The right mortgage sourcing system is the one that works accurately on your firm’s real cases, covers the lenders and products you actually use, preserves a defensible advice trail and fits your workflow at a sustainable total cost. No platform is proven to be best for every brokerage.
Compare systems through a controlled, like-for-like trial. Test anonymised cases from your own client mix, separate product sourcing from criteria research and affordability, inspect every cost assumption, and verify material results with the lender when data could have changed.

What a mortgage sourcing system does—and what it does not
The Financial Conduct Authority defines mortgage sourcing systems (MSSs) as “a class of software that intermediaries use widely to identify the products available for their consumers” in its May 2018 market-study annex (FCA, 2018). In practice, a system may combine several functions, but those functions answer different questions.
Product sourcing
Product sourcing ranks mortgages against inputs such as loan amount, term, property value, repayment type, initial rate and lender panel. It tells you which products appear to meet the search filters. A product appearing first is not proof that the lender will accept the case.
#1 Best Overall
Criteria research
Criteria research asks whether a lender is likely to consider a particular circumstance: for example, a probationary employment contract, historic credit problems, a non-standard property or a complex income source. Criteria content can be incomplete, qualified or out of date, so a “match” is a lead for verification rather than an underwriting decision.
Affordability
Affordability tools estimate borrowing under a lender’s approach to income, expenditure, stress rates and commitments. The result can differ from a product search and from the lender’s own application process. Ask specifically how many lenders are covered for affordability, rather than assuming that product coverage applies to borrowing-capacity calculations.
Set the comparison criteria before speaking to vendors
Write a requirements sheet based on your firm’s client mix, advice process and regulatory record-keeping. Use the same questions for every supplier.

| Market and lender coverage | Which lenders and product types are included for your relevant markets? Is each lender available for product sourcing, criteria and affordability, or only one or two of those functions? How are panel restrictions and club exclusives displayed? |
| Criteria data | Who supplies and maintains the criteria? How often are changes checked and published? Is there a timestamp, change history, lender source or confidence indicator? Can advisers distinguish a soft match from a lender-confirmed answer? |
| Affordability | Which lender models support your case types? Test multiple applicants, variable income, self-employment and other common patterns. Compare the result with the lender’s own process. |
| Cost comparison | Can advisers select a suitable comparison horizon and see fees, fee financing, cashback, valuation or legal incentives and post-introductory assumptions? Can the system explain why a higher initial rate might have a lower total cost? |
| Complex and specialist cases | Test unusual property, adverse credit, buy-to-let, bridging and later-life scenarios where relevant. Identify unsupported criteria, specialist-lender gaps and the hand-off to a specialist or lender. |
| Evidence and advice records | Does the system retain search inputs, returned options, exclusions, near-misses, the selected product and the recommendation rationale? Can records be exported or attached to the client file, and reproduced as they appeared on the decision date? |
| Workflow and integration | What transfers to your CRM, suitability record, illustration or application system? What must be re-keyed? Test validation errors, duplicate records and ownership of exported data. |
| Usability and support | Have advisers run real cases themselves? Check training, implementation effort, support routes and the time a new user needs to complete a routine case. |
| Commercial terms | Compare current licence cost, minimum usage, club or network eligibility, onboarding, integrations, contract length, cancellation and data-export terms. Treat old or conditional prices as non-current until confirmed. |
Build a representative test set
A polished standard-residential demonstration can hide the limitations that matter most to your firm. Create a small, anonymised or synthetic test pack before any trial.
- One straightforward employed applicant with clean credit.
- A joint application with variable pay, dependants and regular commitments.
- A self-employed applicant requiring accounts, retained profit or fluctuating income treatment.
- A case involving a property type or construction method your advisers encounter.
- An adverse-credit or recent-credit-event case, if this is within your proposition.
- A buy-to-let, bridging, later-life or second-charge case where applicable.
- A case near a policy boundary, such as a maximum loan-to-value, age limit or income multiple.
For each case, record the expected lender possibilities, the information required to make a decision, and the outcome you would regard as a dangerous false positive or a missed lender. Do not use identifiable client information in a vendor trial unless your data-protection arrangements expressly allow it.
Run a like-for-like demonstration
Use the same data, assumptions and user role in every system. Ask vendors to explain each result rather than presenting only a ranked list.
- Enter the case once. Capture applicant details, income components, commitments, property information, loan purpose, term, repayment method and required completion date.
- Save the raw inputs. Export or screenshot the search criteria so differences in data entry cannot be mistaken for platform performance.
- Run product sourcing. Record the lenders returned, products excluded and the reason for every material exclusion.
- Run criteria research separately. Search the policy questions that make the case difficult. Note whether answers are lender-specific, dated, conditional or supplied as general guidance.
- Run affordability. Record the lenders tested, income treatment, expenditure assumptions, stress method and maximum borrowing shown.
- Repeat after correcting an input. Change one variable—such as term, fee payment or income treatment—and check whether the result changes as expected.
- Check the evidence trail. Confirm that another adviser can reproduce the search and see what was available at the time.
- Ask for unresolved cases. The vendor should identify when a lender call, manual referral or specialist review is required.
Track false positives, missed lenders, stale criteria, near-misses, elapsed time and manual re-keying for every case. This is an internal trial scorecard, not an industry accuracy benchmark.

