The best mortgage offer is not automatically the one with the lowest advertised rate. Compare written Loan Estimates from at least three lenders using identical loan assumptions, then weigh the interest rate, APR, points or lender credits, lender-controlled fees, cash to close, monthly payment, loan features, and cost over the period you expect to keep the loan.
For U.S. mortgages, the standardized Loan Estimate is the central comparison document. Rates can change daily, so check each quote’s issue date, rate-lock status, and assumptions before deciding. A useful comparison is not a single number; it is a cash-and-payment trade-off that must fit your budget and likely time in the home.

Start with comparable Loan Estimates
Ask several lenders for a Loan Estimate rather than comparing advertisements or informal rate quotes. The Consumer Financial Protection Bureau (CFPB) recommends making it a goal to compare at least three loan offers from different lenders. Lenders generally must provide a Loan Estimate within three business days after receiving a mortgage application, although the disclosure rules apply to most mortgages and some edge cases differ.
The Loan Estimate is designed to put the rate, projected payment, closing costs, taxes, insurance, and major loan features in a standard format. Use the actual forms you receive, not a lender’s web calculator or a verbal quote. Keep the issue date visible because a quote from one day may reflect a different market than a quote issued later.

Before comparing prices, make the offers equivalent. Record these assumptions for every lender:
- Loan amount and purchase price
- Down-payment amount or percentage
- Loan term, such as 15 or 30 years
- Loan program, such as conventional, FHA, VA, or another program
- Fixed-rate or adjustable-rate structure
- Occupancy and property type
- Whether mortgage insurance is included
- Rate-lock period and the date the estimate was issued
Also note whether each estimate is based on the same closing date and whether the rate is locked or merely floating. A lower payment may simply reflect a smaller loan, a longer term, a different insurance assumption, or an introductory adjustable rate. If the inputs are not aligned, the comparison is not a price comparison.
Ask the lender to correct an estimate that does not match the application you discussed. If one offer assumes a different down payment, occupancy, property type, or program, request a revised Loan Estimate before drawing conclusions. Comparing like with like prevents a seemingly cheap offer from winning because it quietly uses easier assumptions.
Rate and APR answer different questions
| Measure | What it includes | How to use it |
|---|---|---|
| Interest rate | The annual rate charged on the borrowed principal; it does not include most loan fees. | Use it to calculate principal-and-interest payments and to understand the loan’s stated pricing. |
| APR | The interest rate plus points, broker fees, and certain other finance charges, expressed as an annualized percentage. | Use it as a broader cost indicator when the loan structures and assumptions are alike. |
CFPB describes APR as “a broader measure of the cost of borrowing money than the interest rate.” Because APR incorporates specified finance charges, a loan with a lower rate can have a higher APR if it requires substantial points or fees. Conversely, a loan with a slightly higher rate and meaningful lender credits may show a different APR because the upfront charges are different.
APR is not a complete decision rule. It may not capture every cost you care about, and it is especially easy to misread when comparing unlike products. A 15-year fixed loan, a 30-year fixed loan, and an ARM should not be ranked solely by APR because their payment paths and payoff assumptions differ. Use APR as one row in your worksheet, alongside cash to close, monthly payment, remaining balance, and loan features.
For an adjustable-rate mortgage (ARM), APR does not tell you the maximum rate or the maximum future payment. Compare the ARM’s index, margin, initial period, adjustment frequency, periodic caps, lifetime cap, and payment rules separately. Confirm whether the payment can change even when the balance is falling and what happens at the first adjustment. The initial rate is a starting point, not a promise for the life of the loan.
Understand points and lender credits
Discount points
Discount points are upfront charges paid to obtain a lower interest rate. One point equals 1% of the loan amount. The rate reduction purchased by one point is not fixed: it varies by lender, loan type, and market conditions. One lender may offer a different rate reduction for the same point charge than another lender, so do not assume that “one point” has a universal value.

