Compare mortgage offers only after making them equivalent: the same loan type, term, amount, occupancy, and points-or-credits choice. A discount point is money paid at closing for a lower interest rate; a lender credit reduces what you pay up front, usually in exchange for a higher rate. The better choice depends on your cash reserves and how long you realistically expect to keep the loan—not on the advertised rate alone.
Use each lender’s Loan Estimate to compare the rate, projected payment, lender charges, credits, five-year cost, and cash to close. Then reconcile the final Closing Disclosure with the latest estimate and your purchase agreement. Closing costs and cash to close are different figures, and a “no-closing-cost” loan still shifts the cost somewhere else.

What points, lender credits, and closing costs mean
Discount points
A discount point is an upfront fee paid to the lender in exchange for a lower interest rate than you would otherwise receive. One point equals 1% of the loan amount. On a $300,000 loan, one point would be $3,000; on a $450,000 loan, it would be $4,500. The dollar amount is straightforward, but the rate reduction is not universal. It varies by lender, loan type, market conditions, and the specific pricing available that day.

Lender credits
A lender credit is money from the lender that offsets eligible closing costs. It commonly comes with a higher interest rate, so you pay less at settlement but more through the monthly payment and interest over time. The CFPB describes the relationship plainly: “Lender credits work the same way as points, in reverse.” Some lender worksheets show credits as negative points, while the Loan Estimate displays the Lender Credits line as a negative number.
Not every credit has the same purpose. A credit may be a rate-for-cost tradeoff, a promotion, or compensation for a particular problem in the transaction. Ask what generated the credit, which costs it can cover, and how the rate differs from the lender’s same-loan, zero-credit quote.
Closing costs
Closing costs are the upfront charges connected with making the loan and completing the real-estate transaction. They can include lender origination charges, appraisal and other services, title and settlement charges, government charges, prepaid interest, and initial escrow deposits. Some are controlled by the lender; others depend on the property, location, service provider, tax schedule, or insurance requirements.

Cash to close
Cash to close is the amount expected at settlement after combining the down payment, closing costs, deposits already paid, seller credits, lender credits, and other adjustments. Because it includes the down payment, it is usually larger than total closing costs. A deposit paid with the offer, for example, can reduce the remaining cash due without reducing the transaction’s total cost.
Finance charge
The finance charge is a lifetime measure of interest and applicable loan charges over the assumed full life of the mortgage. It can include discount points and other lender charges. It is not the same as the cost you will incur if you sell or refinance after a shorter period.
Start with equivalent mortgage offers
A rate comparison is meaningful only when the underlying loans match. Ask every lender for the same assumptions and request a zero-point baseline. If you are considering points or credits, ask each lender to quote the same amount of points or credits, rather than allowing one lender to quote a heavily discounted rate and another to quote a credit-rich option.
- Loan type, such as a fixed-rate loan or an adjustable-rate mortgage (ARM).
- Loan term, such as 15, 20, or 30 years.
- Loan amount and estimated property value.
- Occupancy (primary residence, second home, or investment property).
- Down payment, loan-to-value assumptions, and mortgage insurance treatment.
- Lock period or other material pricing assumptions.
- Identical points-or-credits scenarios: zero points, a specified number of points, or a specified lender credit.
Request written Loan Estimates rather than relying on a phone quote. The estimate lets you compare standardized disclosures and gives you a record of the assumptions used. If a lender will not provide a comparable scenario, label its quote as incomplete rather than treating its headline rate as directly comparable.