A lowest-rate result can be misleading when systems use different assumptions. Require every supplier to show the calculation inputs and allow advisers to adjust them.
Rank #2
- Ideal for Gifting
- Ideal for a bookworm
- Compact for travelling
| Input | Why it changes the ranking | Question for the demo |
|---|---|---|
| Comparison horizon | A two-year and five-year comparison can produce different winners. | Can the adviser select the relevant horizon and see the end date? |
| Arrangement and product fees | A lower rate may carry a larger fee. The fee may be paid upfront or added to the loan. | Are fees shown separately, and can fee financing be modelled? |
| Cashback and incentives | Cashback, free valuation or legal work can alter the net cost, but eligibility and timing differ. | Are incentives itemised with their conditions and payment dates? |
| Initial-rate period | The length of the fixed, discounted or tracker period affects total interest over the chosen horizon. | Does the system display the initial period and its end date clearly? |
| Reversion assumption | Payments after the initial period depend on the assumed follow-on rate. | What reversion rate is used, and can it be changed or explained? |
| Valuation and legal costs | These may be included, waived or payable separately depending on the product. | Can the adviser see which costs are included and which are excluded? |
| Overpayments and repayment method | Interest and balances differ between repayment and interest-only borrowing and where overpayments are allowed. | Are repayment type, overpayment assumptions and early-repayment charges visible? |
Save the assumptions with the recommendation. If a higher initial rate is selected because it gives a lower total cost or better fit, the file should show the horizon, fees, incentives and post-introductory assumptions that support that conclusion.
Test lender criteria and affordability independently
Criteria questions
Prepare a question list that reflects your most common declines and referrals. Examples include minimum trading history, treatment of contractor income, probation periods, bonus averaging, gifted deposits, lease length, property construction, credit-event dates and acceptable loan purposes. For each answer, record the lender, source, publication or update date and any conditions.
Ask whether the system distinguishes a “likely fit” from an answer confirmed by the lender. If it cannot, build a manual confirmation step into your advice process.
Affordability questions
Run the same applicant through each lender model supported by the system. Vary one income component at a time—basic salary, overtime, commission, bonus, dividends or retained profit—and observe the treatment. Test multiple applicants, dependants, childcare, student loans, credit commitments and the intended term.
Compare the result with the lender’s own affordability route or an agreement-in-principle process. A disagreement is not automatically a software error; it may reflect model versions, assumptions or information that the lender requests later. It is a reason to investigate and document the difference.
Check data freshness and change control
Mortgage products and lender criteria change. Vendor feeds can lag, and suppliers describe update schedules differently. During the trial, ask for the last update timestamp, the source of a material rule, the process for urgent changes and whether a change history is available. Verify a rate or policy point with the lender when a stale result could change the recommendation.
Do not treat marketing language such as “real-time” or a stated daily update as an independently measured guarantee. Confirm what is updated, how quickly it appears in each module and whether weekends, bank holidays or manual overrides are covered.

Probe complex and specialist cases
Specialist cases expose gaps that a standard demonstration will not. Run your own examples and ask the supplier to identify unsupported areas rather than forcing a result.
Rank #3
Self-employed and variable income
Check the number of years’ accounts required, treatment of dividends and retained profit, averaging rules and how the system records exceptions. Confirm whether the result is an affordability estimate or a lender-confirmed policy answer.
Adverse credit
Enter the type, amount and date of each credit event. Test whether the system distinguishes satisfied from unsatisfied debts and applies lender-specific waiting periods. Record when a manual underwriter referral is required.
Unusual property
Test construction, tenure, lease length, mixed use, acreage and other property attributes relevant to your market. A product list that ignores a property restriction is a serious false positive.

