Use the competing estimates to negotiate, and reconcile the final Closing Disclosure with the estimate before signing.
Start with identical loan assumptions
An APR comparison is meaningful only when the loans have the same basic structure. Give every lender the same information and ask for the same choices. Otherwise, a lower APR may simply reflect a shorter term, a smaller loan, a different occupancy assumption, or a different points-or-credits arrangement.

Give each lender the same inputs
- Loan amount and purchase price (or estimated property value for a refinance).
- Down-payment amount or loan-to-value target.
- Property occupancy: primary residence, second home, or investment property.
- Loan type, such as fixed-rate or adjustable-rate, and the same term.
- Expected property address, when available, because taxes, insurance, and government charges can vary by location.
- Interest-rate lock period. A quote for a 15-day lock is not directly comparable with one for a 60-day lock.
- The same points or lender-credit choice. Ask for zero points and zero credits as a neutral baseline, then request parallel alternatives.
Ask each lender for a formal Loan Estimate rather than relying on a phone quote or an advertised rate. CFPB says, “It’s a good idea to request loan estimates from at least three different lenders and compare them to choose the best loan for you” (Consumer Financial Protection Bureau, 2024).
Keep a comparison record
Save the dated Loan Estimate from each lender and note whether the rate is locked, the lock expiration date, and any assumptions the lender says are still unverified. Record your credit score range, property type, and intended closing date so a later revision can be traced to a changed fact rather than an unexplained price change.

What APR measures—and what it leaves out
The note rate determines the scheduled interest calculation on the principal. APR is a broader annualized cost that combines the interest rate with points, broker fees, and certain other finance charges and closing costs. A lender can advertise a lower note rate by charging more upfront; APR is designed to make that trade-off visible.
APR is not a complete price tag. It depends on the assumptions used to calculate it, including the loan amount, term, and which charges are treated as finance charges. It also does not replace reading every line of the Loan Estimate. Two loans with different adjustable-rate features, balloon provisions, prepayment terms, or timing assumptions may show APRs that are not economically comparable even if the percentages look close.
APR versus Total Interest Percentage
The Total Interest Percentage (TIP) is a different disclosure. TIP expresses the scheduled interest over the entire repayment term as a percentage of the amount borrowed. It assumes you make every scheduled payment until the loan is paid off and excludes most upfront fees. APR incorporates certain upfront charges, while TIP does not. Therefore, a loan can show a lower TIP and still require higher cash at closing, or show a higher TIP while having lower upfront costs. Use each measure for its intended question rather than treating one as a universal ranking.

1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsWhy a lower APR can come with higher closing costs
Suppose Lender A charges a larger discount-point fee to obtain a lower rate. Its APR may be lower because the rate reduction outweighs the annualized effect of the points under the disclosure assumptions, yet the borrower must bring more cash to closing. Lender B may charge no points or offer lender credits, producing a higher rate and APR but less cash required immediately. The right choice depends on how long you expect to keep that mortgage and whether you can comfortably pay the upfront amount.

The Loan Estimate is the initial standardized offer. Its three pages organize the information so you can compare lenders line by line instead of relying on a single APR.

Page 1: rate, payment, and cash needed
- Loan terms: loan amount, interest rate, whether the rate can change, and whether there is a prepayment penalty or balloon payment.
- Projected payments: principal and interest, estimated mortgage insurance, estimated escrow for taxes and insurance, and the total monthly payment.
- Costs at closing: estimated closing costs and estimated cash to close.
Compare the total monthly payment, not just principal and interest. An offer with a lower rate can still have a higher payment if mortgage insurance, taxes, insurance, or other escrowed items differ.
Page 2: loan costs and other costs
Loan costs generally include origination charges and services required to obtain the loan. Other costs generally include taxes and government fees, prepaids, initial escrow deposits, and related items. Separate one-time charges from amounts that are merely being deposited into an escrow account or paid in advance.

Review the sections that describe whether the loan can be transferred, whether the lender services it, and the assumption used for the “in five years” comparison. Treat that comparison as a standardized illustration, not a prediction of your personal holding period. Write down any lender-specific assumption that makes its estimate unlike the others.

Decide whether points or lender credits fit your timeline
What points buy
A discount point is a one-time fee paid at closing for a lower interest rate. CFPB’s explanatory example defines one point as 1% of the loan amount; the dollar amount therefore changes with the loan size, and the rate reduction is not fixed across lenders or markets (Consumer Financial Protection Bureau, 2023). Never assume that one point buys the same rate reduction from two lenders.
What lender credits cost
Lender credits reduce the cash you need at closing, but they are exchanged for a higher interest rate. They can be useful when preserving cash matters, when you expect to sell or refinance relatively soon, or when paying points would leave too little reserve for repairs and emergencies. The higher rate increases the monthly payment and can raise the cost if you keep the loan longer.
Calculate the break-even point
For points, use:
Break-even months = additional upfront cost ÷ monthly payment savings.
For lender credits, use:
Break-even months = upfront cash saved ÷ monthly payment increase.
Use the payment difference attributable to the rate choice, not a difference caused by taxes, insurance, or changing loan amounts. Include only the incremental points or credits when calculating upfront cost. Test three horizons: the shortest period you might plausibly keep the mortgage, the longest period you might keep it, and the period you consider most likely. CFPB notes that points generally help only when you keep the mortgage long enough for cumulative savings to exceed the upfront fee.

