The most reliable way to compare real estate stocks is to combine three tests: value recurring cash earnings with price-to-FFO or price-to-AFFO, determine whether debt can be refinanced through a downturn, and examine whether the development pipeline will add per-share cash flow after funding costs and dilution. A low multiple or high dividend yield is only a starting signal.
Build the comparison with companies from the same property sector and geography, use market data stamped to the same date, and reconcile each company’s definitions before ranking it. The result should show not only which stock looks inexpensive, but whether its assets, balance sheet and projects can support that valuation.

Start with a comparable group and a dated data sheet
Real estate companies have different economics. A stabilized net-lease REIT, an apartment owner, a data-center operator and a capital-intensive developer should not be ranked on one headline multiple. First define a peer group with similar property types, operating regions, lease structures and development intensity.

Choose peers that answer the same investment question
- Property sector: Keep office, industrial, apartments, retail, self-storage, healthcare, lodging and other sectors in separate groups unless you are deliberately studying sector allocation.
- Geography: Compare companies exposed to similar countries, currencies, tax regimes and local property cycles. A national portfolio and a single-city owner can have very different vacancy and financing risk.
- Business model: Separate owners of stabilized assets from developers, operators with material management businesses and companies that regularly recycle assets.
- Capital intensity: Identify whether growth comes mainly from contractual rent, acquisitions, redevelopment or ground-up construction. Capital needs determine which valuation and leverage measures are meaningful.
Listed REIT prices move with earnings reports, economic data and interest-rate expectations. Record the share price, market capitalization and other market inputs on the same date for every company. A comparison using prices from different days can mistake a market move for a valuation difference.

Record the operating and financing inputs
Create one row per company and capture the latest reported and forward figures where available:
- Share price and diluted share count.
- Latest and forward funds from operations (FFO) and adjusted FFO (AFFO).
- Annualized dividend and payout relative to FFO or AFFO.
- Total debt, cash and calculated net debt.
- EBITDAre, with the company’s reconciliation to reported earnings.
- Debt maturities by year, weighted-average maturity and the share of fixed-rate debt.
- Same-store net operating income (NOI), occupancy, lease escalators and lease-rollover schedule.
- Development and redevelopment cost, remaining cost to complete, expected completion, pre-leasing, projected NOI or yield, funding source and stabilization date.
Nareit investor guidance identifies earnings growth, total return, dividend yield, payout relative to FFO, management quality and underlying asset values as relevant considerations. Those factors become useful only after the peer set and measurement date are consistent.
Use FFO and AFFO to value recurring cash earnings
Price-to-FFO and price-to-AFFO are the practical first screens for REITs because conventional earnings include real-estate depreciation that often does not represent the decline in value of an income-producing property. FFO is a supplemental, non-GAAP measure defined by Nareit; AFFO is a company-specific refinement intended to approximate recurring cash available after selected recurring adjustments.
Calculate the multiples consistently
Use these formulas with the same period for price and earnings:
- Price/FFO: share price divided by diluted FFO per share.
- Price/AFFO: share price divided by diluted AFFO per share.
- FFO yield: FFO per share divided by share price.
- Dividend payout to FFO: annual dividend per share divided by FFO per share.
Use trailing figures to describe what has already been earned and forward figures to express the market’s valuation of expected earnings. Label the forecast period and source. Do not mix one company’s quarterly annualization with another’s full-year guidance.
Reconcile company-specific adjustments
AFFO is not standardized in the way a statutory accounting measure is. Companies may subtract recurring maintenance capital expenditures, straight-line rent, leasing costs or stock compensation, while others use different treatments. Read the reconciliation in each filing and rebuild the measure when a material adjustment prevents an apples-to-apples comparison.
The U.S. Securities and Exchange Commission treats FFO as a non-GAAP or supplemental measure under applicable disclosure rules. It also cautions that the phrase “free cash flow” can mislead when mandatory debt service is omitted. A company calling cash after selected property costs “free cash flow” does not necessarily mean that cash is available after interest, principal maturities, preferred payments and all capital requirements.