For a fair comparison, ask every lender to quote the same number of points—zero points, one point, or another specified amount. Otherwise, a lower rate may merely be the result of paying more cash at closing. Request a side-by-side version with the same points and another version with no points if you are unsure how much cash you want to commit.

Lender credits
Lender credits reduce the amount you pay at closing in exchange for a higher interest rate. They can help when cash is limited, but the higher rate generally produces a larger monthly payment and more interest over time. Credits may be useful if preserving reserves or meeting a cash-to-close limit matters more than minimizing the long-run rate.
Points and credits are opposite cash-versus-rate choices. Put both on the same worksheet and identify the break-even period: divide the extra upfront cost of points by the monthly payment savings they create. Keep the loan longer than that period for the points to have a chance to pay off; sell or refinance sooner and the credits or zero-point option may be cheaper. The calculation should use the actual payment difference and should account for the fact that part of a payment is principal, not interest.
Do not compare a point option with a credit option without recording the cash difference. Write down the points in dollars, the resulting rate, the principal-and-interest payment, total cash to close, and projected balance at each horizon. If a lender changes both the rate and the credit, recompute the trade-off rather than relying on the original break-even estimate.

On page 2 of the Loan Estimate, isolate lender-controlled charges before judging the total. Compare:
- Section A—Origination charges: lender fees, underwriting or processing charges, and discount points.
- Section B—Services you cannot shop for: services arranged by the lender, such as certain credit, appraisal, or verification charges.
- Section J—Lender credits: credits that offset closing costs, usually in return for a higher rate.
Ask the lender to explain every difference in Sections A, B, and J. A lower fee in one line can be offset by a higher fee elsewhere or by additional points. “No closing cost” does not mean the loan is free; the cost is commonly recovered through a higher rate, a larger payment, or other terms. Request an itemized explanation of what the credit covers and whether it disappears or changes if the rate is locked later.
Do not treat every difference in the total closing amount as a pricing advantage. Taxes and government fees, prepaid interest, homeowners insurance, and initial escrow deposits vary with the property, closing date, tax cycle, and insurance bill. They may differ even when two lenders offer identical financing. Separate these pass-through amounts from negotiable lender charges. A higher initial escrow deposit can reflect timing rather than a more expensive loan.
When totals differ, first compare the lender-controlled sections, then compare the remaining amounts line by line. Ask whether a difference is caused by a different closing date, tax assumption, insurance quote, or required deposit. This keeps a property-specific estimate from being mistaken for a permanent financing cost.
Compare cash to close and the full monthly payment
The Loan Estimate’s cash-to-close figure combines the down payment, closing costs, credits, deposits, and adjustments. A lower rate may require more cash because of points. A lower cash-to-close offer may carry a higher rate and a higher payment. Decide which constraint is binding for you—available cash, monthly affordability, or long-term cost—before selecting an offer.

Keep enough liquidity for the transaction and your post-closing needs rather than spending every available dollar on points. The comparison is not simply “cash versus rate”; it is cash versus rate while preserving the reserves your circumstances require. If two offers have similar long-term cost, the one that leaves you with a manageable cash cushion may be the more practical choice.
Compare the complete projected payment, not only principal and interest:
- Principal and interest
- Mortgage insurance, where applicable
- Property-tax escrow
- Homeowners-insurance escrow
- Association dues or other housing costs that are not included in the lender’s payment figure
Then inspect the loan features. Confirm the term, whether there is a prepayment penalty, any balloon payment, negative-amortization possibility, and—on an ARM—the initial rate, adjustment schedule, caps, and payment limits. A headline rate is not an adequate description of future payment risk. Ask what the payment would be after an adjustment under the contractual caps and whether the loan can become more expensive even if your income does not change.

