Compare written Loan Estimates for the same loan amount, property, down payment, program, term, and rate-lock assumptions. Then weigh APR, lender-controlled charges, points or credits, mortgage insurance, the complete monthly payment, cash to close, contract risks, and the cost over the time you expect to keep the loan.
Start with comparable Loan Estimates
A rate advertisement is a starting point, not a complete offer. It may assume an unusually strong credit profile, a particular down payment, discount points, an adjustable-rate mortgage (ARM), or a rate that is not locked. Two quotes that look different may describe different loans.

Ask every lender for an official Loan Estimate based on identical facts:
Recommended Free Tools
- the same loan amount and property;
- the same down payment and estimated property value;
- the same loan type and program;
- the same repayment term, such as 15 or 30 years;
- the same occupancy and purpose, such as a primary residence or refinance;
- the same assumptions about credit, income, assets, and points; and
- the same rate-lock status and estimated closing timing.
CFPB consumer guidance recommends comparing at least three offers. Record when each estimate was issued and whether its rate is locked. Rates and lender pricing can change, so an unlocked quote from one day may not be directly comparable with a locked quote from another.

Use the Loan Estimate rather than a worksheet, text message, or advertisement as the comparison document. Confirm that the assumptions printed on each estimate match what you asked for. A lower payment produced by a longer term or an ARM is not a cheaper version of the same loan.
What APR tells you—and what it does not
APR combines the note interest rate with certain finance charges, including some points and mortgage-insurance costs. It is useful for comparing similar loans because it expresses more of the borrowing cost than the note rate alone. The Federal Reserve’s Regulation Z form describes APR as: “Your costs over the loan term expressed as a rate. This is not your interest rate.”
APR is one measure, not a final verdict. Its calculation follows standardized assumptions and may not reflect how long you will keep the loan, how quickly you will refinance, or which fees you could avoid by choosing a different service provider. Compare the APR with the itemized Loan Estimate, the payment you can actually afford, and the cash required at closing.
| Figure or section | Question to ask |
|---|---|
| Interest rate | Is it fixed or adjustable, and is it locked? What are the lock period and expiration conditions? |
| APR | Which points, mortgage-insurance charges, or other finance charges are included? |
| Monthly principal and interest | What is the payment on the loan itself before taxes, insurance, and mortgage insurance? |
| Total estimated monthly payment | Does it include mortgage insurance, property taxes, homeowners insurance, and escrow? |
| Total loan costs | How much consists of lender charges, points, and required services? |
| Cash to close | How much money must you bring after deposits, credits, and other adjustments? |
When two offers use the same loan structure, a lower APR can signal lower combined borrowing costs. Still inspect every line: a difference in prepaid interest, escrow funding, or a service estimate can change cash to close without changing the lender’s pricing.
Separate lender-controlled costs from pass-through amounts
CFPB says, “Your comparison should focus on numbers that are within the lender’s control.” Start by isolating charges the lender sets or can negotiate. These usually include origination charges, underwriting or processing fees, discount points, and lender credits. Compare them separately from charges that reflect the property, government requirements, or the timing of your transaction.
| Loan Estimate area | How to use it |
|---|---|
| Origination charges | Compare the lender’s fees for making and underwriting the loan. Ask what each line covers. |
| Points | Identify the upfront amount paid in exchange for a lower rate. Compare a no-point version as well. |
| Lender credits | Identify credits that reduce closing costs and determine whether they come with a higher rate. |
| Services you cannot shop for | Compare the estimates and ask why they differ; the lender selects or requires these providers. |
| Services you can shop for | Review the lender’s provider list and ask whether an alternative provider is acceptable. |
| Taxes, prepaids, and initial escrow | Check the assumptions, but do not treat differences as pure lender pricing. These amounts depend on the property, location, insurance, and closing date. |
A lender with a lower origination fee may recover the difference through points, a higher rate, or another charge. A lender showing a large credit may be charging more through the rate. Compare the complete package rather than one attractive line.
Understand points and lender credits with your holding period
Points: more cash now for a lower rate
Discount points are upfront charges paid to obtain a lower interest rate. They can reduce the monthly principal-and-interest payment, but the benefit is realized gradually. A borrower who sells or refinances soon may not recover the initial cost.

A lender credit reduces some closing costs in exchange for accepting a higher rate. This can help a borrower who needs to preserve cash, but the higher payment can cost more over time.
A practical break-even calculation
Request comparable versions from each lender with no points, points, and credits when those choices are available. For a points option, subtract its monthly principal-and-interest payment from the no-point payment. Divide the additional upfront cost by that monthly savings to estimate the number of months needed to recover the cost. For a credit option, divide the credit by the additional monthly payment to estimate how long the upfront benefit takes to be offset.
These are decision tools, not universal rules. Include the effect of refinancing, selling, a changing ARM payment, taxes, and the value of cash kept in reserve. Use a realistic expected holding period rather than assuming you will keep a 30-year loan for 30 years. CFPB’s comparison page notes that borrowers keep a mortgage for “about five years” on average, but that figure is not presented there with a publication year; treat it as general context, not a prediction for your household.

