Compare written offers built on identical assumptions, then weigh the rate and APR against lender-controlled fees, credits, cash to close, expected holding period, payment risk, insurance, repayment flexibility, and the lender’s ability to close on time. In the United States, the practical starting point is to request standardized Loan Estimates from at least three lenders and compare them line by line.
Loan Estimate rules and terminology described here are for US mortgages. Other countries may use different disclosure forms, calculations, and consumer protections.

1. Get comparable written offers before comparing prices
Ask at least three lenders for Loan Estimates using the same transaction assumptions. The Consumer Financial Protection Bureau (CFPB) recommends this approach because a standardized Loan Estimate displays key terms, projected payments, closing costs, and important risks in a consistent format.
Give every lender the same:
- Loan amount
- Property and occupancy information
- Loan program and type, such as a fixed-rate or adjustable-rate mortgage
- Repayment term
- Down payment
- Points or lender credits
Rates can change daily. Record the date and time each estimate was issued, whether the rate is locked, the lock duration, and any conditions attached to the lock. An unlocked quote can change before you apply or close, so comparing an older locked estimate with a newer floating quote can produce a misleading result.

Do not compare a 30-year fixed loan with an adjustable-rate loan simply because one displays a lower initial rate. First create genuinely equivalent offers; then evaluate the differences that remain.
2. Build a comparison sheet from the Loan Estimates
Copy the same fields from each estimate into one worksheet. Comparing totals rather than isolated labels matters because lenders can itemize similar work differently.
| Comparison area | What to record | Why it matters |
|---|---|---|
| Rate and term | Interest rate, fixed or adjustable structure, term, and rate-lock status | Shows the borrowing price and how long that price is guaranteed. |
| APR | Annual percentage rate shown on the estimate | Includes the rate plus certain upfront charges, making it broader than the note rate. |
| Monthly principal and interest | Required payment before and after any scheduled adjustments | Shows the core payment obligation. |
| Mortgage insurance | Initial and ongoing mortgage-insurance amount | Can materially change the monthly cost, especially with a smaller down payment. |
| Total monthly payment | Principal, interest, mortgage insurance, estimated taxes, homeowners insurance, and other escrowed items | Shows the amount likely to leave your account each month when the lender collects escrow. |
| Origination charges | Total lender-controlled origination charges | Captures application, underwriting, processing, verification, and similar fees even when labels differ. |
| Lender credits | Dollar value of credits and the rate attached to them | Credits reduce cash due at closing but generally come with a higher rate. |
| Services you can or cannot shop for | Charges for lender-selected and borrower-selected services | Separates lender pricing from third-party costs you may be able to negotiate. |
| Cash to close | Total amount required at closing | Measures the immediate funding requirement, not just the long-term loan cost. |
| “In 5 years” figures | Total paid and principal paid after five years | Provides a standardized scenario for comparing interest and fees over a possible holding period. |
Keep the original estimates, fee worksheets, and written explanations. If a loan officer changes a quote by phone, request a revised written estimate so you can verify that one concession did not increase another charge.

3. Understand what the interest rate tells you—and what it leaves out
The mortgage interest rate is the percentage used to calculate interest on the outstanding balance. It does not, by itself, include every cost of obtaining the loan. A lower rate can be paired with substantial points or other upfront charges; a higher rate can come with credits that reduce the money you need at closing.
For a fixed-rate mortgage, the rate generally remains unchanged for the contractual term, subject to the loan’s terms. For an adjustable-rate mortgage (ARM), the initial rate applies only for the introductory period. Later adjustments depend on the loan’s index, margin, adjustment schedule, and caps. Therefore, an ARM’s initial rate is not a direct substitute for a fixed rate in a basic ranking.
4. Use APR as a broader measure, not as the sole verdict
The CFPB states: “An annual percentage rate (APR) is a broader measure of the cost of borrowing money than the interest rate.” APR incorporates the interest rate plus certain charges paid to obtain the mortgage, including points and mortgage-broker fees. It can reveal that a loan with a very low note rate carries more upfront cost than another offer.
APR is useful when the loans have the same type, term, and assumptions. It is not a complete forecast of what you will pay. APR does not capture every possible future expense, and ARM calculations do not show the maximum interest rate or maximum payment. Comparing the APR of a fixed-rate loan with the APR of an ARM, or comparing two ARMs with different adjustment terms, requires examining the underlying disclosures rather than choosing the lower APR automatically.

