile that you deliberately prefer. The calculations below show how to test that rather than relying on an advertised rate.

Should you refinance your mortgage or keep your current loan?
Keeping the existing mortgage is often the better choice when your expected time in the home is shorter than the refinance’s break-even period, when fees consume the projected savings, or when a new term would add years of interest without a purpose. Refinancing can make sense when a written offer produces enough savings over your expected holding period, improves payment stability, removes mortgage insurance where eligibility allows, or changes the payoff schedule to fit your plan.

A refinance pays off the old mortgage and replaces it with a new loan, new rate and new repayment terms. It normally involves closing costs and other fees. Compare the replacement loan with the payments and balance you would actually have under the current loan—not with the original amount you borrowed. The Consumer Financial Protection Bureau explains that borrowers keep a mortgage for about five years on average before moving or refinancing, but that is only a broad benchmark; use your own expected period instead.

The CFPB’s Loan Estimate guidance and the Federal Reserve refinancing guide both emphasize comparing complete offers. A monthly-payment reduction by itself is not proof of savings.
Start with an accurate current-loan baseline
Request a payoff quote, not just an account balance
Ask your current servicer for a written payoff quote valid through a stated date. The amount needed to satisfy the mortgage can include accrued interest and other charges, so it may differ from the principal balance shown on a statement. The CFPB glossary specifically cautions that a displayed current balance is not necessarily the payoff amount.
Record the quote’s expiration date and any daily interest amount. If the quote expires while you are comparing offers, obtain an updated figure. Also check whether the existing note has a prepayment penalty or other payoff charge.
Capture the remaining payment schedule
- Current principal balance and payoff amount.
- Interest rate and whether it is fixed or adjustable.
- Remaining term and the scheduled payoff date.
- Principal-and-interest payment.
- Mortgage-insurance premium, if any.
- Any prepayment penalty, payoff fee or special feature.
If you keep the loan, model its scheduled remaining payments and future balance. Do not treat the existing balance as if you were taking out a brand-new loan today; doing so overstates or understates the cost of keeping it.
Choose the comparison horizon before looking at savings
Write down how long you realistically expect to keep the home or mortgage. Consider a planned move, a likely sale, a possible refinance in a few years and the risk that your plans change. Use that period for the main comparison, and also review the five-year figures on each Loan Estimate as a common short-term reference. Five years is not a forecast for your household.
Get comparable written refinance offers
Request Loan Estimates from multiple lenders. Freddie Mac recommends shopping and comparing estimates, and the CFPB notes that competing estimates can help you negotiate lender-controlled costs.
- Use identical assumptions. Ask each lender for the same loan amount, loan type, repayment term, points or credits, occupancy and rate-lock assumptions. A quote for a different term or cash-out amount is not an apples-to-apples offer.
- Ask for current estimates. Mortgage rates can change daily. Offers issued on different dates may reflect market movement rather than a lender’s pricing, so note the date and lock status on every estimate.
- Check the core terms. Record the new loan amount, interest rate, APR, principal-and-interest payment, mortgage insurance, total monthly payment, lender origination charges, lender credits and cash to close.
- Separate lender-controlled costs from pass-through amounts. Taxes, homeowners insurance, prepaid interest and escrow funding affect the cash needed at closing but are not all controlled by the lender. Ask about any unexplained difference between estimates.
- Confirm the payoff assumption. Make sure the proposed loan amount includes the current payoff quote and any costs that will be financed. If it does not, add those amounts consistently when comparing offers.
Keep the complete estimates, not just a rate screenshot. The written disclosures show whether a low rate is paired with points, whether a credit offsets fees, and how much cash you must bring.