Do not let a low multiple decide the ranking
A low P/FFO can reflect weak assets, a near-term lease rollover, elevated refinancing costs, a shrinking market or a development program that consumes cash. A high multiple can be justified by durable same-store growth, scarce assets, long leases and a well-funded pipeline. Compare the multiple with NOI growth, occupancy, lease escalators, payout coverage and balance-sheet capacity.
Cross-check earnings value with NAV and implied capitalization rates
FFO values the operating stream; net asset value (NAV) tests what the underlying properties might be worth. Estimate property value by capitalizing stabilized NOI at an appropriate market capitalization rate, then subtract net debt and other claims and divide by diluted shares. Compare the resulting NAV per share with the market price.
Interpret an NAV discount or premium
- NAV discount: The stock trades below your estimated asset value. This can provide a margin of safety, but it may also signal that the assets would sell below book assumptions, require heavy capital spending or sit in an oversupplied market.
- NAV premium: The market assigns a value above estimated private-market assets. The premium may be warranted when management can source accretive deals, operate properties better than private owners or create growth through development.
- Uncertain NAV: If occupancy, rents or market cap rates are changing rapidly, present a range rather than a single point estimate.
An implied-cap-rate check reverses the process: use the stock’s enterprise value and stabilized NOI to infer the cap rate the market is assigning to the portfolio. Keep debt and non-property businesses in the calculation. A lower implied cap rate means a more demanding valuation, not automatically a better company.
As a sector reference, Nareit’s Q2 2026 tracker reported a 5.7% REIT implied cap rate. That is context for a dated market snapshot, not a buy-or-sell threshold. Property type, geography, growth and leverage can justify large differences around an average.
Test whether debt remains manageable in a stressed market
Debt analysis should answer two questions: can the company meet obligations as they mature, and can it keep investing without issuing heavily discounted equity? Use several measures because each catches a different failure mode.
Core leverage and coverage calculations
| Measure | Formula or definition | What it reveals |
|---|---|---|
| Net debt/EBITDAre | (Total debt − unrestricted cash) ÷ EBITDAre | Debt relative to property operating earnings; useful for comparing financing capacity. |
| Debt/market assets | Total debt ÷ estimated market value of assets | Asset-value leverage and sensitivity to falling property prices. |
| Interest coverage | EBITDAre or adjusted earnings ÷ cash interest | Room to absorb higher rates or lower NOI. |
| Fixed-charge coverage | Cash earnings ÷ interest plus other fixed obligations | Broader protection when preferred dividends, ground rent or similar charges matter. |
| Secured-debt share | Secured debt ÷ total debt | Collateral encumbrance and flexibility to borrow unsecured. |
| Weighted-average maturity | Average remaining term, weighted by principal | How quickly refinancing decisions arrive. |
| Fixed-rate share | Fixed-rate debt ÷ total debt | Exposure to immediate changes in benchmark rates. |
Reconcile adjusted definitions before comparing companies. A company may remove development or lease-up assets from adjusted debt or EBITDAre, which can make its leverage appear lower than a calculation using consolidated figures. Keep the reported measure, show your adjustment and explain why the difference matters.
Read the maturity ladder, not just the average
List every material maturity for the next five years, including unsecured bonds, mortgages, term loans, credit facilities and commercial paper. Note the interest rate, secured status, available liquidity and whether the company has already refinanced or extended the obligation. A five-year average can conceal a large wall of maturities in one year.

Nareit’s Q2 2026 tracker reported 5.8 years of weighted-average debt maturity, a 4.2% weighted-average interest rate on total debt and 89.8% of total debt at fixed rates. These are dated sector figures for comparison, not universal safety limits. A company with a shorter maturity profile or much lower fixed-rate share deserves a larger stress adjustment.

