The reliable way to compare mortgage refinance offers is to put equivalent Loan Estimates side by side, separate lender-controlled charges from taxes and escrow, calculate the cash and debt each option requires, and test total cost over the period you expect to keep the new loan. A lower rate or payment alone does not prove a refinance is cheaper.
The Consumer Financial Protection Bureau (CFPB) says its Loan Estimate comparison process applies to most mortgages. Your lender can confirm which disclosures and requirements apply to your particular loan, property and situation.

Start with equivalent Loan Estimates
Ask each lender for a written Loan Estimate for the same proposed refinance. The form is standardized so you can compare offers without relying on different sales worksheets or verbal quotes.
Before comparing dollar amounts, verify that every estimate uses the same:

- Fixed or adjustable interest-rate structure
- Occupancy, property and mortgage-insurance assumptions
- Points, lender credits and other pricing choices
Rates change, so record the date and time each estimate was issued. Also note whether the quoted rate is locked, the lock expiration date and the conditions for extending it. An unlocked estimate can change before you decide; a lock can protect pricing only for the stated period and under its stated conditions.
Confirm the estimate matches the conversation
Compare the written loan amount, rate, term and payment with what the loan officer described. If a lender discussed a zero-point option but the estimate includes points, request a corrected or alternate estimate. Do the same when one quote includes a lender credit and another does not. You cannot make an apples-to-apples decision until the pricing choices are aligned.
Build a side-by-side comparison
Use the Loan Estimates to fill in one worksheet for each offer. The CFPB identifies the following items as central to a comparison.
| Comparison axis | What to inspect |
|---|---|
| Loan structure | Loan type, term, fixed or adjustable rate, and any scheduled rate or payment changes |
| Pricing | Interest rate, annual percentage rate (APR), points and lender credits |
| Upfront funds | Origination charges, services, lender credits, prepaid items, initial escrow and cash to close |
| Ongoing cost | Principal and interest, mortgage insurance and total monthly payment, including escrow |
| Time horizon | Interest and fees paid during the period you are likely to keep the new loan |
| Reliability and timing | Rate-lock status and expiration, estimate expiration, extension terms and the lender’s ability to close on schedule |
Keep taxes, homeowners insurance, escrow deposits and prepaids in the worksheet even though they are not necessarily controlled by the lender. They affect the amount of money you need and can make two estimates look different for reasons unrelated to loan quality.
Separate lender-controlled charges from pass-through amounts
Refinance closing costs contain several categories. Separating them helps you identify what can be negotiated and what is mainly an estimate of money collected for someone else.
Lender charges and services
Review origination charges and each service fee. These are the areas in which lenders’ pricing often differs. Ask what each fee covers and whether a lower charge is offset elsewhere by points, a higher rate or another fee. If a service is listed as borrower-selected, ask whether you may shop for it and whether the lender requires a particular provider.
Taxes, prepaids and initial escrow
Property taxes, insurance premiums, prepaid interest and the initial escrow deposit can vary with the closing date, tax cycle and insurance bill. A higher estimate in this section does not automatically mean a worse offer. Ask the lender to explain the assumption and compare the underlying dates and amounts.

Lender credits
A lender credit reduces the amount you pay at closing, but it is usually exchanged for a higher interest rate. Treat it as a pricing choice, not a free rebate. Compare the rate and long-term cost with a version of the same loan that has fewer or no credits.
Cash to close and financed charges
Cash to close is the estimated money you must provide at closing after credits, deposits and other adjustments. It is the key liquidity number. Fees that are added to the new principal may reduce cash to close, but they still increase the debt on which you pay interest. Record both figures: cash required now and total balance created by the refinance.
Estimate the real cost over time
A refinance can lower the monthly principal-and-interest payment while increasing total cost, especially when you restart a long amortization schedule or pay substantial upfront charges. Compare costs over the period you realistically expect to keep the new loan.
Use the Loan Estimate’s five-year figures
The CFPB’s Loan Estimate guide includes an “In 5 years” comparison. Subtract the principal paid from the total paid during that period. The remainder is an estimate of interest and fees paid over five years:
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
Estimated five-year interest and fees = total paid in five years − principal paid in five years.
The CFPB says borrowers keep a mortgage “about five years” on average before moving or refinancing. The page does not state a publication year for that figure, and it is context rather than a prediction for you. Run the same comparison for the shortest, most likely and longest periods you may keep the loan.
Adjust the horizon for your own plans
Use a shorter horizon if you expect to move, sell or refinance soon. Use a longer one if you expect to remain in the home and keep this loan. Include the balance that would remain at each horizon: an offer with a slightly higher payment may leave you with a lower principal balance, while a low-payment option may amortize more slowly.