Compare the payment you will actually manage
The payment printed in an advertisement may be only principal and interest. Build the monthly number you will budget for by examining every component:
- principal repayment;
- interest;
- mortgage insurance, if required;
- property taxes;
- homeowners insurance; and
- any other recurring charge included in the estimate.
Taxes and homeowners insurance are often collected through escrow. Lenders estimate them, but they do not set those amounts. Check whether the tax estimate fits the property’s location and likely assessment, and whether the insurance estimate reflects the coverage you need. An artificially low estimate can make a quote look affordable while understating the payment you will have to reserve.
Compare both the total estimated monthly payment and the portion that may change. A fixed-rate loan can still have changing escrow payments when taxes or insurance change. An ARM can change the principal-and-interest payment as well.
Read the rate, term, and contract-risk sections
Fixed versus adjustable rates
A fixed-rate loan keeps its note rate unchanged under the loan contract. An ARM normally has an initial fixed period followed by adjustments. Read the initial period, the adjustment frequency, the index and margin, and every cap on rate or payment changes in the loan documents.
Do not compare an ARM’s initial payment with a fixed loan’s payment as though they were equivalent. Ask how high the payment could become under the disclosed scenarios and whether that amount would remain affordable without refinancing.
Term and total interest
A shorter term generally requires a larger scheduled payment but pays principal faster. A longer term generally lowers the scheduled payment while extending repayment. Review the total interest shown for the term and consider how the payment fits your emergency reserves and other goals.
Prepayment penalties and balloon payments
Check whether the contract imposes a prepayment penalty or requires a balloon payment. Ask the lender to explain when either could apply and what alternatives are available. A loan that looks inexpensive but restricts an expected sale, refinance, or extra-payment strategy may be a poor fit.
Rate-lock timing
Write down whether each quote is locked, the lock period, and what happens if closing takes longer. An unlocked rate can move before you sign. A lock can expire or carry an extension cost. Ask for the conditions in writing rather than assuming that a quoted rate will remain available.
Use the five-year comparison without treating it as a promise
The Loan Estimate includes a five-year cost-of-borrowing comparison. Use it alongside your own expected holding period. It can reveal that a loan with a slightly lower payment has higher upfront charges, or that a credit-assisted offer costs more over several years.
For an ARM, the CFPB calculation assumes interest rates stay the same. That assumption is a comparison convention, not a forecast. Read the separate ARM information and higher-payment examples before deciding that the five-year figure captures your risk.

Create a simple timeline for your situation:
- Estimate how long you are likely to own the home or keep this loan.
- Record cash to close, including points and required reserves.
- Record the total monthly payment and which components can change.
- Use the Loan Estimate’s five-year figure as a common baseline.
- Add a scenario for an earlier sale or refinance if that is plausible.
- For an ARM, test whether the disclosed higher payment remains manageable.
Do not use a single break-even month as a substitute for this timeline. Your actual result depends on the date you leave the loan and the amount of cash you value keeping available.
Compare cash to close and liquidity, not just long-term cost
Cash to close tells you how much you are expected to bring after deposits, credits, and other adjustments. Two offers can have similar APRs but require very different cash on signing day because of points, prepaid interest, initial escrow, or lender credits.
Separate the one-time amount into categories:
- down payment;
- lender-controlled closing charges;
- points or credits;
- services and government charges;
- prepaid interest, taxes, and insurance;
- initial escrow funding; and
- adjustments for deposits or amounts already paid.
Preserving cash may matter more than minimizing the modeled five-year cost if paying points would leave you without an emergency reserve. Conversely, a credit that reduces cash to close may be expensive if you expect to keep the loan for many years. Make the liquidity trade-off explicit instead of treating cash at closing as an afterthought.

The Loan Estimate identifies services you can shop for and services you cannot. For a shop-able service, review the lender’s provider list and ask whether a provider you select independently will be accepted. Compare the total price, not just the headline fee, and verify that the provider can meet the lender’s timing and documentation requirements.
For a service you cannot shop for, compare the estimates among lenders and ask for an explanation when they differ materially. A difference may reflect a different assumption or provider arrangement rather than a better loan price. Keep the answer with your comparison notes so you can recognize a changed estimate later.
Should I choose the lender advertising or offering the lowest rates?
Not automatically. First confirm that the advertised rate applies to your credit profile, down payment, property, program, term, and lock period. Then compare the written Loan Estimate’s APR, points, lender credits, lender-controlled fees, total payment, cash to close, and contract terms.
A lender with a slightly higher rate may be less expensive if it charges fewer points and lower fees. Another lender may offer a lower rate but require substantially more cash upfront. A low initial ARM rate may carry more payment risk than a fixed-rate offer. The best offer is the one whose total cost and risks fit your expected holding period and financial capacity, not the one with the largest number in an advertisement.

