The best mortgage recommendation is not the one with the lowest advertised rate. Compare at least three written Loan Estimates built on the same loan scenario, verify the professional through the Nationwide Multistate Licensing System (NMLS), identify who pays the broker or loan officer, and require a clear explanation of why the recommended loan fits your cash, payment, risk and timing priorities.
What a mortgage broker does—and what a broker does not do
A mortgage broker arranges or helps find a mortgage but does not lend the money. The broker may collect your information, compare products from multiple lenders and help move the application toward closing. The lender supplies the funds and makes the underwriting decision. Some financial institutions can operate as both lender and broker, so ask which role applies to your transaction.

The distinction matters because the person presenting a loan may not be the institution providing the money. It also does not mean a broker automatically offers a better deal than a bank or direct lender. The Consumer Financial Protection Bureau (CFPB) states: “A broker does not lend money. You can use a broker to find different lenders or mortgage loans.” Regardless of the channel, compare written offers rather than relying on a title, advertisement or verbal quote.

Offers are only comparable when the underlying assumptions match. Write down your scenario and give the same information to every broker, lender or loan officer.

- Term: the requested repayment period.
- Down payment and available cash: include how much you can actually bring to closing without exhausting your reserves.
- Property details: property type, occupancy and any unusual feature that could affect eligibility or pricing.
- Expected time in the home or loan: whether you may move, refinance or pay off the loan in a few years changes the value of points and other upfront costs.
- Payment preference: whether you need a highly stable payment or could tolerate future rate and payment changes.
- Target closing date: timing affects rate locks, extension costs and whether a provider can meet your contract deadline.
Tell each provider about circumstances that could change the analysis, such as self-employment, variable income, a nonstandard property or a recent credit event. A quote based on an ordinary borrower profile may not survive underwriting when those facts are disclosed later.
Get multiple Loan Estimates, not just rate quotes
Ask each provider for a formal Loan Estimate for the same loan type, amount, term and features. CFPB guidance says shoppers should make it their goal to compare at least three offers from different lenders. You can request estimates through brokers, direct lenders or both.
In most cases, a lender must provide a Loan Estimate within three business days after receiving six key pieces of information:
- Your name.
- Your income.
- Your Social Security number.
- The property address.
- An estimate of the property’s value.
- The desired loan amount.
Pay stubs and other documents are not generally a condition for issuing the initial Loan Estimate, although complete information can make it more accurate. A Loan Estimate is not final approval and is not a commitment that you must proceed. Read it for errors and unexpected terms, then ask the loan officer to reconcile anything that differs from your discussion.
Mortgage rates can change daily. Compare estimates issued at similar times, or ask providers to refresh them before you draw conclusions. A rate quoted on Monday and an estimate issued on Friday may reflect market movement rather than a difference in the provider’s pricing.
Compare the numbers in the same order on every estimate
Use the Loan Estimate as a standardized checklist. Focus first on the terms that change your long-term obligation, then examine the cash needed and the assumptions behind the estimate.
1. Loan type, amount, term and rate structure
Confirm that every estimate shows the product you requested, the same principal amount and the same repayment term. Check the interest rate, whether it is locked, the lock expiration date and the monthly principal-and-interest payment. A lower payment may result from a longer term, a temporary introductory rate or a different loan amount rather than a cheaper loan.

For an ARM, identify the introductory period, the index and margin used after that period, adjustment frequency, periodic caps, lifetime cap and the highest payment or rate the documents illustrate. Ask the broker to show what could happen when the initial rate ends. An ARM can be suitable for a borrower who understands and can absorb the risk, but the initial payment alone is not a fair comparison with a fully fixed loan.
2. Annual percentage rate, points and lender-controlled charges
Compare the annual percentage rate (APR), which incorporates the interest rate and certain finance charges over the assumed term. Also compare discount points, origination charges, underwriting or processing fees, broker compensation and other charges controlled by the lender or originator.
Ask for paired estimates with and without points or lender credits when the choice is material. Points usually mean more cash at closing in exchange for a lower rate; lender credits generally reduce upfront charges in exchange for a higher rate. The right choice depends on how long you expect to keep the loan and whether you can comfortably pay the upfront amount.
3. The “In 5 years” comparison
On page 3 of the Loan Estimate, the “In 5 years” section shows total payments and the principal paid by that point. Subtract the principal paid from the total paid to estimate the interest and fees paid during the first five years. Use that result to compare otherwise similar offers.