Use the Loan Estimate’s five-year figure, then personalize it
Page 3 of the Loan Estimate provides an “In 5 years” illustration. To estimate the interest and fees paid during that period, subtract the principal paid by the five-year mark from the total of payments shown for those five years. This is a comparison aid, not a guarantee of what you will actually pay. Record the resulting amount for each offer in the same worksheet column.
CFPB says borrowers keep a mortgage for about five years on average before moving or refinancing. That is a general benchmark, not a prediction for your household. Run the same comparison for:
- The shortest period you could realistically keep the loan
- Five years, if that is a plausible benchmark for you
- A longer period matching your likely residence or payoff horizon
Points become more attractive as the holding period extends beyond their break-even point. Credits or a higher rate may be preferable when you expect to move or refinance quickly. Include the remaining loan balance in every scenario: a loan with a lower payment can amortize principal more slowly, leaving you with a larger balance when you sell or refinance. A fair horizon comparison therefore has at least two outputs: the cost paid during the period and the balance still owed at the end.
For an ARM, the five-year illustration assumes the rate remains unchanged. Actual costs can be higher if the rate rises after an adjustment. Model at least the fully indexed rate and the contractual caps rather than relying on the initial payment. If the estimate does not make the adjustment assumptions clear, ask the lender for a written explanation before comparing it with a fixed-rate offer.
A practical comparison worksheet
Create one row per lender and one column for each decision factor. Copy figures directly from the Loan Estimate, and label whether a rate is locked. This prevents a favorable verbal quote from being compared with a less favorable written estimate.

| Comparison axis | Where to look or what to ask | Decision question |
|---|---|---|
| Loan structure | Amount, term, program, fixed/ARM, occupancy, rate lock | Are the offers genuinely the same product? |
| Borrowing price | Rate, APR, points, lender credits | How much cash is exchanged for the quoted rate? |
| Lender-controlled costs | Page 2 Sections A, B, and J | Which charges are negotiable or offset by credits? |
| Total cash due | Cash to close, down payment, prepaids, escrow | Can I fund this amount without weakening my reserves? |
| Monthly affordability | Principal, interest, mortgage insurance, taxes, insurance | What payment must I sustain, and can it change? |
| Cost over time | “In 5 years” total paid minus principal repaid; personalized horizons | Which offer costs less for my likely tenure? |
| Execution | Lock duration, closing date, responsiveness | Can this lender close reliably within my contract deadline? |
After entering the figures, sort the offers in several ways rather than producing one winner immediately: lowest cash to close, lowest current payment, lowest lender-controlled cost, and lowest cost over each holding period. If different offers win different columns, that is a trade-off to discuss, not an error in the worksheet.
Compare quotes issued close together
Mortgage rates and lender pricing can change daily. Note the date and time of each quote, whether the rate is locked, the lock duration, and what happens if the closing is delayed. An unlocked estimate from Monday is not necessarily more expensive than a locked estimate from Wednesday; the market may have moved.
When requesting competing offers, try to obtain them within a similar window and give each lender the same assumptions. If that is not possible, do not treat a rate difference as proof that one lender is cheaper. Ask what the rate would be under the same lock status and for the same lock length.