Build a side-by-side comparison
Use one worksheet for the current loan and each refinance offer. Enter dollar amounts from the documents rather than estimates from an online advertisement.
| Measure | Keep current mortgage | Refinance offer |
|---|---|---|
| Loan amount or payoff | Current payoff quote and remaining balance schedule | New loan amount, including any financed costs |
| Rate and APR | Existing note’s rate and applicable disclosure | Rate and APR shown on the Loan Estimate |
| Principal-and-interest payment | Scheduled payment under the current note | Payment quoted for the new term and rate |
| Mortgage insurance | Current monthly premium, if any | New monthly premium, if any |
| Total monthly payment | Principal, interest, mortgage insurance, taxes and insurance as applicable | Loan Estimate’s total payment, with escrow assumptions identified |
| Upfront costs | Any payoff or other cost of retaining the loan | Lender charges, points, third-party charges, prepaids and escrow funding |
| Lender credits | None from retaining the existing loan | Credits shown on the estimate and what they offset |
| Cash to close | Cash required to keep the loan under the chosen scenario | Cash required after credits and financed costs |
| Interest and fees over the horizon | Interest and applicable costs from the remaining schedule | Interest plus costs paid or financed through the chosen horizon |
| Principal repaid | Principal reduction under scheduled payments | Principal reduction under the new loan |
| Ending balance and equity | Projected balance at the horizon | Projected balance at the same horizon |
| Payoff date and payment risk | Existing maturity and fixed or adjustable features | New maturity and any rate-adjustment rules |
Taxes and insurance can make total payments look different even when the loan terms are similar. Keep those items visible, but focus your lender-to-lender negotiation on charges the lender controls.
Compare five-year figures and your own holding period
Use the Loan Estimate’s five-year comparison correctly
Each Loan Estimate provides an “In 5 years” section. The CFPB instructs consumers to subtract principal paid from the total paid, including principal, to estimate interest and fees over that period. Apply the same interpretation to every offer. Include costs paid in cash and costs added to the new balance, because financed costs still accrue interest.
The five-year section is a standardized reference, not a promise that you will own the loan for five years. If you expect to sell in two years, run a two-year comparison; if you expect to stay for ten, run a ten-year comparison as well. At each horizon, compare the remaining balance. A refinance that shows lower payments but leaves you owing substantially more can fail to improve your net position when you sell.

Calculate the matched-horizon result
For each scenario, total the payments made through the horizon, subtract the principal repaid to isolate interest and fees, then add upfront costs paid in cash and any costs financed into the balance. Record the ending balance. The scenario with the lowest payment is not automatically the scenario with the lowest total cost.
Equity growth matters because every dollar of principal reduction lowers what you will owe when the property is sold or the loan is paid off. A shorter-term refinance may require a larger payment but build equity faster; a longer term may produce more monthly cash flow while slowing principal repayment.
Estimate the refinance break-even period
Break-even is a screening calculation:
Refinance costs under review ÷ monthly savings = approximate months to break even.

Define “costs under review” before dividing. You might include lender fees, points and other refinance charges, while excluding escrow deposits that are generally funds held for future bills. If a lender credit offsets part of the charges, subtract that credit. Be consistent across offers and state whether prepaid interest, mortgage-insurance changes and financed costs are included.
The Federal Reserve guide gives a historical illustration using $2,500 of costs and about $91 in monthly after-tax savings, producing roughly 27 months. Those figures are an example, not a current quote or a prediction for any borrower. Your savings may be different, and tax treatment is individual.
Compare the resulting months with the period you expect to keep the home or loan. If you expect to leave before break-even, the refinance generally has not recovered its evaluated costs. If you expect to stay longer, continue to the full interest, principal and balance comparison; break-even does not account for every term effect or payment-risk difference.
Account for the term reset and equity trade-off
Does refinancing restart the 30-year clock?
Usually, a new 30-year mortgage has a new 30-year repayment schedule. Suppose you are several years into an original 30-year loan and replace it with another 30-year loan. The required payment may fall because the balance is spread over more payments, but the final payoff date moves later and less principal may be repaid in the early years of the replacement loan.
Compare the standard offer with a new term close to the years remaining on your current loan. If you have 22 years left, request a 20-, 22- or 23-year alternative when available, not only a fresh 30-year quote. A shorter term can accelerate equity growth and reduce total interest but may make the payment unaffordable. Choose the payment deliberately rather than calling a term extension automatic savings.
Show the payment and payoff consequences
- Keep the current loan: Payment and payoff date follow the existing amortization schedule.
- Refinance into a similar remaining term: Payment may change, while the payoff timing stays broadly comparable.
- Refinance into a new longer term: Required payment may drop, but payoff is later and principal reduction can be slower.
- Refinance into a shorter term: Payment generally rises, while interest over the life of the loan and the balance can fall faster.
At your chosen horizon, compare both the cash you paid and the balance you still owe. That combined view captures the equity effect that a payment-only comparison misses.
Understand what “no closing cost” means
A no-closing-cost refinance does not make the costs disappear. A lender may provide credits in exchange for a higher interest rate, or fees may be added to the new loan balance and then accrue interest. Ask the lender to identify which structure applies.