Confirm that the relevant product types are genuinely supported, not merely searchable as labels. Ask how rental stress, exit strategy, age limits, specialist advice and hand-offs are documented.
Evaluate the audit trail and advice evidence
The compliance value lies in the reasoning trail, not just the final product list. Your system should help retain:
- Client needs, objectives, constraints and affordability information.
- Search date, user, inputs and calculation assumptions.
- Products returned and material alternatives considered.
- Products excluded, with reasons such as criteria mismatch, panel restriction or cost.
- Near-misses and lender confirmations for uncertain criteria.
- The chosen product and a plain explanation of why it meets the client’s needs.
- Supporting documents, version dates and exports that can be attached to the client record.
Ask a second adviser to reproduce a historical case from the saved record. If the platform stores only the selected result and not the alternatives or assumptions, you may need a parallel document-control process.
Test integration and re-keying
Map the journey from fact-find to recommendation, illustration, suitability report and application. Count every field entered twice. Test whether the transfer preserves income components, loan purpose, repayment type, fees and lender references without truncation or transformation.
Ask who owns exported data if the contract ends, whether exports are machine-readable, how duplicate records are handled and what happens when an integration is unavailable. A fast search that creates manual correction work can cost more than a slower system with reliable transfer.
Rank #4
Use a weighted scorecard
Weight the criteria according to your case mix and compliance process rather than applying a universal formula. A firm specialising in self-employed borrowers should give affordability and criteria handling more weight than a firm writing only straightforward employed cases.
| Measure | How to record it |
|---|---|
| Relevant lender coverage | Expected lenders versus returned lenders for each test case; note whether coverage is for products, criteria or affordability. |
| Eligibility disagreement | Cases where the system result conflicts with lender guidance or a confirmed application outcome. |
| Affordability variance | Difference between the system estimate and the lender’s own process, with assumptions recorded. |
| Data freshness | Timestamp, source and change-history availability for material criteria and rates. |
| False positives and missed options | Count and classify each result that could mislead an adviser or omit a viable lender. |
| Time to complete | Elapsed adviser time for a routine case and a complex case, excluding vendor presentation time. |
| Manual re-entry | Number of fields re-keyed between sourcing, CRM, suitability and application systems. |
| Evidence quality | Whether inputs, exclusions, alternatives, rationale and dated outputs can be retrieved. |
| Unresolved edge cases | Cases requiring workarounds, lender calls or specialist support. |
| Total current cost | Licence, usage, onboarding, integrations, training and termination or export costs under the proposed contract. |

L&G Ignite
L&G describes Ignite as combining criteria, affordability, product and property functions, with lender-fed data and downloadable evidence documents. The page presents access in the context of L&G Mortgage Club, so confirm eligibility and which functions are available to your firm: L&G sourcing systems.
Iress products
Iress lists Xplan Mortgage, desktop-based Trigold, Lender Connect and sourcing APIs or integrations. Iress describes Trigold as updated daily. Ask which modules, lenders and integrations apply to your use case and contract: Iress mortgage sourcing.
Mortgage Brain Criteria Brain
Mortgage Brain describes Criteria Brain as a lender-criteria comparison tool with an audit trail of criteria changes and integration with other Mortgage Brain modules. Its page states figures of more than 75,000 criteria and more than 90 lenders; those are vendor-published numbers, not independently audited market comparisons: Criteria Brain.
Twenty7Tec MortgageSource
The L&G page describes Twenty7Tec MortgageSource as supporting multiple borrowing types and sourcing options, including first and second charge, bridging, later-life and rate-switch comparisons, with API or hand-off integrations. Confirm the present scope and lender coverage directly: the L&G sourcing-systems page.

Compare the commercial contract, not just the licence
Request a written proposal that states the current recurring charge, minimum usage, implementation and training fees, integration charges, support level, renewal rules, cancellation notice, data-export format and any club or network eligibility condition. Clarify whether specialist modules, additional users, API calls, lender packs or document storage cost extra.
Best Value
- It can be a gift option
- Comes with secure packaging
- Helpful in various ways
Model the total cost over the contract term using your actual adviser count and case volume. Include the internal cost of migration, duplicate entry, retraining and manual lender checks. A low headline fee can be uneconomic if it requires extensive work outside the system.
Understand the regulatory context
The FCA’s May 2018 market-study annex reported that 20% of responding lenders said they had some difficulty launching new products because of MSS requirements or display. This is historical survey evidence from 2018, not a measurement of every current system. The same report said: “We do not see evidence that payments made by lenders affect the lender’s product visibility in the ranking on the MSS.” Read those findings in their dated, limited context at the FCA report.
Software can structure a search, document alternatives and maintain an audit trail; it cannot guarantee a suitable recommendation or regulatory compliance. The adviser remains responsible for assessing the client’s needs, checking uncertain lender criteria and recording the rationale.
Common comparison mistakes and their fixes
Mistake: treating a ranked list as an acceptance decision
Fix: run criteria and affordability checks separately, then obtain lender confirmation where a policy point could change the advice.
Mistake: comparing headline rates only
Fix: use the same horizon, fee treatment, incentives, reversion assumption and repayment method in every system.
Mistake: accepting vendor coverage numbers at face value
Fix: ask how many lenders are covered in each module and test the lenders that matter to your firm.
Mistake: demonstrating only easy cases
Fix: include self-employed, adverse-credit, unusual-property and specialist cases from your actual book.

Quick Recap
A practical decision sequence
- Define the lender panel, case types and compliance evidence your firm requires.
- Shortlist systems whose published capabilities appear to cover those needs.
- Run the same anonymised case pack through each candidate with identical assumptions.
- Score coverage, accuracy disagreements, freshness, workflow, evidence and total cost.
- Investigate every false positive, missed lender and unresolved edge case with the vendor and, where necessary, the lender.
- Conduct a limited production pilot with experienced advisers before committing the whole firm.
- Set a review schedule for criteria changes, integration failures, user feedback and contract value.