Read the Loan Estimate by comparison category
Use the same line items on every Loan Estimate. The following categories separate lender pricing from transaction-specific costs.
| What to compare | Where to look | Why it matters |
|---|---|---|
| Interest rate and projected payment | Loan terms and projected payments | Shows the ongoing cost created by points or credits. Include mortgage insurance when it applies. |
| Origination charges | Page 2, Section A | Captures lender-controlled charges such as origination fees and discount points. |
| Lender-selected services | Page 2, Section B | Useful for comparing services the lender requires or selects, while recognizing that prices can still vary by transaction. |
| Lender credits | Page 2, Section J | Shows the credit reducing eligible costs. It appears as a negative number on the Loan Estimate. |
| Other settlement, government, prepaid, and escrow items | Sections C through G | Many are driven by the property, location, taxes, insurance, timing, or service provider rather than lender rate pricing. |
| Five-year comparison | Comparisons section | Provides a standardized reference for total payments, principal reduction, and the remaining balance over five years. |
| Estimated cash to close | Page 2 and payment details | Shows the amount expected at settlement after credits, deposits, down payment, and adjustments. |
Do not select an offer solely because its total “closing costs” are lower. A lender may show lower costs by charging a higher rate and granting a credit, while another may charge more up front for a lower rate. Compare the rate, payment, lender charges, credit, and time-based cost together.
Use a time horizon instead of a universal break-even rule
Points pay off only while the monthly savings from the lower rate continue. If you sell, refinance, or otherwise pay off the loan, future savings stop but the point charge has already been paid. A credit has the opposite timing: it helps immediately, but the higher rate can cost more each month and over the remaining life of the loan.
The CFPB says borrowers keep a mortgage for about five years on average before moving or refinancing. That is a broad average, not a prediction for your household or a recommended holding period. Compare at least three realistic horizons:
Quick wins for a faster PC:
Repair Windows errors before they cause bigger problemsFix Now →Scan for outdated or missing drivers - takes under a minuteDriver Scan →- Shortest plausible period: the earliest date you might sell, refinance, or pay off.
- Most likely period: the period that best fits your employment, family, relocation, and financial plans.
- Longest plausible period: the period you could keep the loan if plans do not change.
For each horizon, calculate or compare the cumulative payment savings from points against the upfront point cost. For a credit, compare the upfront reduction against the additional payments caused by the higher rate. Do not use a lender’s break-even month unless the lender states every assumption and you have checked that the scenario matches your loan amount, payment, and expected payoff date.
The Loan Estimate’s five-year method
The Comparisons section provides a standardized five-year view. The CFPB’s method is:
- Take the total amount paid in five years shown in the Comparisons section.
- Subtract the principal paid over that same five-year period.
- Treat the difference as interest and fees paid over five years.
Use that result to compare otherwise equivalent offers. It is a comparison aid, not a promise of your realized cost. For an ARM, the estimate assumes rates remain the same; actual adjustments could make the eventual cost higher or lower. Also remember that the five-year window may not match your own expected ownership period.

How to compare points step by step
- Get a zero-point quote. Ask the lender for the rate and payment with no discount points, keeping every other assumption constant.
- Request one or more point options. Have the lender quote the exact point amount, dollar cost, new rate, and new payment.
- Verify the rate change. Confirm that the charge is a discount point and that the quoted rate is lower than the zero-point alternative.
- Record lender charges separately. A lower rate may come with a different origination fee or other lender-controlled charge; include those amounts in the upfront comparison.
- Test your horizons. Compare total upfront cost plus projected payments through your shortest, most likely, and longest holding periods.
- Check liquidity. Do not use reserves needed for emergencies, repairs, moving expenses, or other obligations merely to obtain a lower rate.
A point is economically attractive only when the monthly savings accumulate for long enough to recover the point cost and any related charges. Because the rate reduction per point differs by lender and market, there is no universal “one point always pays back in X years” rule.