- Collect comparable Loan Estimates from at least three lenders.
- Choose the offer that best matches your cash, payment, and holding-period priorities.
- Send a competing estimate to the lender you prefer and ask whether it can match the rate, reduce a fee, reduce point cost, or increase a credit.
- Recheck the entire estimate after every concession. A lower origination fee may be offset by a higher rate, more points, or a new charge.
- Confirm that the revised terms still fit the closing date and lock period.
- Keep written copies of the estimates, lock confirmations, and explanations.
Be specific in a negotiation. Identify the exact rate, points, credit, and lender-controlled fees you want compared. A lender may match one component while changing another, so review the APR, cash to close, monthly payment, and five-year figure again after any change. Do not accept a lower fee in isolation if it increases the amount of points or raises the payment beyond your budget.
Service and execution matter alongside price. CFPB includes the lender’s ability to close on time and your comfort with the lender among relevant considerations. A nominally cheaper offer that cannot meet your contract deadline can create costs and risk that do not appear in APR. Ask how long underwriting and closing are expected to take and whether the lock can be extended if the transaction is delayed.
Common comparison mistakes
- Choosing the lowest rate alone: the rate may require points, a different loan term, or an ARM’s temporary rate.
- Treating APR as a universal ranking: APR is most useful for comparable structures and does not show every cost or ARM risk.
- Comparing different lock dates: market movement can explain a difference that is not lender markup.
- Counting all closing costs as lender pricing: taxes, prepaid interest, insurance, and escrow depend on the transaction.
- Ignoring the balance remaining: lower payments can mean slower principal reduction.
- Assuming “no closing cost” means no cost: the rate or payment usually reflects the recovered expense.
- Using the five-year ARM estimate as a promise: the illustration assumes rates stay unchanged.
- Forgetting loan features: prepayment penalties, balloon payments, negative amortization, and uncapped or poorly understood ARM adjustments can outweigh a small pricing difference.
- Comparing different points or credits: a lower rate may simply be purchased with more cash, while a larger credit may hide a higher payment.
- Relying on an informal quote: without a written Loan Estimate, you may miss assumptions about the loan amount, lock, fees, or escrow.
- Ignoring timing risk: an offer that cannot close within the purchase contract’s deadline may be unsuitable even when its price looks best.
Final decision checklist
- Do all offers use the same amount, term, program, occupancy, and property assumptions?
- Are the rate-lock dates and durations comparable?
- What are the rate, APR, points, and lender credits on each estimate?
- What is the total cash to close, and how much is lender-controlled?
- What is the complete monthly payment, including mortgage insurance and escrow?
- What will you pay, less principal repaid, over your likely short, five-year, and long holding periods?
- What balance will remain at each horizon?
- What happens if an ARM adjusts, the closing is delayed, or you repay early?
- Can the lender close on your required date, and are all negotiated terms documented?
The right offer is the one whose total cash, payment path, loan features, and time-based cost fit your circumstances—not simply the offer with the most attractive number in an advertisement.

Is APR always better than the interest rate for comparing loans?
No. APR is broader because it includes the interest rate plus points, broker fees, and certain other finance charges, while the interest rate excludes most fees. Use APR when the loan structures and assumptions are alike, but also compare cash to close, payment, remaining balance, and loan features. APR does not show every cost and does not reveal an ARM’s maximum rate or payment.
What is one mortgage point worth?
One discount point equals 1% of the loan amount. The rate reduction obtained for a point varies by lender, loan type, and market conditions, so ask lenders to quote the same points and compare the resulting payment and cash to close.
When do lender credits make sense?
Lender credits reduce closing costs in exchange for a higher interest rate. They may fit a borrower who needs to preserve cash or expects to sell or refinance before paying for points would break even. Compare the higher payment and long-term interest with the upfront savings.

Start with page 2 Sections A, B, and J of each Loan Estimate: origination charges, services the lender arranges, and lender credits. Then separate taxes, government fees, prepaid interest, insurance, and initial escrow deposits, which can vary with the property and closing date and do not necessarily indicate cheaper financing.
What does the Loan Estimate’s “In 5 years” number mean?
On page 3, subtract the principal paid by the five-year mark from the total payments shown for those five years to estimate interest and fees during that period. Use it as a comparison aid, then run shorter and longer horizons that match your expected time in the home. For an ARM, the illustration assumes the rate stays unchanged.
Why can two mortgage quotes issued days apart look so different?
Mortgage rates and lender pricing can change daily. Compare the issue date, time, rate-lock status, and lock duration. Ask each lender what the terms would be under the same lock assumptions before attributing the difference to fees or lender markup.
What should I check on an adjustable-rate mortgage?
Review the initial rate, index, margin, first adjustment date, adjustment frequency, periodic and lifetime caps, and payment rules. Compare the possible future payment and maximum rate, not just the introductory rate or APR.