This is a comparison measure, not a complete forecast of your future cost. It does not predict every change in taxes, insurance, maintenance, sale proceeds, refinancing costs or the exact date you will leave the loan. Pair it with your expected time horizon and your cash-flow needs.
4. Cash to close, escrow and “no closing cost” claims
Compare the estimated cash needed to close, including down payment, points, lender credits, prepaids and the initial escrow deposit. Taxes, insurance, prepaid interest and escrow amounts can differ for reasons outside the lender’s control, so ask about a large difference instead of assuming that the lower estimate represents a better loan.
“No closing cost” does not mean free. The costs may be shifted into a higher interest rate, a larger loan balance or higher monthly payments. Ask the provider to identify exactly which charges are being offset and how the alternative changes the payment and five-year cost.

5. Closing timing and rate-lock risk
Ask how long underwriting and closing normally take for a file like yours and what happens if the closing date slips. Confirm the lock period, the price of extending a lock and whether the provider offers a float-down or other adjustment if market rates fall. A slightly cheaper offer that cannot meet your contract deadline can create costs or jeopardize the transaction.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problems| Comparison area | Questions to ask | Why it matters |
|---|---|---|
| Product | Is this fixed or adjustable? What are the term and loan amount? | Different structures can make payments and risks look artificially different. |
| Rate and APR | Is the rate locked? What fees are included in APR? | The note rate alone does not capture all finance charges. |
| Upfront cost | How many points, credits and lender charges apply? | Cash at closing trades off against the future payment. |
| Five-year measure | What are total payments minus principal paid after five years? | Provides a consistent, limited-horizon cost comparison. |
| Payment risk | How can the payment change, and what is the maximum illustrated payment? | Reveals ARM and other payment uncertainty. |
| Cash to close | Which amounts are lender-controlled and which are estimates for taxes, insurance or prepaids? | Explains differences that are not caused by loan pricing. |
| Execution | Can the provider close by the required date? What is the lock-extension policy? | Timing has financial and contractual consequences. |
Test whether the broker’s recommendation fits your priorities
A recommendation should answer your stated needs, not merely present the product that is easiest to sell or process. Compare the recommended estimate with the alternatives and ask the broker to explain the tradeoffs in concrete dollars and risks.
Questions that expose the reasoning
- Why is this loan preferable to each other option you considered?
- Which lenders and programs were actually reviewed?
- What feature lowers the rate or payment, and what does it cost upfront or later?
- What is the worst-case payment or rate change for this product?
- How would the recommendation change if I prioritized lower cash at closing?
- How would it change if I required a stable payment?
- How would it change if I expected to sell or refinance within a shorter period?
- What assumptions about my income, credit, property or occupancy could change the estimate?
Check that the written estimate matches the product, amount, term and points-or-credits strategy you discussed. Request a revised estimate if it does not. Unexplained mismatches, pressure to proceed before you understand the terms or refusal to answer reasonable questions are reasons to pause and seek clarification.
Check the broker or loan officer’s credentials
Look up the individual by name or NMLS identification number through the Nationwide Multistate Licensing System. CFPB guidance says the lookup generally shows whether the person is authorized to operate in a state and whether disciplinary actions appear on the record. Check the status at the time you are choosing a provider and again before relying on it, because licensing information can change.
Ask whether the person is a mortgage broker, a lender’s loan officer or an employee of an institution that can perform both roles. The title does not tell you who supplies the funds or who pays the person.
State licensing rules, available loan programs and consumer protections vary. NMLS authorization is an important verification step, not a guarantee of a suitable recommendation, a particular rate or a successful closing.
Understand compensation before accepting the recommendation
Ask three direct questions: What do you charge? Who pays it? What service does the fee cover? Broker or loan-originator compensation may be paid by you or by the lender, and the answer should appear in the required disclosures. Do not assume that “lender-paid” means no cost; the expense may be reflected in the rate or other pricing.