For an adjustable-rate mortgage, the CFPB’s five-year cost illustration assumes rates remain unchanged. Actual payments and costs can rise if the index, margin or adjustment rules produce higher rates. Review the initial rate period, adjustment dates, caps and the highest payment shown in the disclosures rather than treating the initial payment as permanent.
Calculate a borrower-specific break-even point
Break-even is not a universal number of months. It depends on your current loan, the proposed loan, how costs are paid and how long you keep the new mortgage.
Simple cash-cost calculation
For a first estimate, divide the refinance costs you pay in cash by the monthly savings in principal and interest:
Simple break-even months = cash closing costs ÷ monthly principal-and-interest savings.
This calculation is only a screen. It can overstate savings if the new loan resets the term, ignores mortgage-insurance changes or treats financed costs as free.
Include financed costs and principal outcomes
If you add $8,000 of costs to the new balance, you have not avoided that cost; you have borrowed it. Compare the projected balance of the current loan with the projected balance of the refinance at each horizon, then add the interest, fees and cash paid. A useful comparison is:
- Total cash paid through the horizon
- Interest and loan fees paid through the horizon
- Remaining principal balance at the horizon
- Any mortgage-insurance cost and the date it ends
- Cash required at closing and the effect on your emergency reserves
Do not promise savings unless the calculation uses your actual payoff amount, proposed balance, fees, rate, payment schedule and expected holding period. If you are uncertain how long you will stay, compare at least three plausible horizons instead of choosing a single break-even month.

Illustrative example
Suppose a homeowner compares two otherwise identical fixed-rate refinances. Option A requires $6,000 in cash and saves $250 per month in principal and interest. Its simple break-even is 24 months ($6,000 ÷ $250). Option B uses a $6,000 lender credit but has a higher rate and saves only $180 per month compared with the existing loan. The credit improves liquidity, yet the slower monthly savings may make Option A cheaper for a long hold. These figures are illustrative; your Loan Estimates and balance projections determine the actual result.
Understand points and lender credits
Points, also called discount points, are upfront charges paid in exchange for a lower interest rate. Lender credits reduce upfront charges in exchange for a higher rate. Neither choice is automatically better.

Random freezes, missing sound and display glitches usually trace back to one bad driver. Find and replace yours safely.Free scan · under a minuteRequest aligned pricing scenarios
Ask every lender for the same loan in at least these versions when available:
- No points and no lender credit.
- One or more points with the lower rate.
- A lender credit with the higher rate.
The exact point or credit amounts need to be aligned. Comparing one lender’s one-point quote with another lender’s two-point quote can make the cheaper offer appear more expensive or vice versa.
Match the choice to your holding period
Points generally make more sense when the monthly savings will continue long enough to recover the upfront charge. Credits can make sense when preserving cash is more important or when you may sell or refinance before paying back the cost of points. Compare each scenario at your shortest, most likely and longest holding periods, including the remaining balance.
Use APR as a cross-check, not a verdict
APR combines the interest rate with certain charges, so it is broader than the note rate. It can help compare similar fixed-rate offers when the loan amount, term and pricing structure match. APR is not a complete decision rule: charges included in the calculation can differ in significance, and comparisons across adjustable-rate and fixed-rate loans require care. Look at the actual rate, payment, fees, adjustment terms and time-based cost together.

- The principal-and-interest payment and total monthly payment
- Which charges are offset by a credit and which are financed
- The total loan amount after financed fees
- The projected interest and fees over your likely holding period
A no-cash option can be useful when liquidity is scarce, but it should be evaluated as a different price-and-balance choice rather than as a free refinance.
Compare cash to close with your financial reserves
The cheapest long-term offer may require more cash than you can safely deploy. After accounting for the payoff, closing costs, prepaid items and escrow, ask whether the remaining cash reserve can cover emergencies, repairs and income interruptions. Conversely, preserving cash by financing fees increases the mortgage balance. Put the liquidity trade-off next to the five-year and longer-horizon cost instead of choosing on monthly payment alone.
Negotiate using written, comparable offers
Multiple Loan Estimates can give you leverage. The CFPB says you can ask a preferred lender to match or beat a competitor’s offer. Provide the competing estimate and request the same loan structure, points and credits. Check the revised estimate line by line: a lower origination fee can be offset by a higher service charge, more points or a smaller lender credit.