Run explicit refinancing and asset-value stresses
- Start with the company’s latest net debt, EBITDAre, interest expense and maturity schedule.
- Refinance each near-term maturity at a higher assumed rate and add the resulting annual interest expense.
- Reduce same-store NOI or EBITDAre to reflect lower occupancy, weaker rents or tenant failures.
- Recalculate net debt/EBITDAre and interest or fixed-charge coverage after both changes.
- Apply a lower property value to estimate debt/market assets after cap rates expand.
- Check whether liquidity, asset sales, retained cash and committed financing cover the remaining obligations without a forced equity issue.
The objective is not to forecast one exact recession outcome. It is to see which stock still has choices when financing costs rise and property values fall.
Read the project pipeline as a cash-flow claim
A development pipeline is valuable only if completed projects generate returns above their all-in financing and operating costs. Treat every project as a claim on future cash flow that requires capital today.
Separate commitments from options
- Under construction: Work has begun and remaining cost, delivery date and funding are the immediate risks.
- Committed but not started: The company has approved the project, but permits, contracts or financing may still change the schedule.
- Land held for development: The site may provide optionality but has no near-term NOI and can tie up capital.
- Optional projects: Management can defer or cancel them; do not value them like funded construction.
For each project, record total development cost, cost incurred, cost to complete, expected completion date, pre-leasing or pre-sales, projected stabilized NOI, expected yield on cost, funding source and stabilization date. Also record management’s return hurdle and the assumptions behind rent, occupancy and construction costs.
Measure accretion after financing and dilution
Compare the project’s expected stabilized NOI with the total cost, not merely the remaining construction budget. Then subtract incremental interest, preferred payments, operating overhead and recurring capital needs. If equity will fund the project, calculate the number of new shares and divide the expected cash flow across the enlarged share count.

That condition is central: a project with a high yield on cost can still destroy per-share value if debt is expensive, the company issues stock below NAV or completion is delayed.
Identify execution risks
- Permitting: Delays can extend interest carry and postpone rent.
- Construction: Labor, materials and contractor availability can raise the final cost.
- Leasing: Weak demand can lower pre-leasing, rents or the stabilization occupancy.
- Capital markets: A project funded with floating-rate debt or future equity is vulnerable to rate increases and a lower share price.
- Concentration: Several projects in one market or tenant segment can fail together.
Development forecasts are management expectations. They can change with permits, construction costs, leasing conditions and access to capital. Use a range of completion dates and yields when the company supplies sensitivity information; otherwise label the figures as estimates rather than established results.

Compare operating quality alongside valuation and debt
Two companies can trade at the same P/FFO and have very different durability. Add operating indicators to the comparison:
| Axis | Questions to answer |
|---|---|
| Same-store NOI | Is growth driven by higher occupancy, rent increases, expense control or one-time items? |
| Occupancy | What is current physical or leased occupancy, and how does it trend by property type? |
| Lease escalators | Are contractual increases fixed, tied to inflation or absent? |
| Payout coverage | Does the dividend fit recurring AFFO after maintenance capital and interest? |
| Lease rollover | How much rent resets in the next one, three and five years, and at what market rent? |
| Tenant and sector concentration | Would one tenant, industry or operator failure materially reduce cash flow? |
| Geographic exposure | Are properties concentrated in markets facing the same supply, employment or regulatory risk? |
| Management execution | Has management historically delivered projects, dispositions and leverage targets as promised? |
Use payout coverage as a durability test, not as a substitute for debt analysis. A dividend can be covered by current AFFO while maturities, redevelopment spending or a large pipeline consume cash that would otherwise support it.