Request a side-by-side quote that shows the rate, APR, lender credits, itemized fees, monthly payment, amount financed and any penalty or special condition. Compare that offer with a lower-rate quote in which you pay costs upfront. The better choice depends on how long you keep the loan: a higher-rate credit structure can be useful for a short expected period, while upfront costs may be less expensive over a longer one. Run both through the same holding-period and ending-balance calculations.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Compare the main scenarios on the decision axes that matter
| Scenario | When it may fit | What to test |
|---|---|---|
| Keep the current loan | Your expected stay is short, savings are uncertain, or refinance costs are high | Remaining scheduled interest, principal reduction, payoff balance and any current penalty |
| Refinance near the remaining term | You want a new rate or payment without deliberately extending the payoff date | Payment, APR, fees, break-even and balance at the same maturity horizon |
| Refinance into a new longer term | Lower required cash flow is the priority | Extra years, slower equity growth, total interest and later payoff date |
| Refinance into a shorter term | You can afford a higher payment and want faster principal reduction | Payment affordability, total interest, equity growth and cash-flow resilience |
| No-closing-cost structure | You want to limit cash at closing or expect a short holding period | Higher rate, APR, credits, financed fees, payment and balance at the horizon |
| Adjustable-rate refinance | You accept payment changes under the loan’s adjustment rules | Initial payment, adjustment schedule and worst-case rate and payment scenario |
For every scenario, compare expected time before a sale, move or another refinance; total fees, points and credits; rate and APR; payment and mortgage insurance; interest and fees through the same horizon; principal repaid; ending balance and equity; payment stability; and eligibility or appraisal constraints.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteCheck adjustable-rate and payment risk
If the refinance is adjustable-rate, do not assume the initial payment remains constant. The CFPB’s five-year example assumes rates hold steady, so it does not model every possible adjustment. Review the note’s adjustment timing, rate limits and payment consequences, then test a higher-rate scenario that you could afford. A fixed-rate offer may have a different starting payment but provide more predictable budgeting.
Confirm eligibility, timing and property details
Approval and pricing depend on your financial and property facts. Lenders may evaluate income, credit, debts, property value, loan-to-value ratio, occupancy and documentation. An appraisal or other valuation can affect eligibility and costs. Obtain current written estimates rather than assuming an advertised rate applies to you.
Rates and fees are time-sensitive. Record when each estimate was issued, whether the rate is locked and how long the lock lasts. Before closing, confirm the final payoff amount and final written costs. If a lender changes a term, credit or fee, rerun the comparison rather than relying on the earlier break-even result.
A practical refinance decision process
- Set the horizon. Choose the realistic number of months before a sale, move, payoff or likely second refinance.
- Collect the baseline. Obtain the payoff quote, current rate, remaining term, payment, mortgage insurance and prepayment terms.
- Request matching Loan Estimates. Use the same amount, term, points or credits, loan type and lock assumptions with multiple lenders.
- Normalize the offers. Separate lender-controlled charges from taxes, insurance, prepaids and escrow funding; confirm that each quote pays off the same current loan.
- Calculate break-even. Divide clearly defined refinance costs by monthly savings and compare the result with your horizon.
- Run the horizon math. Compare total payments, interest and fees, principal repaid and ending balance at the same date for keeping and refinancing.
- Test term alternatives. Ask for a term near the remaining term, the standard longer term and, if affordable, a shorter term.
- Stress-test payment risk. For an adjustable-rate option, model future adjustments; for any option, verify that the payment fits your budget after closing.
- Verify before signing. Refresh the payoff quote, review the final disclosure and confirm credits, fees, rate lock and cash to close.
Common mistakes and how to correct them
Choosing the lowest advertised rate
A low rate can require points or other charges. Compare APR, lender fees, credits, payment and total cost over your horizon, not the headline rate alone.
Using the statement balance as the payoff
The statement balance may not include accrued interest or payoff charges. Use a dated payoff quote and update it when necessary.

Calling a lower payment savings
A lower payment may result from extending the term. Compare principal reduction, interest and the ending balance, and request a term close to the remaining schedule.
Ignoring financed costs
Fees added to the new balance still increase the amount owed and can accrue interest. Include them in the loan amount and horizon calculation.
Comparing estimates issued on different assumptions
Different loan amounts, terms, points, lock dates or property assumptions can make one offer appear cheaper. Reissue estimates with matching inputs.

Questions to answer before accepting an offer
- What exact payoff amount will the new loan satisfy, and through what date is it valid?
- Which charges are lender-controlled, and which are taxes, insurance, prepaids or escrow funding?
- How much cash must I bring, and how much of the cost is being financed?
- What are the rate, APR, principal-and-interest payment, mortgage insurance and total payment?
- What balance will remain at my expected sale or refinance date?
- What is the payoff date under this term compared with my current loan?
- Is the rate fixed, or when and how can the payment change?
- Does the current loan or new loan contain a prepayment penalty or other special cost?
Tax effects are individual and can change with your circumstances; consult a qualified tax professional for advice specific to your situation. The general framework is the same: compare current, written numbers over the period you realistically expect to keep the mortgage, and make the term and balance consequences visible.