- Can you match this rate and points with the same lock period?
- Which fees are lender-controlled, and which are third-party or government charges?
- What would the rate and cash to close be with no points or with a lender credit?
- Will any charge be financed into the new balance?
- What is the rate-lock expiration date and the cost of an extension?
- Can you meet the required closing date?
Manage expiration, rate locks and lender changes
A Loan Estimate is not a final commitment. An offer can expire if you do not express intent to proceed within the period stated by the lender. A rate lock applies only through its stated term and conditions. Before committing, confirm the expiration date, lock length, extension policy, extension cost and what happens if underwriting or appraisal delays closing.
Switching lenders can restart parts of the process and affect your closing timetable. If a new offer is cheaper, compare the value of the savings with any lost appraisal, underwriting or lock time, and do not let an attractive quote expire while you are still resolving those details.
A practical refinance comparison worksheet
- Set the target. Write down the desired loan amount, term, loan type, fixed or adjustable structure and maximum cash you can use.
- Collect matching estimates. Request Loan Estimates from multiple lenders for that exact scenario.
- Record timing. Note the issue date, lock status, lock expiration and offer-expiration deadline.
- Normalize pricing. Align points, lender credits, loan amount and term before comparing fees or APR.
- Classify costs. Separate lender charges and services from taxes, insurance, prepaids and escrow.
- Record both funding measures. Enter cash to close and every fee added to the principal.
- Compare payments. Capture principal and interest, mortgage insurance and total payment including escrow.
- Run time horizons. Use the Loan Estimate’s five-year figures and calculate shorter and longer scenarios using projected balances.
- Test pricing choices. Compare no-point, point and lender-credit versions when available.
- Ask for explanations. Challenge unexplained differences and request revised written estimates rather than relying on verbal promises.
- Check execution risk. Confirm the lender can close before the lock expires and understand extension costs.
- Choose based on total fit. Weigh cost, balance, liquidity, payment certainty and your expected time in the loan.
Common comparison mistakes
- Choosing the lowest rate. A lower rate can require points or a larger balance.
- Choosing the lowest payment. A longer reset term can reduce the payment while increasing total interest and slowing principal reduction.
- Treating all cash-to-close differences as lender savings. Escrow, taxes and prepaids can explain part of the difference.
- Ignoring financed fees. A fee added to principal still costs interest.
- Comparing unlike loans. Fixed and adjustable loans, or different terms, need separate risk and horizon analysis.
- Assuming APR decides the winner. APR is a useful cross-check, not a substitute for reviewing terms and projected costs.
- Assuming “no closing cost” means no cost. Inspect the rate, payment, credit and new balance.
- Waiting until the lock is about to expire. Ask about extension terms early and confirm the closing timeline.
Questions to ask before you proceed
- Is this estimate for the exact amount, term, loan type and rate structure I requested?
- Is the rate locked? If so, through what date and under what conditions?
- Which charges can change, and which are controlled by the lender?
- Why do your taxes, prepaids or escrow estimates differ from another offer?
- How much cash will I need, and how much will be added to the loan balance?
- What are the rate and payment with zero points, with points and with a lender credit?
- What will I have paid and what balance will remain after the period I expect to keep the loan?
- For an adjustable-rate loan, when can the rate change and what limits apply?
- What happens if the estimate expires or closing is delayed?
Frequently Asked Questions
How do I compare mortgage refinance offers?
Obtain Loan Estimates for the same loan amount, term, type and rate structure; align points and lender credits; compare lender charges, cash to close, monthly payment, projected balance and interest and fees over the time you expect to keep the loan.
What closing costs should I compare when refinancing?
Compare origination charges, lender services, lender credits, prepaid interest, taxes, insurance, initial escrow, cash to close and any fees financed into the new balance. Ask why estimates differ before deciding which difference reflects lender pricing.
Recommended Free Tools
How should I use lender credits and points?
Points trade upfront cash for a lower rate; lender credits trade a higher rate for lower upfront cash. Request aligned versions of each and compare total cost and remaining balance over several plausible holding periods.
Is refinancing worth the closing costs?
It depends on your actual costs, monthly benefit, treatment of financed fees and time in the loan. Compare cash paid, interest and fees, and projected balances at more than one holding period rather than relying on a universal break-even rule.
Does a no-closing-cost refinance eliminate closing costs?
No. The costs are generally offset through pricing or added to the loan balance. Compare the written rate, payment, APR, credits, financed amount and time-based cost with a conventional-cost option.