After collecting the data, write a short investment case for each company under the same headings. This prevents a spectacular yield or a single growth number from dominating the decision.
- Valuation: Compare trailing and forward P/FFO and P/AFFO, then test the result against NAV and implied cap rate.
- Earnings quality: Verify same-store NOI, occupancy, escalators, lease rollover and the adjustments used to calculate AFFO.
- Balance-sheet resilience: Review net debt/EBITDAre, debt/market assets, coverage, secured debt, maturity concentration and fixed-rate share.
- Pipeline economics: Separate committed work from optional land, calculate cost to complete and test expected yield after financing and dilution.
- Downside: Model weaker occupancy, higher refinancing rates, wider cap rates and delayed projects.
- Per-share outcome: Decide whether growth adds cash flow per existing share or merely increases total company size.
Prefer the stock whose valuation leaves room for execution mistakes, whose debt ladder remains financeable under stress and whose projects can add per-share cash flow without excessive equity issuance. If one measure conflicts with the others, investigate the reason instead of averaging the scores mechanically.
A practical worksheet for each stock
Use the following sequence whenever a new filing or earnings release arrives:
- Timestamp the share price, diluted shares and market capitalization.
- Copy reported FFO, AFFO and the reconciliation of adjustments; calculate per-share values.
- Enter the dividend and compare it with recurring AFFO and FFO.
- Reconcile total debt, cash, EBITDAre and any exclusions used in adjusted leverage.
- Map maturities, rates, secured debt, liquidity and fixed-rate exposure.
- Update same-store NOI, occupancy, lease rollover and tenant concentration.
- Update every project with total cost, remaining cost, schedule, pre-leasing, projected NOI, funding and stabilization date.
- Recalculate P/FFO, P/AFFO, NAV discount or premium and implied cap rate.
- Run the refinancing, occupancy and asset-value stresses.
- Write the per-share thesis and the specific fact that would invalidate it.
Refresh market-based inputs whenever prices or rate expectations move materially, and refresh operating inputs with each filing. Keep the date and period beside every figure so an old earnings estimate is not silently combined with a new share price.

Treating FFO as cash available for every purpose
FFO is supplemental, and AFFO adjustments vary. Check maintenance capital, leasing costs, debt service, preferred payments and recurring redevelopment spending before judging a dividend or project budget.
Ignoring dilution in a growth plan
A pipeline can increase NOI while reducing cash flow per share if the company funds it with stock issued below NAV or at a cost above the project’s return. Model the share count as well as total NOI.
Relying on average debt statistics
Weighted-average maturity and fixed-rate share are useful summaries, but a concentrated maturity wall or large secured loan can create risk that the averages hide. Read the schedule.
Capitalizing optimistic development NOI
Do not treat projected stabilized NOI as current earnings. Keep projects under construction, land and optional phases separate, and mark assumptions that depend on permits, construction pricing or future leasing.
Confusing a high yield with a cheap stock
The dividend yield may be high because the market expects a cut, weaker assets or expensive refinancing. Test payout coverage, lease rollover, debt capacity and the sustainability of the underlying cash flow.
What the sector reference points imply—and what they do not
Nareit’s Q2 2026 tracker reported year-over-year FFO growth of 12.4%, debt equal to 34.4% of market assets, a 5.7% implied cap rate, 5.8 years of weighted-average debt maturity, a 4.2% weighted-average interest rate and 89.8% fixed-rate debt. These figures provide a dated backdrop for a peer analysis. They do not establish minimum safety levels or prove that an individual company is attractive.
Use them to ask whether a company is an outlier and why. A higher leverage ratio may reflect a property portfolio with unusually stable cash flow, or it may signal less room for error. Faster FFO growth may come from acquisitions, development or temporary lease effects. Investigate the composition before assigning a premium.
Final decision rule
A strong comparison identifies a stock that is reasonably valued on recurring earnings, supported by credible asset value, able to refinance through a stressed market and positioned to grow cash flow per share. A low P/FFO, high yield or large pipeline is not sufficient by itself. The decision should survive reconciliation of non-GAAP measures, a maturity-by-maturity debt review and a project-level test of returns after financing and dilution.