5. Separate lender-controlled costs from pass-through amounts
Focus first on costs the lender controls or influences. The CFPB specifically advises comparing total origination charges, lender credits, and services selected by the lender. A lender may split charges into application, origination, underwriting, processing, verification, and rate-lock fees, while another uses fewer or differently named line items. Add the relevant charges together before deciding which lender is cheaper.
Other amounts are estimates or pass-through costs. Government recording fees, transfer taxes, prepaid interest, homeowners-insurance premiums, property taxes, and initial escrow deposits can vary because of the property, local government, timing, or an insurer’s quote. A difference in these figures does not automatically represent a difference in lender pricing.
Ask about any large discrepancy. Confirm whether the difference comes from a different tax assessment, insurance assumption, closing date, escrow cushion, or an actual lender charge. Keep pass-through amounts in your cash-to-close budget, but do not confuse them with the lender’s compensation.
6. Points and lender credits create an upfront-versus-rate trade-off
Discount points
A discount point is an upfront charge associated with a lower interest rate. One point equals 1% of the loan amount; on a $100,000 loan, one point would be $1,000. The rate reduction provided by a point is not fixed. It depends on the lender, loan type, and market conditions.
Lender credits
Lender credits reduce some closing costs in exchange for accepting a higher interest rate. They can help a borrower who needs to preserve cash, but the higher payment continues for as long as the loan remains outstanding unless the mortgage is refinanced or paid off.
Make the comparison fair
Request each lender’s quote with the same number of points—or with no points—or with the same lender-credit amount. Otherwise, you may mistake a financing choice for a lender-price difference. After equalizing the quotes, decide whether paying more upfront is sensible for your expected holding period.
Paying points can make sense when you expect to keep the mortgage long enough for monthly savings to recover the initial charge. Selling or refinancing before that point can leave you worse off. There is no universally correct break-even period; calculate it from the actual difference in upfront cost and monthly payment for the offers you are considering.

7. Compare both the monthly payment and cash needed at closing
Record the principal-and-interest payment separately from the total projected payment. The total may include mortgage insurance, property taxes, homeowners insurance, and other escrowed items. Ask whether taxes and insurance are included in the lender’s monthly collection or must be paid directly by you. A low principal-and-interest figure can look attractive while the complete monthly obligation is substantially higher.

Then compare cash to close. This figure generally combines the down payment, closing costs, prepaid interest, initial escrow deposits, and adjustments for amounts already paid. Lender credits can reduce it; points can increase it. A deal that minimizes cash at closing may cost more over time, while a deal with higher upfront costs may fit a borrower who has sufficient reserves and expects to keep the loan for many years.
Maintain an emergency reserve after closing. Do not use every dollar available merely to obtain a lower rate if doing so leaves no funds for repairs, moving costs, insurance deductibles, or income interruptions.
8. Use a holding-period calculation instead of guessing a break-even date
The CFPB’s Loan Estimate comparison method uses the figures labeled “In 5 years.” To estimate five-year interest and fees, take the total amount paid during that period and subtract the principal paid off. The remainder approximates the interest and fees incurred over five years under the estimate’s assumptions.
The CFPB notes that borrowers keep a mortgage for about five years on average before moving or refinancing, but an average is not a prediction for your household. Choose a period that reflects your plan: a shorter period if you expect to move soon, or a longer period if you expect to remain in the home. Compare the offers at each realistic horizon.

For an ARM, the five-year estimate assumes rates stay unchanged according to the form’s methodology. If rates rise, actual interest and payments can be higher. The calculation also does not predict future refinancing costs, sale proceeds, tax effects, or changes in property insurance and taxes.
9. Evaluate fixed-rate and adjustable-rate risk separately
An ARM can begin with a lower rate, but you must understand the adjustment mechanics before comparing it with a fixed loan.