Federal Regulation Z materials address loan-originator compensation and anti-steering. In general, compensation cannot vary based on mortgage terms, and rules restrict steering a consumer toward a transaction because it increases the originator’s compensation. These are safeguards, not proof that a specific loan is right for your finances. The loan can still be unsuitable because of payment risk, cash requirements, time horizon or eligibility assumptions.
If a fee or payment arrangement is unclear, ask the provider to identify it on the Loan Estimate or other disclosure and explain when it is earned, whether it is refundable and what happens if you do not close. For concerns about your particular facts, a HUD-certified housing counselor or qualified legal or financial professional can provide independent guidance.
Use a decision framework instead of chasing the lowest rate
Score each written offer against the same priorities. A useful comparison includes six dimensions:
- Access: Does the provider have access to the lenders and programs your situation requires?
- Total cost: What are the rate, APR, points, broker or origination charges and other lender-controlled costs?
- Payment stability: Is the payment fixed, and if not, can you manage the illustrated increases?
- Cash versus future cost: Does the upfront amount fit your reserves, and is the payment tradeoff reasonable?
- Time horizon: Does the five-year measure and points decision fit how long you expect to keep the loan?
- Service and execution: Are answers clear, documents timely and closing-date commitments credible?
There is no universally best mortgage. A borrower with substantial cash and a long expected stay may value a lower rate from paying points. Another borrower may need to preserve reserves and accept a higher rate with lender credits. Someone expecting to move soon may weigh upfront charges differently from someone planning to hold the loan for decades.
Common comparison mistakes and how to correct them
Comparing advertisements instead of estimates
Advertised rates often assume a specific credit profile, loan size, property type, points payment and lock period. Ask for the Loan Estimate that reflects your actual scenario.
Comparing different loan structures
A 15-year fixed loan, a 30-year fixed loan and an ARM cannot be ranked by payment alone. Put the same term and features side by side, then separately evaluate whether a different structure fits your goals.
Assuming the lowest cash to close is the cheapest loan
Lower upfront cash can come with a higher rate, larger balance or higher long-term cost. Compare the five-year measure, APR and expected time in the loan.

Treating a Loan Estimate as approval
The estimate is an early disclosure, not a final underwriting decision or obligation to proceed. Continue supplying accurate information and review later disclosures for changes.
Ignoring rate timing
Rates move daily. Refresh estimates or compare ones issued close together, and record whether each rate is locked and until when.
Failing to question large escrow differences
Taxes, insurance and prepaids can vary because of property-specific assumptions. Ask what caused the difference before judging the lender’s pricing.
Letting urgency replace understanding
A deadline does not eliminate your right to ask what the fee covers, why the product was selected and what risks it carries. Pressure combined with unexplained terms is a reason to pause.
A practical comparison checklist
- Define the loan amount, program, term, down payment, property, time horizon, payment preference and closing date.
- Disclose unusual income, credit or property facts to every provider.
- Request at least three comparable Loan Estimates.
- Confirm the six pieces of information needed for the lender’s three-business-day Loan Estimate deadline.
- Record the issue time, rate-lock status and expiration for each estimate.
- Compare rate, APR, payment, points, credits, lender-controlled fees, cash to close and the page 3 five-year measure.
- For an ARM, document the adjustment rules, caps and highest illustrated payment.
- Ask how taxes, insurance, prepaids and escrow assumptions differ.
- Ask who pays the broker or loan officer and how compensation appears in disclosures.
- Verify the professional’s NMLS status and disciplinary history.
- Ask why the recommendation fits your priorities and what changes under alternative priorities.
- Pause when the written offer does not match the discussion or explanations do not make sense.
What shopping can realistically save
CFPB consumer guidance says homebuyers can potentially save $600 to $1,200 per year by getting mortgage offers from multiple lenders. That is a potential range, not a guarantee or a prediction for every borrower. Your actual result depends on credit, loan size, property, market conditions, eligibility, fees and how long you keep the loan.
The durable benefit of shopping is not simply finding a headline rate. It is discovering the full combination of price, payment risk, upfront cash, service and closing reliability that matches your situation.