How do I decide which offer is the best one?
Build a side-by-side worksheet using the same row labels for every lender. Mark each item as fixed, estimated, or capable of changing. Include a notes column for assumptions and the date of each quote.
| Decision category | What to record | Why it matters |
|---|---|---|
| Structure | Program, term, fixed or adjustable, loan amount, down payment | Prevents a cheaper-looking but fundamentally different loan from winning by default. |
| Pricing | Interest rate, APR, points, lender credits, lock status | Shows the trade-off between upfront cash and ongoing payment. |
| Lender costs | Origination charges and other lender-controlled fees | These are the figures most directly within the lender’s control. |
| Third-party and government costs | Required services, shop-able services, taxes, recording or similar charges | Explains differences that may not represent lender pricing. |
| Payment | Principal and interest, mortgage insurance, taxes, insurance, total payment | Shows the amount your monthly budget must support. |
| Cash | Down payment, total closing costs, credits, initial escrow, cash to close | Tests whether the transaction leaves adequate reserves. |
| Risk | ARM adjustment details, caps, prepayment penalty, balloon payment | Identifies terms that can change your future payment or flexibility. |
| Time horizon | Five-year cost comparison and your expected time in the loan | Connects upfront choices with the period over which you receive their benefits. |
| Execution | Responsiveness, document clarity, and ability to close on your timetable | A mathematically attractive offer is not useful if it cannot close when needed. |
Score only after you have verified the assumptions. A lender’s ability to answer a specific fee or payment question clearly is practical evidence about how manageable the process may be, although it does not replace a cost comparison.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Negotiate from written evidence
Once you have comparable estimates, give a lender a competing written offer and ask whether it can improve the pricing. Be precise: identify the rate, points, lender credit, or fee you want matched. Ask for a revised Loan Estimate or other written confirmation, then check whether the improvement was offset elsewhere.

Recheck the entire estimate after any change. A lower rate may add points; a higher credit may increase the rate; a reduced fee may be paired with a different service estimate. Keep the original and revised versions so you can see what actually changed.
If you consider switching lenders late in the process, ask whether the new lender can still meet your closing date and whether any lock or third-party work must be restarted. A theoretical savings amount is not useful if a delay creates costs or jeopardizes the transaction.
Verify the Closing Disclosure before signing
Before closing, compare the latest Closing Disclosure with the latest Loan Estimate line by line. Check the loan amount, interest rate, APR, payment, points, lender credits, lender charges, cash to close, and any ARM, prepayment, or balloon terms.
Pay special attention to:
- a changed interest rate or lock status;
- new or increased lender charges;
- missing or reduced credits;
- different prepaid or escrow amounts;
- a changed monthly payment or mortgage-insurance amount;
- a different loan term or product; and
- any amount of cash to close that you did not expect.
Ask the lender to explain every material difference before signing. If the explanation does not match your written offer or your understanding of the transaction, pause and resolve the discrepancy rather than relying on the earlier advertisement.
Common comparison mistakes and their fixes
Choosing the smallest advertised rate
Why it fails: the rate may assume points, a different term, an ARM, or a borrower profile you do not have.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsFix: request the same written Loan Estimate from at least three lenders and compare APR, costs, payment, and cash to close.
Comparing different loan structures
Why it fails: a longer term or adjustable rate can create a lower initial payment without reducing the underlying risk or total cost.
Fix: standardize program, term, down payment, and rate type before ranking offers.
Treating APR as the only answer
Why it fails: APR is a standardized measure and may not match your holding period, cash constraints, or service-provider choices.

Ignoring points and credits
Why it fails: upfront cash and future payment are being traded without an explicit time-horizon calculation.
Fix: request no-point, point, and credit versions and estimate when each trade-off breaks even for your plan.
Underestimating escrow
Why it fails: an understated tax or insurance estimate makes the monthly payment look lower than the amount you should budget.
Fix: check local tax and insurance assumptions and include mortgage insurance when applicable.
Failing to read ARM protections
Why it fails: the initial payment can conceal future adjustments.
Fix: record the initial period, adjustment frequency, index, margin, caps, and higher-payment scenarios.
Assuming the Loan Estimate is the final bill
Why it fails: terms, fees, prepaids, or credits can change before closing.
Fix: reconcile the Closing Disclosure with the latest Loan Estimate before signing.
Limits of this comparison framework
Loan Estimate fields and the disclosure rules described here apply to U.S. consumer mortgages. They should not be generalized to mortgages in another country without checking that jurisdiction’s forms and law. Rates, lender pricing, program rules, fees, and guidance can change, so use the versions issued for your transaction.
No single offer can be named best without your loan amount, location, eligibility, available cash, rate-lock timing, and expected time in the loan. Use those facts to decide how much weight to give upfront cost, payment stability, flexibility, and projected cost.