- When does the first adjustment occur?
- How often can the rate adjust afterward?
- What index and margin determine the new rate?
- What are the periodic and lifetime interest-rate caps?
- Is there a payment cap, and can it create deferred or unpaid interest?
- What is the highest possible payment under the disclosed caps?
- Will the loan reset during the period you expect to own the home?
Ask the lender to show the payment at the initial rate and under the permitted maximum increases. Compare those figures with your income, budget, and ability to absorb a higher payment. Do not treat the ARM’s initial APR or five-year cost as proof that the loan will remain cheaper.

Mortgage insurance can be required when the down payment is relatively small, and its cost may appear as a separate monthly charge or be incorporated into another payment component. Compare the initial premium, ongoing premium, conditions for cancellation, and whether the insurance structure differs between offers.

Also identify homeowners insurance, flood insurance where applicable, association dues, and escrowed taxes. Some are not lender-controlled, but they determine the amount your housing budget must support. Verify which items are included in the quoted total payment and which you must pay independently.
11. Review repayment flexibility and penalties
Ask whether the loan permits extra principal payments, periodic lump-sum payments, or full early repayment without a penalty. Flexible prepayment terms can matter if you expect bonuses, inheritances, or a future sale. Confirm any restrictions in the note and closing documents rather than relying on a verbal statement.
Compare how additional payments are applied. An extra payment that reduces principal can lower future interest, but the precise effect depends on the servicer’s procedures and the loan documents. Keep written confirmation of any special payment instructions.
12. Include rate-lock and closing reliability in the decision
A rate is only useful if the lender can deliver it under the agreed conditions. Compare:
- Lock length and expiration date
- Cost of extending a lock if closing is delayed
- Whether the lock covers the quoted points or credits
- Conditions that can change the rate, such as a change in loan amount, property type, credit, or appraisal
- The lender’s ability to meet your contract closing date
A slightly cheaper offer that cannot close on time may create extension fees, a delayed move, or a failed purchase contract. Ask each lender for a realistic underwriting and closing timeline, and provide requested documents promptly.

13. Negotiate only after you have comparable estimates
Once you have multiple written Loan Estimates, ask whether a lender can match or improve a competing offer. You can request a lower origination charge, a reduced rate-lock fee, different points, or a larger lender credit. Make the request using the complete written offer, not an advertisement or an unverified verbal quote.
When a lender agrees to change one item, recheck the entire estimate. A reduction in one fee may be offset by a higher rate, fewer credits, a new charge, or a different escrow assumption. Confirm the revised rate, APR, monthly payment, cash to close, and “In 5 years” figures.
The CFPB warns: “Loans with ‘no closing costs’ aren’t free.” A lender generally recovers those costs through a higher interest rate, a larger loan balance, or another charge. Ask exactly which costs are waived and how the pricing changes.

- Ask for written explanations of differences before signing.
If you change lenders late in the process, verify that the new lender has enough time for appraisal, underwriting, document preparation, and closing. A lower price is not useful if switching causes you to miss the contractual deadline.
15. A decision framework for choosing the strongest offer
After normalizing the offers, rank them in this order:
- Affordability: Can you safely meet the total monthly payment and still maintain reserves?
- Comparable pricing: After equalizing points and credits, which offer has the lower lender-controlled cost for your expected holding period?
- Cash requirement: Does the cash to close leave an adequate emergency fund?
- Risk: If adjustable, can you withstand the maximum disclosed payment and rate changes?
- Flexibility: Are extra payments and early payoff allowed on acceptable terms?
- Execution: Is the rate locked appropriately and can the lender close on schedule?
The right choice depends on your time horizon, liquidity, tolerance for payment changes, and likelihood of moving or refinancing. Rate, APR, fees, and credits are inputs to that decision—not substitutes for it.
Quick Recap
Common comparison mistakes to avoid
- Choosing the lowest advertised rate without checking points and lender credits.
- Comparing estimates based on different loan amounts, terms, down payments, or programs.
- Using APR alone to rank fixed and adjustable loans.
- Assuming “no closing costs” means no cost.
- Treating differences in taxes, insurance, prepaids, or escrow as lender pricing without asking why they differ.
- Using a universal break-even period instead of your expected time in the mortgage.
- Ignoring mortgage insurance and the full monthly payment.
- Overlooking rate-lock expiration, extension costs, or closing reliability.
- Relying on a verbal concession that is not reflected in a revised written estimate.