Illustrative calculation
Assume, solely as an example, that one offer requires $4,000 more in points and lowers the payment by $80 per month. The break-even is $4,000 ÷ $80 = 50 months, or four years and two months. If you expect to sell or refinance before 50 months, the lower-payment offer has not recovered its upfront cost. If you expect to keep it substantially longer, the savings after month 50 may justify the points, provided the cash does not compromise your reserves. Ask the lender for a zero-point alternative so you can verify the payment difference rather than relying on a marketing statement.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Separate lender-controlled charges from pass-through amounts
Closing costs are not all negotiable in the same way. Origination charges and lender-imposed processing fees are the clearest place to ask for a reduction or a match. A lender may have little control over recording fees, transfer taxes, prepaid interest, insurance premiums, or the initial escrow deposit. Those amounts can still differ because lenders used different property, closing-date, or tax assumptions, so ask for an explanation before treating a difference as a markup.
Consumer Financial Protection Bureau data reported in 2024 show that median total loan costs increased by over 36% from 2021 to 2023, and median closing costs were $6,000 in 2022. The figures are national medians for the stated years, not a quote for your transaction. CFPB Director Rohit Chopra described the risk this way: “Junk fees and excessive closing costs can drain down payments and push up monthly mortgage costs” (Consumer Financial Protection Bureau, 2024).
Use competing estimates to negotiate
- Choose the loan structure you actually want, including term, lock period, and a points-or-credits option.
- Obtain written Loan Estimates from at least three lenders using that structure.
- Identify the strongest offer by looking at APR, cash to close, payment, and the costs over your expected holding period—not APR alone.
- Send the preferred lender a competing estimate and ask whether it can match or improve specific charges or the rate.
- Require the lender to preserve the same loan amount, occupancy, term, lock period, points, and credits while revising the quote.
- Request a revised Loan Estimate or other written confirmation. Do not rely on a verbal promise that is absent from the disclosure.
A material gap between what a loan officer described and what appears on the Loan Estimate is a reason to pause and ask for a line-by-line explanation. It may reflect changed information, but you should know exactly what changed before committing.
Compare the Loan Estimate with the Closing Disclosure
The Closing Disclosure is the final five-page disclosure of loan terms, projected payments, and closing costs. For most covered mortgages, the lender must provide it at least three business days before closing. That waiting period is an opportunity to reconcile the final numbers, not merely an administrative formality.

Perform a line-by-line reconciliation
- Confirm the lender, loan amount, term, loan type, rate, and rate-lock status.
- Check the APR and the projected principal-and-interest payment, then verify mortgage insurance, escrow, and the total payment.
- Compare origination charges, points, lender credits, and services with the latest agreed Loan Estimate.
- Review taxes and government fees, prepaids, and the initial escrow deposit for changed closing-date or property assumptions.
- Verify the final cash-to-close figure against the funds you plan to bring and any deposits or credits already paid.
- Ask for an explanation of every material change and request a corrected disclosure when an amount or term is wrong.
Do not sign while assuming a discrepancy will be fixed after closing. If the final disclosure changes a term or cost you do not understand, contact the lender and settlement agent immediately and use the available review period to resolve it.
Common comparison mistakes and fixes
Comparing different lock periods
A longer lock may carry a different price than a shorter lock. Put the lock period beside the rate and APR, and request matching periods before ranking offers.
Comparing points on one offer with credits on another
This makes the lower APR look cheaper while shifting cash requirements. Compare all lenders at zero points and zero credits first, then evaluate equivalent points or equivalent credits as separate scenarios.
The Tool Desk
Outbyte Driver Updater FREEScan for outdated or missing drivers - takes under a minuteDriver Scan →Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →Focusing on APR while ignoring cash to close
APR annualizes selected charges; it does not tell you whether you have enough liquid funds for the down payment, reserves, moving costs, and repairs. Review cash to close and your post-closing emergency reserve together.
Treating escrow as a lender fee
An initial escrow deposit is money held for future taxes or insurance, not necessarily a permanent cost. Check the number of months and underlying bills before concluding that the lender is more expensive.
Assuming the five-year comparison matches your life
The disclosure’s standardized period can be useful for a consistent screen, but your likely sale, refinance, or relocation date may be earlier or later. Calculate your own break-even using the payment and upfront differences shown on the estimates.
Ignoring a changed assumption
A revised estimate may legitimately change after the property address, loan amount, credit information, or closing date is confirmed. Ask the lender to identify the changed input and show how it affected each line.
A practical decision rule
First eliminate offers that are not truly comparable. Among the remaining estimates, select the points-and-credits scenario whose monthly payment, upfront cash, and expected holding-period cost fit your finances. Prefer a modestly higher APR when it preserves essential reserves or when you are likely to leave the loan before the points break even. Prefer points only when you can pay them without weakening your cash position and your expected holding period extends beyond the break-even date. Whichever lender you choose, make the final decision from the Closing Disclosure, not from an advertisement or an informal quote.