- Get the same-loan, zero-credit quote. This establishes the lender’s rate and payment before the credit.
- Request the credit scenario. Ask for the exact credit amount, the new rate, and the new payment.
- Identify eligible uses. Confirm which closing-cost categories the credit can cover and whether any amount could be forfeited if costs are lower than expected.
- Review the source. Ask whether the credit is tied to the rate, is promotional, or compensates for another issue.
- Compare cash and long-term cost. Measure the immediate reduction in cash to close against the extra monthly and cumulative cost at each holding period.
Credits can be useful when preserving cash is more important than minimizing the rate, particularly when your expected period in the loan is short or uncertain. They can be less suitable when you have ample cash, expect to keep the mortgage for many years, and the higher rate would create substantial additional cost.
Are “no-closing-cost” mortgages really free?
No. “No closing cost” describes how the upfront bill is handled, not the absence of cost. The lender may provide a credit in exchange for a higher rate, or the cost may be added to the loan balance. Ask which mechanism applies, how it changes the rate or principal, and whether the advertised offer excludes prepaid items, escrow deposits, or other transaction charges.
Compare the no-cost quote with a conventional quote from the same lender that shows the actual charges. Keep the loan amount, term, and assumptions fixed. A higher rate can increase the payment for as long as you retain the loan; financing costs increases the balance and can also increase interest over time.
Separate closing costs from cash to close
Use the Closing Disclosure’s labels rather than treating every amount due at settlement as a “closing cost.” Total closing costs exclude the down payment. Cash to close reflects the down payment and closing costs after accounting for deposits, seller credits, lender credits, and other adjustments.

| Figure | Includes | Does not tell you by itself |
|---|---|---|
| Total closing costs | Upfront loan and transaction charges, including applicable prepaid and escrow amounts shown on the disclosure. | How much of your purchase price remains to be funded as the down payment. |
| Cash to close | The expected amount to bring after the down payment, costs, deposits, credits, and adjustments are combined. | Whether a lower amount came from a lender credit, seller credit, deposit, or another adjustment. |
When comparing offers, record both figures. A seller credit can reduce cash to close without changing the lender’s rate pricing. A lender credit can reduce eligible costs but usually carries a rate tradeoff. A deposit already paid reduces the remaining amount due but is not a discount on the home or loan.
Reconcile the Closing Disclosure before signing
You should receive a final Closing Disclosure and compare it with the latest Loan Estimate and your written agreements. Focus on changes that affect the economic tradeoff, not just the final total.

The Closing Disclosure is the final checkpoint. A lower or higher total can result from taxes, insurance, escrow timing, provider changes, or corrections, so ask which line changed and why rather than assuming the entire offer was repriced.

Common comparison mistakes and how to correct them
Choosing the lowest advertised rate
A low rate may require points, a larger loan balance, or a different loan structure. Correct it by requesting a zero-point quote and matching the loan assumptions across lenders.
Comparing different point amounts
One lender’s two-point quote cannot be fairly compared with another lender’s zero-point quote. Ask every lender for the same amount of points or credits, as the CFPB recommends.
Using total closing costs as the only score
Total costs can hide a higher rate or a credit that shifts expense into future payments. Compare cash to close, payment, rate, lender charges, and time-based cost together.

Treating five years as your personal forecast
Five years is a standardized reference and reflects an approximate average cited by the CFPB, not a guarantee. Test your own short, most-likely, and long periods.
Ignoring ARM uncertainty
The Loan Estimate’s five-year comparison for an ARM assumes rates remain unchanged. Review the adjustment rules and recognize that actual rates can alter the eventual cost.
Calling a lender credit “free money”
A rate-linked credit normally compensates the lender through a higher rate. Verify the credit’s source and compare the payment with the same loan without the credit.
Confusing a deposit or seller credit with a lower loan cost
These items can reduce cash due at settlement but do not necessarily reduce the lender’s charges or interest rate. Keep them in separate worksheet columns.
When professional help is worthwhile
If you cannot determine whether a charge is a discount point, cannot reconcile a credit, or are unsure how long you may keep the loan, ask the lender for a line-by-line explanation and consider a HUD-certified housing counselor. Bring the Loan Estimates, purchase agreement, and Closing Disclosure. A counselor can help you understand the tradeoff without selecting a lender for you.
The most defensible choice is the one that matches your verified cash needs and realistic time horizon. Keep copies of the estimates, written rate-and-credit quotes, and the final disclosure so you can identify any change before closing.
